The lay of the land

How Utah fits together.

Utah is really a few different states stacked end to end. The Wasatch Front holds most of the people: a chain of valleys along the I-15 corridor running from Utah County up through Salt Lake, Davis, and Weber, pinned between the Wasatch Mountains and the Great Salt Lake. Over the mountains to the north sits Cache Valley; to the east, the high resort country of the Wasatch Back; and just west, the Tooele Valley behind the Oquirrhs.

Drop south and the state empties out and warms up. Central Utah's farm valleys run down US-89 and I-15 to the red-rock desert of Southern Utah, where St. George stays green through a mild winter and Cedar City sits a mile up with four real seasons. East of the Wasatch, the land breaks into the Uinta Basin and the canyon country around Moab. Every region below has its own block, with every city in it.

Where I fit on the map

I am a Southern Utah agent first, based in Cedar City, and the connector for the rest of the state. In the five southern counties I work with you directly. Anywhere else, I match you with a vetted local partner agent who knows that market, and I stay in your corner through the move. Either way, every city here links to the same full guide and the same live listings.

When I refer you to a partner agent outside Southern Utah, I may receive a referral fee from that agent, at no additional cost to you.

Choosing well

How to narrow a whole state.

138 cities is not 138 decisions. Most people answer a few questions, in this order, and the map narrows itself.

Start with the region

A job, family nearby, or the view out the window: whatever pulls you to Utah usually points at one region first. Pick the part of the state, then zoom in.

Then the city

Each region runs from big-city to small-town. Open a region block above and the city guides lay out cost of living, schools, and what is being built.

Get the budget real

Markets price very differently across the state. A pre-approval settles what you are actually shopping before you fall for the wrong town; the pre-approval guide explains how.

Talk it through

Tell me where you are coming from and what you need, and I will point you at the right region and the right agent, mine or a partner's. Start here.

How my dual role works. I am licensed in both real estate and mortgage lending. On any single purchase I take one role only, never both at once, and every role is disclosed. You are always free to choose your own agent and your own lender. The full explanation is on How I Work.
Scott Buehler, Moving Utah

138 cities. One place to start.

Whether you are eyeing the red-rock desert, a Wasatch Front suburb, or a mountain valley, you do not have to figure it out alone. Tell me how you actually want to live, and I will help you find the region, the city, and the agent that fit, mine in Southern Utah or a trusted local partner anywhere else.

Quick answers

The directory, answered.

By region, then county, then city. Utah breaks naturally into a handful of regions, from the Wasatch Front population centers to the southern red-rock desert, and every city we cover is filed under the region it sits in. Each region block describes that part of the state, then lists every city in it. Click any name for its full guide and live listings.

All of them. Every city in this directory is live and searchable today; what differs is depth. Southern Utah cities carry the fullest set of pages, while many other cities launch with their core guide and listings and add neighborhood pages over time.

Not directly. I am a Southern Utah agent based in Cedar City, so in Iron, Washington, Kane, Garfield, and Beaver counties you work with me. Everywhere else I connect you with a vetted local partner agent who knows that market, and I may receive a referral fee from that agent at no additional cost to you.

Probably. I build city pages out from the larger towns and add smaller ones as buyers start asking. New towns also have to clear a small population floor before they get their own page. If yours is missing, reach out and I will give you the rundown directly while the page catches up.

The full picture: cost of living, neighborhoods, schools, new construction, the local market, financing, and live MLS listings for that city. The bigger cities also branch into community pages and home-type and price filters.

List it where the buyers already are. In Southern Utah, list with me and your home is featured across the site. Anywhere else, I will connect you with a local partner agent in your area. The get featured page shows how it works.
