Life at Southern Shores


A lake community in the high desert.

Southern Shores does something almost nothing else in Southern Utah does: it puts private, ski-ready water in the middle of the red rock. Morning on a calm day means glass on the main lake, an early run behind the boat, and the Pine Valley Mountains catching first light over the far shore. If your lot carries a boathouse, the boat is already on the water, so the gap between coffee and your first set is about as short as it gets.

The community is gated and private, so the lakes belong to the residents rather than the general public. That is the whole premise here, and it is what separates Southern Shores from launching a trailer at a public reservoir. Sand Hollow State Park is minutes away when you want the big open water and the dunes, and the Copper Rock golf course sits right next door, but the day-to-day rhythm happens inside the gates.

Evening cools off the way the desert always does. The wakeboard crews trade the cable lake for the patios, the water goes still, and the sky over the Hurricane Cliffs does its thing. This is a lifestyle buy first and a house second. Whether it fits depends on how much you actually want to be on the water, because that is what you are really purchasing.

The lakes & amenities


Three lakes, three ways to ride the water.

The boat & ski lake

The main body of water runs roughly 500 feet wide by 2,400 feet long, with an island in the middle, built for water skiing and wakeboarding behind the boat. This is the long, open lane the community is designed around.

The surf lake

A dedicated wave lake with a stationary surf system (a UNIT Surf Pool) that generates a standing wave, so you can wake surf on demand without a boat or a tow. It is the part visitors never expect to find in the desert.

The cable lake

A cable lake set up with obstacles, rails, and ramps for wakeboarding tricks. A cable system pulls riders instead of a boat, which means lap after lap without burning fuel and a gentler learning curve for newer riders.

Private boathouses

Of the 56 homesites, 34 are planned with their own private boathouse right on the water. That is the detail that defines a waterfront lot here: you step off your property and onto your boat, no ramp, no trailer, no staging.

Courts & dry-land amenities

The water is the headline, but the community also includes pickleball, tennis, and sand volleyball courts, so there is something to do on the days you are not on the boat.

Sand Hollow & Copper Rock next door

Sand Hollow State Park, with its big open reservoir and red sand dunes, is minutes away, and the Copper Rock championship golf course sits right beside the community. The recreation does not stop at the gate.

Southern Shores is a small, custom community by design: 56 homesites spread across roughly 80 acres, developed by Immaculate Homes. These are not production floor plans on a grid. They are custom estate homes, and the premium estate lots generally run from a little under half an acre up toward four-fifths of an acre, with the waterfront sites carrying their own private boathouses.

The single biggest decision here is waterfront versus interior. A boathouse lot puts the boat at your door and the water in your sightline, and it prices accordingly. An interior lot still sits inside the gates with lake access and the full amenity set, at a different number. Because every home is a custom build, square footage and finish swing widely, so the right way to shop Southern Shores is by lot first, then build.

On a lake this size, the lot you pick is the view you live with. Choose the water position before you choose the floor plan.

A practical note for out-of-state buyers, and most buyers here are relocating: new construction in this corner of Hurricane typically runs on the order of eight months, give or take. If you cannot be on site for the build, I can help coordinate progress updates so you are not flying blind between the foundation and the keys.

Recreation nearby


When you want more than your own lakes.

The private lakes are the whole point, but Southern Shores happens to sit in one of the best recreation corners of Southern Utah. Big open water and red sand dunes are a few minutes away at Sand Hollow, championship golf is next door, and one of the great national parks in the country is a short drive up SR-9. You can surf in the morning and stand in Zion by the afternoon.

Minutes away: a large warm-water reservoir for boating and fishing, plus the Sand Mountain dunes for off-road riding. The big-water complement to your private lakes.

Copper Rock golf

An 18-hole championship course right beside the community, public to play, set against the red rock and Pine Valley Mountain backdrop.

Cliffs trails & Zion

The Hurricane Cliffs trail system covers hiking and mountain biking close to home, and Zion National Park is roughly half an hour east on SR-9.

This is a quiet corner of south Hurricane, so the trade is real: you are a few minutes from the water and the golf, and a short drive from groceries and the freeway when you need the wider world.

Schools & education


Schools, by the facts.

Southern Shores is served by the Washington County School District. For the Sand Hollow corridor on this side of town, the typical assignment runs Three Falls Elementary (grades K-5), then Hurricane Intermediate (grades 6-7), Hurricane Middle (grades 8-9), and Hurricane High (grades 10-12). Valley Academy is a K-8 charter alternative in Hurricane. Because this is a fast-growing corner of the county, the district actively redistricts, so confirm the current assignment for any home you are serious about directly with the district. For higher education, Utah Tech University and Dixie Technical College are about 25 minutes away in St. George. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

Notes from the shoreline.

No listing photo tells you this part. After 20+ years in Southern Utah, here is what I would tell a friend looking hard at Southern Shores.

  • The water runs on a season. The lakes are engineered and filled year-round, but this is the high desert. Spring through fall is prime, and the water cools in winter like any Southern Utah lake. Buy it for the long warm season.

  • Waterfront is the real decision. A boathouse lot and an interior lot are two different purchases at two different numbers. Decide which one you actually want before you fall for a floor plan.

  • Scarcity is built in. Fifty-six homesites, full stop. When something good comes up on the water it does not sit, so being ready to move matters more here than in a 500-home subdivision.

  • Most buyers arrive from out of state. This is a destination community. If you are buying from afar, I can help coordinate the build and progress check-ins so distance is not a disadvantage.
