Ten tools is a few too many to scan cold, so here is the short version, sorted by the question on your mind. Most people end up using two or three together.
Working out what you can spend. Open the affordability calculator first; it turns a monthly budget into a price range so you shop with a target instead of a guess. To see the monthly side of a specific price, the conventional payment estimator and the FHA estimator each build a full monthly scenario with taxes, insurance, and the payoff timeline, and the FHA one carries the upfront and annual mortgage-insurance mechanics. If a Utah Housing assistance program might be in play, the down-payment-assistance tool walks the second-loan math and the cash still due at closing.
Deciding whether to buy at all. Rent versus buy compares both over your expected time in the home and finds the year they break even, so the choice rests on your timeline rather than a hunch.
Going from one home to the next. That is really two questions, timing and cash. Buy before you sell sets selling-first against buying-first with carrying costs and gap-month expenses side by side. If the move is to something smaller, downsize cash estimates what a sale could free up and how your monthly housing cost would shift.
Thinking about selling. Start with the seller net sheet: it estimates your proceeds line by line using Utah's sliding-scale title insurance, escrow and recording fees, property-tax proration on the county calendar, and a negotiable commission you can edit. Equity position shows how much you have built and how it stacks against a long-term regional band, and sell now or wait weighs listing today against waiting six, twelve, or twenty-four months on assumptions you control.
One rule runs through all ten. They give estimates, not commitments. Every tool shows its assumptions and lets you change them, and none of them is an appraisal, a quote, or an approval. When a scenario starts to look like a decision, that is the moment to bring it to a conversation, and I will help you pressure-test the numbers against your specifics.

Every tool here is meant to be played with. Change the assumptions, push them to the pessimistic side, and watch what moves. The point is not a single answer; it is a feel for how sensitive your plan is to the parts you cannot fully control, like timing and the market.
When a scenario starts to matter, that is where I come in. A calculator cannot read the three most comparable sales on your street, weigh a view lot, or line up the timing of a sale and a purchase so you are not carrying two homes at once. Bringing an estimate to a conversation is how it turns into a plan you can move on.
