138 cities, fully mapped.
A city name on this site is never a dead end. Each of the 138 cities we cover gets its own long-form guide, a live homes-for-sale hub, six price brackets, and seven home types: luxury, new construction, no-HOA, single-story, two-story, RV garage, and townhomes.
That is at least fifteen pages of real, local detail per city before you ever leave it. Southern Utah cities go further, down to individual communities and subdivisions.

Most moves start with a life event, not a listing. Each of these guides meets the situation where it is, lays out the housing decisions calmly, and leaves the timeline up to you.

I build these the way a lender actually thinks, then hand you the controls. Every assumption is visible and adjustable, and nothing asks for your phone number.
For selling
For both at once
Every calculator gives estimates, not commitments, with its assumptions shown. Nothing on this site is a loan offer or a quote.
For sellers
Sell where the buyers already are.
I own Moving Utah, the site people use to research where to live in Utah. The buyers are already here, reading about your city, comparing it to the next one over, and running the numbers. Listing with me puts your home inside that research, on the exact pages those buyers are reading.
In Southern Utah you list with me directly. Anywhere else in Utah, I connect you with a partner agent I trust and your home still gets featured here. Referral arrangements are disclosed plainly, and commissions are always negotiable and agreed in writing before you list.
"I cannot promise a sale price, a timeline, or a number of buyers, and I will never pretend to. What I can promise is real placement, an honest read on your price, and a fair commission agreed in writing before you list."

The seller shelf
Everything a Utah seller should read first
What is it worth?
Before you sell, know your number.
An online estimate has never stood in your kitchen. It cannot see the view, the work you put in, or the street you back up to. Send me the address and I will build the range by hand, from homes that have actually sold near you. No cost, and no pressure to list.
New construction
Building new in Utah.
Builders are active across the state, from Wasatch Front master plans to Southern Utah custom lots. New construction gets you current finishes and a clean slate; resale gets you established trees and a known street. I help you weigh the two and read a builder contract before you sign.
Builders: get your community featured.
How this works
Honest coverage, wherever you land.
Most statewide sites pretend to be local everywhere. I would rather tell you exactly how it works, because the honest version is also the better service.
Lane one · Southern Utah
Here, I am your agent.
Iron, Washington, Kane, Garfield, and Beaver counties. Southern Utah is not a market I cover. It is where I live, hike, and raise my family, and I do the on-the-ground work myself: showings, negotiations, the streets I know by name.

There, I am your connector.
Tell me what you are looking for, and I connect you with a partner agent I trust for the on-the-ground work while I stay on the file for the homework and the financing side. You get a local who knows the blocks, and a second set of eyes who answers to you. Referral arrangements are always disclosed plainly.

REALTOR + lender, based in Cedar City
Meet Scott
Hi, I am Scott Buehler.
I have lived in Southern Utah for more than two decades. Long enough to know which canyon road washes out first in a storm, which neighborhoods get the afternoon shade, and what a fair price actually looks like street by street. I built Moving Utah to be that kind of resource for the whole state: the honest version of every place, written down.
I am a dual-licensed REALTOR and mortgage lender, which means the home search and the financing can run on one timeline instead of two. Away from work, my wife Tammy and I have three kids, I hike and photograph the red rock, and I golf about once a year, badly.
I would rather earn your trust with a straight answer than win it with a sales pitch.
Client stories
Real people, real moves.

Rather than lean on a dated citywide figure, let the live listings on this page settle what the market is doing right now.
If you want a very competent, knowledgeable, personable, honest realtor, who has your back every step of the way, Scott is your guy! He leaves no stone unturned and genuinely has your best interests in mind at all times. He communicates every move. Working with Scott definitely made this the easiest and most stress free real estate transaction that I have ever experienced!! Thank you, Scott!!
Working with scott was a pleasure, as a first time home buyer the mortgage part was very easy and not stressful due to scott answering all of our question and explaining everything with detail, i highly recommend his service to anything looking for a loan officer
To say Scott went the extra mile would be an absolute understatement. He went mile after mile 100% of the way. They were having trouble getting one of our documents from another mortgage company, Scott called every single day until he got what we needed. He taught us everything there is to know about mortgage and interest rates. He sent us videos, texted, emailed and called so that we were fully informed. And in the end we got the home that we wanted. Scott was a tremendous help an amazing help you can't go wrong having him be your mortgage broker.
Common questions
Straight answers, first.
The whole state. Moving Utah has a dedicated guide for 138 cities and towns across 11 regions, from St. George to Logan, each linked to its live MLS listings, price pages, and home-type pages. Southern Utah is where I live and work in person; everywhere else, I connect you with a trusted partner agent and stay on the file.
It depends on what you are solving for: climate, commute, budget, or terrain. The southern tier is red-rock desert with mild winters, the Wasatch Front is the job engine with four full seasons, and the mountain valleys trade convenience for quiet. Start with the region-by-region guide, then compare your two finalists side by side.
The search, the city guides, and the calculators are free, with no account required. If you hire me or a partner agent, compensation is explained plainly and agreed to in writing before anything is signed. Commissions are negotiable, and there is never a fee to talk through a plan.
One or the other, never both on the same transaction. I am licensed in both real estate and mortgage lending, so I can keep the home search and the financing on one timeline, but on any single transaction I take one role only, and that role is disclosed in writing. The full explanation is on the How I Work page.
No. You are always free to choose your own real estate agent and your own mortgage lender. Use of anyone I refer is never required, and one service is never conditioned on another.
Buyers researching your city are already reading its pages here. List your home, with me in Southern Utah or with a partner agent I connect you with anywhere else in Utah, and it gets featured on the pages those buyers are already reading. The Get Featured page walks through exactly how placement works.
More than an automated estimate can tell you, and sometimes less than a hopeful one. Request a valuation and you get a real analysis of your home against current local sales. I would rather give you the real number and earn the listing than flatter you into a high one that sits and goes stale.
Yes. Many of my clients relocate from California, Arizona, Texas, Nevada, and beyond. I can tour homes and neighborhoods with you on video before you ever visit, then coordinate the purchase and the financing remotely. Start with the moving-from guide for your state.
Utah runs two climates. St. George sits near 2,800 feet with mild winters and hot summers, while the Wasatch Front and the mountain valleys get four true seasons and real snow. In the south you can drive from desert to alpine in under an hour; in the north, the ski resorts are minutes from town.
From an accepted offer to closing is often about 30 to 45 days when there is financing, and quicker with cash. Finding the right home is the variable part. I help you line up financing early so you can move fast when the right one appears.
For a lot of people, yes, and the honest answer has trade-offs in it. Strong job growth, public land in every direction, and a wide range of price points argue for it; a high-desert climate and fast growth in some corridors are worth weighing. The full guide keeps a current, hype-free answer.
Pick a region on the map and read about the cities that fit, or search live listings statewide. When you are ready to talk through a move, or a sale, reach out and we will build the plan together. No pressure, no obligation.
