An Enoch community
Living in Hawthorn Estates.
A west-side Enoch subdivision where the lots run larger than what you will find closer to town, and Three Peaks is practically out the back door. You trade a few extra minutes of driving for more space, darker nights, and a straight shot to the open country.
I am Scott Buehler. I have spent 20+ years in Iron County, and this page is the honest version of what Hawthorn Estates offers, what it costs, and what you should know before you commit.

Current listings
Homes for sale in Hawthorn Estates.
No active listings today. Hawthorn Estates only holds a few dozen homes and most owners here settle in for the long haul, so a stretch with nothing on the market is normal, not a sign of trouble. New listings show up the moment they hit the MLS. Prefer to hunt on your own? Open the map search or start from the homepage.

Third to half acre ground near SR-130 is what buyers ask me for most in Enoch and what the market yields least, so Hawthorn Estates never leaves my Iron County MLS watchlist. Rambler or two story, name it and the next one near Three Peaks is relayed to you as it records.

Life on the west side
A quieter corner of a quiet city.
Hawthorn Estates sits on the west side of Enoch, closer to the open country than the freeway, and the character of the neighborhood follows from that. The streets are wider than what you will find in an older in-town subdivision. The lots give you room for a shop, a garden, or just the space to not hear your neighbor's television. It is the kind of place where people move because they want to spread out a little, not because they want to be close to everything.
The west-side location means you are closer to Minersville Highway (SR-130) than I-15, which changes the rhythm of daily life. You are not hopping on the freeway for every errand. You are heading south on SR-130 into Cedar City, or north toward the wide-open country past the edge of town. Three Peaks Recreation Area is just a few minutes northwest, close enough that you can squeeze in a trail run or a quick ride without making a production of it.
The trade-off is the same one every Enoch resident accepts: you drive for groceries, dining, and most services. Cedar City is about ten to twelve minutes south depending on where you are headed. For people who choose Hawthorn Estates, that drive is a fair price for the space and quiet they get in return.
Homes & lots
Built one lot at a time.
Hawthorn Estates is a single-family subdivision that began building in the mid-2000s and has added homes in phases since. You will find a mix of ramblers and two-story homes, mostly craftsman and traditional in style. The lots are the headliner here: a third of an acre to over half an acre is typical, which gives you real separation between homes and room for the kind of outdoor space that is harder to find in older, denser subdivisions.

The edge of town
Where town meets open country.
What sets Hawthorn Estates apart from the east-bench neighborhoods around the I-15 interchange is simple geography: it sits near the western hem of Enoch, where the last streets give way to sagebrush flats running out toward Three Peaks. That position is the reason the lots run bigger here and the reason the setting reads more rural than a subdivision the same distance from Cedar City on the freeway side. You are on the quiet edge, not the through-route.
That edge changes what a lot can do. The larger parcels leave room for a detached shop, an RV pad, or a modest horse setup, and Enoch's rural-residential character makes those uses part of the fabric rather than the exception. When I walk a Hawthorn Estates lot with a buyer, the questions worth asking are practical ones: which direction does the back of the house face, is there a graded pad or clear run for outbuildings, and does the driveway give a trailer or motorhome a straight approach. Those answers vary lot to lot far more than the floor plans do.
The flip side of living on the western hem is worth naming plainly. There is no sound wall between these streets and the open country, so you feel the weather more directly, and the polish of curb-and-gutter city living thins out the closer you get to the boundary. For the people who pick Hawthorn Estates, that is the appeal, not the drawback. The pavement running out a few blocks away is exactly what they came for.
Trails & outdoors
Three Peaks is practically your backyard.
This is the real advantage of the west-side location. Three Peaks Recreation Area is about five to ten minutes northwest of Hawthorn Estates on SR-130. The BLM manages thousands of acres of high-desert terrain threaded with trails for hiking, mountain biking, OHV riding, and rock crawling. Granite outcrops break up the sagebrush, and the trail network is extensive enough that you can explore a new route every weekend for a season and still not cover everything. Dispersed camping is allowed, so weekend campouts do not require a reservation or a long drive.
Three Peaks, up close
The closest trailheads sit a few minutes northwest up SR-130. From Hawthorn Estates you can be parked at the granite and rolling on singletrack, an OHV loop, or a rock-crawl line before an east-side neighbor has cleared the interchange.
Cedar Mountain, the far side
The plateau you look at from your east windows is roughly a half-hour drive once you cut back through Cedar City and up the canyon. Dixie National Forest trout streams and cool-summer hiking are the payoff at the top.
In-town green space
For a playground or a ball game closer to home, Enoch City Park sits back on the east side of town, so it is a short cross-town hop rather than a walk from these streets. Cedar City's parks are the other option most Hawthorn families reach for.
Trail and access details come from BLM and Three Peaks Recreation Area maps. Being on the west side is the whole point here: Brian Head, Cedar Breaks, and the rest of the high-country day-trip menu are laid out in the Enoch guide.
Errands & drive times
Errands, measured in minutes.
Hawthorn Estates sits on the west side, so your daily errands run through SR-130 rather than I-15. It adds a few minutes compared to an east-side neighborhood, but the route is straightforward and rarely congested.
| The errand | Where it happens | From the neighborhood |
|---|---|---|
| Full grocery run | Lin's Marketplace, Cedar City | ~12 min |
| Second grocery option | Smith's, Cedar City Main Street | ~14 min |
| Big-box and shopping | Walmart Supercenter, S Main, Cedar City | ~17 min |
| Hardware | The Home Depot, Cedar City | ~14 min |
| Healthcare | Cedar City Hospital, north Main | ~17 min |
| Flights | Cedar City Regional Airport (CDC) | ~17 min |
One quirk of the west side: for longer trips you loop down SR-130 into Cedar City to pick up I-15 rather than jumping straight on the freeway, so add a couple of minutes to the front of any drive to St. George or Las Vegas. The full day-trip map lives in the Enoch guide.
Schools & education
Schools, by the facts.
Hawthorn Estates is served by the Iron County School District. Students in this neighborhood typically attend Enoch Elementary in Enoch, then feed into Canyon View Middle School and Canyon View High School, both in Cedar City. Which specific schools serve a given address can change as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.
I cover the bigger education picture in the Enoch guide.
What locals know
Notes from the west side.
A photo of the front elevation will not tell you which way these lots face or how the wind runs across them. This is the west-side context I would walk a buyer through before we ever set foot inside a Hawthorn Estates home.
-
The west side gets darker at night. Light pollution drops off noticeably once you are west of SR-130. If you care about seeing the Milky Way from your back patio, this part of Enoch delivers.
-
SR-130 is your main route. Minersville Highway runs north-south with very little traffic. It is a straight shot south into Cedar City's Main Street or north toward the open desert. You will use it more than I-15.
-
Lots here fit a shop or RV. Walk the neighborhood and you will see workshops, RV covers, and the occasional horse setup. That flexibility is a big part of why people choose the west side over a tighter in-town lot.
-
The spring wind has nothing to slow it down. Fences, trampolines, and lightweight patio furniture all need to be secured. Locals learn this the hard way exactly once.

Values here turn on lot size, square footage, and condition, so automated online estimates can miss. Start with the home valuation page and I will run a real comparison against recent Hawthorn Estates sales, no obligation.
When you list a Hawthorn Estates home with me, it lands right here on the neighborhood page a buyer researching the west side is already reading, alongside its spot on the Enoch hub and the site-wide featured listings. The get featured page lays out the mechanics step by step.
It depends on what is listed in the neighborhood right now. Enoch inventory tends to run lean, and a well-kept home on a large lot draws attention when there is not much else. Tell me your timeline and I will give you a straight read, not a pitch.
Yes, and it is common here. Timing the two is mostly a sequencing problem, and I cover the playbook in the buy and sell at once guide. Because I am dual-licensed, I can keep the sale, the search, and the financing on one desk.
