What buying involves

The whole purchase, in one breath

Here is the entire process in a paragraph. You get pre-approved so you know your number and sellers take you seriously. You search, tour, and find the one. You write an offer with the price and terms that fit the market, you go under contract, and the clock starts. You do your inspection and due diligence, your lender finishes the loan, the home appraises, and you sign at closing and get the keys. A good agent runs the offer and the deadlines so nothing slips.

What makes a Utah purchase go smoothly is rarely the house hunting. It is the offer and the deadlines, the part that moves fast once you are under contract. So this guide is built as a path, not a pile of tips. Below is the whole thing in order, then a library of deeper guides for each step.

What you control

Your pre-approval, your search, the offer you write, and who you hire to run it. These decide most of how it goes.

What the market controls

Inventory, how many buyers you are up against, and financing conditions. You read them, you do not set them.

Where I come in

The pre-approval, the search, the offer strategy, and keeping the deadlines from contract to keys.

The path, in order

Seven moves, search to keys

Every purchase runs the same path. The names shift a little from deal to deal, the order does not. Here is the whole sequence, with the deep guide for each step a click away. For a sense of how long that whole sequence typically runs start to finish, our guide on how long it takes to buy a home in Utah breaks down the timeline stage by stage.

  1. Get pre-approved

Know your number and your monthly comfort range before you tour, so your offer is credible the day you find the one. How pre-approval works.

  2. Search and tour

Set up a real search, see homes in person, and learn what your money buys in the areas you are weighing. Browse homes.

  3. Make an offer

Write the price and terms that fit the market, not just the number. This is where deals are won. Making an offer.

  4. Go under contract

Sign the REPC, put down earnest money held in escrow, and the due-diligence and financing clocks start. Earnest money explained.

  5. Inspect and do diligence

Hire your inspector, review what turns up, and negotiate repairs or credits inside your deadline. The inspection.

  6. Finish the loan and appraisal

Your lender completes underwriting, the home is appraised, and you clear your financing condition. Closing costs.

  7. Close and get the keys

Do your final walkthrough, sign at closing, and the home is yours. Contingencies explained.

Know your number

Pre-approval is your edge

If you take one thing from this guide before you start touring, take this. Get pre-approved first. It does two things at once: it tells you the honest number you can work with, and it tells sellers your offer is real. In a market with more buyers than homes, a clean pre-approval is often what separates the offer that wins from the one that gets passed over. If you are wondering just how competitive that market really is right now, our guide on whether it is hard to buy a house in Utah lays out the honest picture.

Pre-approval is not a credit-card guess from an app. It is a real look at your income, your credit, and your savings, so the number you shop with is the number you can actually close on. Because I am licensed in both real estate and mortgage lending, I can line up the financing and the search together, taking one role on your purchase and never both at once. You shop with confidence, and your offer carries weight. And if your credit or income file carries a bigger complication, from a past bankruptcy to self-employment income, the buying-with-challenges hub has the honest version for each one.

Why buy with me

A buyer's agent who also knows the financing

Here is the part a guide cannot do for you. Buying well is a local job. It helps to have one person who knows this market and will tell you straight.

  • Twenty years living in Southern Utah. I have helped buyers land homes across Iron and Washington counties through every kind of market. I know which offers win and which ones waste your time.

  • Agent and lender, one picture. I am licensed in both. I can line up your financing and your search together, taking one role on your purchase and never both at once, so nothing falls through the gap.

  • Straight answers, no pressure. I will tell you when a home is worth the offer and when to keep your powder dry. The right house is worth waiting for, and I am not going anywhere.

  • Statewide, told straight. In Southern Utah I am your agent. Anywhere else in Utah, I connect you with a vetted partner agent I trust in your area and stay involved. Either way, you get a local who knows the streets.

Questions, answered

What buyers ask before they start

At a high level it is seven moves: get pre-approved so you know your number, search and tour homes, make an offer with the right price and terms, go under contract and put earnest money in escrow, do your inspection and due diligence, finish your loan and the appraisal, then sign at closing and get the keys. The path-in-order section on this page walks each step, and a good local agent runs the offer and the deadlines for you.

It depends on the price of the home, your loan program, and your closing costs, none of which are one-size-fits-all. The honest way to find your number is to get pre-approved, which shows what you qualify for and the cash you would need, with no guessing. There are also low-down-payment options and assistance programs for buyers who qualify, plus a Utah Housing program built for first-time buyers.

In a competitive market, effectively yes. Most sellers will not take an offer seriously without a pre-approval letter, because it shows you can actually close. Getting pre-approved first also tells you your real number before you fall for a home above it. It is the single best move you can make before you start touring.

Earnest money is a good-faith deposit you put down when you go under contract, and it is held in escrow, not handed to the seller. If you cancel within your contract's deadlines, such as for inspection or financing, you generally get it back. If you walk away outside those protections, you can lose it. The earnest money guide covers exactly how it works.

Finding the right home varies, but once you are under contract a typical purchase closes in roughly a month, depending on your loan and the deadlines in your contract. Getting pre-approved before you shop is the best way to keep the timeline tight and avoid losing the home you want.

It depends on your equity, your budget, and how competitive the market is. Buying first means you do not move twice, but you may carry two payments or need a sale contingency. Selling first frees your cash and your qualifying. Because I am licensed in both real estate and mortgage lending, I can map both timelines with you, taking one role on your purchase and never both at once.
