Life on the bench
What a day up here looks like.
Morning in Zion View Estates starts with the sun coming over the sandstone ramparts to the east. From the right lot, that is the first thing you see, the high peaks of the Zion massif catching light before the rest of Hurricane Valley even knows the day has started. If you ride or run, the Sheep Bridge trailhead is about five minutes up SR-9, which means you can be on the JEM loop before most of the valley has had its coffee.
Midday puts you on the move. The subdivision sits close enough to SR-9 that you are in Virgin in about seven minutes and at the Kolob Terrace Road turnoff in about ten. That road climbs into the high country above Zion, and on a summer weekend it is an escape hatch when the main canyon is choked with shuttles. Hurricane's shopping corridor is seven minutes back across the bridge, so errands do not eat your afternoon.
Evening is when Zion View Estates earns its name. The light shifts west, the Hurricane Cliffs behind you fire up gold, and the long view east up the SR-9 corridor toward Zion softens into silhouette. The streets go quiet. The Zion-bound traffic on SR-9 drops off after dark. And the bench, elevated just enough above the valley floor, catches the cool air moving through the corridor. That is the trade Zion View Estates offers: a view that never gets old, in a town where the view does not cost you a forty-minute driveway.

The Zion view
From the right lot on the outer streets, you have a clean, unobstructed sight line east up the SR-9 corridor toward the sandstone ramparts of Zion's western approach. On a winter morning after a storm, the snow on the high peaks is a postcard from your own back patio.
Sheep Bridge Trailhead
The main gateway to the Hurricane Cliffs and JEM trail system, about five minutes east on SR-9. Forty-plus miles of BLM singletrack for mountain biking, hiking, and trail running, with the kind of views that make you forget you came here to exercise.
Confluence Park
A 344-acre county park about seven minutes west. Trails follow the Virgin River past a 1929 hydroelectric plant ruin, with fishing access, paddleboard launches, and picnic shelters. A good weekend morning destination when you want to be near water.
Zion Canyon Hot Springs
Reopened July 2025 at the historic Pah Tempe site. Soaking pools terraced into the Virgin River gorge walls, about ten minutes from Zion View Estates. After a long ride on the JEM, there is no better finish to the day.
Kolob Terrace Road escape
About ten minutes east is the turnoff for Kolob Terrace Road, which climbs into the high country above Zion. When the main canyon is packed with shuttles from March to October, this is where locals go to find the same red rock without the crowd.
Seven minutes to Hurricane
The bridge to Hurricane puts Davis Food and Drug, Lin's Marketplace, and the Walmart Supercenter within a seven-to-twelve-minute drive. Being on the east bench puts you a touch further from Hurricane than the west-side subdivisions, but the view premium more than makes up for it.

Built for the view, one lot at a time.
Zion View Estates was platted in the late 1990s on the east bench of La Verkin, on land that tilts gently upward toward Virgin and the Zion corridor beyond. The subdivision carries roughly fifty single-family homes, with construction spanning from the late 1990s into the early 2010s. You will find a mix of ramblers and two-story floor plans, and a handful of homes take advantage of the natural grade with a walkout or daylight basement on the downslope side.
Lot sizes run from about a quarter acre to a third of an acre, and the real differentiator here is the view. Homes on the outer streets, particularly those facing east, capture a clean sight line up the SR-9 corridor. On a clear day you can see the sandstone ramparts that mark Zion's western approach, and on a winter morning after fresh snow, the high peaks are the first thing you notice from the kitchen window. The premium for a view lot versus an interior lot is real, and if the view matters to you, be upfront about it early in the search.
Two lots, same street, same floor plan: the one facing east sells differently.
One practical note from years of showing homes on the east bench: the proximity to SR-9 is a double-edged sword. You are closer to Zion and the trailheads, which means a morning ride or a park visit is faster than from anywhere else in La Verkin. But during peak season, from March through October, the Zion-bound traffic on SR-9 picks up noticeably in the mornings. Most homes in Zion View Estates are set back enough that you do not hear it inside, but if you are looking at a home on the edge closest to the highway, spend a few minutes on the back patio during a weekday morning before you commit.

The JEM, the Cliffs, and the gorge.
Zion View Estates sits in one of the best outdoor-access pockets of La Verkin. The Sheep Bridge trailhead is five minutes up the road. Confluence Park is seven minutes the other way. Here is what is within reach.
Hurricane Cliffs / JEM Trail
Forty-plus miles of BLM singletrack, reached from the Sheep Bridge trailhead about five minutes east on SR-9. The JEM, Gould's Rim, and Hurricane Rim trails form a network that puts mountain bikers and trail runners on well-maintained desert singletrack with long views across the valley. From Zion View Estates, you can be on the trail before most of Hurricane has finished breakfast.
Confluence Park
A 344-acre county park where Ash Creek and La Verkin Creek meet the Virgin River, about seven minutes west. The trails wind past a 1929 hydroelectric plant ruin and beneath cottonwoods that have been growing here for a century. It is a genuine escape on a weekday afternoon.
Zion National Park
The south entrance at Springdale is about twenty-five minutes east on SR-9. Kolob Terrace Road starts in Virgin, about seven minutes east, and climbs into the high country above the main canyon. Kolob Canyons, the quieter northwest corner of the park, is about twenty-two minutes north via SR-17 and I-15.
Sand Hollow & Quail Creek
Sand Hollow Reservoir is about seventeen minutes west, Quail Creek Reservoir about fourteen minutes. Both offer boating, paddling, and swimming, and on a hot summer day they are the Hurricane Valley's answer to the question of where to get in the water.

Zion View Estates sits on the east bench, which means you are closer to Zion and the trailheads than any other La Verkin subdivision. That eastward position adds a couple of minutes to a Hurricane run, but the view premium is the trade. Here is how the drives shake out.

Drive times are estimates from the center of Zion View Estates in normal traffic. Add a few minutes on summer weekend mornings when Zion traffic picks up on SR-9.
Schools
Washington County School District feeders.
Zion View Estates feeds into the same Washington County schools as the rest of La Verkin. LaVerkin Elementary is about five minutes west in town. Hurricane Intermediate (grades 6-7) and Hurricane Middle (grades 8-9) are about five and six minutes across the bridge. Hurricane High (grades 10-12) is about seven minutes away in Hurricane. Valley Academy, a K-8 public charter school, is also in Hurricane, about six minutes from Zion View Estates.

No listing photo tells you this part. After years of showing homes across La Verkin, here is what I would tell a friend about Zion View Estates.

The view premium is real, but so is the SR-9 hum. Homes on the outer east-facing streets get the Zion corridor view. Homes closest to SR-9 get a low hum during peak season from March through October. Most of the subdivision sits back far enough that you do not hear it inside, but check it yourself on a weekday morning before you commit to the edge lots.

You are first in line for Zion. From Zion View Estates, you beat the Hurricane crowd to the park every time. On a summer Saturday when the south entrance line backs up by nine in the morning, leaving at seven means you are at the gate before the shuttle queue really builds.

Kolob Terrace Road is the back door. When Zion's main canyon is a zoo, locals take Kolob Terrace Road out of Virgin, about seven minutes east. It climbs into the high country with the same red rock, the same views, and a fraction of the people. The turnoff is barely ten minutes from the driveway.

Morning light is the east bench's secret weapon. The sun rises over the Zion massif and lights up the sandstone in a way that west-facing homes in La Verkin never see. If you are an early riser, a kitchen window that faces east is worth more than a dozen upgrades.
