What lives here is the city's most distinctive inventory: architect-designed custom homes at Sand Hollow Resort with pools, finished casitas, and fairway or dune views; upper-tier Copper Rock estates with red rock and valley outlooks above the valley floor; horse property and larger parcels on the north bench toward the Virgin River and La Verkin; and the occasional full custom build on the best remaining view lots on the east side of town.

This is the most patient, comp-driven end of the Hurricane market. Fewer buyers compete and homes can sit for months, which is the normal rhythm at the top, not a warning sign. Acreage and horse property

Larger parcels and horse property on the north bench toward the Virgin River and La Verkin, with shops, outbuildings, and room for animals or a true rural setup. Land does much of the work at this level.

The trade: distance from the resort corridor in exchange for acreage, privacy, and the use of the land.

View estates on the east edge

Larger custom or custom-adjacent homes on the best remaining view lots on the east side of Hurricane and above Copper Rock, where red rock and valley outlooks are the headline and the lot is irreplaceable.

The trade: a higher per-foot premium in exchange for a setting and view that cannot be reproduced.
