Weber County, Northern Utah

Moving to Farr West, Utah.

I am Scott Buehler. I have lived in Utah for more than 20 years, and I work in real estate and lending. Farr West is a Weber County city of roughly 8,000 people northwest of Ogden, set along Interstate 15 in the urbanized northern Wasatch Front. Settled as farm ground in 1858 and named in 1890 for two Weber County leaders, Lorin Farr and Chauncy W. West, it incorporated as a city around 1980 and has urbanized fast since, adding subdivisions and a large new commercial corridor while keeping larger, agricultural-legacy lots in places. My own base is Southern Utah, so for the on-the-ground work in Farr West I connect buyers and sellers with a trusted partner agent who works the Weber County and Ogden-area market, and I stay on the file for the homework and the financing side. Here is the honest version of the place.

Overview

What Farr West actually is.

Farr West began in 1858 as farm ground first settled by Joseph Taylor, part of Harrisville until 1890, when the western end split off as its own community and took the name Farr West, honoring two Weber County leaders, Lorin Farr and Chauncy W. West. For most of its history it was a quiet agricultural town: hay, grain, and sugar beets on the flats northwest of Ogden. It incorporated as a city around 1980 and has urbanized rapidly over the past two decades, filling in residential subdivisions and, most visibly, a large commercial corridor along Interstate 15 on its eastern edge.

What makes Farr West distinct is that it is still in transition. Where built-out neighbors are mostly finished, Farr West has active subdivision growth and a headline commercial project, Farr West Landing, reshaping the I-15 frontage from farmland into retail, dining, and apartments. Parts of the city keep a larger-lot, semi-rural feel, with agricultural-legacy parcels sitting beside newer suburban streets on a numbered grid. It is its own Weber County city, with its own government, tax area, and services, even though Ogden's amenities are just minutes southeast.

For a buyer, the practical version is this: Farr West is a fast-growing northern Weber County city on Interstate 15 where the housing runs from established homes on larger lots to newer subdivision construction, where a major retail corridor is arriving, and where it pays to keep the city distinct from Ogden and from neighboring Plain City. It is close enough to commute, Ogden in about ten minutes and Salt Lake City roughly forty south, and far enough to keep its own footing. The rest of this guide walks through all of it honestly.

Climate & weather

Northern Wasatch Front seasons.

Farr West gets the four-season northern Wasatch Front climate: hot, dry summers and cold, snowy winters, with real spring and fall in between. Using nearby Ogden as a proxy, July afternoons average in the low-to-mid 80s and cool into the low 60s at night, January days hover in the low 30s, and annual snowfall runs in the neighborhood of five to six feet across the season. One regional pattern worth knowing: in winter, temperature inversions can pin cold air and trapped pollution along the valley floor, an Ogden and Weber County reality more than a Farr West-specific one.

Summer

Warm and dry

Highs in the low-to-mid 80s with cooler nights and low humidity. July is the driest month, and afternoon thunderstorms occasionally build over the Wasatch high country to the east.

Fall

Crisp and clear

Cool nights and mild days, with the Wasatch foothills turning color a short drive east. Ogden Canyon and the Ogden Valley are the close fall-color trips before the snow arrives.

Winter

Cold, snowy, inversions

January nights drop into the low 20s and snow comes in waves. Watch for the valley inversions that can trap haze on the floor; I-15 stays the reliable corridor through the season.

Spring

Green and wet

April tends to be the wettest month as the snowpack melts off the range, the farmland greens up, and the secondary irrigation systems come back online for the warm season.

Seasonal figures use the nearby Ogden station as a close proxy and should be confirmed against NOAA station normals before you rely on them. Air-quality conditions vary, so check current state monitoring for a specific location.

Cost of living

What your dollar buys here.

Farr West's price picture is honest only if you treat home-value figures with care, because this is a small market where the method behind a number matters a lot. Different sources land far apart: a tax-context dataset recently showed a median in the low $400Ks, a typical-value index landed near the high $500Ks, and a sale-price tracker put the median sale around the mid-$600Ks for 2025. They are not contradicting each other so much as measuring different things, an assessed basis versus a typical value versus what homes actually sold for. Treat that as a point-in-time figure and confirm the current number before you lean on it.

The structural costs are friendlier than the headline price. Utah taxes a primary residence on 55 percent of its value, and Weber County's effective rates run low by national standards. Day-to-day costs track the broader Ogden-area baseline, and Farr West still has room to grow, so newer inventory keeps coming online. The trade is the usual Wasatch Front one: easy I-15 access in exchange for corridor traffic, and a commute for the bigger errands until the new retail corridor fills in.

Housing

Single-family homes on a range of lot sizes, from established agricultural-legacy parcels to newer subdivision streets. Sources disagree on the median, so price a property against its own comparables, not a single city-wide number.

Property tax

Utah taxes a primary residence on 55 percent of its value, and Weber County's effective rates run low. Confirm the current Farr West certified tax-area rate with the Weber County Assessor before you budget.

Sales tax

The combined rate in Farr West is in the 7-percent range, made up of the state rate plus county and local options. Verify the current quarter for the city's specific tax code at the Utah State Tax Commission.

The honest comparison: against fully built-out Ogden-area neighbors you trade established density for newer inventory and active growth, with the new corridor still arriving. Against Ogden proper you trade the bigger city's services for a separate, smaller community a few minutes away. I am happy to run the real numbers side by side for the places you are weighing.

Areas & orientation

How the city lays out.

Farr West reads as a numbered street grid between Interstate 15 on the east and farmland to the west, but the land sorts into a few distinct settings that price and live very differently. Specific subdivision names were not captured cleanly for this guide, so the areas below are described by geography and property type rather than by tract name.

The established core

Established homes & larger lots

Older homes on the agricultural-legacy parcels that defined Farr West for most of its history, with more room between houses and a semi-rural feel. Lot sizes and what serves a property vary block by block, so check each parcel rather than the street.

The new streets

The newer subdivision blocks

The single-family streets that carried Farr West's growth over the past two decades, with subdivision work still moving through the city. Standard suburban product on the numbered grid, where most of the city's recent population gain actually lives.

The I-15 frontage

The 2700 North corridor

The eastern edge along Interstate 15 near 2700 North, where the Farr West Landing commercial project is rising on land that was mostly undeveloped. Growth means new amenities and changing traffic, so weigh proximity to the corridor for a specific address.

The western flats

Farmland & the SR-126 side

The west side toward Plain City and the SR-126 (1900 West) corridor, where working farmland and larger parcels still dominate ahead of the suburban edge. Secondary irrigation water is common here, so confirm what serves any parcel before you fall for the openness.

Parcel details vary, and the things that decide value here, the lot size, what serves the property, and how close it sits to the growing corridor, are not always obvious from a listing. Tell me what you are after and I will pull the full story on any property before you drive out.

Real estate

The market, and the growth that shapes it.

Farr West is predominantly a single-family detached market that spans established homes on larger, agricultural-legacy lots through newer subdivision construction. It is a smaller market than its big neighbor Ogden, so published price figures carry real volatility and disagree by source and month. Sale-price trackers have described it as somewhat competitive, with a 2025 median sale around the mid-$600Ks; refresh the median, days-on-market, and price-per-square-foot at the time you are shopping, since a small sample can swing them. The demand story is steady: this is one of the faster-growing parts of northern Weber County, with active subdivision work and a major commercial corridor arriving.

Due diligence here is Wasatch Front suburban with a few local wrinkles. On the western, more agricultural parcels, confirm whether secondary, or irrigation, water serves the property and what conveys, since secondary water is a common Weber County feature. Check what culinary water and sewer connection a building lot actually has, and review the Farr West General Plan and zoning, because the city is actively converting farmland to residential and commercial use. Near the 2700 North corridor, weigh the new commercial development against a specific address for traffic and proximity. None of it is exotic, it is just the homework that separates a good buy from a surprise.

In Farr West, factor the growth into the address before you fall for the price.

A roughly 50-acre development called Farr West Landing has been approved near 2700 North and Interstate 15, anchored by a Target store, with additional commercial space, a planned 260-unit apartment community, and a new connector road toward Pleasant View. It is reshaping the freeway frontage from farmland into retail and dining, which means new amenities for some addresses and changing traffic for others. So on any Farr West purchase near the corridor, look at the approved plans and the road changes, and weigh proximity for the specific property rather than the city as a whole. Confirm which retail and restaurant tenants are actually committed before you count on any one of them.

Established homes

Older houses on the larger, agricultural-legacy lots that defined the city for decades. Condition varies with age, so inspect the bones and the updates, and confirm what water and sewer serve the parcel.

Newer subdivision homes

The single-family streets that carried Farr West's recent growth, plus active plats still coming. Standard suburban product with a Farr West address and direct I-15 access.

Corridor-adjacent

Homes near the 2700 North and I-15 frontage, where the Farr West Landing project is changing what is next door. Read the approved plans and the traffic picture for the exact address.

Secondary water & connections

A common quiet variable on the western parcels. Confirm what culinary and secondary water serve a property, and what a building lot can actually connect, before you write the offer.

Market conditions move through the year, and in a market this size a handful of sales can swing every average. For the current snapshot, ask me for the latest update.

New construction

What is being built.

Farr West is one of the faster-growing parts of northern Weber County, with both residential and commercial construction underway. The headline project is Farr West Landing, a roughly 50-acre mixed-use development near 2700 North and Interstate 15, planned around a Target store, additional commercial space, and a 260-unit apartment community on land that was largely undeveloped. Residential subdivision growth continues across the city as well, so new construction here can mean a builder lot in an active plat or a home in a newer community. Confirm which specific builders and subdivisions are currently selling inside the city limits before you count on any one.

The gating questions are the usual suburban-Wasatch ones, plus a couple that are local. Confirm what culinary water and sewer connection a building lot actually has, and on the western, more agricultural parcels, sort out whether secondary irrigation water serves the property. Review the Farr West General Plan and zoning, since the city is steadily converting farmland to residential and commercial use, and weigh how close a lot sits to the I-15 corridor. If you are weighing a lot or a build, those answers come first, then the design conversation.

Outdoor recreation

Mountains, water, and trails a short drive east.

Farr West sits on the valley floor, with city parks and trails close to home and the bigger northern Utah recreation a short drive away, up Ogden Canyon to the east and out to the Great Salt Lake to the southwest.

City parks, trails & Senior Center

Maintained by Farr West City

Farr West maintains its own parks, trails, and a Senior Center, with online park reservations available through the city. Specific park names, addresses, and amenities are best confirmed on the city's Parks page before you plan around them.

Ogden Valley & Pineview Reservoir

East via Ogden Canyon

A short drive east through Ogden Canyon opens up Pineview Reservoir and the Ogden Valley, with boating, fishing, and trails, plus the Ogden River and Weber River corridors closer in. Confirm current drive times for a specific address.

Snowbasin & Powder Mountain

Ogden-area ski resorts, east and northeast

Two well-known ski resorts sit within day-trip range east and northeast of Farr West. They put winter recreation close without putting it in the yard, which is part of the northern Wasatch Front appeal. Verify drive times in season.

Antelope Island State Park

Great Salt Lake, southwest via the causeway

Reachable to the southwest, Antelope Island offers shoreline, hiking, a bison herd, and dark-sky views over the Great Salt Lake. It is a popular half-day trip from the northern Wasatch Front. Confirm the current drive time before you go.

Things to do

Close to home, and the bigger trips into Ogden.

Close to home, the everyday entertainment is the city's own parks and trails, with the emerging Farr West Landing retail and dining corridor set to add shopping and restaurants along the I-15 frontage as it opens. Most of the bigger outings, though, point southeast to Ogden, a short drive away: historic 25th Street, the Union Station museums, the Ogden River Parkway, and the shopping, dining, and arts and events scene of a full-size city without the full-size commute.

Beyond the city, the Ogden Valley and Pineview Reservoir sit a drive east through Ogden Canyon for boating, fishing, and trails, with Snowbasin and Powder Mountain for winter, and Antelope Island for hiking and birding to the southwest. Salt Lake City, roughly thirty-five to forty miles south on Interstate 15, adds the airport, downtown, pro sports, and the University of Utah for the occasional longer day out. Confirm current distances and drive times before you build a routine around any of them.

From The Local

Five guides to the crossroads city northwest of Ogden.

Beyond the practical tour above, I keep a set of Farr West guides on The Local, the editorial side of MovingUtah. Five pages a visitor or a mover can actually use. The five best things to do, ranked, led by Smith and Edwards, the big country and surplus store that sits on Farr West ground even though its mail says Ogden, with the city's five parks folded in behind it. The store on its own page: the aisles, the hours, the way in off Exit 349, and the mailing-address puzzle it makes famous. The east edge, where Interstate 15 meets Highway 126 at Exit 349, the commute to Ogden and Salt Lake with no rail platform of the city's own, and Farr West Landing, the Target-anchored project rising on old farm ground, written as an approved plan rather than a headline. The three schools inside the line and Fremont High just over it in Plain City, with the enrollment, the feeder chain, and the 2024 boundary redraw that turns an old feeder list wrong. And what an address here asks of a household, from the two water bills many lots carry to the regional fire district and the library branch that sits in a neighboring city.

The whole companion lives at Farr West on The Local, and The Local itself covers the rest of the state.

Schools & education

Districts and options.

Farr West is in the Weber School District, not the Ogden City School District, a distinction that matters because the city sits just outside Ogden. Farr West addresses are generally assigned to Farr West Elementary or to Silver Ridge Elementary, which opened in 2020 in the northern part of the city, then to Wahlquist Junior High, located in Farr West, and on to Fremont High School, which is physically in neighboring Plain City but serves Farr West among several Weber County communities. Exact grade transitions and address-by-address assignments depend on the year, so confirm the current feeder chain with the district for any property you are serious about rather than assuming.

I do not rate schools, and I would steer you away from anyone who tells you which one is best. Boundaries, programs, and ratings are something you should review yourself against what matters to your household. The links below go to the district boundary tool and to independent sources so you can look at current assignments and ratings directly.

Ratings and boundaries come from independent third parties and the district, not from me.

Higher education

Campuses within reach.

Farr West is close to a real spread of higher education. Weber State University's main campus is in Ogden, only about eight to ten miles southeast, with a separate Davis Campus down in Layton, making it the major regional university for the area. For career and technical training, Ogden-Weber Technical College sits in Ogden and Davis Technical College is in the Kaysville and Clearfield area to the south. Farther afield, the Salt Lake City corridor adds the University of Utah and Salt Lake Community College, roughly thirty-five to forty miles south on I-15. Confirm exact distances and the campus that fits your schedule before you rely on a commute.

Healthcare & medical

Care a short drive into Ogden.

Farr West is well-covered for a city its size, because Ogden's hospitals are close. Intermountain McKay-Dee Hospital, about eight miles southeast on Harrison Boulevard, is the primary regional hospital for northern Utah, a Level II trauma center with a broad range of specialty care. Ogden Regional Medical Center adds a second full-service hospital in the Ogden area, and Ogden-area clinics serve the everyday needs closer in. For most situations, serious care is roughly ten minutes away rather than an hour, which is a real advantage over more rural addresses. Confirm current names, ownership, and drive times for a specific address.

Veterans relocating on a PCS can find VA access notes in the military PCS guide.

Employment & economy

What keeps the city running.

Farr West started agricultural, with hay, grain, and sugar beets, and it is now building a commercial tax base. The headline economic story is Farr West Landing, the Target-anchored I-15 corridor development that is adding a large block of new commercial space and a planned apartment community, and that the city has projected will bring meaningful sales-tax revenue over its first decade. It is the clearest sign of the city's shift from farmland to a mixed residential and commercial economy.

Beyond the city limits, Farr West sits next to the broad Ogden and Weber County job market: Weber State University, Intermountain McKay-Dee Hospital, the Business Depot Ogden business park, and the I-15 logistics and retail corridor, with Hill Air Force Base farther south in Davis County. Most residents commute via Interstate 15 and SR-126 (1900 West) to jobs across the Ogden area and the wider northern Wasatch Front. Remote work is an address-level question: confirm internet and fiber service at a specific address before you stake a job on it, since coverage varies across the city.

Getting around

A freeway on the east, arterials in between.

Farr West moves on Interstate 15, which runs along the city's east side and connects south to Ogden and Salt Lake City and north toward Brigham City, with the 2700 North area tying directly into freeway access. Locally, SR-126 (1900 West) and arterials like 2700 North carry north-south and east-west traffic across the grid. FrontRunner commuter rail does not have a station in Farr West; the nearest stations are in the Roy and Ogden area to the south and southeast, connecting down the Wasatch Front. UTA bus service in the Ogden area may be limited near the city, so plan on a vehicle for most trips and verify the routes that matter to you.

Plain City Immediately west
Roy (FrontRunner) South; verify drive time
Ogden Central (FrontRunner) Southeast; verify drive time
Salt Lake City ~35-40 mi · verify

For flights, Salt Lake City International is the full-menu airport roughly thirty-five to forty miles south, and Ogden-Hinckley Airport in Ogden is much closer for general aviation. Confirm current drive times and the nearest FrontRunner station before you rely on them, since the I-15 corridor moves with rush hour.

Utilities & getting set up

The "I just moved in, now what" list.

Almost nobody puts this on a real estate site, and it is the section that saves you surprises. Here is who to call in Farr West.

Water, sewer & garbage

Bona Vista Water Improvement District bills Farr West residents for water, sewer, and garbage on one monthly statement. Sewer treatment is handled through the regional Weber County system. Confirm the exact arrangement for a specific address when you set up service.

Secondary irrigation water

Many Farr West properties carry separate secondary, or irrigation, water, a common Weber County feature, through Pineview Water Systems or Mountain View Irrigation. Confirm which provider serves a parcel and what conveys, since it is billed apart from culinary water.

Power & gas

Electricity comes from Rocky Mountain Power and natural gas from Dominion Energy, both billed separately from the city utilities. Confirm the providers for your specific address when you set up service.

Internet, police & fire

Internet options likely include cable and DSL or fiber providers, so verify service at the exact address. Police service is contracted through the Weber County Sheriff's Office; confirm the serving fire and EMS agency for the property.

Start with Farr West City (1896 N 1800 W) for setup details, and Bona Vista Water for the water, sewer, and garbage bill.

What locals know

The stuff only a local tells you.

No brochure says this part. Here is the honest version of buying in Farr West, the way the homework reads it.

  • A retail corridor is arriving. Farr West Landing at 2700 North and I-15 is turning freeway-front farmland into a Target-anchored retail and dining corridor with new apartments and a connector road. New amenities for some addresses, more traffic for others, so weigh the corridor for a specific home.

  • It is not Ogden, and not Plain City. Farr West has its own city government, its own tax area, and its own services, even though searches often lump the area under Ogden. Fremont High is physically in Plain City but serves Farr West, so confirm the details rather than assuming.

  • It is a transitional ag-to-suburban city. Historically sugar-beet and grain farmland, Farr West still has larger, semi-rural legacy lots beside newer subdivisions. Two homes a block apart can sit on very different land, so judge each parcel and its zoning, not the street.

  • Utility billing is consolidated. Bona Vista Water bills water, sewer, and garbage on one monthly statement; power is Rocky Mountain Power and gas is Dominion Energy. Many properties also carry separate secondary irrigation water, a Weber County feature worth confirming per parcel.

  • Watch for winter inversions. Like much of the Wasatch Front, the Ogden and Weber County area can trap valley air pollution under cold winter air. It is a regional, seasonal pattern, so check current state air-quality data for a specific location rather than assuming.

  • Ogden amenities are minutes away. Ogden, with Weber State University, McKay-Dee Hospital, and historic 25th Street, is roughly eight miles southeast, and Ogden Valley recreation is a short drive east. You get a smaller city with a big city's services close by.

FAQ

Questions people ask about Farr West.

Farr West is its own Weber County city, northwest of Ogden, bordered by Plain City to the west and southwest, Marriott-Slaterville to the south, Harrisville to the east, and Pleasant View to the northeast. It has its own city government, its own tax area, and its own city services, so it is not part of Ogden. Ogden is roughly 8 miles southeast, about a 10-minute drive. Confirm current drive times for a specific address.

Weber School District. Farr West addresses are generally assigned to Farr West Elementary or Silver Ridge Elementary, then Wahlquist Junior High, then Fremont High School, which is located in neighboring Plain City. Boundaries change, so check the Weber School District boundary tool for a specific address, and see GreatSchools and Niche for ratings. Confirm the current feeder assignment before you rely on it.

Yes. A roughly 50-acre development called Farr West Landing near 2700 North and Interstate 15 has been approved, anchored by a Target store, with additional commercial space and a 260-unit apartment community planned. The city has been one of the faster-growing parts of northern Weber County. Several restaurant and retail names have been discussed for the site, so confirm which tenants are actually committed before relying on any specific one.

Predominantly single-family detached homes, ranging from established houses on larger, agricultural-legacy lots to newer subdivision construction added during the city's growth. Because the market is small, published price figures vary widely by source and method, so price a property against its own comparables and confirm a current, dated figure before you lean on it.

Most residents use Interstate 15, which runs along the city's east side, along with SR-126 (1900 West) and local arterials. FrontRunner commuter rail does not have a station in Farr West; the nearest stations are in the Roy and Ogden area to the south and southeast, connecting to the Salt Lake City and Provo corridor. Confirm the nearest station and drive time from a specific address.

Bona Vista Water bills water, sewer, and garbage on one monthly statement, electricity comes from Rocky Mountain Power, and natural gas comes from Dominion Energy. Many Farr West properties also carry separate secondary, or irrigation, water through Pineview Water Systems or Mountain View Irrigation. Confirm each provider for a specific address when you set up service.

Intermountain McKay-Dee Hospital in Ogden is the primary regional hospital, about 8 miles southeast, and Weber State University's main campus is in Ogden as well. A second full-service hospital, Ogden Regional Medical Center, is also in the Ogden area. Confirm exact distances and drive times for a specific address.

Like much of the Wasatch Front, the Ogden and Weber County area can experience winter temperature inversions that trap valley air pollution near the surface. It is a regional, seasonal pattern rather than a Farr West-specific one. Review current state air-quality data for a specific location before you rely on it.

Financing your move

Get your numbers first.

Farr West rewards buyers who sort the financing before the search. The market spans established homes on larger lots and newer subdivision construction, and price figures vary widely by source, so knowing from day one how a specific property is likely to finance and appraise keeps a Farr West purchase smooth instead of surprising. That groundwork matters even more on the older, agricultural-legacy parcels, which can carry their own wrinkles.

I am dual-licensed in real estate and lending, so I can flag early whether a specific property will finance cleanly and keep the search and the financing on the same timeline. For plain-English explainers on loan types, the loan guides on this site walk through each one.

How my dual role works. I am licensed in both real estate and mortgage lending. On any single purchase I take one role only, never both at once, and every role is disclosed. You are always free to choose your own agent and your own lender. The full explanation is on How I Work. This section is general information, not financial, legal, or tax advice.
