What does a home in La Verkin cost?
Short answerThe Census puts the typical La Verkin home value at about $393,300. That is what owners say their homes are worth, not a sale price. It is about 14 percent below Hurricane and about 21 percent below St. George.
La Verkin is not one of my market report towns, so there is no quarterly median here. Only a few homes sell in a month, and any one month jumps around. These numbers come from public records: the U.S. Census and the Utah State Tax Commission. They move slower than sale prices, but anyone can check them. Ask me for current numbers.
Most homes here are single-family houses on real lots, and many plans are one story. About 72 percent are detached houses, and about 8 percent are manufactured homes. The middle year for when a home was built is 1996. Around three in four homes are lived in by their owners.

If you are buying
Price a home against recent sales of homes like it nearby, not against the Census figure. Look up each address for the cliffs, the soil, the flood map and radon. Manufactured homes have their own lending rules, so talk about financing before the showing. Do not count on nightly rental income.
If you are selling
La Verkin is the lower-cost end of the valley, so a well-priced home can draw buyers fast. That includes buyers priced out of Hurricane. Start with what homes like yours sold for in the last few months, and ask me for current numbers.
What is my home worth?I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on. You are always free to choose your own agent and your own lender. The full explanation is on How I Work.

What makes the La Verkin market different?
Short answerLa Verkin is the lower-cost side of the Hurricane Valley, with its own rules. The lot, the ground under it and the nightly rental rule matter as much as the house.
La Verkin has the lowest typical home value of these five towns. Hurricane, next door, runs higher, and St. George is higher still. Toquerville and Virgin are small towns nearby that run higher. Their Census figures come from small samples, so read them as rough.
U.S. Census Bureau, American Community Survey 2020 to 2024: what owners say their homes are worth, not sale prices. Two city halls, one valley
The lower-cost side of the valley
The typical home value runs about 14 percent below Hurricane and about 21 percent below St. George. The sunshine and the school district are the same. The survey reaches few homes in a town this size, so read the gap as roughly right.
One valley, two towns
Hurricane is about 5 minutes away, across the river bridge. Each town has its own city hall. They share a fire district and a 7.08 percent sales tax. There is no bank in La Verkin, so many errands happen in Hurricane.
Nightly rentals are closed off
Since March 4, 2026, the city gives no new licenses for whole-home nightly rentals in residential zones. The one way in is a detached casita on a lot of at least 10,000 square feet, with the owner living in the main home. A stay of 30 days or more is not a nightly rental.
The cliffs and the ground
The Hurricane fault runs along the east edge of town. Nearly every lot in Sunset View Estates has a high rock fall risk. Soil that settles when it gets wet is mapped across town, so look up each address.
Zion traffic on State Street
State Street carried about 20,000 vehicles a day in 2024, up from about 16,000 in 2019. Visitors drive it both ways on the way to Zion, about 30 minutes east.
The canal built the old town
A canal tunnel about 840 feet long, finished around 1891, watered the first orchards. The old town still has deep lots. The city also runs a secondary water line, so ask whether a home is hooked up.

What kind of home are you looking for?
Short answerSome searches are about the house, not the part of town. Each link below is its own page, with a short local guide and the live listings that match.
Single-story homes
Many plans here are one story, in the old town and the newer streets. Look for the split-level, common on the orchard-block streets. It can look like a one-story from the curb.
See the listingsTownhomes
Townhomes sit at the low end, with older single-story and manufactured homes. They are the most affordable way into the Zion side of the valley.
See the listingsNew construction
New homes go up in Cottonwood Hollow and Sunset View Estates. They are built lot by lot, mostly by local builders. You get a smaller choice of lots and plans than in Hurricane.

The old orchard blocks near Main Street have deep lots and older homes, and some larger lots sit toward the cliffs. Ask whether the city's secondary water line serves the home.

FAQ
Questions people ask about La Verkin listings
They come from the local MLS feed and update through the day. New La Verkin listings show up the day they go on the market. Homes that sell or go under contract drop off. It is the same data agents use.
Yes. It shows listings from every brokerage that takes part in the MLS, not just the homes one office has listed.
No. You can look at every listing without one. A free account is for when you want the site to keep watch for you.
You can save the homes you like and save your searches. You get an email when a new home fits your search or a price changes. You pick how often the emails come, and you can stop them any time.
The U.S. Census puts the typical La Verkin home value at about $393,300 (ACS 2020 to 2024). That is what owners say their homes are worth, averaged over five years, not a sale price. It runs about 14 percent below Hurricane and about 21 percent below St. George. The survey reaches few homes in a town this size, so treat the gap as a rough guide. Prices move, so check it against the live listings.
Only in a narrow way. Since March 4, 2026, the city gives no new licenses for whole-home nightly rentals in residential zones. The one path is a detached casita on a lot of at least 10,000 square feet, with the owner living in the main home. A rental of 30 days or more is not a nightly rental. Check the rule with the city before you buy for this purpose.
Not to look, and not to talk with me. You will want one before you write an offer. A pre-approval is a lender's letter that says how much you can borrow. Sellers take it seriously, and it settles your real budget. The pre-approval guide shows how it works.
List it with me, Scott Buehler, and your home gets featured on MovingUtah. The get featured page shows how that works. A home valuation is a good first step.
Most new homes go up in two places: Cottonwood Hollow on the north side, and Sunset View Estates at the base of the cliffs on the east side. They are built lot by lot, mostly by local builders. You get a smaller choice of lots and plans than in Hurricane, but it is the lower-cost way to get a new home in the valley. The new construction page shows what is for sale today.
No. La Verkin is its own city, with its own city hall. Hurricane is about 5 minutes away, across the river bridge, and the two towns share a fire district. Many errands, like banking and big stores, happen in Hurricane, since there is no bank in La Verkin.
Look up the cliffs, the soil, the flood map and radon for the exact address. The Hurricane fault runs along the east edge of town, and nearly every lot in Sunset View Estates has a high rock fall risk. The what-to-check section of the La Verkin guide has more.
Yes. About 8 percent of the homes here are manufactured homes, and they are some of the lowest-cost homes in town. They carry their own lending rules, so talk about financing before the showing, not after.
