A west-side Enoch subdivision with open Cedar Valley views toward the Markagunt Plateau, built out in phases since the mid-1990s. I am Scott Buehler. I have spent 20+ years in Iron County, and this page is the honest version of what Ridgeview offers, what it costs, and what life on Enoch's west side actually looks like.

Life on the west side
A day in Ridgeview, from sunrise to sunset.
Morning out here starts quiet. The Markagunt Plateau catches the first light to the east, and the Cedar Valley spreads out in front of you with nothing between your coffee and the ridgeline. A lot of people bought here for that view corridor, and it delivers every morning.
Midday means running errands south on the Minersville Highway into Cedar City, about ten minutes door to door. Enoch is its own city, with its own government and services, but the practical daily rhythm leans on Cedar City for groceries, hardware, and the rest. That ten-minute drive is the trade: you get the open valley and the larger lot, and the city is close enough that you never feel cut off.
Evening is Ridgeview's best hour. The sun sets behind the Three Peaks ridgeline to the northwest, the valley goes golden, and the sky does what high-desert sky does. The streets are quiet enough that kids ride bikes in the cul-de-sac, and the mountain silhouette is the backdrop for everything.
Neighborhood highlights
The highlight reel, all within minutes.
Three Peaks Recreation Area
About ten minutes northwest: BLM-managed trails for hiking, mountain biking, OHV riding, and rock crawling, plus dispersed camping. The three granite peaks are visible from Ridgeview on a clear day.
Enoch City Park
A few minutes from the neighborhood: open green space, a playground, a pavilion with picnic tables, and ball fields. The park anchors the city's summer events and is the kind of place where families gather on a weeknight.
Enoch Recreation Complex
Ball fields, open space, and the city's growing recreation program. Youth baseball and softball run spring through fall, and the complex is the hub for Enoch's organized sports leagues.
Golf at Cedar Ridge
Cedar City's 18-hole municipal course sits about twelve minutes south. An affordable public track with mountain views from nearly every hole, open March through November, weather permitting.
Cedar Valley views
The Markagunt Plateau fills the eastern skyline, and the Three Peaks ridgeline anchors the northwest. Lots here face the views, and the valley openness is the reason people pick this side of Enoch.
Cedar City, 10 minutes out
Minersville Highway (SR-130) runs straight south into Cedar City's Main Street corridor. Groceries, dining, Southern Utah University, the hospital, and the Shakespeare Festival are all a ten-to-fifteen-minute drive. Details in the errands table below.
Homes & lots
Room to spread out.
Ridgeview has been building out since the mid-1990s, and the subdivision carries that era's signature: quarter-acre to half-acre lots, a mix of ramblers, two-story plans, and split-level designs, with three-car garages on a good number of homes. It is the kind of neighborhood where the lots are big enough for a garden, a playset, and a view of the mountains without crowding the neighbor's fence line.
Floor plans here tend toward the practical rather than the architectural-statement end of the spectrum. You will see a lot of 1,600 to 2,800 square feet, open-concept main floors, and covered back patios that face the view corridor. Because the subdivision went in over a couple of decades, the streets show some variety: earlier builds from the late 1990s sit alongside homes finished in the last few years.
On the west side of Enoch, you are buying the lot as much as the house. The view corridor is the premium.
One thing worth knowing: the west side of Enoch sees more wind than the east side because there is less terrain between here and the Escalante Desert. It is not a dealbreaker, but if a fully sheltered backyard matters to you, pay attention to how the previous owner handled it with fencing, landscaping, or patio orientation.
Trails & outdoors
Three Peaks out the back door.
Three Peaks Recreation Area is the outdoor anchor for this side of Enoch. It is a BLM-managed playground about ten minutes northwest of Ridgeview: trails for hiking and mountain biking, OHV routes, rock-crawling courses, and dispersed camping. The three granite peaks are visible from the neighborhood, and on a Saturday morning you can be on a trail before the sun clears the Markagunt Plateau.
Three Peaks trails
A network of singletrack and doubletrack winding through pinyon-juniper and granite outcrops. Hikers, bikers, and OHV riders share the area, with trails ranging from easy family loops to technical rock sections.
Cedar Canyon gateway
About twenty minutes east on Highway 14, Cedar Canyon opens into the Markagunt high country: trailheads, fishing streams, aspen groves, and the road up to Brian Head Resort.
Year-round access
Three Peaks is rideable most of the year. Summer mornings are best. Fall is spectacular with the pinyon-juniper scent. Winter brings snow but the lower trails dry out between storms.
Trail facts: BLM, Three Peaks Recreation Area. The wider outdoor picture, Brian Head and Cedar Breaks included, is in the Enoch guide.
Errands & drive times
Errands, measured in minutes.
Living on Enoch's west side means your daily errands run south into Cedar City. The Minersville Highway (SR-130) is the main route, and traffic is rarely the issue here, it is just the distance.
| The errand | Where it happens | From Ridgeview |
|---|---|---|
| Full grocery run | Lin's Marketplace, Providence Center, Cedar City | ~10 min |
| Second grocery option | Smith's, Main Street, Cedar City | ~12 min |
| Big-box and shopping | Walmart Supercenter, S Main, Cedar City | ~15 min |
| Movie night | Megaplex screens at Providence Center | ~10 min |
| Fuel | Main Street and Providence Center stations | ~10 min |
| Campus and games | Southern Utah University | ~12 min |
| Dinner downtown | Historic Main Street, Cedar City | ~12 min |
| Healthcare | Cedar City Hospital, north Main | ~15 min |
| Flights | Cedar City Regional Airport (CDC) | ~18 min |
Farther out, Enoch's position on the I-15 corridor makes regional trips straightforward: St. George is about 55 minutes south, Brian Head's ski runs are about 45 minutes east up Cedar Canyon, and Zion National Park is roughly an hour. The full day-trip map lives in the Enoch guide.
Schools & education
Schools, by the facts.
Ridgeview is served by the Iron County School District. Enoch Elementary is the closest elementary school, just a few minutes east. Canyon View Middle School and Canyon View High School are in Cedar City, about ten to twelve minutes south. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.
I cover the bigger education picture, including Southern Utah University, in the Enoch guide.
What locals know
Notes from the west side.
No listing photo tells you this part. After twenty years of showing homes in Iron County, here is what I would tell a friend about Ridgeview.
-
The views are the premium. Buyers pay for the Markagunt Plateau sightline here. Lots on the east side of the subdivision hold a little more value because nothing sits between the back fence and the ridgeline.
-
The wind is real. The west side of Enoch catches more breeze than the east side because there is not much between here and the Escalante Desert. Most homes handle it with fencing and landscaping, but it is worth knowing.
-
Minersville Highway is the lifeline. SR-130 runs you straight into Cedar City in about ten minutes. It is not scenic, but it is direct, and traffic is rarely more than a couple of cars at a stop sign.
-
Enoch is its own city. You pay Enoch city taxes, vote in Enoch elections, and use Enoch services. But your grocery run, your dinner out, and your doctor are in Cedar City. That is the bedroom-community trade, and most people here are fine with it.

Selling in Ridgeview
Values on the west side of Enoch move with lot size, view corridor, and how recently the home was updated. Start with the home valuation page and I will run a real comparison against recent Ridgeview sales, no obligation.
List with me and your home is featured across MovingUtah, on this page, on the Enoch hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
It depends on what is listed in the neighborhood right now. Enoch inventory tends to run lean on the west side, and a home with a clean lot and mountain views draws attention when little else is available. Tell me your timeline and I will give you a straight read, not a pitch.
Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
