The local read
Under $450K is the value side of the Hurricane market
In shortIn 2025, the median Hurricane home sold for $580,500, so under $450K sits a full step below the middle of the market. It holds a broad mix: newer townhomes, established detached homes, and smaller corridor builds, fed live from the MLS and priced high to low.
To set the scene, I build Hurricane's price ranges from what is really on the market, which keeps them close to how people search. Under $450K sits below the middle of the market, but it still holds a wide range of home types and plenty of competing buyers.
What the budget reaches at this number is a broad mix. Newer attached homes and townhomes sit at the lower end, while established detached homes on the south side and the smaller homes built in phases along the Sand Hollow corridor fill the rest. Dixie Springs and the nearby subdivisions off Sand Hollow Road add some of the lower-priced detached homes.
Competition is real at this price, which means readiness matters. A pre-approval keeps you in the running when a well-priced home lists, and in spring and summer that can happen fast. The well-priced ones sell fast.
Weighing your options? The under $350K page is the starting price range. The under $550K page is one step up, where newer and larger homes start in earnest. The Hurricane city guide sets the wider picture. Reach out when you want a local read on a specific listing.
Stretch math
One step up
under $550K sits just below the median, where newer detached builds, larger floor plans, and the first homes near the resort and golf courses start to appear. If the range has any give, it is worth a look.
One step down
under $350K is the starting price range, the thinnest and fastest slice of the market: attached homes and detached homes that need work at the lowest prices.
Either way
The number is a filter, not a verdict. Tell me whether a detached lot, a recent build year, or a quick hop to Sand Hollow matters most. I will point you to the price range.

What the money buys

What the money buys
Under $450K comes in three shapes
This price range holds a varied mix, which is both its strength and what makes it worth narrowing before you start. Knowing which of the three you are after focuses a broad market fast.
Newer attached homes and larger townhomes
Newer townhomes along the SR-9 corridor and the south-side areas, with better floor plans and finishes than the low end. It is the easiest way into a newer Hurricane home without stretching the budget.
The downside: a shared wall. The payoff: a newer build year and lower near-term upkeep.
Established detached homes
Detached single-family homes in the settled blocks, Old Town, the older streets, and early phases of the south-side subdivisions, with real lots, mature settings, and finishes that vary in age.
The cost: an older build decade. What it buys: a freestanding home on a real lot.
Newer detached homes built in phases, Sand Hollow corridor
Single-family homes from the early phases in the fast-growing band of subdivisions between downtown and the reservoir. Single-level and two-story plans built in the last ten to fifteen years.
The catch: a newer-subdivision setting. The upside: a current build year and low near-term maintenance.
At this price the balance swings week to week between the attached side and the detached side of town. The live grid below is the only honest count.
Hold, stretch, or step down
What each price range buys
Crossing $450,000 in either direction changes the kind of home, not just its size: down a price range the newer finishes and the private yard go first, up a price range the newer build year and the larger floor plan arrive. In the table below, this page is the middle column.
| Comparison point | Under $350K | Under $450K This page | Under $550K |
|---|---|---|---|
| Typical home shape | Townhomes, older detached, and homes that need work near the core | A wide mix of newer attached, settled detached, and corridor homes built in phases | Newer detached builds with larger floor plans, reaching toward the resort corridor |
| What you usually give up | How updated the home is, condition, and often a private yard | The newest construction and the higher price of a view lot | More budget for a larger or newer home |
| What you usually gain | The lowest prices in Hurricane | A wider mix than below | Newer build years, more space, and less competition per listing |
| Where these homes are found | Old Town, attached communities, and the older grid streets | Streets along Sand Hollow Road, Dixie Springs phases, and the settled grid | Newer phases along the corridor and the lower end of the resort-adjacent areas |
| How the competition feels | Tight supply, and sound homes sell quickly | Lots of buyers, and well-priced homes go quickly | Steady, with some time to look closely |
Buyers often start near this band and then move one price range either way once they see what a private yard or a newer build year actually costs here. Tell me the two things you will not give up and I will tell you which line to shop first.

How to move below the median
This price range draws a lot of buyers. Readiness plus a short, clear must-have list is what wins it.
Get pre-approved first
A pre-approval letter is the entry ticket at any level, and in this busy price range it is non-negotiable. Get it done before you fall for a home, not after.
Decide what you are actually buying
Name the one or two things driving the search, a detached yard, a newer build year, being close to Sand Hollow, so you are not re-deciding the priorities at every showing.
Get on first-look alerts
Well-priced homes at this price can go under contract in a weekend in season. Spotting a match the morning it lists puts you ahead of the weekend rush.

Under $450K in Hurricane, answered
A step below the middle of the market: newer attached homes and larger townhomes along the SR-9 corridor, established detached homes on real lots in the older grid and early south-side phases, and smaller single-family homes built in phases along the Sand Hollow corridor. It is a broad mix. The inventory shifts week to week, so let the live listings above settle what is real right now.
My Hurricane price ranges come from the homes that are really listed, which keeps them in step with how people search here. In 2025 the median Hurricane home sold for $580,500, so this price range sits below the middle of the market, with a broad mix and steady competition.
Yes, the under $350K page covers it, the low end of the market: attached homes, older detached homes that need work, and the thinnest slice of the inventory. It runs faster and thinner than this price range.
At this price, a well-priced home can go under contract in a weekend in spring and summer. Winter is more forgiving. This page lists the highest prices first, so the homes closest to your cap come up first.
Often, yes. Single-level and two-story builds sit side by side in most of the south-side subdivisions, and this price range includes both. Note that a one-story listing may sit over a full basement. Open the single-story homes page to filter for those.
A pre-approval letter plus a tight list of must-haves and deal-breakers. In this busy price range, a well-priced home can go quickly, so being organized and ready keeps you in the running when the right one lists.
