Life at the lake and Neighborhood highlights

Life at the lake

Five minutes from your driveway to the water

In shortHomes here lean custom, on larger lots. Some owners live here full time and some use it as a getaway, but everyone is about five minutes from the boat ramp.

Mornings in Dixie Springs start with a choice that most Hurricane neighborhoods do not offer. You can have coffee on the patio with red rock views, or coffee on the boat with Sand Hollow Reservoir flat as glass before the afternoon crowd shows up. The state park boat ramp is about five minutes south on Sand Hollow Road. An early riser can have a line in the water before most of town is up on a Saturday.

Midday depends on the season. In summer the lake fills with boats, jet skis, and a beach crowd at the state park day-use area. Right across Sand Hollow Road sits the Sand Hollow Golf Course, an 18-hole links-style course with views of the reservoir and Pine Valley Mountain. In the cooler months the lake goes quiet, and the off-highway vehicle (OHV) crowd takes over the sand dunes on the south side of the reservoir.

Evening is why people pay for a lake-adjacent lot. The red rock catches the last hour of light, and the air cools down even in July. The neighborhood settles into the kind of quiet you get when the nearest shopping area is a few miles north. You hear no traffic and see no strip malls, just the occasional boat trailer backing into a driveway.

Neighborhood highlights

The highlight reel, all within reach

Sand Hollow Reservoir

This warm-water reservoir has a sandy beach, a boat ramp, and a state park campground, about five minutes south. You can boat, fish, swim, and paddleboard from spring through fall.

Sand Hollow Golf Course

This 18-hole championship links course sits across Sand Hollow Road from the neighborhood, with red rock backdrops and reservoir views from several holes. It is also home to the Wee Course, a 9-hole short course.

Sand Hollow OHV area

This area has thousands of acres of sand dunes and rock-crawling terrain on the south side of the reservoir. It is one of the busiest OHV destinations in Utah, and you reach it from the Sand Hollow Road entrance.

Quail Creek Reservoir

This is another state park reservoir, about fifteen minutes west on SR-9. The water is cooler and good for trout fishing, and it has its own boat ramp and day-use beach. It is a quieter choice when Sand Hollow is busy.

Hurricane Cliffs views

The red rock of the Hurricane Cliffs stands off to the northeast of Dixie Springs. At golden hour, the whole ridgeline lights up in shades of orange and red.

Zion, in reach

Zion National Park's south entrance is about 50 minutes east, through Hurricane on SR-9. Plan for State Street traffic on busy days.

The homes and the land

Homes & lots and On the water

Homes & lots

Custom homes with room to breathe

Homes have been going up in Dixie Springs since the early 2000s. The homes are mostly single-family houses, custom or from a builder's plan changed to suit the buyer, on lots larger than the ones in the in-town Hurricane subdivisions. The neighborhood has roughly 150 homes, with stucco and stone exteriors and tile roofs. Attached garages often include an RV bay or a deep third stall for the boat and toys that come with living next to a reservoir.

Floor plans here lean toward single-level and split-level layouts, with covered patios and outdoor living space built to take advantage of the red rock views. The amount of land each home gets is one of the main reasons people choose Dixie Springs over a denser subdivision closer to town. You get more land around you, and your neighbor's roofline is not sitting right on top of yours.

The closer you get to the lake, the more the lot matters. A clear view to the water or the red rock is the thing that holds value here.

One practical note: Dixie Springs is a mix of primary residences and second homes. Some streets feel fully lived in all year, and others go quiet in the off-season. If you want a full-time neighborhood with steady activity, pay attention to which street you land on.

On the water

Sand Hollow, five minutes south

Sand Hollow Reservoir is a 1,322-acre warm-water reservoir managed as a Utah State Park. It is the big draw for Dixie Springs, and the reason a lot of people choose this neighborhood over anything farther from the water. The lake is open for boating, waterskiing, wakeboarding, paddleboarding, kayaking, and swimming from a sandy beach on the west shore. The water stays warm enough for swimming from April through October. The state park also runs a full-service campground with hookups, restrooms, and showers.

Fishing at Sand Hollow is genuinely good. The reservoir is stocked with largemouth bass, bluegill, and crappie, and it has produced multiple state-record bass over the years. You need a Utah fishing license, and the state park staff can point you toward the current hot spots. For a quieter day, Quail Creek Reservoir is about fifteen minutes west and holds rainbow trout and bullhead catfish in cooler water.

Sand Hollow State Park

It has a boat ramp, a sandy swim beach, a campground, a fish cleaning station, and day-use picnic areas. A day-use fee is required. It is about five minutes from Dixie Springs.

Sand Hollow OHV area

This area covers 6,000 acres of sand dunes and technical rock-crawling. It has a separate entrance from the state park, with its own staging area and day-use fee, and it is open year-round.

Quail Creek State Park

This cooler, quieter reservoir is about fifteen minutes west. It has trout fishing, a boat ramp, and a separate day-use beach, and it makes a good Plan B when Sand Hollow is packed on a holiday weekend.

Errands & drive times

Errands, measured in minutes

Farther out, St. George is about 25 minutes west on SR-9 and I-15, and St. George Regional Airport (SGU) is roughly 30 minutes. You can find the full day-trip map in the Hurricane guide.

Schools & education

Schools, by the facts

Dixie Springs is served by the Washington County School District. On this side of town, the district's map shows Coral Canyon Elementary (K-5) in Washington. After that come Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter option in Hurricane.

Boundaries shift, and the district is actively redistricting for growth, so the school that serves a specific address can change. For any home you are serious about, confirm the current assignment directly with the district. For independent school information, GreatSchools and Niche both publish data you can evaluate for yourself. Utah Tech University and Dixie Technical College in St. George are about 25 minutes away for continuing education and degree programs.

I cover the bigger education picture, including charter and private options, in the Hurricane guide.

What locals know

Notes from the lake

No listing photo tells you this part. After more than 20 years living in Southern Utah, here is what I would tell a friend.

Summer weekends are a different animal

Sand Hollow is one of the busiest state parks in Utah. From Memorial Day through Labor Day, the boat ramp line forms early on Saturdays and the beach fills by late morning. If you want quiet water, go on a Tuesday.

The OHV crowd is easier to hear than to see

The sand dunes south of the reservoir draw a big OHV crowd, especially on holiday weekends. Even if you are not into motorsports, you will hear it more than you see it from Dixie Springs, and it is mostly a daytime thing.

Fall is the sweet spot

In September and October the lake is still warm, the crowds thin out, and the air cools into a comfortable range. If you are buying here, fall is when the neighborhood shows its best side.

You trade a few minutes of driving for a lot of space

Groceries are twelve minutes away instead of five. In return you get a lot of half an acre or more, red rock views, and a boat ramp that is closer than the produce aisle.

The buyer side and the seller side

Buying in Dixie Springs

Dixie Springs sits on the south side of Hurricane, along Sand Hollow Road, closer to Sand Hollow Reservoir than to State Route 9. It is one of the closest residential communities to the lake. The state park boat ramp and beach are about five minutes from most driveways in the neighborhood.

Dixie Springs is a mix of custom single-family homes on larger lots, and many were built in the last fifteen to twenty years. You will see stucco and stone exteriors, tile roofs, RV garages, and plenty of floor plans designed to make the most of the lake and red rock views. Some homes are primary residences, and some are vacation or second homes.

Sand Hollow Reservoir is about five minutes south of Dixie Springs on Sand Hollow Road. The state park entrance, boat ramp, and sandy beach are all within that drive. Realistically, you can go from your driveway to your boat in the water in under ten minutes.

The price spread is wide because lot sizes, ages, and distance to the lake all differ. Recent prices have generally ranged from a bit below the Hurricane median to well above it, and larger custom homes and view lots sit at the upper end. In Washington County MLS records, prices here have run from the mid $400,000s to over $800,000. For Hurricane as a whole, my 2025 market report puts the median home sale at $580,500. Prices move, so ask me for current numbers.
