Moving to Hurricane, Utah

Hurricane sits at about 3,250 feet in the warm southwest corner of Utah, in Washington County. The Virgin River runs through town, and the Hurricane Cliffs rise on the east side. It is lower, hotter, and more open than Cedar City up the road. This is a desert town at the edge of the Mojave, not a mountain one. St. George is about 25 minutes southwest, and the south entrance of Zion National Park is about 35 minutes east.

The town exists because of water. A canal company formed in 1893, and crews dug the Hurricane Canal with hand tools. Water reached the dry land above the river on August 6, 1904. Eleven families moved in during 1906. The orchards that followed made Hurricane known as the fruit basket of Southern Utah. Peach Days, held the weekend before Labor Day, still honors that past. Many of the orchards are now neighborhoods.

Hurricane is among Utah's fastest-growing cities. It grew about 3 percent from mid-2024 to mid-2025, which ranked ninth among Utah communities by percent. Two warm reservoirs, Sand Hollow and Quail Creek, sit about 15 minutes away.

Do you want mild winters and red rock at your door, with St. George and Zion a short drive either way? Then Hurricane deserves a close look. The honest trade is the summer heat. The rest of this page covers it, one question at a time.

Hurricane has a warm desert climate. That is the headline. Summers are hot and winters are mild, close to the opposite of Cedar City, about 45 minutes north. Most people move here for the winters and learn to plan around the summers.

Hurricane runs a little cooler than St. George. A normal July afternoon is about 98°F here and about 102°F there. Hurricane has about 47 days a year at 100°F or hotter. St. George has about 63.

Rain is light. A normal year brings about 11.6 inches of rain and melted snow. February is the wettest month, at about 1.8 inches, and June is the driest, at about 0.2.

Frost comes late and leaves early. The last spring freeze usually lands around April 1, and the first fall freeze around November 5. That leaves about 217 frost-free days. A normal year has about 75 nights at freezing or colder, and about 59 of them fall from December through February.

Weighing Hurricane against its big neighbor? Hurricane and St. George side by side puts the numbers in one table.

Snow is rare in Hurricane. The La Verkin station logs about 1.4 inches in a normal year. That comes as a few tenths of an inch in each of December, January, February, and March. Measurable snow falls on fewer than one day a year. Most winters bring none at all.

Some winters do surprise people. The station logged 7.5 inches in December 2013, and 6.5 of those fell on one day, December 8. In February 2019 it logged 4.2 inches. The one day record is 12 inches on January 5, 1974. Several recent winters, including 2017 to 2018 and 2024 to 2025, logged none.

If you want real snow, you drive up. Brian Head Resort is about 1.5 hours away. Its base sits at 9,600 feet, and Brian Head gets about 87 inches of snow a year by the NOAA normal at the Bryce Canyon station. The Kolob Terrace Road starts at Virgin, about 15 to 20 minutes from town. It climbs into the high country of Zion, and the top closes in snow. Cedar City is about 45 minutes north and gets far more snow than Hurricane. The Pine Valley Recreation Area is closed after the 2025 Forsyth Fire and floods. Check the Forest Service for when it reopens. I do not point anyone there right now.

Summer here is hot, but not as hot as St. George. A normal July afternoon reaches about 98°F. The normals show about 47 days a year at 100°F or hotter, and about 118 days at 90°F or hotter. Your first July will change what you think "hot" means.

The record is 114°F. It was set on July 3, 2001, and matched on July 17 and 18, 2009. 2026 ran hot too. Through October 2, 2026, the station logged 53 days at 100°F or hotter. The first came on June 6, the last on September 11, and the hottest reading was 109°F on July 26.

You learn to live early and late. Walk, ride, and water the yard in the morning or after sunset. Spend the middle of the day on the water or indoors.

Summer also brings a storm season. The National Weather Service counts June 15 to September 30 as monsoon season in the Southwest. August and September are the wettest summer months here, at about 1 inch each. Dry washes can fill in minutes, and streets can flood. Six inches of fast moving water can knock an adult down, and 12 inches can carry away most cars.

Hurricane is somewhat breezy. No one has measured wind inside Hurricane, so the numbers here come from St. George Regional Airport. It is the nearest wind station, about 20 miles southwest of City Hall. Hurricane sits a few hundred feet higher and against the cliffs, so your own street can feel different.

The airport averages 6.1 miles an hour over the year. That comes from about 115,900 hourly readings between 2012 and 2025. Cedar City, on the same count, averages 7.4.

Spring and summer are the windy seasons, tied at 7.6 miles an hour. Fall averages 5.1 and winter 4.2. May and June are the windiest months at 8.4. December is the calmest at 3.5.

Strong gusts are not common. Gusts of 30 miles an hour or more show up in about 3 or 4 hours out of every 100 in spring.

Wind brings one local problem. The state geology map puts several south and west side neighborhoods in its top class for wind-blown sand. Dust can be a spring nuisance there. The home checks topic in chapter 2 names them.

An inversion is when cold air gets trapped in a valley under a lid of warmer air, and smog builds up for days. The Salt Lake and Utah valleys are known for them in winter. Hurricane does not have that problem. The record shows almost none. In the six winters from 2020 to 2026, fine particles pushed county air past the good range on only 8 days. Fine particles are tiny bits of soot and smoke.

Washington County is also not on the EPA list of Utah counties that fail, or once failed, a federal air standard. That list names nine counties, and Washington is not one of them. The county is outside the state's mandatory no-burn rule for winter smog days too. That rule covers seven counties in northern Utah.

Ozone is the main pollutant. It is a gas that forms in strong sunlight, and it sets the daily reading on most days of the year. It pushed the county past 50 on 59 to 89 days a year from 2020 to 2025. Summer and fall can also bring smoky days, most likely from wildfires. Fine particles pushed the reading past 50 on 27 summer and fall days in 2020. In 2023 and 2024, that happened on just 1 day each.

Here is why this table is local. The county has two air monitors. One is the Utah state monitor at 147 North 870 West in Hurricane, the same address as City Hall. The other is in Zion Canyon. So these readings describe Hurricane and Zion air, and none of the monitors sit in St. George.

Hurricane sits in Washington County, which costs more than Iron County and Cedar City. Housing is where you feel that most. Next to St. George, you can often get a little more room for your money. Next to coastal California or the Wasatch Front, most people still find their money goes further here. Groceries, gas, and utilities cost about the national average. Utah's property taxes are low, and the state charges one flat income tax rate for everyone.

Whether your total costs go down depends on where you are coming from. Coming from California, Nevada, or a coastal city, your housing dollar likely goes further, while day-to-day costs feel familiar. Ask me for current numbers and a side by side with where you live now.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one in plain terms, with the rate in effect as I write this.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, not the full value. To get it, you must live in the home at least 183 days in a row each year. The break covers the house and up to one acre of land.

Washington County already asks you to apply. The county says the owner must apply to get the break. You can apply online on the county assessor's page, or call (435) 301-7020. From January 1, 2027, state law makes this the rule across Utah whenever a home changes owners.

Car fees and tests

Utah does not tax your car as property. Instead, you pay an age-based fee each year when you register it. The fee is below for 2026, for cars, light trucks, SUVs, and vans. Registration fees come on top. Washington County has no emissions test. A car that is new to Utah needs a quick VIN check.

One more line shows up on some power bills. Hurricane adds a franchise fee to Dixie Power bills, which is a fee the city charges the power company for using its streets.

The glance box at the top of this page shows the latest median sale price for a single-family home, from my Hurricane market report. Prices and the number of homes for sale change through the year, so ask me for the latest numbers.

Hurricane is a busy housing market, and the homes show it. Downtown holds a core of older houses. Newer subdivisions spread across the west and south sides. Resort and golf homes sit out near Sand Hollow. A lot of what sells here is brand new.

Spots near the reservoirs and golf courses also draw second-home buyers. Nightly rentals follow a firm rule in Hurricane. The city no longer licenses new whole-home vacation rentals in single-family zones. They live in the Recreation Resort zone and in resort plans. Examples are the Retreat at Sand Hollow Resort, Copper Rock Golf View, and Pecan Valley.

A rental license does not pass to you when you buy. You must apply for a new license within 45 days of closing. The new license starts with a six-month trial. Check the zone before you count on rental income.

Hurricane has grown fast, and the feel changes as you move around it. The old grid sits downtown, along State Street. Newer neighborhoods spread across the west and south sides. The resort and golf communities sit near Sand Hollow and Copper Rock. Here are nine to start with, from north to south. Four more areas are worth a look. Sand Hollow Resort is a resort community on the west side of the reservoir. It wraps around a championship golf course and the red sand of Sand Hollow. Homes run from townhomes to large custom houses, many backing the fairways or the dunes. Dixie Springs is a newer master-planned area off Sand Hollow Road, just north of Sand Hollow Reservoir. It has wide streets, sidewalks, parks, and modern one-story and two-story plans, minutes from the water. Copper Rock is a high-end community built around the Copper Rock golf course on the south side. It has custom homes and view lots, released in phases above the valley. Peach Springs is one of the newest subdivisions, platted in 2024 on the southwest side toward Sand Hollow. It has build-ready lots sized for RV garages, sold bring-your-own-builder.

Hurricane builds a lot of new housing. Most of it goes up on the south and west sides, along Sand Hollow Road and out toward the reservoir. Large builders put up one-story and two-story homes. Custom builders work the view lots and the golf communities. At many prices, you can choose between a brand-new home and an existing one, which gives you a real choice.

Buying new works differently from buying resale. You pick a lot, choose your finishes, follow a build schedule, and sign the builder's contract. I walk you through each step, so the loan lines up with the build schedule and nothing surprises you once the walls go up. Builders often cover the buyer agent fee, and I put that in writing before you sign.

Builders and phases change, so the listings pages and a quick talk with me are the fastest way to see what is open. These builders show a community on their own websites as of October 2026. This is a sample, not every builder in town.

Every town has its own list of things to check. Hurricane has a few that come from its desert ground, the cliffs, and the river. None of them should scare you off. They are the questions I would ask about any home here, and each one has a free tool you can use for a single address.

A map shows an area, and I will walk through each of these with you on any home you like. I will tell you what I see.

The best thing you can do before you shop for a home is get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger when the right home comes up. That head start matters in a busy market like Hurricane. It matters most if you are moving from out of town and want to act fast.

Buyers in Hurricane use every kind of loan, including conventional, FHA, and VA. Some of the rural areas around the valley also qualify for USDA loans. I am licensed in both real estate and lending. Hurricane is part of the St. George job market, and many people drive down for work. Big employers in the area include the Washington County School District, SkyWest Airlines, and Utah Tech University. The state does not publish an employer list for Hurricane alone.

Some work sits right here. The Walmart and Orgill distribution centers are inside the city, on Old Highway 91 at Harrisburg Junction, by I-15 Exit 16. Orgill opened its building in 2005. In 2021 it announced a big addition, for about 350 workers in all once it was done.

The state's Driver License and DMV offices for the whole county are on the west end of town too. I cover how to use them in the first 90 days topic below.

Federal counts show about 89,800 jobs in Washington County in 2025, up from about 70,600 in 2020. That is a rise of about 27%. The jobless rate for the St. George area was 3.8% in August 2026, and that number is preliminary.

Hurricane does not have a hospital, but it does have an emergency room. Intermountain's Hurricane Emergency Services, at 127 North 2260 West, is open 24 hours a day, 7 days a week. It is part of St. George Regional Hospital and has CT, ultrasound, and a lab. If you need a hospital bed, you are moved to St. George.

Next door is the Intermountain Hurricane Valley Clinic at 75 North 2260 West, about 4 minutes from City Hall. The clinic has an InstaCare, which is urgent care for problems that are not life threatening, and no appointment is needed.

The clinic also lists family medicine, pediatrics, imaging, mammography, physical therapy, orthopedics, nutrition, and a lab. Other offices and private practices around town cover primary care and dental work.

For a hospital stay or the most serious injuries, the hospital is St. George Regional, part of Intermountain Health. It is about 25 minutes from Hurricane, 17.5 miles by road. It has 284 beds, an emergency room that never closes, and a Level II trauma center. That means surgeons and other specialists stand ready for badly hurt patients.

The Washington County School District runs the public schools in Hurricane. The district counted 34,396 students on October 1, 2025, including 3,305 in its Utah Online School. In 2025 to 2026, elementary runs from kindergarten to grade 5. Intermediate is grades 6 and 7, middle school is grades 8 and 9, and high school is grades 10 to 12.

Five district schools have a Hurricane address. Hurricane Elementary is at 948 West 325 North, and Three Falls Elementary is at 789 South 700 West. Hurricane Intermediate is at 1325 South 700 West, and Hurricane Middle is at 395 North 200 West. Hurricane High School, home of the Tigers, is at 345 West Tiger Boulevard.

Many homes on the west and south sides go to Coral Canyon Elementary, which sits in Washington City. Your address decides your school, and the district's boundary maps are the final word. Here is what the maps show for one test point in each area.

For Copper Vista, a builder page and the district map disagree, so ask the district. The district has also looked at moving one line near Eagle Pointe, so check that address.

Valley Academy is a charter school in Hurricane for kindergarten to grade 8, with a focus on performing arts and technology. Charter schools are separate from the district, so each one has its own sign-up. More charter schools are in St. George and Washington City.

I do not rate schools, and I would be wary of anyone who tells you which one is best. Look at boundaries, programs, and ratings yourself, with what matters to you in mind. The links below go to the district and to independent sites.

Hurricane is not a college town, but Utah Tech University is about 25 minutes away in St. George. The public university counted 13,207 students in fall 2025. It was Dixie State University until July 1, 2022. Its teams play NCAA Division I sports, and it joined the Big Sky Conference on July 1, 2026.

Dixie Technical College is in St. George too, at 610 South Tech Ridge Drive. It had 1,347 students in fall 2024. Its programs include welding, automotive and diesel work, culinary arts, medical assisting, and practical nursing.

Southern Utah University is in Cedar City, 45 to 50 minutes north. Between the three schools you can take classes, earn a degree, or train for a trade without living in a campus town.

Hurricane is a car town, like most of Southern Utah. The town is quick to cross, and most trips inside it are short. SR-9, called State Street in town, is the main road. It is also where the big stores are, so it is the busiest street.

I-15 Exit 16 is the only freeway exit for Hurricane. It is about 13 minutes from City Hall. From the exit, SR-9 runs east through town, then on to La Verkin, Virgin, and Zion.

The counts point to the slow spots. State Street between 5300 West and Main Street is the busiest stretch, with 44,000 vehicles a day, up from 36,000 in 2019. It holds the big stores and the SR-59 turn. SR-9 east of town can fill up with park traffic on spring and fall weekends, because it is a two-lane road to Zion. Sand Hollow Road can back up on holiday weekends when trailers head to the dunes.

Hurricane has no city bus of its own. SunTran, the St. George bus system, runs seven local routes in St. George, Ivins, and Washington. None of them reach Hurricane. The one SunTran line that does is the Zion Route. There is no bus on Sundays or on listed holidays, and there is no rail. Plan on a car for daily life.

St. George Regional Airport (SGU) is the closest. It is about 23 miles and 30 minutes from Hurricane. Three airlines fly there, all flown by SkyWest. Delta flies nonstop to Salt Lake City. United flies nonstop to Denver and Los Angeles. American flies nonstop to Phoenix and Dallas-Fort Worth.

For many trips, SGU saves the long drive to Las Vegas. It had 318,532 passengers in 2024, up from 269,209 in 2023. The terminal opens two hours before the first flight of the day.

Harry Reid International in Las Vegas (LAS) offers the widest choice of flights. It is about 2 hours 20 minutes from Hurricane. If you will make that drive often, plan for it before you buy.

Hurricane sits on SR-9, which links I-15 at Exit 16 to La Verkin, Springdale, and the south entrance of Zion. Zion is about 35 minutes east. St. George and most of the region are south and west. Here is how long common trips take from City Hall.

The towns around Hurricane are close. Here is how far each one is by road.

Outdoor places are close too. Sand Hollow and Quail Creek are each about 15 minutes away. Kolob Canyons, the quiet part of Zion off I-15, is about 30 minutes. The Kolob Terrace Road starts at Virgin, 15 to 20 minutes away. Snow Canyon is about 35 minutes. The Gooseberry Mesa trailhead takes about 17 minutes on paved SR-59, then 6 to 8 miles of dirt road.

Drive times come from a road-routing model run from City Hall in October 2026. Real trips vary with traffic and the season.

Almost nobody puts this on a real estate site, but it is what you need in your first week. Most of Hurricane gets power from the city. A few parts of town get it from a different company. Dixie Power serves Sand Hollow Resort, Dixie Springs, and Elim Valley, and Rocky Mountain Power serves the Harrisburg area by Quail Creek.

Fees, deposits, and phone numbers come from the city and company pages, checked in October 2026. They can change. Power service areas at the edges of town are worth confirming with the seller.

You have fiber choices for home internet near Hurricane City Hall. The state's data shows fiber from TDS Telecom, Quantum Fiber, and CenturyLink at that point. What you can get depends on the street. At the point checked in La Verkin, next door, the state reported no wired fiber, only cable and DSL. Check the exact address before you buy.

Cell coverage is solid in the valley. It gets spotty out in the canyons and the backcountry.

Moving day is only the start. Here is the short list for your first 90 days, in the order most people do it. Hurricane has one thing most towns lack. The only Driver License office in the county is here, on the west end of town.

1. Turn on the utilitiesHurricane City Power and water for most of town, or Dixie Power in the Sand Hollow and Dixie Springs areas. Gas is Enbridge Gas Utah. Call about a week before you move in.
2. Get your Utah driver licenseThe Driver License office is at 102 South 5300 West. Book an appointment. Bring proof of who you are, your Social Security number, proof of your Utah address, and your current license. There is a written test.
3. Register your carUtah gives you 60 days to register after you set up a permanent home. The state DMV office is next door, at 100 South 5300 West. Washington County does not require an emissions test. A car that is new to Utah needs a quick VIN check.
4. Register to voteDo it online at vote.utah.gov once you have your Utah license or state ID. The county clerk is at 111 East Tabernacle Street in St. George.
5. Claim the primary home tax breakWashington County asks the owner to apply. You can apply online, or call the assessor at 435-301-7020. The taxes topic in chapter 2 explains the rule.
6. Sign up for schoolRegister through the Washington County School District. Check the boundary map for your address first.
7. Learn your trash and recyclingCans come from Washington County Solid Waste. Glass goes to a drop-off site, not the curb.

Rules and office hours change. Check each office before you go.

You can do the weekly run without leaving town. State Street is the errand street. Going west from downtown, you pass the chain restaurants, then Lin's Fresh Market and Bucks Ace Hardware, then Walmart near Sand Hollow Road.

There is no Smith's, Albertsons, Sprouts, Costco, or WinCo inside Hurricane. The nearest big grocers are in Washington City and St. George. Albertsons and Natural Grocers are on Telegraph Street in Washington City. Smith's, Harmons, and Sprouts are in St. George. Telegraph Street also has Home Depot, Kohl's, and Best Buy, about 20 minutes away.

What still means a drive

Target and Lowe's are in St. George, and so is Hobby Lobby. The Shoppes at Zion outlets are there too. A few stores are not in Southern Utah at all. Trader Joe's, Whole Foods, Sam's Club, and IKEA are in Las Vegas, about 2 hours 20 minutes away.

This is the part that sells many people on Hurricane. Two warm reservoirs sit a short drive south and west. Slickrock trails start right at the edge of town. Zion is about 35 minutes east. Here are the places I would start with.

The Sand Mountain dunes sit beside Sand Hollow State Park. You reach them through the park. Utah requires OHV (off-highway vehicle) registration, so check the Utah OHV Program before you ride.

Fees and closures change, so check before you go. Details come from Sand Hollow State Park, the BLM pages for the Hurricane Cliffs trails, Gooseberry Mesa, and the Canal Trail. Pine Valley's recreation area is closed after the 2025 fire and floods.

Hurricane is the quiet back door to Zion. The south entrance is about 35 minutes away, by SR-9 through La Verkin and Virgin. The Kolob Terrace Road starts in Virgin, 15 to 20 minutes from town, and climbs into the high country.

Drive times are map estimates from City Hall with no traffic. Fees and dates are for 2026 and come from the National Park Service. Check before you go. The national parks guide has more.

Brian Head Resort is the closest place with ski lifts. It is about an hour and a half from Hurricane, in the mountains east of Cedar City. Its base sits at 9,600 feet.

The resort usually opens in November. Check its site for opening day. In town, it hardly ever snows. Hurricane gets about 1.4 inches in a normal year, so skiing always means a drive.

Eagle Point Resort, in Beaver County, is closed for the 2026-27 winter after the Cottonwood Fire. For a look at snow without a ski trip, the Kolob Terrace Road climbs into Zion's high country. The national parks topic above has the winter details.

Hurricane has three public courses. Sky Mountain is owned by the city. Sand Hollow Resort has 27 holes, and Copper Rock sits in a new neighborhood on the south side. January highs average about 52°F, so many people play all winter.

More courses are close. Washington City has Green Spring and Coral Canyon. St. George has four city courses, and Black Desert in Ivins is public.

Course facts come from Greater Zion, Sand Hollow Resort, and Copper Rock. The ranking is the resort's own claim. Call a course for tee times and today's conditions.

Hurricane has a small group of local places downtown and a growing row of chains along State Street, from about 700 West to 1400 West. A few more sit at the west end, by Walmart. Sand Hollow Resort has its own restaurant.

For a big night out, St. George is about 25 minutes away, with a much longer list of places to eat. Starbucks and Cafe Rio are also open just off State Street.

Most weekends here revolve around the water, the trails, and the parks. In town, you also have a pioneer museum, a heritage park, city gyms, and a movie theater. Zion Canyon Hot Springs is the newest draw, just across the river.

A bigger night out

St. George is about 25 minutes away and serves as the regional hub. It has theaters, big shops, and a long list of restaurants. For a major concert or a pro game, many people drive to Las Vegas, about 2 hours and 20 minutes away.

Hours and fees change. Check each place before you go. Facts come from the Washington County Historical Society, Hurricane City Leisure Services, and Zion Canyon Hot Springs.

Hurricane leans outdoors more than arts, but the town does have a stage. The city runs the Fine Arts Center at 92 S 100 W. It seats groups of up to 500 and has theater and dance rooms. It hosts pageants, festivals, competitions, and plays.

The town's big event is Peach Days. It started in 1909 as a fruit festival. The valley's orchards earned Hurricane the nickname "the fruit basket of Southern Utah." The festival was revived in 1999, and 2026 was its 28th year. It is held the weekend before Labor Day.

One quiet advantage of Hurricane is where it sits. La Verkin is right across the river. St. George is about 25 minutes away, two reservoirs are close, and a national park is a day trip. Here are the towns and places around it, with drive times from City Hall.
