What selling involves

The whole sale, in one breath.

Here is the entire process in a paragraph. You price the home from what comparable homes have actually sold for, not what you wish it were worth. You prepare it so it shows well. You put it on the market with real photos and real marketing, you work the offers that come in, you clear the buyer's inspection and the appraisal, and you sign at closing. A good agent does the heavy lifting on most of those steps, and keeps the deal from falling apart on the few that tend to go sideways.

What makes a Utah sale go smoothly is rarely the listing photos. It is the order of operations, and the decisions you make in the first two weeks. So this guide is built as a path, not a pile of tips. Below is the whole thing in order, then a library of deeper guides for each step, and an honest read on your own home whenever you want one.

What you control

The price you set, how the home shows, when you list, and who you hire to run it. These decide most of your result.

What the market controls

Buyer demand, financing conditions, and the recent comparable sales that set the ceiling. You read them, you do not set them.

Where I come in

The pricing read, the marketing, the negotiation, and keeping the deal together from contract to keys.

The path, in order

Seven moves, start to finish.

Every sale runs the same path. The names shift a little from deal to deal, the order does not. Here is the whole sequence, with the deep guide for each step a click away.

  1. Get a real price

A comparative market analysis built from recent local sales, not a portal estimate. This one decision shapes everything after it. How pricing works.

  2. Prepare the home

The repairs that pay back, a deep clean, declutter, and staging the rooms that actually sell. What is worth doing.

  3. Go to market

Professional photos, the MLS, and the marketing that puts your home in front of real, ready buyers. How listing works.

  4. Work the offers

Read each offer for price and terms, not just the top number, and negotiate from there.

  5. Clear the inspection

Respond to the buyer's inspection requests without giving away the deal. A lot of sales are quietly won or lost right here. What to expect.

  6. Clear the appraisal

Support the value with the right comparable sales, and have a plan ready if it comes in low.

  7. Close and hand over the keys

Sign, record, settle the costs, and move on to whatever is next. What closing costs you.

Price it right

Pricing is the whole game.

If you take one thing from this whole guide, take this. The price you set in the first week does more to decide your result than anything else you will do. Buyers and their agents watch the market closely, and a home priced to the recent comparable sales draws showings and offers while it is fresh. A home priced on hope sits. And a home that sits starts to gather the one question every seller dreads: what is wrong with it?

The number does not come from a portal guess or a neighbor's opinion. It comes from what similar homes near you have actually closed for in the last few months, adjusted for what makes yours different. That is the comparative market analysis, and it is the first thing I bring to a listing conversation. Price it right and the market does the work for you. Price it high to leave room, and you usually net less, because the best buyers came and went while it sat overpriced.

Why sell with me

A listing agent who also knows the financing.

Here is the part a guide cannot do for you. Selling well is a local job, and it helps to have one person who has done it across this market for two decades.

  • Twenty years in Southern Utah. I have listed and sold homes across Iron and Washington counties through every kind of market. I know what your buyers are comparing yours to.

  • Agent and lender, one picture. I am licensed in both. On your sale I am your listing agent. If you are buying next, I can map the financing too, taking one role on that purchase and never both at once.

  • Honest pricing, every time. I would rather tell you the real number and earn the listing than flatter you into an overpriced one that sits. The market is not fooled, and neither am I.

  • Statewide, told straight. In Southern Utah I am your agent. Anywhere else in Utah, I connect you with a vetted partner agent I trust in your area and stay involved. Either way, you get a local who knows the streets.

Questions, answered

What sellers ask before they list.

At a high level it is six moves: price the home from recent comparable sales, prepare and stage it so it shows well, put it on the MLS with strong photos and marketing, work the offers and negotiate the terms, clear the buyer's inspection and the appraisal, then sign at closing and hand over the keys. The path-in-order section on this page walks each step, and a good local agent does the heavy lifting on most of them.

The main seller costs are the agent compensation you agree to, which is negotiable rather than a fixed rate, title and settlement fees, prorated property taxes, recording fees, and any concessions you offer the buyer. Utah does not charge a state real estate transfer tax. The seller closing costs guide breaks down each line so nothing surprises you at the table.

In practice, yes. Utah sellers typically complete a written property condition disclosure covering what they know about the home, and known material defects should be disclosed. Done right, it protects you as much as the buyer. The seller disclosures guide covers what is customary and where to get advice for your situation.

It depends on price, condition, and your local market, but a well-priced, well-prepared home often goes under contract in the first few weeks, then closes roughly a month later. Pricing is the biggest lever on speed. Overpricing is the most common reason a home sits.

It depends on your equity, your budget, and how competitive your next purchase is. Selling first frees your equity and removes a financing contingency; buying first means you do not move twice. Because I am licensed in both real estate and mortgage lending, I can map both timelines with you, taking one role on your purchase and never both at once.

The honest answer depends on your home, your area, and your reason for moving more than on any national headline. Rather than guess, I will pull your specific numbers and the recent comparable sales in your neighborhood so you are deciding on real local data. That read costs you nothing and comes with no pressure to list.
