Moving to Enoch, Utah

Enoch is its own small city in Cedar Valley, just north of Cedar City. It sits at about 5,500 feet and covers about 8 square miles. Farmland wraps the north, west, and south sides, and Interstate 15 runs along the east edge. The east side of town rises toward the freeway and reaches about 5,700 feet.

The story starts at a spring. Joel Hills Johnson settled there in 1851, and settlers built a fort in 1854. The spring shows up as "Ojo de San Jose" on old Spanish Trail maps. A 1948 marker records the first wagons over that trail into Iron County in 1848. The name Enoch came with a post office in 1890. On January 10, 1966, Enoch, Grimshawville, Stevensville, and Williamsville joined as one city. They did it to build a city water system.

The growth since then is big. Census counts show 120 people in 1970 and 7,374 in 2020. The 2025 estimate is about 8,800. Enoch grew about 20 percent from 2020 to 2025, the fastest of Iron County's towns and just ahead of Cedar City. The city's water plan counts on about 17,000 people by 2054. The city's General Plan says it wants to keep a "rural, small-town character."

Day to day, Enoch is homes, city parks, and a few shops. Lin's Fresh Market opened at the main roundabout in September 2026, so the weekly grocery run can stay in town. Sit-down restaurants, big stores, and most services are in Cedar City, and so is the hospital. Downtown Cedar City is about 12 minutes south. Enoch keeps its own government, water, sewer, and rules, so it is not just "north Cedar City."

If you want more room than Cedar City offers, with a full town close by, Enoch is worth a close look. The cost is a drive for most errands, plus the wind and snow that come with open ground. The rest of this page covers both.

Enoch has four real seasons. Summers are warm and dry, winters bring snow and cold nights, and spring is windy. At about 5,500 feet, the sun is strong and the air is thin and dry.

Enoch has no weather station with long-term normals of its own. The numbers here come from the two Cedar City stations in the same valley. Temperatures come from the Cedar City airport, about 5 miles southwest of Enoch. Snow comes from the station in Cedar City. Treat them as a close guide, not an Enoch reading.

The valley is dry. The airport logs about 11 inches of rain and melted snow in a normal year, and the in-town station about 13. July and August bring the most summer rain, mostly in afternoon storms.

Frost lasts well into spring. At the airport, the last spring freeze usually comes around May 21, and the first fall freeze around September 29. A normal year has about 169 nights at 32°F or colder. Plan your garden and your sprinkler start-up around those dates.

Enoch gets real snow. The Cedar City station logs about 60 inches in a normal year. That is more than Salt Lake City and far more than St. George, but well short of Park City. Snow falls from about November through April, and December is the snowiest month.

Snow usually melts off the valley between storms. Large lots mean more driveway, sidewalk, and yard to clear, and the wind can drift snow across open ground. Most people own a good shovel, and many add a snow blower.

If you want deeper snow, drive up. Brian Head is about 40 minutes away, and its ski season usually opens in November. Cedar Breaks sits at over 10,000 feet, and the road to it closes for the winter.

Summers in Enoch are warm, not hot. A normal July afternoon reaches about 91°F at the Cedar City airport. The normals show about 44 days a year at 90°F or hotter. The airport record high is 105°F. Compare that with St. George, where a normal July day reaches 102°F.

Nights are the big difference. A normal July night cools to about 57°F. The air is dry, so a day in the 90s feels easier than the same number in a humid state. You can open the windows at night.

Storm season is July and August. Rain at the in-town station jumps from half an inch in June to about an inch and a quarter in each of those two months. Storms arrive in the afternoon, bring heavy rain for a short time, and move on. The valley is flat, so street water can build up fast.

Yes, and spring is the windy season. The nearest long-term wind record is at the Cedar City airport, about 5 miles southwest of Enoch. It averages 7.4 miles an hour over the year. Treat its numbers as a close guide for Enoch, not an Enoch reading.

April and June are the windiest months, at 8.9 miles an hour. March and May follow. January and December are the calmest.

Strong wind is about twice as common in spring as in winter. A steady wind of 20 miles an hour or more blew in 8 percent of spring hours, against 3.5 percent in winter. Gusts of 30 miles an hour or more came in about 8 percent of spring hours, against 3 percent in winter.

An inversion is when cold air gets trapped in a valley under a lid of warmer air, and smog builds for days. The Salt Lake Valley is known for it, and Utah's state inversion page names only that valley. In Iron County, the record shows winter haze is rare. In the winters of 2020 to 2025, fine particles pushed the county's air past the good range on only 6 days. Salt Lake County had 249 such days over the same winters.

Iron County is also not on the EPA list of Utah counties that fail, or once failed, a federal air standard. That list names nine counties, and Iron is not one of them.

Ozone is the main pollutant. It is a gas that forms in strong sunlight, and it peaks from April to July. Hazy days come in summer, and fine particles drive them. The worst day since 2020 was August 7, 2021. The reading reached 176, which the EPA calls unhealthy. Wildfire smoke is the likely cause, but the EPA does not label it.

Utah's Division of Air Quality runs a monitor in Enoch. It measures ozone, fine particles, and nitrogen dioxide, and it has run since January 2018. The state set it up to help forecasters with ozone and fine particle predictions.

Day-to-day costs in Enoch run close to Cedar City, and the home is the big cost. The Census puts the typical home value in Enoch a little above Cedar City and well below St. George and Hurricane. Utah keeps property taxes low, and the state charges one flat income tax rate for everyone.

A big lot adds its own costs. You water more ground, clear more snow, and face more wind. City water, sewer, trash, and storm drainage come on one monthly bill. The utilities topic has the numbers.

Most people moving from California, Nevada, or the Wasatch Front find their housing dollar goes further in Iron County, while everyday costs feel familiar. Lin's Fresh Market opened in Enoch in September 2026, so a weekly grocery run no longer means a drive into Cedar City. Ask me for current numbers and a side by side with where you live now.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one in plain terms, with the rate in effect as I write this.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, not the full value. To get it, you must live in the home at least 183 days in a row each year. The break covers the house and up to one acre of land.

The county may send a form after you buy that asks you to confirm the home is your primary home. Return it within 90 days. From January 1, 2027, state law says a new owner must apply for the break after any change in ownership. The Iron County Assessor's site does not post steps for it, so call (435) 477-8320 and ask.

Car fees and tests

Utah does not tax your car as property. Instead, you pay an age-based fee each year when you register it. The fee below is for 2026, for cars, light trucks, SUVs, and vans. Iron County has no emissions test. A car that is new to Utah needs a quick VIN check.

The glance box at the top of this page shows the Census typical home value, which is what owners say their homes are worth. Enoch is a small market, so I do not publish a monthly market report for it. Ask me for current numbers.

Enoch is mostly a town of detached houses on real lots. About 9 in 10 homes are detached, and about 7% are mobile homes. Half were built since 2000, and about a quarter since 2010. Few homes are used as second homes. Those are Census estimates for 2020 to 2024.

Lots are a big part of the draw. Most subdivisions run about 0.4 to 0.5 acre, and the newest ones run about a quarter acre. Village Green Farms on the east edge runs about 1.25 acres. City zoning sets the minimum. The two common zones need 11,000 and 18,000 square feet. A rural zone needs about an acre, and the largest needs 5 acres.

Animals follow the zoning too. The city's 2018 code lets every residential zone keep animals for recreation or family food production. Rural zones add grazing and stables. Pens and corrals must sit 50 feet from a neighbor's house. That is the 2018 version, the one the city's zoning map links to, so check the current code for the exact parcel. Enoch is small enough that nothing is far away, but the feel changes as you cross town. The east side rises toward I-15 and sits higher than the rest. The west and center sit on the flat low ground, and the newest streets fill in around City Hall. Here are nine places to start, from north to south. More areas, from north to south. Spring Hill sits on the northeast rise, at the west edge of The Ridge. Rendezvous is a small plat north of Midvalley Road, east of City Hall. Enoch Gardens sits beside Enoch Elementary and was mostly built in the 1990s.

Pine View Estates is just west of SR-130 and was built in 2022 and 2023. Dairy Glen sits at SR-130, north of Midvalley Road, and has been adding phases since 2008. Trails West is directly south of City Hall and dates from 1988 on.

Homestead and Settlers Square sit in the east-central part of town, south of Midvalley Road. The Homestead is older, and Settlers Square was built from 2020 to 2023. Garden Park Estates is south-central, near SR-130, and was mostly built in the 1970s. Cottonwood and Hawthorn Estates sit in the southwest. The Fields is on the south end, beside Gateway Preparatory Academy.

Locations come from the city's subdivision map and the Iron County parcel records. I-15 runs along the east edge, and no exit sits inside the city.

New homes are going up in Enoch. The city added five new plats to its subdivision map in 2025. They are Valley Gate Estates Phase 2, Hawks Landing, Penny Farm, Pioneer Valley West Estates, and Dairy Glen III. Growth runs about 90 new homes connected to city water each year, from 2020 to the end of 2023.

New homes are listed in 2026 at three places. Valley Gate Estates sits just north of City Hall. Hawks Landing and Penny Farm sit in the southwest, off Spanish Trail Drive. Penny Farm markets two-bedroom cottages. Settlers Square, Pine View Estates, Eagle Valley Estates, and Pinnacle Ridge saw most of their building from 2020 to 2023.

Buying new works differently from buying resale. You pick a lot, choose your finishes, follow a build schedule, and sign the builder's contract. Every town has its own list of things to check. Enoch has a few. They come from the ground under Cedar Valley, storm water that runs off the east side, and the water that feeds the valley. None of them should scare you off. They are the questions I would ask about any home here, and each one has a free tool you can use for a single address.

I will walk through each of these with you on any home you like, and tell you what I see.

The best thing you can do before you shop for a home is get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger when the right home comes up. That head start matters most if you are moving from out of town and want to act fast.

Buyers in Enoch use every kind of loan, including conventional, FHA, and VA. USDA loans have a map of eligible areas. On USDA's eligibility map, Enoch sits outside the ineligible area, and Cedar City is inside it. Check any address on the USDA map. The city's own 2022 plan says most businesses in Enoch are home-based. The stores sit at SR-130 and Midvalley Road, and east along Midvalley. The same plan named Gateway Preparatory Academy the largest single employer in Enoch.

Lin's Fresh Market Enoch opened in 2026, and Ace Hardware opened next door. The two stores employ more than 165 people, the company says. Before that, the plan found that construction employed more Enoch residents than any other field. That count is from 2017.

Most people who live here work in Cedar City or in the wider valley. The census survey for 2020 to 2024 estimates that about 1 in 10 Enoch workers, 9.7%, works from home. Of the people who commute, about 59% get to work in under 20 minutes. About 19% spend 45 minutes or more on the road. Those are survey estimates, so treat them as a guide.

The wider job market

Iron County had about 26,730 jobs in 2025, up from about 20,880 in 2020. Government held the most, at about 6,470. Trade, transportation, and utilities came next, then leisure and hospitality, then construction. Big employers in the valley include Southern Utah University, the Iron County School District, Building Zone Industries, Cedar City Hospital, and Walmart.

Enoch has no hospital and no emergency room. Cedar City Hospital is about 10 minutes away, at 1303 North Main Street. It is part of Intermountain Health and has an emergency room open all day, every day. The state lists it as a Level IV trauma center. Intermountain says it opened a bigger emergency department there in March 2026.

The nearest urgent care is Cedar City InstaCare, at 962 South Sage Drive. It is about 13 minutes from City Hall. For deeper specialty care, St. George Regional Hospital is about 55 minutes south. It is a Level II trauma center, which means surgeons and other specialists are ready for badly hurt patients.

Lin's Fresh Market Enoch lists walk-in services at its pharmacy. Call the store for hours and what it covers before you count on it.

Fire protection comes from the Cedar City Fire Department, under a contract with Enoch. Enoch has had its own police department since 2002, and it works out of the City Offices.

The Iron County School District runs the public schools in Enoch. The district has nine elementary schools, eight secondary schools, and three preschools across the county. Two schools sit inside Enoch. They are Enoch Elementary and Gateway Preparatory Academy.

Enoch Elementary is on the east-central side of town, about 3 minutes from City Hall. Starting in 2026-27, the west side of Enoch maps to Three Peaks Elementary instead. That school is at 1685 West Midvalley Road, just west of the city line. Most of Enoch stays with Enoch Elementary. On the district's maps, the split runs near 500 East.

For middle and high school, Enoch maps to Canyon View Middle and Canyon View High. Both are in north Cedar City, about 9 minutes away. The district changed boundaries in February 2026. The new elementary lines start in 2026-27, and the middle and high school changes start in 2027-28. On the district's maps, Enoch stays with Canyon View after the change.

Gateway Preparatory Academy is a free public charter school for kindergarten to grade 8. A charter school is a public school that runs on its own board. It is at 201 East Thoroughbred Way, in south Enoch. The school says it has no lottery. It fills seats for returning students first, then siblings, then anyone else while space lasts. After that it keeps a waitlist.

Other charter schools in the valley include American Preparatory Academy, a kindergarten to grade 8 school on North Main Street in Cedar City. Success Academy SUU teaches grades 9 to 12 on the university campus. Check each school's own site for how to apply.

I do not rate schools, and I would be wary of anyone who tells you which one is best. Look at the boundaries, programs, and ratings yourself, with what matters to you in mind. The links below go to the district and to independent sites.

Signing up

Register online through the district. Bring the child's birth certificate, immunization record, a guardian photo ID, and proof of address. Grades 9 to 12 also need the old school's transcript. Every elementary school has full-day kindergarten. A child must turn 5 by September 1, and kindergarten sign-up opens March 1. To attend a school outside your boundary, you file a yearly open enrollment form.

Ratings and boundaries come from the district and independent third parties, not from me. Boundary checks were made in October 2026.

Enoch is not a college town, but Southern Utah University is about 12 minutes south in Cedar City. It is a public university. It counted 15,825 students in fall 2025, and more than 3,691 of them studied fully online. Its teams play NCAA Division I sports, and SUU joined the Big Sky Conference on July 1, 2026.

SUU also hosts the Utah Shakespeare Festival, which brings plays to Cedar City each summer. It runs an aviation program out of the Cedar City airport. The school year sets the pace of the whole valley, from traffic to the arts calendar.

For trades and technical training, Southwest Technical College is at 757 West 800 South in Cedar City. It had 864 students in fall 2024. It serves Iron, Beaver, Garfield, and Kane counties. For a valley this size, that is a lot of college within an easy drive.

Traffic in Enoch is light. Two main roads cross town. Midvalley Road runs east and west, and City Hall sits on it. The Minersville Highway, SR-130, runs north and south, and it becomes North Main Street in Cedar City. The city's plan says these two roads make steady links to Cedar City, to I-15, and to Old US 91.

No I-15 exit sits inside Enoch. I-15 runs along the east edge of town, and Old US 91 runs just inside it. Exit 62, on North Main Street, is just south of town. It is signed for Enoch, and it is about 6 minutes from City Hall. Exit 71, at Summit, is about 12 minutes away. It is as quick for homes in the northeast.

The busiest road is SR-130 near the interchange. A 2022 count found up to about 11,000 vehicles a day there. Every other major road in town had fewer than 10,000. The city's plan called the corner of SR-130 and Midvalley Road its one crash hotspot. UDOT built a single-lane roundabout there.

A drive on a weekday morning will tell you more than any count. Try it from the street you are looking at.

The city says it plainly: Enoch does not currently have transit service. No bus stops in town. The Cedar Area Transportation Service, called CATS, runs one loop inside Cedar City. Its northernmost stops are about 2000 North, and none are in Enoch.

The CATS bus runs on weekdays from 7 a.m. to 6 p.m. and on Saturdays from 10 a.m. to about 5 p.m. There is no Sunday service. A ride costs $1.50 one way. Dial-A-Ride vans serve riders 65 and older and riders with disabilities, but only inside Cedar City limits. As in most of Southern Utah, plan on a car for daily life.

For trips out of the valley, the city's airport page lists these shuttle companies. They are Salt Lake Express, St. George Shuttle, and the Brian Head Shuttle. It also lists two taxi companies, Iron County Taxi and Soul Taxi. The list may be out of date, so call before you plan around one.

Enoch has no airport. Cedar City Regional Airport (CDC) is about 15 minutes away, 7 miles from City Hall. The city says regular flights go to Salt Lake City on SkyWest, as Delta Connection. Salt Lake City is the only place with scheduled flights. CDC had 13,198 boardings in 2025, up 11.3% from 2024.

Rental cars from Avis, Budget, and Enterprise are at the terminal, and so is Vroom.me. Long-term parking is free, up to 90 days.

St. George Regional Airport (SGU) has more choice. It is about 64 miles and 1 hour 10 minutes away. Delta flies to Salt Lake City. United flies to Denver and Los Angeles. American flies to Phoenix and Dallas-Fort Worth. Harry Reid International in Las Vegas (LAS) has the widest choice, about 2 hours 55 minutes away.

Enoch sits just north of Cedar City, about 7 miles from downtown. Most daily trips head south on SR-130 to Cedar City. Lin's is minutes from home, and the hospital, the university, and the big stores are a short drive on. Here is how long the common trips take from City Hall.

More stops are close. Canyon View schools are about 9 minutes away, and the Coal Creek Trail is about 10. Summit and I-15 Exit 71 are about 12, and so is the Walmart at the south end of Cedar City. Smith's is about 13. The Parowan Gap petroglyphs are about 16 minutes north.

The towns around Enoch are small and spread out. Here is how far each one is.

Outdoor places are within reach too. The Kolob Canyons part of Zion, off I-15, is about 25 minutes. Brian Head is about 40, Cedar Breaks about 45, and Navajo Lake about 50. Zion's south entrance, in Springdale, is about 65 miles and 1 hour 10 minutes. Bryce Canyon is about 1 hour 35 minutes. The North Rim of the Grand Canyon is about 3 hours 25 minutes.

Drive times come from a road-routing model, run from City Hall in October 2026. Real trips vary with traffic and the season.

Almost nobody puts this on a real estate site, but it is what you need in your first week. Enoch City sends one bill for water, sewer, drainage, and trash. Power and gas come from other companies. Enoch runs these services differently than Cedar City, so do not assume the two match.

A new account pays a $250 deposit. The city credits it back after a year of on-time payments. The July 2026 minimum bill for a single-family home was $85.30. That covers $30.30 for water, which includes 20,000 gallons, $29 for sewer, $10 for drainage, and $8.50 for weekly trash. It also covers a $6 county landfill fee and a $1.50 county dispatch fee. Water use above the 20,000 gallons costs extra.

All of the city's water comes from wells. The city reports that its system has no lead service lines. City sewer pipes carry wastewater to the Cedar City Regional Wastewater Treatment Facility. Enoch's city pages list no curbside recycling.

Some homes on the far edges sit outside the city's mapped water system. Those homes may use a private well and a septic tank. Confirm who serves a home before you buy it. The city also asks you to get a drainage change permit before you change how water drains on a lot.

Some homes near the edges burn propane instead of natural gas. Ask which one a home uses.

The City Offices are at 900 East Midvalley Road, open Monday to Thursday 9 a.m. to 4:30 p.m. and Friday 9 a.m. to 1 p.m. Set up services through the Enoch City website.

Fiber is the usual choice for home internet in Enoch. The state's data shows SC Broadband fiber at every Enoch spot checked, on the west side, at City Hall, and on the east side. One spot on the south edge showed only wireless and satellite. So the street you pick matters.

Cell service varies by carrier and by street. Check your carrier's map for the address you are looking at.

Moving day is only the start. Here is the short list for your first 90 days in Enoch, in the order most people do it. Most of the offices are in Cedar City or Parowan, so group your errands.

1. Turn on the utilitiesEnoch City bills water, sewer, drainage, and trash. Power is Rocky Mountain Power. Gas is Enbridge Gas Utah. Start them before you move in.
2. Get your Utah driver licenseThe only Driver License office in the county is at 181 East DL Sargent Drive in Cedar City. Book an appointment. Bring proof of who you are, your Social Security number, proof of your Utah address, and your current license. There is a written test, and maybe a driving test.
3. Register your carUtah gives you 60 days to register after you set up a permanent home. The Iron County Assessor's motor vehicle office in Cedar City is at 82 North 100 East. Iron County does not require an emissions test. A car that is new to Utah needs a quick VIN check.
4. Register to voteDo it online at vote.utah.gov. Registration must reach the county clerk by 5 p.m. 11 days before an election. After that, you can register in person with two forms of ID. The clerk is at 68 South 100 East in Parowan.
5. Claim the primary home tax breakUtah taxes a primary home on 55% of its value, on up to one acre of land. Call the Iron County Assessor at 435-477-8320 to ask if you need to file a form. From January 1, 2027, state law makes an application mandatory when a home changes owners.
6. Sign up for schoolRegister online through the Iron County School District. Check the boundary map for your address first.
7. Learn your trash dayTrash is Tuesday east of Half Mile Road and Wednesday west of it. Cans go out by 7 a.m.
8. Get a library cardAnyone who lives or owns property in Iron County gets a free Cedar City Library card. Bring a photo ID and proof of address. Enoch also has the Old School Library, a base for the Iron County Bookmobile.

Enoch got its first full supermarket in September 2026. Lin's Fresh Market Enoch sits at the SR-130 and Midvalley roundabout. It has a bakery, a deli, a pharmacy, and a Starbucks counter. The Lin's site also includes an Arctic Circle restaurant. Ace Hardware is next door. For sit-down restaurants, big stores, and most services, you still drive to Cedar City.

In Enoch

Ace Hardware opened next to Lin's on September 14, 2026, at 4617 North Minersville Highway. Family Dollar is at 425 East Midvalley Road. RallyStop Market, also on the Minersville Highway, sells gas, groceries, and deli food.

The nearest big stores

Most big stores in Cedar City sit in two spots. One is South Main Street, from about 600 to 1300 South. The other is Providence Center Drive, by I-15 Exit 57. Sportsman's Warehouse and T.J. Maxx are on South Main.

Some stores are not in the valley at all. Costco, Target, Lowe's, and the Red Cliffs Mall are in St. George, about 55 minutes away. Best Buy and Kohl's are in Washington, a little farther. The nearest farmers market is the Midvalley Farmers Market, at 780 West Midvalley Road on the Cedar City side of the valley. It meets on Wednesdays from 4 to 7 p.m., May to October.

Enoch has a small-town park system, and the big public land is a short drive away. Open country starts at the edge of the plats. Three Peaks, the Parowan Gap, and the mountains above Cedar City are all within about an hour.

Enoch is a good base for the parks. Cedar Breaks is about 45 minutes up the mountain. Zion's Kolob Canyons section is about 25 minutes south. The main part of Zion is about an hour and ten minutes away.

Brian Head Resort is the closest place with ski lifts. It is about 40 minutes from Enoch, up in the mountains east of Cedar City. The resort says its base, at 9,600 feet, is the highest of any Utah resort.

The ski season usually opens in November. In summer, the resort runs lift-served mountain biking, and the air is much cooler than in the valley. Brian Head Ice, an outdoor rink in Brian Head, generally runs from mid-December to March.

Snow in town melts off between storms, so skiing here means a drive. The snow topic has the valley numbers.

There is no golf course in Enoch. The nearest one is in Cedar City. Disc golf is where this area shines, since the city has baskets at four sites and lends discs free.

Cedar Ridge Golf Course is in north Cedar City, at 200 E 900 N. The city owns it, and it is open to the public. It has 18 holes, par 72, with three sets of tees. It also has a driving range, putting and chipping greens, a pro shop, and a grill. The phone number is 435-586-2970.

Parowan has no course either, but it has disc golf in Parowan Canyon. St. George has four city courses, about an hour south.

Enoch is small, so the list is short. Fewer than six places sit inside town, and they are quick stops. For a sit-down dinner, most people drive to Cedar City.

Most Enoch weekends are quiet and outdoors. The town has parks, an ice rink, and a small library. For a night out, people drive about 12 minutes to Cedar City.

A bigger night out in Cedar City

Cedar City has a movie theater, the Megaplex on Sage Way. It also has the Cedar Fun Center, with laser tag and mini golf. There is a bowling center too, and an Aquatic Center with a lazy river and slide. Enoch has no theater, cinema, or museum of its own. The arts topic below covers the stage and the museums.

Enoch has no theater or museum, but Cedar City has an arts scene much bigger than its size. Everything below is about 12 minutes away. The Utah Shakespeare Festival alone fills the summer.

Enoch has a few city events, and Cedar City fills in the rest of the year. The July 4 celebration is the big day in Enoch. The Cedar City festivals draw crowds, and many are free.
