Overview

What is La Verkin like?

Short answerA small town of about 4,500 at 3,200 feet, above the Virgin River gorge. Hurricane is 5 minutes away, and Zion is about 30.

La Verkin sits at about 3,200 feet in Washington County, in the warm southwest corner of Utah. It is a small town of about 4,500 people. The town sits on a flat shelf of land above the Virgin River. La Verkin Creek runs along the west side. The river gorge wraps the south and east sides. The Hurricane Cliffs rise just east of town.

Hurricane is about 5 minutes away across the river bridge. The two towns share one valley, but each has its own city hall and its own story. St. George is about 30 minutes southwest. The south entrance of Zion National Park is about 30 minutes east, about 22 miles by State Route 9 (SR-9).

Water built this town. In June 1889 the La Verkin Fruit and Nursery Company formed, and crews dug a canal from the Virgin River. The canal ends in a tunnel about 840 feet long, cut through the rock and finished around 1891. The townsite was surveyed in 1898. Orchards followed, and the old town streets still have deep lots.

The name is a puzzle. One story says it comes from the Spanish La Virgen, for the Virgin River. Another points to an 1852 record that calls the creek "Leiver Skin." A third, from a 1949 marker, says it means "Beautiful Valley." None of them is settled.

SR-9 runs through town as State Street. At State Street and 500 North, SR-9 turns east toward Virgin and Zion. SR-17 goes north from the same corner. It runs about 6 miles to Interstate 15, near Toquerville.

Do you want mild winters and red rock, with Zion close and a quieter town than St. George? Then La Verkin deserves a close look. There are two honest trades. Zion visitors drive State Street, and many daily errands, like banking and big stores, happen next door in Hurricane. Chapter 2 covers prices, and chapter 4 covers the hot springs resort in town.

Highlights

  • It sits at about 3,200 feet, between La Verkin Creek and the Virgin River gorge.
  • Hurricane is about 5 minutes across the bridge, and St. George is about 30 minutes.
  • The south entrance of Zion is about 30 minutes east, about 22 miles.
  • A canal tunnel about 840 feet long, finished around 1891, watered the first orchards.
  • SR-9 and SR-17 split at State Street and 500 North, and SR-17 is a 6 mile road to I-15.
  • The glance box at the top shows the population, price, and tax figures.

Climate and weather

What is the weather like in La Verkin?

Short answerMild, sunny winters and hot summers. Winter highs sit in the 50s, and July highs reach about 98°F, a little cooler than St. George.

La Verkin has a warm desert climate. Summers are hot and winters are mild, close to the opposite of Cedar City, about 40 minutes north. Most people move here for the winters and learn to plan around the summers.

La Verkin runs a little cooler than St. George. A normal July afternoon is about 98°F here and about 102°F there. La Verkin has about 47 days a year at 100°F or hotter. St. George has about 63.

Spring

Highs 66 to 83°F

Warm and early. The last freeze usually comes around April 1, and the desert blooms before the heat.

Summer

Highs 94 to 98°F

Hot and dry, with about 47 days a year at 100°F or more. Monsoon storms can roll in on summer afternoons.

Fall

Highs 62 to 89°F

The long, golden stretch. Warm days, cool nights, and good hiking from the river to the cliffs.

Winter

Highs 51 to 57°F

Mild and mostly sunny. Snow rarely sticks, and about 75 nights a year reach freezing.

Month by month

These are the normal highs and lows for each month. Look at December and January. Winter days are mild, but winter nights drop to the 20s.

Rain is light. A normal year brings about 11.6 inches of rain and melted snow. February is the wettest month, at about 1.8 inches, and June is the driest, at about 0.2.

Frost comes late and leaves early. The last spring freeze usually lands around April 1, and the first fall freeze around November 5. That leaves about 217 frost-free days. A normal year has about 75 nights at freezing or colder, and about 59 of them fall from December through February.

Highlights

  • A normal January day: high 52°F, low 29°F.
  • A normal July day: high 98°F, low 68°F.
  • About 11.6 inches of rain and melted snow a year. June is the driest month.
  • The last spring freeze is usually around April 1, and the first fall freeze around November 5.
  • The record high is 114°F, set in July 2001 and again in July 2009.
  • The record low is 2 below zero, set on January 13, 1963.

Good to know. The desert sun is strong all year, even when the air is cool. The air is dry, so your skin and your plants will want more water than you expect. Late summer storms can also flood dry washes (the sandy creek beds that run only after rain). La Verkin Creek, Ash Creek, and the Virgin River all run below town. See my flood zone guide.

Hurricane next door has the same weather. Its city guide shows it from the other side of the bridge.

Snow

How much snow does La Verkin get?

Short answerAbout 1.4 inches in a normal year, and most winters bring none. For real snow, Brian Head is about 1 hour 15 minutes away.

Snow is rare in La Verkin. The weather station in town logs about 1.4 inches in a normal year. That comes as a few tenths of an inch in each of December, January, February, and March. Measurable snow falls on fewer than one day a year. Most winters bring none at all.

Salt Lake City51.9 in
Cedar City59.6 in

Source: NOAA climate normals, 1991 to 2020, the weather station in each town (La Verkin has its own station, in town).

Some winters do surprise people. The station logged 7.5 inches in December 2013, and 6.5 of those fell on one day, December 8. In February 2019 it logged 4.2 inches. The one day record is 12 inches on January 5, 1974. Several recent winters, including 2017 to 2018 and 2024 to 2025, logged none.

If you want real snow, you drive up. Brian Head Resort is about 1 hour 15 minutes away. Its base sits at 9,600 feet, and Brian Head gets about 87 inches of snow a year by the NOAA normal at the Bryce Canyon station. The Kolob Terrace Road, which starts in Virgin, climbs into the high country of Zion, and its top closes in snow. Cedar City is about 40 minutes north and gets far more snow than La Verkin. The Pine Valley Recreation Area is closed after the 2025 Forsyth Fire and floods. Check the Forest Service for when it reopens. I do not point anyone there right now.

Highlights

  • About 1.4 inches in a normal year, at the station in town.
  • Measurable snow falls on fewer than one day a year, and most winters bring none.
  • The biggest recent storm was 7.5 inches in December 2013.
  • The one day record is 12 inches, on January 5, 1974.
  • Brian Head is about 1 hour 15 minutes away and gets about 87 inches a year (NOAA normal, Bryce Canyon station).
  • Cedar City, about 40 minutes north, gets far more snow.

Summer temperatures

How hot does La Verkin get in summer?

Short answerJuly highs average about 98°F, with about 47 days a year at 100°F or hotter. The record is 114°F.

Summer here is hot, but not as hot as St. George. A normal July afternoon reaches about 98°F. The normals show about 47 days a year at 100°F or hotter, and about 118 days at 90°F or hotter. Your first July will change what you think "hot" means.

Average July high

Salt Lake City94 °F
La Verkin98 °F
St. George102 °F

Source: NOAA climate normals, 1991 to 2020, the weather station in each town (La Verkin has its own station, in town).

The record is 114°F. It was set on July 3, 2001, and matched on July 17 and 18, 2009. The 2026 summer ran hot too. Through October 2, the station logged 53 days at 100°F or hotter. The first came on June 6, the last on September 11, and the hottest reading was 109°F on July 26.

A good air conditioner matters more here than it would up north. You also learn to live early and late. Walk, ride, and water the yard in the morning or after sunset. Spend the middle of the day on the water or indoors.

Summer also brings a storm season. The National Weather Service counts June 15 to September 30 as monsoon season in the Southwest. August and September are the wettest summer months here, at about 1 inch each. Dry washes can fill in minutes, and streets can flood. Six inches of fast moving water can knock an adult down, and 12 inches can carry away most cars.

Warm nights

A normal July night only falls to about 68°F. August is close behind, at 67°F.

Monsoon storms

Afternoon storms can roll in from July into September. They bring brief heavy rain, and sometimes flash floods.

Ways to cool off

Sand Hollow and Quail Creek reservoirs are about 20 minutes away. Brian Head is about 1 hour 15 minutes up, in much cooler air.

Highlights

  • A normal July high is 98°F, and a normal July low is 68°F.
  • About 47 days a year reach 100°F or hotter, against about 63 in St. George.
  • The record high is 114°F, set in 2001 and 2009.
  • Monsoon storms come mostly in July, August, and September.
  • 12 inches of fast moving water can carry away most cars.
  • Dry washes can fill in minutes when a storm hits.

Straight talk. Never drive into a flooded road, no matter how shallow it looks. Turn around and find another way.

Wind

Is La Verkin windy?

Short answerSomewhat. The nearest station, at the St. George airport, averages 6.1 miles an hour, with spring and summer the windiest seasons.

La Verkin is somewhat breezy. No one has measured wind in La Verkin, so the numbers here come from St. George Regional Airport. It is the nearest wind station, about 20 miles southwest. La Verkin sits a few hundred feet higher and against the cliffs, so your own street can feel different.

The airport averages 6.1 miles an hour over the year. That comes from about 115,900 hourly readings between 2012 and 2025. Cedar City, on the same count, averages 7.4.

Spring and summer are the windy seasons, tied at 7.6 miles an hour. Fall averages 5.1 and winter 4.2. May and June are the windiest months at 8.4. December is the calmest at 3.5.

Spring7.6 mph
Summer7.6 mph
Fall5.1 mph
Winter4.2 mph

Source: hourly readings at St. George Regional Airport, 2012 to 2025, from the Iowa Environmental Mesonet.

Strong gusts are not common. Gusts of 30 miles an hour or more show up in about 3 or 4 hours out of every 100 in spring.

Wind can bring dust. The state geology map shows minor wind-blown sand at the old town streets, including Pheasant Glen, Eves Garden, Paradise Park, and Woodland. The map rates it as minor.

When it blows

May and June lead the list, then April and July. December and January are the calm months.

Which way

Light wind comes from no single direction. The stronger winds come mostly from the northeast and the southwest.

On a tour

Ask which way the yard and the patio face. A wall, a fence, or a row of trees changes how the wind feels.

Highlights

  • The nearest wind station, at the St. George airport, averages 6.1 miles an hour.
  • Spring and summer tie as the windiest seasons, at 7.6 miles an hour.
  • May and June are the windiest months, and December is the calmest.
  • Gusts of 30 miles an hour or more come in about 3 or 4 hours in 100 in spring.
  • The old town streets show minor wind-blown sand on the state map.

Straight talk. A windy afternoon in a hot month feels very different from a windy afternoon in a cold one. Ask me about any street you like, and I will tell you what I know.

Air quality and inversions

Does La Verkin get inversions?

Short answerNot in a way that shows. Washington County is not on the EPA list of problem counties, and winter smog is rare.

An inversion is when cold air gets trapped in a valley under a lid of warmer air, and smog builds up for days. The Salt Lake and Utah valleys are known for them in winter. La Verkin does not have that problem. The record shows almost none. In the six winters from 2020 to 2026, fine particles pushed county air past the good range on only 8 days. Fine particles are tiny bits of soot and smoke.

Washington County is also not on the EPA list of Utah counties that fail, or once failed, a federal air standard. That list names nine counties, and Washington is not one of them. The county is outside the state's mandatory no-burn rule for winter smog days too. That rule covers seven counties in northern Utah.

2025274910

Source: EPA AirData, daily air quality index for Washington County, 2020 to 2025. A day is good at 50 or under and moderate at 51 to 100.

Ozone is the main pollutant. It is a gas that forms in strong sunlight, and it sets the daily reading on most days of the year. It pushed the county past 50 on 59 to 89 days a year from 2020 to 2025. Summer and fall can also bring smoky days, most likely from wildfires. Fine particles pushed the reading past 50 on 27 summer and fall days in 2020. In 2023 and 2024, that happened on just 1 day each.

Here is why this table fits La Verkin. The county has two air monitors. One is the Utah state monitor in Hurricane, about 5 minutes across the bridge. The other is in Zion Canyon. So these readings describe the air in this end of the valley, and none of the monitors sit in St. George.

Highlights

  • No long winter inversions like the Wasatch Front has.
  • Washington County is not on the EPA list of Utah counties that fail, or once failed, an air standard.
  • 274 good days in 2025, by the federal count.
  • Ozone is the main pollutant, mostly in the warm months.
  • Summer and fall can bring smoke. The worst day since 2020 was August 7, 2021.
  • The county monitor sits in Hurricane, next door.

Homes and money

What it costs, what you can buy, where people live, and what to check.

Cost of living

Is La Verkin affordable?

Short answerYes, compared with its neighbors. A typical home is about 14% below Hurricane and about 21% below St. George, by Census figures.

La Verkin is known as the lower-cost side of Hurricane Valley. The Census survey puts a typical La Verkin home about 14% below Hurricane and about 21% below St. George. You get the same sunshine and the same school district, for less. That gap is a big reason value buyers look here first. The numbers come from a small town, so the margin is wide. Treat them as roughly right, not exact.

Housing

This is the biggest cost, and it is the gentlest in the valley. Townhomes, older single-story homes, and manufactured homes sit at the low end. Newer homes on the high ground and view lots at the gorge rim sit at the high end.

Property tax

Bills here are low by national standards, because Utah taxes the home you live in on only part of its value. The taxes topic below has the numbers.

State income tax

Utah has one flat rate for everyone, and the legislature has lowered it more than once in recent years. The taxes topic below has the rate.

Coming from California, Nevada, or a coastal city, La Verkin often reads as the best deal near Zion. The catch is that many services sit next door in Hurricane. That trade suits some people well. Day-to-day costs, like groceries and gas, track the rest of the valley. I can run a side by side against where you live now.

Highlights

  • A typical home is about 14% below Hurricane and 21% below St. George, by Census figures.
  • Same school district and same sunshine as Hurricane, next door.
  • The Census margin is wide, so read the gap as roughly right.
  • The catch: many services are in Hurricane, about 5 minutes away.
  • Day-to-day costs, like groceries and gas, track the rest of the valley.

Taxes

What taxes will I pay in La Verkin?

Short answerSales tax is 7.08%. Utah has one flat income tax rate. A primary home is taxed on 55% of its value.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one in plain terms, with the rate in effect as I write this.

La Verkin's sales tax went up on April 1, 2026. The Hurricane Valley fire district added a 0.33% tax to help pay for emergency services. It covers La Verkin, Hurricane, Toquerville, and the other towns in the district. St. George did not change, so it is now a little lower than La Verkin.

TaxRateWhat to know
Sales tax7.08%This is the full rate in La Verkin, with the state, county, and city parts added up. St. George charges 6.75%.
Groceries3%Food you buy at the grocery store is taxed at a lower rate.
Restaurant meals8.08%Prepared food carries a slightly higher rate.
State income tax4.45%One flat rate for everyone, for 2026. It was 4.5% in 2025.
Property taxAbout 0.37%The average yearly bill in Washington County, as a share of a home's market value, for 2025.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, not the full value. To get it, you must live in the home at least 183 days in a row each year. The break covers the house and up to one acre of land. Second homes and rentals are taxed on the full value.

Washington County already asks you to apply. The county says the owner must apply to get the break. You can apply online on the county assessor's page, or call (435) 301-7020. From January 1, 2027, state law makes this the rule across Utah whenever a home changes owners.

Car fees and tests

Utah does not tax your car as property. Instead, you pay an age-based fee each year when you register it. The fee is below for 2026, for cars, light trucks, SUVs, and vans. Registration fees come on top. Washington County has no emissions test. A car that is new to Utah needs a quick VIN check.

Model yearYearly fee
2024 to 2026$150
2021 to 2023$110
2018 to 2020$80
2015 to 2017$50
2014 and older$10

Highlights

  • 7.08% sales tax in La Verkin since April 1, 2026. St. George charges 6.75%.
  • Groceries are taxed at 3% everywhere in Utah.
  • 4.45% flat state income tax for 2026.
  • A primary home is taxed on 55% of its value. Apply to the county to get it.
  • Washington County has no emissions test.
  • Your value notice comes at the end of July. Your tax notice comes about November.

Good to know. Put the primary home exemption on your list for the first month after you move in. It takes 45% off the taxed value of your home, so it is worth the few minutes.

Real estate overview

What do homes cost in La Verkin?

Short answerThe glance box at the top of this page shows the typical home value. Most homes are single-family houses on real lots.

The glance box at the top of this page shows the typical home value from the Census. La Verkin is not one of my market report towns, so there is no quarterly median here. Only a few homes sell in a month, so any one month jumps around. Read the trend, not one headline. Prices and the number of homes for sale change through the year, so ask me for the latest numbers.

Most homes are single-family houses on real lots, and many plans are single-story. About 72% of homes are detached houses, and about 8% are manufactured homes. The middle year for when a home was built is 1996. Around three in four homes are lived in by their owners. The old orchard blocks have deep lots and older homes. The newer subdivisions hold the middle of the market. The gorge rim and view lots hold the top end.

Nightly rentals have a firm rule here. Since March 4, 2026, the city gives no new licenses for whole-home nightly rentals in residential zones. The one way in is a detached casita on a lot of at least 10,000 square feet, with the owner living in the main home. A rental of 30 days or more is not a nightly rental. Check the rule before you count on rental income.

Townhomes and manufactured homes

Townhomes, older single-story homes, and manufactured homes. This is the most affordable way into the Zion side of the valley.

Newer streets

Homes built from the 1990s on, in the subdivisions around the old town. This is the heart of the local market.

Rim and view homes

Homes and lots along the gorge rim and the creek rim, with long views of the red rock.

Orchard blocks and acreage

The old orchard blocks near Main Street, with deep lots and older homes, plus larger lots toward the cliffs.

Highlights

  • The glance box shows the Census typical value. There is no quarterly median for La Verkin.
  • About 72% of homes are detached houses. About 8% are manufactured homes.
  • The middle year built is 1996, and about three in four homes are owner-occupied.
  • Since March 4, 2026, there are no new whole-home nightly rental licenses in residential zones.
  • A casita on 10,000 square feet, with the owner on site, is the one way in.

Neighborhoods and communities

Where should I live in La Verkin?

Short answerStart with the nine areas below, then use the index of all 18 communities.

La Verkin is small, and you can drive across it in minutes. The feel shifts from the old orchard blocks near Main Street to newer streets on the higher ground. The town sits on a flat shelf with La Verkin Creek on the west and the Virgin River gorge on the south and east. The Hurricane Cliffs rise on the east edge. Most communities sit west of State Street. Here are nine to start with, from north to south. Each card opens a full community page with lot sizes, home styles, what homes cost, and current listings.

Nine more areas are worth a look. Crestview Village has about 52 lots on the west side, between 530 and 600 North. Eves Garden is a dozen lots just east of Main Street, on the old-town flat. Hillside Terrace sits on the slope on the east side, with about 44 lots. Willow Cove is about 17 lots on 160 West, one block west of State Street. Orchard Springs has about 51 lots between 300 and 380 West. Mesa Verde is about 30 lots on the west rim, above La Verkin Creek. Woodland is four lots on Center Street near Main. Independence Point is about 30 lots on the southwest rim, above the river. Paradise Park is about 10 lots at the south end, between Main and State.

The full community index lists all 18. Want to compare lots, prices, and styles side by side? Tell me what you are looking for and I will point you to the right ones.

Lot counts and locations come from the Washington County plat records, checked October 4, 2026. They are the number of parcels on each recorded plat, so they are rough.

New construction

Are there new homes in La Verkin?

Short answerYes. New homes go up in Cottonwood Hollow and Sunset View Estates.

Most new homes in La Verkin go up in two places. One is Cottonwood Hollow, on the north side. The other is Sunset View Estates, at the base of the cliffs on the east side. New homes are built lot by lot, mostly by local builders. No large home builder lists a community of its own in La Verkin.

For buyers, new construction here is the lower-cost way to get a new home in the valley. You have a smaller choice of lots and plans than you would in Hurricane. Buying new works differently from buying resale. You pick a lot, choose your finishes, follow a build schedule, and sign the builder's contract. I walk you through each step, so the loan lines up with the build schedule and nothing surprises you once the walls go up. Builders often cover the buyer agent fee, and I put that in writing before you sign.

Phases and builders change, so the listings pages and a quick talk with me are the fastest way to see what is open. Sunset View Estates sits under the cliffs, so read the home checks topic below before you choose a lot there.

Highlights

  • New homes go up in Cottonwood Hollow and Sunset View Estates.
  • Homes are built lot by lot, mostly by local crews.
  • Lots and plans are fewer than in Hurricane, and the home costs less.
  • With a new home you pick a lot, choose finishes, and follow a build schedule.
  • Sunset View sits under the cliffs, so check the ground before you pick a lot.

Before you buy

What should I check before I buy a home here?

Short answerLook up the cliffs, the soil, the flood map, and radon for the exact address.

Every town has its own list of things to check. La Verkin sits at the base of the Hurricane Cliffs, beside a gorge, on dry desert ground. None of this should scare you off. These are the questions I would ask about any home here, and each one has a free tool you can use for a single address.

Check the map

The cliffs and the fault

The Hurricane fault runs along the east edge of town. The state lists its latest movement as under 15,000 years ago. The county map marks high rock fall risk on nearly every lot in Sunset View Estates. It also marks some lots in Hillside Terrace and Zion View Estates, the ones right under the cliffs. If you look there, ask for any soil or fault study on the lot.

Ask about it

Soil that settles

Collapsible soil shows on the county map across town. It is mapped in its top class at Sunset View Estates, Hillside Terrace, Pheasant Glen, Eves Garden, Paradise Park, and Woodland. This soil settles when it gets wet, so lawn water, drainage, and leaking lines near the foundation matter.

Check the map

Water and floods

Washington County uses a federal flood map dated April 2, 2009. No home site checked in the 18 communities fell in a flood zone. The mapped flood strips follow La Verkin Creek, Ash Creek, and the Virgin River below town. The state map also shows a higher risk of flooding from water running off the cliffs at Sunset View Estates and Hillside Terrace. Look up the exact address.

Ask about it

Low ground by the creek

Riverwood Estates sits on low ground by La Verkin Creek. The state map shows soil there that can shake loose in a strong quake, which is called liquefaction. The St. George quake of 1992 did this in the valley. Ask about it if you look at Riverwood.

Ask about it

Gorge and creek rims

Some lots sit on the rim above the gorge or the creek, in Mesa Verde, Independence Point, and Pheasant Glen. The view is the draw. Ask how far the lot sits from the edge and how the ground is held back.

Test the home

Radon

Radon is a gas from the ground that you cannot see or smell. In state data through 2019, 28 homes were tested in La Verkin's ZIP code. Of those, 25.0% were at the level where the state says to fix it. For the whole county it was 11.7%. That is a small sample, but a test is cheap, so ask for one.

Also worth a look

  • One spot, one map: a lot can differ from its neighbor. Look up the exact address.
  • Insurance: the state notes that a normal homeowner policy does not cover damage from ground hazards.
  • Disclosure: the Utah Geological Survey notes that state law does not require real estate agents to check a home for geologic hazards. Look them up, and I will look at them with you.
  • Old map: the state study behind the hazard map is from 2008.
  • CC&Rs: many subdivisions have recorded rules. Read them before your deadline.

A map shows an area, and I will walk through each of these with you on any home you like. I will tell you what I see.

This is general information, not legal, engineering, or insurance advice. Sources: the Utah Geological Survey, the Washington County hazard map (one spot in each community), FEMA, and the Utah Department of Environmental Quality. Have a licensed inspector look at any home before you buy.

Financing your move

How do I pay for a home here?

Short answerGet pre-approved before you shop. It shows what you can spend and makes your offer stronger.

The best thing you can do before you shop for a home is get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger when the right home comes up. La Verkin is the lower-cost end of the valley, so well-priced homes can draw buyers fast. That includes buyers priced out of Hurricane.

Buyers in La Verkin use every kind of loan, including conventional, FHA, and VA. USDA loans are worth a look too. On USDA's map, no part of La Verkin falls in the area marked ineligible for its rural home loan. Check any address on USDA's own lookup. Manufactured homes carry their own lending rules, and the lowest-cost homes here include them. So talk about financing before the showing, not after.

I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on. The loan guides on this site explain each loan type in plain English.

Highlights

  • Get pre-approved first. It shows what you can spend and makes your offer stronger.
  • Buyers here use conventional, FHA, and VA loans.
  • On USDA's map, no part of town is marked ineligible for its rural loan.
  • Manufactured homes have their own lending rules. Talk before the showing.
  • On any one purchase I take one role, agent or lender, never both.

How my dual role works. I am licensed in both real estate and lending. On any one purchase I take one role. Every role is disclosed, and you are always free to choose your own agent and your own lender. The full explanation is on How I Work. This section is general information, not financial, legal, or tax advice.

Employment centers

Where do people work in La Verkin?

Short answerSome work is in town, but most jobs are in Hurricane and the St. George area. The typical trip to work takes just under 30 minutes.

La Verkin is a small town, and most of the jobs sit nearby. The big job market is in Hurricane next door and in the St. George area. The typical trip to work takes just under 30 minutes, by the Census count.

Some work is right in town. The hot springs resort, LaVerkin Elementary, and the city all employ people here. So do the shops and restaurants along State Street, which sell to people driving to Zion. No official list counts jobs for La Verkin alone.

Hurricane has more. Litehouse Foods runs a plant there that makes refrigerated dressings, dips, and sauces. A distribution center area sits at Harrisburg Junction by I-15 Exit 16. Zion National Park had 4,984,525 visits in 2025, which made it the second busiest national park. Visitors feed the shops, the lodging, and the hot springs.

Washington County had about 89,800 jobs in 2025. The jobless rate was 3.8% in August 2026, and that number is preliminary. About 7 in 100 La Verkin workers worked from home, by the Census count.

Schools and education

What schools serve La Verkin?

Short answerThe Washington County School District runs the public schools. LaVerkin Elementary is in town, and grades 6 to 12 are in Hurricane.

The Washington County School District runs the public schools. The district counted 34,396 students on October 1, 2025. In 2025 to 2026, elementary school is kindergarten to grade 5. Intermediate is grades 6 and 7, middle school is grades 8 and 9, and high school is grades 10 to 12.

LaVerkin Elementary is in town, at 51 West Center. It serves kindergarten to grade 5 and has a preschool with morning and afternoon sessions. Its mascot is the Cubs. After that, students cross the bridge to Hurricane for the rest of their school years.

From the district's boundary maps. The maps put 99% of the points checked inside the city limits in the LaVerkin Elementary area. A few points on the edge map to Hurricane Elementary instead, then the same Hurricane schools.

Your address decides your school, and the district's maps are the final word. Check the map for any home before you make an offer.

Valley Academy is a public charter school in Hurricane with an arts focus. It has two campuses. Valley Elementary covers kindergarten to grade 3, and Valley Intermediate covers grades 4 to 8. A charter school is separate from the district, so it has its own sign-up.

I do not rate schools, and I would be wary of anyone who tells you which one is best. Look at boundaries, programs, and ratings yourself, with what matters to you in mind. The links below go to the district and to independent sites.

Good to know. Boundaries and grade setups can change from year to year. Check the district map for any address before you buy.

What to know

  • LaVerkin Elementary is in town, for kindergarten to grade 5, with a preschool.
  • Grades 6 to 12 are in Hurricane, a few minutes across the bridge.
  • Hurricane High is the high school.
  • Valley Academy is a public charter school with two Hurricane campuses.
  • Your address decides the school, so check the district map.

Ratings and boundaries come from the district and independent third parties, not from me. Many of the La Verkin community pages note the schools for that area.

Higher education

Is La Verkin a college town?

Short answerNo, but Utah Tech University and Dixie Technical College are in St. George, about 30 minutes away.

La Verkin is not a college town, but a university and a technical college are in St. George. That is about 30 minutes away. Utah Tech University counted 13,207 students in fall 2025. It joined the Big Sky Conference, an NCAA Division I league, on July 1, 2026.

Dixie Technical College is in St. George too, at 610 South Tech Ridge Drive. Its programs include trades and health care. Southern Utah University is in Cedar City, about 40 minutes north.

So you can take classes, earn a degree, or train for a trade without living in a campus town.

Highlights

  • Utah Tech had 13,207 students in fall 2025, in St. George.
  • It joined the Big Sky Conference on July 1, 2026.
  • Dixie Technical College teaches trades and health careers, also in St. George.

Traffic and commute

How bad is traffic in La Verkin?

Short answerState Street is the busy road, with about 20,000 vehicles a day. The nearest freeway exit is I-15 Exit 27, about 11 to 12 minutes away.

La Verkin is a car town, like most of Southern Utah. SR-9 is the main road, and in town it is State Street. It carries people from Hurricane to Zion and the other way. At State Street and 500 North, SR-9 turns east toward Virgin and Zion, and SR-17 runs north 6 miles to I-15.

Source: UDOT traffic counts for 2024. A count shows how busy a road is, not how long you wait.

State Street through town carried 20,000 vehicles a day in 2024, up from 16,000 in 2019. That is a town street with the elementary school, Davis Food and Drug, and Maverik along it. Most of that traffic turns north on SR-17 or stays in town. The road east of town carries about a third as many cars.

UDOT counts are yearly averages, so they do not show the busy days. Park traffic is part of the mix on SR-9, and it is a two-lane road to Zion. I tell the story of that road in my Zion Park Scenic Byway guide.

The nearest freeway exit is I-15 Exit 27, on SR-17 at Toquerville. It is about 7 miles and 11 to 12 minutes from City Hall. For St. George and Las Vegas, the road runs south over the bridge through Hurricane to Exit 16.

Highlights

  • State Street carried about 20,000 vehicles a day in 2024, up from 16,000 in 2019.
  • SR-17 is the town's own road north to I-15.
  • The nearest freeway exit is Exit 27, about 11 to 12 minutes away.
  • East of town, SR-9 carries about 7,400 vehicles a day.
  • The state posts live road conditions at UDOT Traffic.

Chapter 4 of 4

Weekends

A hot springs resort in town, a county nature park at the river, trails at the cliffs, and Zion about 30 minutes east.

Outdoor recreation

What is there to do outside?

Short answerA hot springs resort and a county nature park are in town. Trails start east of town, the reservoirs are about 20 minutes west, and Zion is about 30 minutes east.

La Verkin has a lot of outdoors for a town this size. A hot springs resort sits in town above the river gorge. A county nature park is where three waters meet. Slickrock trails start east of town, and Zion is about 30 minutes away. Here is where I would start.

202 W 300 S, about 3 minutes

Zion Canyon Hot Springs

A resort in town, up on high ground above the Virgin River gorge. It opened in July 2025. The springs run at 107°F. The resort lists 50 pools: 32 natural spring pools, 16 mineral pools, and 2 fresh-water pools, plus 3 cold plunges and 3 barrel saunas. Part of it is a 21+ area. It is open daily and needs a reservation. Washington County residents get 20% off with proof of residency.

Turn off State Street at 900 North

Confluence Park

A 344 acre nature park run by Washington County. Ash Creek, La Verkin Creek, and the Virgin River meet here. Three trailheads are in La Verkin and one is in Hurricane. Trails wind past giant cottonwoods and a power plant from 1929 that closed in 1983. The 900 North entrance has restrooms.

About 281 W 300 S

Rim to River Trail

A trail that drops from the rim of the Virgin River canyon to the river. It opened in the fall of 2024 and joins the Confluence Park trails. The trailhead is a dirt lot at about 281 W 300 South, next to the animal control building. The slope is steep, so wear good shoes.

Trailhead near 400 S and 100 W

La Verkin Overlook

A hike of about 1.1 miles one way. It starts near 400 South and 100 West, climbs the hillside, and follows a ridge north to a city monument. You can also drive a gravel road of about 1.5 miles off SR-9. Views reach the Pine Valley Mountains to the west and Zion to the east.

Sheep Bridge, about 15 to 20 minutes

Hurricane Cliffs trails

The BLM (Bureau of Land Management, the federal land agency) lists nearly 40 miles of beginner and intermediate trails. They run between Hurricane, SR-9, and Gooseberry Mesa. Trails include JEM, Rim, and Goosebumps. The closest trailhead for La Verkin is Sheep Bridge. Most drivers go by way of Hurricane and SR-59.

About 20 minutes each

Sand Hollow and Quail Creek

Two warm reservoirs on the west side of the valley. Sand Hollow is a state park with red sand dunes beside the water. It was the most-visited Utah state park in the year ending June 2026. Quail Creek is a quieter reservoir of about 600 acres. People boat, paddleboard, and fish at both.

The old riverside pools at the original hot springs site have been closed since 2013. That is a different place from the new resort. The Hurricane Cliffs trails, the reservoirs, and Zion stay open all year. Summer afternoons are the one time to plan around, since highs average about 98°F in July.

Highlights

  • Zion Canyon Hot Springs is in town, about 3 minutes from City Hall.
  • Confluence Park covers 344 acres, with three trailheads in La Verkin.
  • The Sheep Bridge trailhead is about 15 to 20 minutes away, by way of Hurricane and SR-59.

NextWhat locals know

What locals know

The stuff only a local tells you

No brochure tells you this part. After more than 20 years living in Southern Utah, here is the honest version of life in La Verkin.

The hot springs are back

The Pah Tempe springs sat closed for years. Their water now feeds a resort in town, open since July 2025. A weekday soak in winter, with steam over the pools, is a treat locals now enjoy.

Nobody can prove the name

It may be Spanish for the Virgin River, or an 1852 clerk's tangled version of Beaver Skin, or "Beautiful Valley." The record backs all three. Locals enjoy the argument more than they want an answer.

The bridge is the commute

Hurricane is about 5 minutes across the gorge, and the two towns work as one valley. They share a fire district and a sales tax rate, but each has its own city hall and its own power company. Locals shop on one side and sleep on the other without a second thought.

Zion traffic has a schedule

Zion visitors drive State Street on the way to the park and on the way back. Locals learn the busy hours and run errands at other times. The highway is yours again when the crowds thin out.

A tunnel built the town

In the early 1890s, crews cut a canal tunnel about 840 feet long through solid rock to bring river water to the flat above. The deep lots in old town still trace back to those first orchards. The canal is the town's origin story.

The bus stops here now

Since November 2024, the SunTran Zion Route has linked La Verkin to St. George one way and Springdale the other. Park workers and regular hikers treat it as a secret weapon.

FAQ

More questions people ask about La Verkin

La Verkin is a small town of about 4,500 people at about 3,200 feet. It sits above the Virgin River gorge, across the bridge from Hurricane, on the road to Zion. You get mild winters, a hot springs resort in town, and the south entrance of Zion about 30 minutes east. The trades are Zion traffic on State Street and a daily reliance on Hurricane for many services. Whether it fits depends on what you want, and this page lays out the honest version.

About 22 miles and 30 minutes to the south entrance, at Springdale. SR-9 runs east through Virgin and Rockville to the park gate. The national parks topic covers Kolob Canyons, the Kolob Terrace Road, and the fees.

Yes, by the Census count. Typical home values run about 14 percent below Hurricane and about 21 percent below St. George (U.S. Census ACS 2020 to 2024). These are what owners say their homes are worth. The survey reaches only a few homes in a town this size, so the margin of error is wide. The gap is real, but treat the exact percent as a rough guide.

The combined rate in La Verkin is 7.08 percent, and restaurant meals are 8.08 percent. Groceries are taxed at 3 percent. The rate rose from 6.75 percent on April 1, 2026, when a 0.33 percent emergency services tax started across the Hurricane Valley Fire District. St. George stayed at 6.75 percent. These are the rates in effect on October 1, 2026.

Only in a narrow way. Since March 4, 2026, the city issues no new nightly rental licenses for whole homes in residential zones. The one path is a detached casita on a lot of at least 10,000 square feet, and the owner must live in the main house. Rentals of 30 days or more are not nightly rentals. Check the rule with the city before you buy for this purpose.

Yes. Zion Canyon Hot Springs opened in July 2025 at 202 West 300 South, on high ground above the gorge. It is a resort with 50 pools, plus cold plunges and saunas, and reservations are required. The water comes from springs on the Virgin River at 107 degrees. Washington County residents get a discount with proof of residency. The old riverside Pah Tempe site has been closed since 2013.

Yes. The SunTran Zion Route stops in La Verkin on its run between St. George and Springdale, Monday to Saturday. From Springdale, free park shuttles take riders into the canyon. The public transportation topic has the fare and the hours.

The Intermountain Hurricane Valley Clinic, at 75 North 2260 West in Hurricane, has an InstaCare urgent care. It is about 10 minutes from town. Intermountain's 24 hour emergency room, Hurricane Emergency Services, is on the same campus at 127 North 2260 West. The full hospital is St. George Regional, about 30 minutes away. Call 911 for an emergency.

Nobody can prove it. One story says it comes from the Spanish La Virgen, for the Virgin River. Another points to an 1852 record that calls the creek "Leiver Skin," which may be a tangled version of Beaver Skin. A 1949 marker says it means "Beautiful Valley." The record supports all three and settles none.
