Hurricane changes character as you move from the historic grid downtown, out along Sand Hollow Road, and up onto the benches toward Copper Rock and the reservoir. The town grew fast on former orchard land, so most of what you see is 2010s and 2020s subdivision rather than long-held resale. Here is where the marquee communities sit and what you find in each. South, by the reservoir
Sand Hollow Resort
The resort address, wrapped around a championship golf course beside the red sand and open water of Sand Hollow State Park. Product runs the full range, from lock-and-leave townhomes to large custom homes backing the fairways or the dunes, and it draws steady second-home and nightly-rental interest. This is the top-of-market end of Hurricane.
South, off Sand Hollow Road
Dixie Springs
A master-planned area just north of the state park, with wide streets, sidewalks, and neighborhood parks. Modern single-level and two-story floor plans minutes from the water, and one of the more established of the newer south-side neighborhoods. A good starting point if you want a newer home close to the reservoir.
East side, golf community
Copper Rock
A high-end community built around the Copper Rock golf course, climbing the east side above the valley. Custom homes and view lots release in phases, so much of what shows here is a build slot or a just-finished home rather than resale. Priced by the outlook and the frontage as much as the square footage.
North side, city golf course
Sky Mountain
Homes built out in phases around the city's 18-hole public course, which opened in the mid-1990s. The original Golf Estates line the fairways, and the newer Clubhouse Series added townhomes nearby, so you get both established resale and low-maintenance product on the same course. Close to downtown by Hurricane standards.
Gated lake community
Southern Shores
A private, gated community built around three ski-ready water-sport lakes, with custom estate homes and some lots carrying their own boathouse. Nothing else in the region puts private water in the red rock quite this way, with the Pine Valley Mountains on the far shore. Its own small, top-tier market.
Southwest, toward Sand Hollow
Legacy at Sand Hollow
One of the newer master-planned neighborhoods on the southwest side, out toward the state park, with new-construction single-family homes from builders including Visionary and Holmes Homes. The draw is location: minutes from the reservoir, the dunes, and the Sand Hollow corridor. Expect phased releases and standing inventory side by side.
West, by Quail Creek
Harrisburg Lakeside Estates
Set close to Quail Creek Reservoir on the west edge of town, with Pine Valley Mountain to the north and the boat ramp a few minutes away. If a short walk to fishing and paddling matters more than being in the middle of the new-build subdivisions, this is the pocket to watch.
South, against the cliffs
Grassy Meadows Sky Ranch
A few miles south of town against Little Creek Mountain and the Hurricane Cliffs, with open BLM country off the back and larger lots. If you ride, the Hurricane Cliffs trail network and the well-known JEM Trail are minutes from the driveway. This is where to look for acreage and elbow room rather than a subdivision feel.
Resort townhomes
Zion Village
A resort townhome community built for the lock-and-leave crowd: no yard work, a community pool and clubhouse steps from the door, and quiet weekdays with weekend traffic heading out to the park. Toward the lower end of the price range and a common landing spot for a second home or a nightly-rental play where the zoning allows.
That is the short list. Single-story homes
The default in the newer south-side subdivisions, where most new product is built single-level on a slab. No-stairs living is a big part of why buyers pick the Sand Hollow Road corridor.
New construction
Hurricane's new-build share is unusually high for the region, concentrated along Sand Hollow Road and at Copper Rock and Legacy at Sand Hollow. Standing inventory and build slots turn up side by side.
Short-term rental homes
Nightly-rental rules vary by zone in Hurricane, and the demand clusters near the water at Sand Hollow and the resort-style townhomes. This page filters to homes where the use is permitted, but always confirm the current rules for a specific address.
Golf course homes
Three courses shape this market: the public Sky Mountain on the north side, and the resort courses at Sand Hollow and Copper Rock. Fairway frontage runs from established Golf Estates resale to phased custom homes.

With hot, bright summers and 300-plus days of sun, a backyard pool earns its keep here. Most turn up on the larger newer lots in the south-side subdivisions and the resort and golf communities.
RV & toy-hauler garages

Townhomes
The most accessible way into the market, clustered near the historic core and in the lock-and-leave resort communities like Zion Village and the Clubhouse Series at Sky Mountain. Low-maintenance living for a second home or a first one.
No-HOA homes
So much of Hurricane is master-planned that homes with no association are worth filtering for on their own. They cluster on the older downtown grid and on the acreage lots against the cliffs.

What shopping this market is actually like.
The anchored median in Hurricane sits around $450,000, and what that figure buys is the part it hides. It tends to land on a newer single-level or two-story home in a south-side growth area off Sand Hollow Road, Dixie Springs or the newer subdivisions filling in toward the state park, or an older place with a yard on the historic grid downtown near State Street. The resort and golf homes out at Sand Hollow Resort and Copper Rock sit well above it, and the townhomes near the core and out at Zion Village run below.
The calendar drives this market. Sellers list from late winter into early summer, so selection is widest from roughly March through June, when the mesas green up before the heat and reservoir season opens at Sand Hollow and Quail Creek. July and August thin out new supply as the monsoon builds, then a quieter second wave opens in fall. The cooler months bring the out-of-state shoppers and second-home buyers who tour Hurricane in shirtsleeves on their way to Zion, which keeps steady demand under the resort-style product near the water long after the local spring rush cools.
Where a home sits changes how it moves. New construction is unusually deep for the region and concentrates on the south and east sides, along the Sand Hollow Road corridor and out at Copper Rock, where builders release in phases and a standing-inventory home can close faster than a build slot. The older grid downtown and the townhomes near the core turn over on resale, so that inventory is thinner and a well-kept home draws attention fast. The gated and lake product, Southern Shores and the golf tiers, is its own smaller market, priced by the water and the view more than the square footage.
