FHA mortgage

The FHA mortgage calculator

Estimate your payment

Run your numbers

Enter a home price and your details. The estimate updates as you type. It opens at the 3.5% FHA minimum down with statewide Utah averages, with UFMIP and annual MIP built in, change any field to match the city, property, or budget you are weighing.

Your estimated total payment is pinned to the bottom of your screen. Tap it to see the full breakdown.

Seller concessions

A seller concession is money the seller agrees to put toward your closing costs in the negotiated contract. It does not change your loan or your monthly payment. It changes the check you write on closing day, shown in the cash to close card.

$

FHA sets one ceiling on seller paid costs regardless of your down payment. A concession can never exceed your actual closing costs, and it cannot cover the minimum investment FHA requires you to put down.

Extra payments

Adding a little toward principal each month lowers the interest you pay and shortens the loan. Try it and watch the payoff date move.

P & I (principal and interest) is the loan itself: the part that pays down what you borrowed plus the cost of borrowing. Taxes, insurance, and MIP (FHA mortgage insurance) sit on top. Your required payment is those five parts; if you add an optional extra principal payment, it shows here too and is included in the total above.

Cash to close What you bring on closing day
$0

Your down payment plus estimated closing costs, less any credit the seller agrees to pay. The upfront FHA mortgage insurance is financed into the loan here, so it is not part of this figure. Earnest money you have already put down is credited back at closing, so subtract it to see the final wire amount.

Total MIP you would pay
$0 over 0 years

FHA mortgage insurance works differently from conventional PMI. With less than 10 percent down it stays for the life of the loan; at 10 percent or more down it cancels after 11 years. Want the loan type explained in plain English? See the mortgage guides on this site.

Amortization schedule

Amortization just means how each payment splits between interest and paying down what you owe, month by month, until the balance hits zero. Early on, most of each payment is interest; over time more of it chips away at the balance. Adding extra to principal flips that math in your favor sooner.

How to use it

Make the inputs yours

The defaults are statewide Utah averages so the form is useful the moment it loads. The estimate gets sharper the more you tailor it to the home and budget you are actually weighing.

Set the home price

Start with the list price of a home you like, or a price range you are targeting. The loan amount updates as you change the down payment.

Dial in the down payment

Tap the unit to switch between a percent and a dollar amount. The FHA minimum is 3.5 percent. Put 10 percent or more down and your MIP rate drops and cancels after 11 years.

Match local costs

Property tax and insurance vary by county and property. The tax field assumes a primary residence; adjust it for a second home or investment property.

Test extra payments

Add a monthly or yearly amount toward principal, or drag the what-if slider, to see the interest saved and how much sooner the loan is paid off.

Read the schedule

The amortization table groups payments by year. Expand any year to see how each month splits between principal, interest, and MIP, and watch MIP fall off at year 11 when you put 10 percent or more down.

Questions about this FHA calculator

What does this FHA mortgage calculator include?

It estimates a full monthly payment for an FHA loan: principal and interest, the annual mortgage insurance premium (MIP), property taxes, homeowners insurance, HOA fees, and any extra principal you add. It also finances the upfront mortgage insurance premium (UFMIP) into the loan, estimates your closing costs and the cash you would bring to closing after any seller concessions, projects your payoff date and your total MIP, and shows the interest you could save with extra payments.

How is the FHA loan amount calculated with UFMIP?

Your base loan is the home price minus your down payment. FHA then adds an upfront mortgage insurance premium (UFMIP) of 1.75 percent of that base loan, financed on top, so the amount you actually pay interest on is the base loan plus UFMIP. Because UFMIP is financed into the loan, it is not part of your cash to close.

How long do I pay FHA mortgage insurance?

It depends on your down payment. With less than 10 percent down, the annual MIP stays for the life of the loan. With 10 percent or more down, MIP automatically cancels after 11 years, which is 132 payments. Many FHA buyers refinance to a conventional loan once they reach about 20 percent equity to drop mortgage insurance sooner.

Why did my down payment change to 3.5 percent?

FHA requires a minimum down payment of 3.5 percent. If you enter less, the calculator raises it to 3.5 percent when you leave the field and briefly highlights the change. You can always enter more, and at 10 percent or more your annual MIP rate drops and it cancels after 11 years.

What is the FHA loan limit warning?

FHA caps the base loan amount by county each year. If your price and down payment put the base loan above your county's limit, the calculator shows a heads-up: at that price you would likely need a larger down payment, or a conventional or jumbo loan. It is an estimate, not a denial. For your actual options, get in touch.

Is the interest rate a quote?

No. The rate is an editable assumption with a default that reflects a recent reference rate, not an offer or a forecast. Your actual rate depends on your credit, loan details, the property, and market conditions when you lock. For numbers built around your situation, get in touch.

How do seller concessions work in this calculator?

A seller concession is money the seller agrees to put toward your closing costs in the negotiated contract. Enter the amount and it comes off your cash to close. It does not change your loan amount or your monthly payment. FHA sets one ceiling on seller paid costs as a percent of the purchase price, and a credit can never exceed your actual closing costs, because it reimburses costs rather than paying you cash. It also cannot cover the minimum investment FHA requires you to make, so your down payment line never falls because of a credit. Anything above the binding limit is flagged as unusable rather than quietly deducted.

Can I save or share a scenario?

Yes. The web address updates as you change the fields, so the link in your browser bar always matches the numbers on screen. Copy it, bookmark it, or send it to someone and the calculator reopens with those exact figures. The Copy link button does the same in one click. Every value that arrives in a link is checked against the same limits the fields enforce, so an edited or mistyped link cannot produce an impossible estimate.
