Moving to South Ogden, Utah

South Ogden is a city of about 17,710 people on the hillside southeast of Ogden, in Weber County. It covers about 3.9 square miles of land. City Hall sits at about 4,470 feet, near the low west end of town. The ground rises about 580 feet to the southeast, where the top is about 4,900 feet. Mount Ogden stands to the east.

Four neighbors touch it. Washington Terrace lies on the south and west, and that is about a third of the edge. Ogden lies on the north and east. County land lies on the east and southeast, which is the foothills and the Uintah Highlands area. Riverdale touches the west end, by Riverdale Road. The small town of Uintah does not touch South Ogden. About 900 feet of county land lies between them.

South Ogden uses Ogden ZIP codes: 84403 in the north and east and 84405 in the south. Most mail and many listings say Ogden, but the city is South Ogden.

The city’s own history says the story began in 1848. The settlement was called Burch Creek, for Daniel Burch, Jr., one of the first pioneers. In 1852 the Weber Canal was built, and Burch built a gristmill near what is now Riverdale. Little building happened until after 1890, when lots were split up in today’s north end. The first school in the area opened in 1897. The Ogden Golf and Country Club began in 1914.

South Ogden became a town on July 6, 1936, with about 800 people, after a try at joining Ogden failed. It took its name from its northern neighbor. Ogden was named for the fur trader Peter Skene Ogden. The Census counted 1,407 people in 1940, and the town became a city soon after.

Then the war and the bases changed things. The city’s plan credits three sites for growth before and during World War II. They were the Defense Depot Ogden, the Naval Supply Depot and Hill Air Force Base. Federal housing rules added more growth from 1949, and the city grew two to three times faster than Weber County. The Census counted 3,763 people in 1950, 7,405 in 1960 and 9,971 in 1970. The city about doubled in the 1950s. The plan says “City of Homes” was its early nickname.

The south end came much later. Land south of US-89 was added to the city in the late 1990s and early 2000s. A second business district grew at Harrison Boulevard and US-89.

Today the plan calls South Ogden “primarily a bedroom community,” which means a place that is mostly for living. It names two business districts, one at the city center in the north and one in the south. It also calls the city “a maturing City, with only small remnants of vacant, developable land.” About 40 percent of the land is single-family homes. The golf course takes 122 acres and sits on both sides of US-89 near 40th Street. The 2020 Census count was 17,488.

Two recent items matter for a buyer. In August 2026 the city adopted a plan for its city center, with a hold on new building there. The new construction topic tells it once. Part of the south-central city also sits in the Air Force’s jet noise map, and the home checks topic covers that check.

Neither one is in South Ogden. McKay-Dee Hospital, at 4401 Harrison Boulevard, sits just over the line in Ogden. It is about 500 feet from the South Ogden line. Weber State’s main campus, at 3848 Harrison Boulevard, is in Ogden too, and so is the Dee Events Center. Both are close enough that much of South Ogden is a short drive from each.

Harrison Boulevard is where the line gets tricky. Ogden is on both sides from the campus south to about 5200 South. South of there, the west side is South Ogden. From about 5500 South, both sides are. The Northern Utah Rehabilitation Hospital, at 5825 Harrison Boulevard, is inside South Ogden.

Weber State counted 33,293 students in fall 2025. Its Big Sky teams play at the Dee Events Center, which seats more than 12,000, and at Stewart Stadium. Expect event traffic on Harrison on game nights.

The bus line here is OGX, the Ogden Express, route 603X. It runs from Ogden Central Station through downtown and Weber State, and it ends at McKay-Dee. It does not run inside South Ogden. UTA says OGX “is Zero Fare until Spring Change Day 2028.” Buses come about every 10 minutes on weekdays. A different bus, route 612, runs up Washington Boulevard. Its south end is the Intermountain South Ogden Clinic on Chambers Street, not the hospital.

South Ogden has four real seasons. Summers are warm and dry. Winters are cold, with snow from November through March. Spring and fall are mild. NOAA keeps no weather station in town. The temperatures below come from its 1991 to 2020 normals at a station on the Ogden hillside. That station is about 4 miles north of City Hall and about 100 feet higher.

Rain and melted snow add up to about 20 to 25 inches a year. That is a range from the nearby stations, not a measured count for the city. The flat low ground to the west gets less, and the higher east side gets more.

Frost dates matter if you garden. The last spring freeze is usually around April 19, and the first fall freeze around October 22. That leaves a frost-free season of about 186 days. In one spring out of ten, the last freeze comes as late as May 4. A normal year has about 116 nights at freezing or colder.

South Ogden gets about 50 inches of snow in a normal year. No station in town keeps snow normals. This figure is NOAA’s normal for Farmington 3 NW, about 12 miles south, the nearest station with snow records. NOAA marks it as provisional. Most of the city sits 200 to 500 feet above that station, so the higher east side likely gets more.

January is the snowiest month, with about 16 inches. February brings about 11.5 and December about 10. November adds about 6.6 and March about 4. April averages about an inch, and October less than half an inch. From May through September there is none.

The city has a snow parking rule. Do not park or leave anything on the street from 12 hours before a storm. The rule lasts until 24 hours after it, or until the street is plowed. Steep streets are plowed first. No vehicle may sit on a street for more than 48 hours.

Summers are warm and dry. A normal July afternoon reaches about 89°F. That is a little cooler than Ogden and Salt Lake City, and about the same as Logan. Nights fall to about 62°F, so the house cools off after dark.

Hot days still come. A normal year has about 38 days at 90°F or hotter, and almost none at 100°F. August is a little cooler than July, with highs near 88°F. The Ogden airport sits at about the height of City Hall, on the flat low ground. It runs about 2 or 3 degrees hotter in July than the hillside station. The low west end of town can feel warmer than the hillside.

South Ogden has no wind record of its own. No wind gauge sits in town, so there is no local number to give. Here is what is known in general. Cold high pressure sometimes sits to the east of the Wasatch Mountains. Then air pours west down the canyons. These east winds can be strong, and the higher east side of town likely feels them most.

Two storms show how strong they can be. On December 1, 2011, the National Weather Service wrote that damage “was substantial and widespread, with the most extensive damage occurring between North Salt Lake and South Ogden.” Then on September 8, 2020, the Ogden-Hinckley Airport recorded a gust of 64 miles an hour, and Hill Air Force Base recorded 84. Those are NOAA’s numbers for those places, not for South Ogden.

Here is what I would check. Ask how old the roof is and whether the shingles carry a high wind rating. Look for sturdy fencing, and plan to tie down trampolines, sheds and patio furniture each fall. Read the wind and hail deductible on any insurance quote.

Yes, in winter, like the rest of the Wasatch Front. An inversion is when cold air gets trapped in a valley under a lid of warmer air. On calm winter days, haze builds in that trapped air. The Weber-Morgan Health Department says winter inversions trap haze over the flat low ground.

What the EPA says

Part of Weber County is in the Northern Wasatch Front area for the 2015 ozone standard. Ozone is a gas that forms on hot, sunny days. EPA lists that area as Serious, which means it does not meet the standard. On April 21, 2026, EPA proposed to repeal the Serious classification. That was not final at the last EPA list, dated September 30, 2026.

Fine particles, called PM2.5, are the main winter haze concern. Part of Weber County is in the Salt Lake City area for the 2006 PM2.5 standard. That area became a maintenance area on December 19, 2025. That means it now meets the standard and has a plan to keep it that way.

EPA lists only part of the county in each area. Check the EPA map to see whether an address falls inside.

Here is what I would do. Check the air each day on the state’s air quality site, the way you check the weather. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy.

The house is the biggest cost of living in South Ogden. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. That is a five-year average of what owners say their homes are worth. It is not a sale price, so use it as a starting point and let recent sales settle the rest.

The city sends one monthly bill for four services: drinking water, sewer, storm drain, and garbage with recycling. By the city's 2024 rates, a basic home that uses about 4,000 gallons of water pays about $70 a month. That adds the water, sewer, storm drain, and two cart charges. Confirm it with the city. Power and gas come on their own bills.

Yard water is a separate bill. Nearly every home has it, and it comes from Weber Basin Water Conservancy District or Pineview Water Systems, not from the city. The utilities topic explains how to find out which one serves a home.

Next door, Washington Terrace and Riverdale are older suburbs with similar costs, so the money works out much the same. Against Ogden, you trade a bigger city's range for a smaller city with one school district and city-run services. I can run the numbers side by side for the towns you are weighing.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. The table shows each one for South Ogden.

Utah gives a tax break on the home you live in. A primary home is taxed on 55% of its market value, not the full value. From January 1, 2027, a new owner must apply for the break when ownership changes. Ask about it at closing.

South Ogden's city levy in 2025 was the highest city levy in Weber County. The city held a Truth in Taxation hearing on August 4, 2026, and adopted its budget that night with an increase. The city raised its share of property tax for 2026, about 10 percent more city property tax revenue. It named a fire engine reserve as most of the use, plus sidewalk repair, park upkeep, and police vehicles. The final 2026 rate table is not out, so ask me for the rate that applies to a home you like.

Your bill comes from many taxing groups. The Weber School District takes the largest share. The county, the city, and a few special districts add the rest. The districts cover water supply, sewer treatment, mosquito control, and 911 dispatch. There is no fire district on the bill, because the city runs its own fire department. Most areas pay Central Weber for sewer treatment. A few pay Uintah Highlands Water and Sewer instead.

The county sends a value notice at the end of July and a tax notice around November. It also runs relief programs, including a circuit breaker program. You apply through the Weber County Clerk/Auditor. Cars pay an age-based fee at registration instead of a yearly property tax. The first 90 days topic covers registration and the emissions rule.

The glance box at the top of this page shows the latest typical home value for South Ogden, from the U.S. Census. That number is what owners think their homes are worth, averaged over five years. It is not a sale price. Price any home against recent sales of homes like it nearby.

About 67% of homes are lived in by their owners, and the rest are rented. About 62% of homes are single-family houses on their own lots. Another 13% are attached homes such as townhomes. The rest are apartments and condos in buildings of two or more units. Only about 3% sit empty, and there are no mobile homes.

Most homes are older. The median home was built in 1979. The 1970s are the biggest decade, at about 16% of all homes, and the 1950s come next at about 14%. About 25% were built before 1960 and about 52% before 1980. About 23% were built in 2000 or later.

Most houses are one story above ground, about 74% by the county assessor. Many are ramblers, with a basement under them. About 23% have two floors. The median lot is about 0.20 acre, or about 8,700 square feet, not counting condo and townhome parcels. About 1,430 lots are 11,000 square feet or more. About 44% of homes have a brick or stone face, so "brick rambler" fits many of the older streets.

Three bedrooms is the most common size, at about 31% of homes. Two bedrooms come to about 27%, and four bedrooms to about 21%. Homes come one at a time, so any given week can look very different from the citywide numbers.

Age by part of town

The city was built in two waves, and the age follows the map. The table goes north to south, using assessor records.

Listing sites often say Ogden, because most South Ogden addresses mail as Ogden. ZIP code 84403 covers the north and east, and 84405 covers the south. A home listed as Ogden may be in South Ogden, Ogden, or a city next door. Check the parcel in the county records before you make an offer. The city decides your tax bill, your utility bill, and your police and fire service.

Two homes on the same block can differ in everything that costs money. One may be rewired, replumbed, and reroofed. The other may be original under fresh paint. Ask for the remodel paper trail: permits, dates, and contractors. Price the systems, not the staging.

The city's 2023 General Plan names eleven neighborhoods on a small map, and I group them here from north to south. The plan says many of them "have few defining features," so the names are loose. The edges below are rough, so confirm any name with the city before you rely on it.

The city is small, at 3.9 square miles. The ground tilts from west to east. It runs from about 4,340 feet at the northwest corner to about 4,900 feet in the southeast. Where a house sits on that tilt changes its lot, its view, and its winter.

• Pleasant ValleySouthSouth of about 5500 SouthPleasant Valley Estates has 175 homes from about 1993 on lots of about 0.37 acre. That is the largest lot size of any big plat in the city. Oak Creek Estates has 49 homes from 1983 on lots of about 0.36 acre.
• MeadowsEastThe high southeast, near 1750 East, at about 4,800 to 4,920 feetYorkshire Meadows has about 400 homes from the 1970s. The Meadows and Meadows Condos date from 1971 to 1972, and Seasons on Skyline, townhomes, from 2018. This is the highest ground in the city, and the streets are steeper in winter.
• RidgelineThe south endSouth end, in the area added after the late 1990sThis area holds the townhome plats Seasons at the Ridge (2006), Brier Ridge (2005 to 2006), and Brier Pointe (2003 to 2005), plus Tuscan Estates (2013). About half of the city's two-story homes stand south of about 5500 South.

South Ogden touches Washington Terrace on the south and west, Ogden on the north and east, and county land on the east and southeast. Riverdale meets the west end by Riverdale Road. The higher east and southeast side

The hillside gives higher ground, views, and the Bonneville Shoreline Trail close enough to use before work. Skyline Drive inside the city reads about 4,810 to 4,825 feet. The road north of there is in Ogden. The closest trailhead is Beus Canyon, about 7 minutes away. It sits in unincorporated Weber County, not in South Ogden.

The hillside asks something in return. Grades are real in February, and the higher east side likely gets more snow and more east wind than the flat low ground. A driveway grade is worth checking at the showing, not after closing. Tour a hillside house twice if you can, once on a dry day and once in weather. The street tells you more than the listing does.

South Ogden is not a new-construction town in the usual sense. The city's own plan calls it "a maturing City, with only small remnants of vacant, developable land." No subdivision was on any 2026 Planning Commission agenda, and no builder is named in the city's 2026 records. New homes come one lot at a time: a teardown, a small leftover lot, or a small townhome project.

Here is what the city's 2026 records show. An approval or a plan is not a finished home, so ask what has been built.

• City Center planWashington Boulevard, 36th to 40th StreetAbout 61 acres and nine blocks, with building mostly west of Washington BoulevardThe city adopted the City Center plan on August 18, 2026, by Ordinance 26-06. It pictures buildings of 2 to 6 stories and a central plaza. Kiesel Avenue, from 37th to 39th Street, would put people on foot first. The block concepts add up to roughly 1,000 homes over time. The plan area holds around 400 parcels, and most are under an acre and privately owned. It is a plan, not a project, and no builder is named.
• The holdFour zonesCity Center Core, City Center General, Riverdale Road General, and 40th Street GeneralOn the same day, the city passed Ordinance 26-07. It stops new building and subdivision filings in those four zones. It lasts up to 180 days from August 18, 2026, or until the city center building code is amended, whichever comes first. It does not apply to subdivisions that already have preliminary approval. An earlier hold, from January 20, 2026, has ended. Call the city for the current status before you make an offer near Washington Boulevard.
• Apartments5083 Harrison BoulevardAbout 5.7 acres on Harrison Boulevard near 5050 SouthThe city approved a development agreement on May 19, 2026, by Ordinance 26-04. It calls for several four-story apartment buildings of one- and two-bedroom units. The fourth floor is allowed in exchange for five units kept for workforce housing. The total number of homes and the start date are not confirmed. A multifamily developer is named in the agreement.
• Recently finishedTownhomes and condosAround townThe county assessor dates Uintah Peaks Townhomes (19 homes) to 2023 and Burch Creek Towns (18 homes) to 2023 and 2024. Grant Avenue Townhomes (6 homes) date to 2023, and the Community Center Condo (50 homes), by City Hall, to 2020.
• Backyard unitsAccessory dwellingsCitywideSouth Ogden has allowed interior accessory dwelling units, such as a basement apartment, since 2021. A new state rule for detached units, such as a casita, starts October 1, 2026. I did not find a South Ogden code change for it, so check with the city before you plan one.

Before you fall in love with a lot

1. Zoning and lot-split history.Ask the city which zone the lot is in and whether it was ever split.
2. Laterals.Ask how old the sewer and water lines are from the house to the street. The owner owns the sewer line.
3. Grade and drainage.On the higher east side, ask how water and snow move across the lot.
4. What the plan allows nearby.Near Washington Boulevard, ask what the City Center plan and the hold mean for the next lot over.
5. The permit trail.Ask for the permits, dates, and inspections on any build or remodel.

Every town has its own list of things to check. These are the questions I would ask about any South Ogden home. A map or a test can answer each one for a single address, so check them one home at a time.

Jet noise needs a plain word of caution. The base's study says: "Within the 65- to 70-dB DNL AICUZ noise contour, there is incompatible residential development between U.S. Highway 89 and 5700 South." "Incompatible" is the Air Force's land-use word. It is not a judgment of the homes. No crash zone falls on South Ogden. It is also wrong to say there is no noise, so hear it for yourself before you offer.

The newer state hazard maps show no flood, shallow groundwater, landslide susceptibility, collapsible soil, or rockfall areas inside the city line. That means these areas are not mapped. Not mapped is not the same as no hazard. The city's own plan says the ground around the Nature Park has steep slopes and land with high liquefaction potential. The Utah Geological Survey notes that Utah state law does not require realtors to verify or disclose geologic hazards, so ask.

Two city-specific checks matter for the right lot. A home in or next to the City Center zones sits where the 2026 plan expects taller buildings, and building permits there are on hold. The new construction topic has the dates. On the higher east side, check the street grade, the drainage, and east-wind exposure.

Yard water is a separate check. Nearly all homes get it from Weber Basin or Pineview Water Systems, and the city does not publish which blocks get which. Ask the provider for the address.

This is general information, not legal, engineering, or insurance advice. Sort the financing before the search. The first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

Homes here are mostly older, so condition drives the process. A redone rambler, an original estate sale, and a newer townhome can sit at similar prices and finance very differently. Older homes sometimes carry condition items a lender wants fixed before closing. Knowing that on day one keeps a purchase smooth. A buyer who has done the homework also negotiates from a steadier seat.

If you own a home now, timing matters as much as price. Selling one home and buying another on a set date can be the hard part. A plan for the gap between the two keeps the search honest. Call early, before you tour.

If I am your lender, I can tell you early if a home could be hard to get a loan on. A townhome or condo plat can bring its own questions, because the lender reads the recorded CC&Rs.

One loan type does not apply here. USDA loans are for rural homes, and the USDA map shows all of South Ogden as ineligible. Conventional, FHA, and VA loans are the ones to look at.

Military buyers

About 8,000 jobs sit inside South Ogden, at about 715 firms. That is the 2024 count from the Utah Department of Workforce Services. Education and health services is the largest group, with 2,101 jobs. Leisure and hospitality has 1,407, and trade, transportation and utilities has 1,371. Professional and business services has 1,343.

The Census counts 8,990 employed residents. Their biggest industries are education and health care at 1,873 workers and professional and administrative work at 1,224. Manufacturing has 1,003 and retail has 1,002. The city also names Young Automotive Group as running two car dealerships in town.

The city’s own economic page points to three nearby job centers: McKay-Dee Hospital, Weber State University and Hill Air Force Base. The hospital and the university are just over the line in Ogden. The Harrison Boulevard topic draws that line. Hill is mostly in Davis County, and the South Gate is about 15 minutes away. The state lists it as one of Utah’s largest employers.

About 16 in 100 working residents work from home. That makes the internet at the exact address a real question. The traffic topic has the commute numbers.

Not inside the line, but very close. McKay-Dee Hospital is at 4401 Harrison Boulevard, about 5 minutes from City Hall. Its address is in Ogden, about 500 feet from the South Ogden line. The Harrison Boulevard topic has the full city-line story.

The state licenses about 325 beds at McKay-Dee, and it is a Level II trauma center. Trauma levels run from I, the most complete, to V. Ogden Regional Medical Center is about 6 minutes away, in Washington Terrace. It is also a Level II trauma center, with about 240 licensed beds.

Northern Utah Rehabilitation Hospital is inside South Ogden, at 5825 Harrison Boulevard. It has 40 beds and is about 7 minutes from City Hall.

For a true emergency, call 911. The city runs its own fire department, and its ambulances give advanced life support. Check your insurance network before you choose a doctor or a hospital.

The Weber School District serves all of South Ogden. Every tax area in the city is in the district, and none is in the Ogden School District. Many addresses mail as Ogden, but the mail city does not set the school district.

Schools inside the city

That is two elementary schools and one junior high, with 1,695 students. Burch Creek School is the rebuilt school. Elementary school is kindergarten to grade 6, and junior high is grades 7 to 9.

Schools the city also lists

The city’s new residents guide lists two more schools that serve South Ogden. Both sit outside the line.

Four private schools sit inside the city: Wasatch Christian School, Everest Academy, Providence Montessori Academy and Thrive Learning Center. No charter school sits inside the line. In July 2026 the council approved an agreement with the district for a school resource officer.

No public map shows which address feeds which school. Confirm the school for an address with the Weber School District before you write an offer, and do not rely on a listing. Two of these schools lie in the Air Force jet-noise study area; the home checks topic has the words. I do not rate schools, and I would be wary of anyone who says which one is best. The links below go to the district and to independent sites.

The Weber County Library has no branch inside South Ogden. The nearest is the Pleasant Valley Branch, at 5568 Adams Avenue in Washington Terrace.

Student counts and addresses come from the Utah state schools map for the 2025 to 2026 school year. The list of schools that serve South Ogden comes from the city’s New Residents Guide. Ratings and school areas come from independent third parties and the district, not from me.

Not inside the city, but close. Weber State University is about 7 minutes from City Hall, and its main campus sits just over the line in Ogden. The Harrison Boulevard topic tells the campus story once, so it is not repeated here.

Ogden-Weber Technical College is also in Ogden. For other Wasatch Front campuses, the FrontRunner train runs south from Ogden Central Station, about 7 minutes from City Hall. The transit topic has the details.

No freeway ramp sits inside the city. The roads that matter are US-89, Harrison Boulevard and Riverdale Road. US-89 and Riverdale Road each lead to an interstate.

The roads that matter

US-89 runs through town as Washington Boulevard in the north. Then it bends southeast on a diagonal and meets I-84 near Uintah, about 5 miles away. That is the way to Snowbasin. The fastest way to Salt Lake City stays on US-89 all the way to I-15 at North Salt Lake. It is about 34 miles and 39 minutes.

Riverdale Road, State Route 26, leads west to I-84 at Exit 81 in Riverdale. Harrison Boulevard, State Route 203, runs along the east side and leads to Weber State and Ogden Canyon. The state finished widening US-89 to three lanes each way, from Farmington to I-84, on June 30, 2023.

The commute numbers

The average trip to work is 23.5 minutes (Census, 2020 to 2024). About 29 in 100 workers get there in under 15 minutes. About 12 in 100 spend 45 minutes or more. About 71 in 100 drive alone, and about 10 in 100 carpool.

Not in town, but a small one is close. Ogden-Hinckley Airport (OGD) is about 9 minutes from City Hall, in Ogden. Breeze Airways flies from there to Orange County, California, about twice a week. Check the airline for days and times.

For most flights, people use Salt Lake City International (SLC). It is about 33 miles and 41 minutes away, by US-89 and I-215.

Most of your setup goes through City Hall, at 3950 Adams Avenue. The main line is 801-622-2700. You can apply online or at City Hall. For water bill questions, call the City Treasurer at 801-622-2706.

The city bill covers four services. Sprinkler water is billed by its own provider. Power and gas bill separately too.

The city’s own plan says the two sprinkler systems serve nearly all connections. The city does not publish which blocks get which provider. Ask the provider for the address, and ask for the season dates and rules during your inspection period.

The bill and the dates

Bills arrive in the first seven days of the month and are due the last day. Autopay takes the money on the 25th and has no fee. You can also pay with Xpress Bill Pay online, or use the drop box in the lot east of City Hall. A shut-off for non-payment costs $30, plus $25 after hours, on weekends or on holidays.

These are the base charges in the city’s 2024 fee schedule. Water and sewer add a charge for each 1,000 gallons you use. Ask the city for the current schedule.

Public works, cleanup, and safety

Public Works is at 5590 South 600 East, phone 801-622-2900. It is open Monday to Thursday, 6 a.m. to 4:30 p.m. For a sewer backup or a water line break, call Public Works first. After hours, call the county dispatch line at 801-395-8221. The city also runs yearly cleanup programs with a shared roll-off dumpster, a green waste trailer and a mixed waste trailer. Ask the city for dates and fees. A glass dumpster sits at the Public Works lot.

The city has its own police department at 3950 Adams Avenue, with 22 officers. The fire department has two stations: Station 81 at City Hall and Station 82 at 5635 South Wasatch Drive. The county dispatch line, 801-395-8221, takes non-emergency calls for police, fire and medical. For a fire emergency, call 911.

Moving day is only the start. Here is the short list for your first 90 days in South Ogden, in a sensible order.

1. Turn on the utilitiesApply online or at City Hall for water, sewer, storm drain, garbage and recycling. Then start Rocky Mountain Power and Enbridge Gas Utah. Do this a week before you move in.
2. Find out who supplies sprinkler waterAsk Weber Basin or Pineview Water Systems which one serves your address. Learn the season and the rules before the first hot week.
3. Get your Utah driver licenseThe Driver License Division office for Weber County is at 615 East 5300 South, right here in South Ogden. Make an appointment first.
4. Check the emissions ruleWeber County requires a test for some cars. The notes below have the basics.
5. Register your carUtah gives you 60 days after you make a permanent home here. Pass the emissions test first if your car needs one. The DMV office is at 2447 Lincoln Avenue in Ogden.
6. License your dogA dog license is due within 30 days of moving in. It costs $10 for a dog that is spayed or neutered and $30 for one that is not. A home may keep up to two dogs and three cats.
7. Register to voteDo it online at vote.utah.gov, or in person with ID. The site lists the deadlines for each election.
8. Ask about the primary home exemptionA primary home is taxed on 55 percent of its value. The taxes topic explains it. Ask the Weber County offices in Ogden how to claim it.
9. Sign up for schoolConfirm the school for your address with the district, then register. The schools topic explains the school list.

The emissions test

Weber County is one of five Utah counties that require an emissions test for most cars. Salt Lake, Davis, Utah and Cache are the others. Electric cars are exempt. You test no more than two months before your registration is due. Cars less than six years old are tested once every two years.

The old tailpipe test ended on October 1, 2026. Some older and heavier vehicles were released from testing with it. The county’s bulletin lists who is exempt now. The Weber-Morgan Health Department is at 477 23rd Street in Ogden, and the emissions line is 801-399-7140.

Burn permits and city meetings

Burn permits come only through the Utah Department of Environmental Quality portal. Fire pits must sit 25 feet from buildings, and a bonfire needs a fire department permit. The city council meets on the first and third Tuesday of the month at 6 p.m. at City Hall.

Rules and office hours change. Check each office before you go.

Unlike its neighbor Washington Terrace, South Ogden has stores of its own. Three grocery stores and a Costco sit inside the line. The stores gather in two clusters, one at each end of town. The named places to eat are in the restaurants topic.

The north end runs along Washington Boulevard from 36th to 40th Street. It also takes in the top of Riverdale Road and Wall Avenue. The south end runs along Harrison Boulevard from about 5600 to 5800 South. It also takes in the Skyline Drive strip at 1650 to 1900 East. Many addresses mail as Ogden, but these stores are in South Ogden.

Other stores in the north end include Savers thrift store at 3833 Washington Boulevard. Kid to Kid is at 3925 Wall Avenue, and a LEGO shop is on Washington Boulevard. The city’s November 2025 business list shows no hardware store on Washington Boulevard.

Watch the Riverdale Road address trap. The top of Riverdale Road, from 3600 to 4025, is South Ogden. Trader Joe’s at 4060 Riverdale Road and the Target row are in Riverdale. The north end is also the area of the 2026 City Center plan. The new construction topic tells what that plan is.

Store lists change. Store locations come from each store’s own pages, the city’s business list and the Census city-boundary lookup, checked in October 2026. Check an address and hours before you drive out.

South Ogden has nine city parks inside the line. The foothill trails start a few minutes past the line, in Weber County and Ogden. The Nature Park is the one place the city calls a trail system. Burch Creek Park has the creek and the pickleball courts.

The Nature Park

The Nature Park is at 5875 South 1175 East, behind the Ogden Athletic Club. The city says it has an extensive trail system through about 50 acres of open space. It also has a large pavilion, restrooms, and an amphitheater (an outdoor stage) that holds 100 people. The amphitheater has shade sails, power, and lights.

The city says the park is designed for passive recreation, which means quiet use like walking. Dogs must be on a leash, and the pavilion cannot be reserved. The splash pad was closed for repairs in 2026, so call the city before you go. When it is open, it runs 10 a.m. to 8 p.m. from Memorial Day to Labor Day. In 2026 Weber County gave the city $173,056 for Nature Park improvements. The county grant program is called RAMP. It pays for parks, trails, and the arts. The county list does not say what the money buys.

Burch Creek Park

Burch Creek Park is on Madison Avenue at about 4300 South, beside Burch Creek School. It is about 2 miles north of the Nature Park and close to City Hall. It has a paved path, playgrounds, picnic areas along the creek, and pickleball courts. The courts are first come, first served. The paved path inside this park is the walkable stretch of the creek. The city has no creek trail.

The other seven parks

These seven parks round out the city's nine. The city says it keeps all of them under one set of rules.

Park rules are the same across the city. Parks are open from dawn to dusk. Dogs must be on a leash everywhere except the dog park. Golf, glass, and electric motorcycles are not allowed. Restrooms and fountains are open April 15 to October 15, from 8 a.m. to 8 p.m. You can book a pavilion only at 40th Street Park, Friendship Park, and Club Heights Park. The other parks take no reservations.

Trails above town

The Beus Canyon Trailhead is about 7 minutes from City Hall, off 4600 South. It sits in unincorporated Weber County, not inside South Ogden. From there the Bonneville Shoreline Trail follows the old shore of Lake Bonneville along the foothills. Its Ogden section runs 6.4 miles one way, from Beus Canyon north to the 12th Street trailhead.

The route up Mount Ogden by Beus Canyon is about 5 miles one way, with about 4,400 feet of climb. Waterfall Canyon starts at the 29th Street trailhead in Ogden. It is about 1.2 miles to a 200 foot waterfall.

The Weber River Parkway in Riverdale has about 3 paved miles. The Ogden River Parkway is 4.7 miles. South Ogden does not touch either river. Pineview Reservoir is at the top of Ogden Canyon, about 21 minutes away. Check ramp and shoreline closures before you go. The ski topic covers the road up the canyon.

No national park is close to South Ogden. The nearest of Utah's big five is Capitol Reef, about 4 hours 19 minutes by car. Arches and Canyonlands sit beside Moab, in the east. Bryce Canyon and Zion (by the Springdale entrance) are in the south. Each one is a long day or an overnight trip.

Closer to home, the nearest wild places are the foothills above town, Ogden Canyon, and the Ogden Valley. The outdoor recreation topic has the trailheads and times.

Three ski resorts sit above the Ogden Valley, east of Ogden: Snowbasin, Nordic Valley, and Powder Mountain. Snowbasin is the closest. You reach it by US-89 to I-84 and then Trappers Loop. Nordic Valley and Powder Mountain are up Ogden Canyon. The Cottonwood Canyon and Park City resorts are an hour or more away.

Snowbasin usually opens around Thanksgiving, and Powder Mountain usually opens in mid December. Nordic Valley sets its own date. Each resort sets its opening date, so check before you plan a trip.

Mountain roads can slow or close in a storm. Check each resort and the UDOT road report before you drive up.

Drive times are map estimates from City Hall. Opening dates come from the resorts and a September 2026 Utah resort list, and they move every year.

The Ogden Golf and Country Club is in South Ogden, and it is a private club. The city's plan says it sits on both sides of US-89 near 40th Street. Its site says the course is for members and guests. The city's history dates the club to 1914.

The Korn Ferry Tour held its Utah Championship at the club in 2025 and 2026. That tour is a path to the PGA Tour. The 2026 event ran July 30 to August 2.

Public courses are in nearby towns. Ogden City runs Mt Ogden, an 18 hole course on Constitution Way, and El Monte, a 9 hole course on Valley Drive. Schneiter's Riverside is in Riverdale. The Barn Golf Club in Pleasant View has 18 holes, and Valley View in Layton is run by Davis County. The nearest disc golf course is at Fort Buenaventura in Ogden.

Unlike next-door Washington Terrace, South Ogden has restaurants of its own. The city's November 2025 business list shows about 60 food businesses. They gather in two places. The north cluster is on Washington Boulevard and the top of Riverdale Road and Wall Avenue. The south cluster is on Harrison Boulevard and Skyline Drive.

The food list is wide. It includes Japanese and sushi, Mexican, Italian, Korean, Chinese, buffets, drive-ins, sweets, and coffee. Many addresses mail as "Ogden", but the places below are inside South Ogden. Ogden's 25th Street is the downtown dinner trip, about 6 minutes away.

The list inside the city is short: the parks, the city's recreation programs, and the Weber State arenas next door. The bigger outings are in Ogden, about 6 minutes away. South Ogden Days, the city's own festival, is in the festivals and events topic.

Weber State sports

Weber State is just over the line in Ogden. See the Harrison Boulevard topic for what sits where. The Dee Events Center holds more than 12,000 seats, and Stewart Stadium holds 13,441. Big Sky football and basketball games are played there. Expect event traffic on Harrison Boulevard on game nights.

City recreation

The city runs its own recreation office, at City Hall by the east entrance. It is open Monday to Thursday, 10 a.m. to 5 p.m. The phone is 801-622-2950. The 2026 programs included youth fall soccer, coed volleyball, flag football, JETS tackle football, Weber County competitive basketball, Jr Jazz, and adult sports. Spring youth baseball signs up in February and March.

Downtown Ogden and beyond

The Union Station museums are open Wednesday to Saturday, 11 a.m. to 4 p.m. The Eccles Dinosaur Park and the Treehouse Museum are in Ogden too. Historic 25th Street has the restaurants and the Saturday farmers market. The Ogden Raptors play baseball at Lindquist Field, and the 2026 season ended September 6.

Lagoon amusement park is about 23 minutes away. The Hill Aerospace Museum is about 11 minutes away. It sits in Riverdale, outside the base's North Gate, also called the Roy Gate. The museum says you do not need base access to visit.

South Ogden has no theater or gallery of its own. The arts mostly live in Ogden, about 6 minutes away. Inside the city, the Nature Park amphitheater is the one outdoor stage.

Shakespeare in the Park

The Grassroots Shakespeare Company puts on a free summer series in the park. In 2026 the plays ran on June 9, July 14, and August 11, at the Nature Park's north lawn. Each show lasts 60 to 75 minutes. Bring a chair or a blanket. The city also held a June art competition with the Ogden Palette Club.

Stages in Ogden

The Val A. Browning Center at Weber State has a fall-to-spring season of symphony, choirs, theater, and opera scenes, plus a free Browning Presents series. Peery's Egyptian Theater, a 1924 movie theater on Washington Boulevard, shows films and holds concerts. Ogden Twilight runs summer concerts at the Ogden Amphitheater. The 2026 series ran from June 9 to October 7.

South Ogden Days is the city's own festival. It is usually held on a Saturday in the second half of June, and it is free. The main Saturday was June 21 in 2025 and June 20 in 2026.

South Ogden Days

In 2026 the day began with a parade at 9 a.m. The parade lined up at Adams Avenue and 5700 South. The festival ran from 4 to 10 p.m. at Friendship Park. It had food trucks, a few dozen booths, a car show from 4 to 8 p.m., and live music. Fireworks started at 10 p.m.

In 2026 the festival area was fenced, with bag checks at the gates. Alcohol, glass, dogs, weapons, smoking, and fireworks are not allowed. The park sits in a neighborhood, so parking is limited. The Bonneville High wrestling team ran a free bike and scooter valet outside the west gate. Donations were welcome.

Parade entries were free, and 2026 registration closed on June 6. Float riders may toss candy, but not within 15 feet of the vehicle, and an adult must watch. A city rule bars candidates for office in the current year from campaigning in the parade. Only elected officials may join, and they cannot campaign. Participants parked at South Ogden Junior High.

The rest of June

June holds more than the festival. The Live Your Dash 5K, a charity walk and run, was at Friendship Park on June 6, 2026. A two-day pickleball tournament ran June 12 and 13 at Burch Creek Park. The Shakespeare series starts in June too. The city posts each year's dates on its events page.

The rest of the year

A fire department open house at Station 81 at City Hall is usually in early October. The Veterans Memorial adds new names once a year, typically in October. In December the city usually holds a Santa parade in mid month, with photos at City Hall. In 2025 it was December 13.

These are the usual months. Dates move each year, so check the organizer before you plan a trip. 2026 dates are shown only for events that have already run.

South Ogden sits on the hillside southeast of downtown Ogden. Washington Terrace is on the south and west, about a third of the edge. Ogden is on the north and east. Riverdale touches the west end, by Riverdale Road. County land and the Uintah Highlands area run along the east and southeast. The drives below are from City Hall.

Pleasant View and Harrisville are north of Ogden. They are about 17 and 12 minutes away. See Pleasant View and Harrisville.

Over the mountain

Pineview Dam, at the top of Ogden Canyon, is about 21 minutes away. Snowbasin is about 30 minutes by I-84 and Trappers Loop. The Ogden Valley holds Pineview Reservoir and the three ski areas, which the ski topic lists.

Day trips

The Hill Aerospace Museum is about 11 minutes away. Hill Air Force Base's South Gate is about 15 minutes south. Lagoon is about 23 minutes away. Antelope Island State Park, in the Great Salt Lake, is about 26 minutes to the causeway entrance. Salt Lake City is about 39 minutes south.
