Here is how almost every listing works. Your agent puts the home on the MLS, it syndicates out to the big portals, a sign goes in the yard, and then everyone waits for the right buyer to stumble across it. It can work. But it is advertising pointed outward, into a very crowded feed, hoping the person who wants your home is scrolling at the right moment.

I spent years building the other side of that. People planning a move to Utah land on Moving Utah first, to read about the towns, compare neighborhoods, and search homes while they figure out where they want to be. That audience is the whole point of the site. When you list with me, your home is featured inside the content those buyers are already reading, not just shouted at them from the outside.

That is the offer, and I am going to keep it honest. I cannot promise a number of buyers, a sale price, or a timeline, and I will never pretend to. Three places your home shows up.

"Featured" is a word a lot of sites throw around. Here is exactly what it means on this one, so you can hold me to it.

On the city hub

Your home appears in the Featured Listings band on its city's hub page, the page buyers read to decide whether to move there at all. See an example on the Cedar City hub.

On the Featured page

It is collected with the site's other featured homes on the Featured page, a single place buyers browse what is being highlighted right now.

In a Local spotlight

When the home or its neighborhood fits a story, it can be spotlighted in The Local, the site's running feed of area news and features.

If you choose to work with an agent I refer, that agent's brokerage pays my brokerage (Real Broker, LLC) a referral fee. The fee comes out of the agent's compensation; it is not an added cost to you. You are always free to choose any agent you wish, and using a referred agent is never required.

A sale comes down to three levers you can control.

Marketing gets the attention, but a home sale is not magic. Strip away the photography and the syndication and three levers decide how it goes: what you price it at, how it shows, and how many of the right buyers ever lay eyes on it. Set it to the market, not the wish

Price is the biggest lever, and on a site like this one it doubles as a filter. Buyers shop in brackets, so a number set just above a round threshold can quietly hide your home from the people who would have paid for it. The first couple of weeks of showings and saved listings are the market's verdict on your number, and reading that signal early beats defending a wrong price for a month.

Preparation is where effort either pays you back or just feels productive. A weekend spent cleaning, decluttering, touching up paint, and fixing the small broken things a buyer would otherwise wonder about usually carries more weight than a big remodel right before listing. The point is to direct your money and hours toward what shows, not to renovate the whole house on your way out the door.

Presentation is about directing effort to what a buyer notices, not remodeling on your way out the door. The agent compensation is negotiable and agreed in writing before you list, never a fixed rate I quote on a web page. Beyond that, a Utah seller typically pays title and settlement fees, prorated property taxes, recording fees, any concessions agreed with the buyer, and prep costs.
