Moving to Riverdale, Utah

Riverdale is a city of about 9,200 people on the Weber River in Weber County, just south of Ogden. It covers about 4.6 square miles. City Hall sits beside the river at about 4,370 feet. Most of the city, including Riverdale Road, lies at about 4,330 to 4,400 feet.

The southwest part is higher. Toward I-15 Exit 338 and the base, the ground climbs 200 to 300 feet. The terrace there sits at about 4,450 to 4,650 feet. No mountain or foothill sits inside the city. The mountain front is a few miles east, past Washington Terrace.

Washington Terrace lies on the east and southeast of Riverdale, which is the longest edge. South Ogden is to the northeast, Roy to the west, and Ogden to the north and northwest. Patches of county land sit on the west and north and by the river. Hill Air Force Base land in Davis County runs along the south line, with South Weber on a short stretch by the river. West Haven does not touch the city. It lies about 12 minutes away, beyond Roy.

The Weber River and its paved trail run along the east side of town. I-15 runs along the west edge. I-84 comes in from Weber Canyon and meets I-15 on the west side. Mail here says “Ogden, UT 84405” or “Riverdale, UT 84405,” so the mail does not tell you which city a home is in.

The city says it was settled in 1850, when the Graham family began farming here. Early homes were strung along one road and the river, so the place was called Stringtown. It was also known as Jack Thompson’s Settlement and as Union. Daniel Burch built a grist mill on the east side of the river in 1853 and added a saw mill. The river bottoms were thick with cottonwood trees, which supplied the lumber.

A log school opened in 1858 near today’s 1000 West and 4400 South, and a rock school followed in 1865. The town had 211 people in 1878 and 871 in 1950. By 1960 it had 1,848. Riverdale became a town on March 4, 1946, and a city on July 9, 1956. The city’s plan says the river gave the place its name.

Two drive-in theaters once stood here. The Riverdale Drive-in sat where the Cherry Creek Apartments are now. The Motor-Vu closed in 2022. The new construction topic tells what is going up on its land.

What sets Riverdale apart

Riverdale Road is the main street for stores and car lots at this end of Weber County. The city calls it “one of the busiest roads in Northern Utah.” The city’s plan calls it a 7-lane state road. It counts more than 55,000 vehicles a day east of I-15. The traffic topic has the detail, and the shopping topic names the stores.

That road pays for a lot of the city. The 2026-27 budget counts on about $8.8 million in sales tax and about $1.8 million in property tax, roughly 4.9 to 1. The cost of living topic explains what that means for a homeowner.

Hill Air Force Base is next door to the south. Part of the south side sits in the base’s noise and accident zones. The Hill Aerospace Museum is inside the city line. The home checks topic covers the zones, and the things to do topic covers the museum.

The city plan in force is the General Plan 2023 Update, amended on April 7, 2026. It says most of Riverdale already has homes and stores, with zoning that is well settled. Building has centered on Riverdale Road, and the river area is mostly open. The city has 3.5 miles of land along the river. About 1.25 miles of it, between I-84 and Riverdale Road, is mostly undeveloped. The plan sketches a riverwalk there, but it is only an idea today. The city is also rewriting its development code in 2026.

Riverdale has four real seasons. Summers are hot and dry. Winters are cold, with snow from November through March. Spring and fall are mild. NOAA does not keep a weather station in town. The temperatures below come from its 1991 to 2020 normals at the Ogden-Hinckley Airport station. That station is under 2 miles northwest of City Hall and about 100 feet higher.

Rain and melted snow add up to about 16 inches a year at the airport. May is the wettest month, and July is the driest.

Frost dates matter if you garden. The last spring freeze is usually around April 22, and the first fall freeze around October 22. That leaves a frost-free season of about 180 days. In one spring out of ten, the last freeze comes as late as May 10. A normal year has about 121 nights at freezing or colder.

Riverdale gets about 50 inches of snow in a normal year. No station in town keeps snow normals. This figure is NOAA’s normal for Farmington 3 NW, about 11 miles south, the nearest station that keeps snow records. NOAA marks it as provisional. The station sits at about the same height as City Hall.

January is the snowiest month, with about 16 inches. February brings about 11.5 and December about 10. November adds about 6.6 and March about 4. October and April each add less than an inch. From May through September there is none. December through February brings about 37 of the 50 inches.

The city plows hills and main roads first. Side streets come next. The city says it can take ten to twelve hours to clear every street. City rules also bar pushing snow from a driveway into the street.

Summers are hot and dry. A normal July afternoon reaches about 91°F, a little hotter than South Ogden and a few degrees cooler than Salt Lake City. Nights fall to about 65°F, so the house cools off after dark.

Hot days are common. A normal year has about 49 days at 90°F or hotter and about 2 or 3 at 100°F or hotter. August is a little cooler than July, with highs near 89°F. June highs are near 82°F, and June nights are near 55°F.

Riverdale has no wind record of its own. No wind gauge sits in town, so there is no local number to give. Cold high pressure sometimes sits to the east of the Wasatch Mountains. Then air pours west down the canyons. These east winds can be strong, and they have done real damage along this part of the Wasatch Front.

Two storms show it. On December 1, 2011, NOAA says the worst damage ran from North Salt Lake to South Ogden, and that stretch takes in Riverdale. On September 8, 2020, the Ogden-Hinckley Airport recorded a gust of 64 miles an hour. The airport is under 2 miles from City Hall.

Riverdale has its own storm record too. On September 22, 2016, a tornado touched down in the city. NOAA rates the damage here as EF0, mostly to trees and several homes. The same storm did stronger damage in Washington Terrace, and more than 37,000 customers lost power. On April 13, 2017, wind left about 3,000 customers without power in Roy and Riverdale. A December 2015 snowstorm cut power to about 1,200 customers in Ogden and Riverdale.

Here is what I would check. Ask how old the roof is and whether the shingles carry a high wind rating. Look for sturdy fencing, and plan to tie down trampolines, sheds and patio furniture each fall. Read the wind and hail deductible on any insurance quote.

Yes, in winter, like the rest of the Wasatch Front. An inversion is when cold air gets trapped in a valley under a lid of warmer air. On calm winter days, haze builds in that trapped air. A storm usually clears it out. The Weber-Morgan Health Department says winter inversions trap haze over the flat low ground.

What the EPA says

Part of Weber County is in the Northern Wasatch Front area for the 2015 ozone standard. Ozone is a gas that forms on hot, sunny days. EPA lists that area as Serious, which means it does not meet the standard. On April 21, 2026, EPA proposed to repeal the Serious classification. That was not final at the last EPA list, dated September 30, 2026.

Fine particles, called PM2.5, are the main winter haze concern. Part of Weber County is in the Salt Lake City area for the 2006 PM2.5 standard. That area became a maintenance area on December 19, 2025. That means it now meets the standard and has a plan to keep it that way.

EPA lists only part of the county in each area, and no air monitor sits in Riverdale. Check the EPA map to see whether an address falls inside.

Here is what I would do. Check the air each day on the state’s air quality site, the way you check the weather. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy.

The house is the biggest cost of living in Riverdale. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. That is a five-year average of what owners say their homes are worth. It is not a sale price. Some months only a handful of homes sell here, so price reports on the big home sites jump around. Judge a home by recent sales of homes like it nearby.

The city sends one monthly bill for five services: drinking water, sewer, storm water, garbage, and recycling. The city's July 2026 rate sheet lists base charges that add up to $86.00 a month before you use any water. Water you use is extra. Drought rates are in effect in 2026, and the city charges 25% more for use over 10,000 gallons. The city says this "is not a revenue increase for the city." The utilities topic has each charge. Power and gas come on their own bills.

Yard water matters more here than in most towns. The city's own words are "Most areas of Riverdale do not have secondary water." Secondary water is a cheaper, untreated supply for yards. Where a home has it, it comes from Pineview Water or Weber Basin Water. Most yards are watered from the city tap, so the water shows up on the city bill. Ask whether a home has a secondary connection.

The big stores sit in town, so a grocery run is short. The shopping topic lists them. The stores also help the city's budget. The city's 2026-27 budget counts on about $8.8 million in general sales tax and about $1.8 million in property tax, about 4.9 to 1. That is a city budget figure, not a statement about any household's bill.

Four taxes matter most when you move here: sales tax, a city energy tax, state income tax, and property tax. The table shows each one for Riverdale.

Riverdale's sales tax is 0.20 points above most of Weber County because of a city option tax. The city already had it before October. The county added its own 0.20 that month, which raised every Weber County town.

Utah gives a tax break on the home you live in. A primary home is taxed on 55% of its market value, not the full value. From January 1, 2027, a new owner must apply for the break when ownership changes. Ask about it at closing.

Your property tax bill comes from many taxing groups. The Weber School District takes the largest share. The county, the city, and a few special districts add the rest. All of Riverdale is in the Weber School District. Most of the city pays Central Weber Sewer for sewage treatment. Three small tax areas pay North Davis Sewer instead, and two carry the Roy Water Conservancy District. Every area pays for mosquito control and 911 dispatch.

For 2026 the city kept its certified rate. That is the rate that raises the same money as last year. It had no increase and no Truth in Taxation hearing, which is the public hearing a city must hold to raise the rate. The county sends a value notice at the end of July and a tax notice around November.

Fire service is changing the bill. Today the city runs its own fire department, so no fire district is on the bill. The city asked to join the Weber Fire District, and the move is planned for late December 2026. It is not final. The city has said it plans to cut its own tax to offset the fire district's. The county runs relief programs, including a circuit breaker program. You apply through the Weber County Clerk/Auditor. Cars pay an age-based fee at registration in place of a yearly property tax on the car. Weber County also requires an emissions test for most cars. The first 90 days topic has the rule.

The glance box at the top of this page shows the latest typical home value for Riverdale, from the U.S. Census. That number is what owners think their homes are worth, averaged over five years. It is not a sale price. A small market has few sales at any one time, so one month can swing the numbers. Watch the trend over a few months.

About 74% of homes are lived in by their owners. About 57% are single-family houses on their own lots. Mobile homes are about 16% of homes, in the city's mobile home zone. Townhomes are about 5%, and the rest are apartments and small buildings. Three bedrooms is the most common size, at about 31%. Two bedrooms come to about 27%, and four bedrooms to about 21%.

Most homes date from the 1960s to the 2000s. The median home was built in 1986. The 1990s are the biggest decade, at about 25% of all homes, and the 1970s come next at about 18%. Only about 11% were built before 1960. About 42% were built before 1980, and about 45% in 1990 or later.

Most houses are one story above ground, about 87% by the county assessor, and ramblers lead. The two-story homes cluster in plats from the 1990s and later. The median lot is about 0.21 acre, or about 9,100 square feet. About 590 lots are 11,000 square feet or more. The city counted 99 new houses, 56 new mobile homes, and 42 apartment units from 2018 to mid 2022.

Listing sites often say Ogden, because many Riverdale addresses mail as Ogden, UT 84405. A home listed that way may be in Riverdale, Washington Terrace, South Ogden, or Ogden. Check the parcel in the county records before you make an offer. The city decides your tax bill, your utility bill, and your police and fire service.

Weigh the road before you weigh the price. The city calls Riverdale Road "one of the busiest roads in Northern Utah." The city's general plan calls it a 7-lane state road with more than 55,000 vehicles a day east of I-15. Few homes face it, but streets near it trade quiet for a short trip to the stores. Drive any home you like at rush hour, walk to the nearest corner, and decide how much of the road you want at your door.

Two homes on the same block can differ in everything that costs money. One may be rewired and reroofed. The other may be original under fresh paint. Ask for the remodel paper trail: permits, dates, and contractors. The new construction topic shows what is going up now.

Riverdale has no official map of areas. So I walk the city from north to south, by the plats, schools, and parks you will see. The names below describe the ground. Plat names come from county records, so confirm any name with the city before you rely on it.

The city has two levels. City Hall sits at about 4,370 feet. Most of the city, including the river bottom and Riverdale Road, sits at about 4,330 to 4,400 feet. The southwest part, toward I-15 Exit 338 and the base, is a higher terrace at about 4,450 to 4,650 feet. A slope of about 200 to 300 feet joins the two. No mountain or foothill sits inside the city.

Washington Terrace touches Riverdale on the east and southeast, and South Ogden on the northeast. Roy lies to the west, and Ogden to the north and northwest. Patches of county land sit on the west, the north, and by the river. Hill Air Force Base land in Davis County runs along the south line, and South Weber meets the city for a short stretch by the river. Sunset touches one corner. West Haven does not touch Riverdale. Most of Riverdale already has homes or stores on it. The city's own plan says its zoning is "well established." Most new homes go on one lot at a time. But one larger project is under way now, and a bigger one is in review. There is no master-planned community.

Here is what the city's 2026 records show. A plan or an approval is not a finished home, so ask what has been built. The mayor says of the list: "All of these are subject to change."

The city approved the plat in August 2023, and its August 2026 status report says construction continues. The city requires a 40% masonry share on the faces that look onto the street. The drive-in closed in 2022, and the land was rezoned for homes.
• Townhome planAbout 4263 South 550 WestA hillside behind the old Krispy Kreme buildingThe Larry H. Miller Company has a plan for about 81 owner-occupied townhomes on about 12 acres. The land was rezoned for it, and the plan was sent back for changes in May 2026. The city has the plan under review. It is a plan, not a build. The site is a hillside with springs, so drainage is part of the review.

The city is also changing its rules. In 2026 it held hearings on a new Planned Development chapter and on removing cluster subdivisions from its single-family zones. A rewrite of the whole development code is under way. Ask the city what applies to a lot you like.

Before you fall in love with a lot

1. Zoning and lot specifics.Ask the city which zone the lot is in and what that zone allows.
2. City utility connections.Ask what water, sewer, and storm water lines reach the lot.
3. The flood map.Near the river, check the FEMA map for the exact lot.
4. The base maps.On the south side, read the base's noise and accident-zone maps.
5. The road.Ask how close the lot sits to Riverdale Road and how loud it is at rush hour.

If a builder is involved, builders often cover the buyer agent fee, and your agent puts that in writing before you sign. Buying new works differently from buying a resale home, so read how it works before you tour.

Every town has its own list of things to check. None of these should scare you off. They are the questions I would ask about any Riverdale home. A map or a test can answer each one for a single address, so check them one home at a time.

Jet noise needs a plain word of caution. The base's study says: "Incompatible residential land use within the AICUZ noise contour lies between the base boundary and Weber Drive. This area is also in APZ I." "Incompatible" is the Air Force's land-use word. It is not a judgment of the homes. The city's 2023 plan adds that most land in those zones is zoned for farming or for fewer homes per acre. It says the APZ II homes are allowed because they are built to sound standards. It is wrong to say there is no noise, so hear it for yourself before you offer.

The city sits between two airports, Hill Air Force Base to the south and Ogden-Hinckley Airport to the northwest. Most flights at the base are F-35A fighter jets. The 2023 plan asks for an airport overlay zone with a written overflight notice. Ask the city whether the airport overlay notice applies to a home you like. On the south side, near Weber Drive, South Weber Drive, and the higher ground near Exit 338, tour on an ordinary weekday.

The newer state hazard maps show no shallow groundwater, landslide susceptibility, collapsible soil, or expansive soil areas inside the city line. That means these areas are not mapped. Not mapped is not the same as no hazard. The Utah Geological Survey notes that Utah state law does not require realtors to verify or disclose geologic hazards, so ask. The Wasatch fault runs along the mountain front east of Washington Terrace, about 3 miles east of City Hall.

Two next-door projects are worth knowing about. The hillside townhome site near 4263 South 550 West and the CarMax site at 700 West and 4400 South are both near homes. Ask the city what is planned. The new construction topic has the townhome plan.

More on inspections, radon, and the base

This is general information, not legal, engineering, or insurance advice. Sort the financing before the search. The first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

Homes here come in many ages and kinds. A remodeled rambler, an original 1970s home, a newer townhome, and a mobile home can sit at similar prices and finance very differently. Older homes sometimes carry condition items a lender wants fixed before closing. In a small market, few similar homes have sold nearby, so the appraisal matters. Knowing that on day one keeps a purchase smooth.

If you own a home now, timing matters as much as price. Selling one home and buying another on a set date can be the hard part. A plan for the gap between the two keeps the search honest. Call early, before you tour.

Hill Air Force Base is next door, and the Roy Gate area is about 6 minutes away. A VA loan is a home loan for veterans and service members. If VA eligibility applies to you, it is worth a talk early. The loan guides on this site explain each loan type in plain English.

If I am your lender, I can tell you early if a home could be hard to get a loan on. A townhome plat can bring its own questions, because the lender reads the recorded CC&Rs.

One loan type does not apply here. USDA loans are for rural homes, and the USDA map shows all of Riverdale as ineligible. Conventional, FHA, and VA loans are the ones to look at.

Riverdale has about 9,000 jobs inside its line, at 372 firms. That is close to one job for every person who lives here. The state counted 8,961 jobs in 2024. Only Ogden and Roy have more in Weber County.

Three kinds of work make up most of it. Trade, transportation and utilities have 3,214 jobs. Financial activities have 2,291. Leisure and hospitality, which includes restaurants and hotels, has 1,817.

The jobs follow the stores along Riverdale Road. The city counts over 300 business owners there. Its fire department says the city fills with over 60,000 visitors during the day. That is the city’s own count, and it gives no method. The Census counts about 4,300 working residents, so the jobs here outnumber them about two to one.

America First Credit Union is building a corporate campus at 4624 South 1500 West. The city’s October 2026 report also lists a CarMax at 4400 South and 700 West, which was not open then. The sales tax these stores bring in pays for much of the city budget, and the cost of living topic tells that story.

Hill Air Force Base is next door, mostly in Davis County. The base says its total workforce is 26,893. It puts its yearly effect on the economy at about $12.8 billion (its statement of March 19, 2025). The state lists it among Utah’s largest employers.

The trip to work

The average trip to work takes about 18 minutes (Census, 2020 to 2024). Of those who travel to work, about 45 in 100 get there in under 15 minutes. About 6.5 in 100 spend 45 minutes or more. About 70 in 100 drive alone, and 9 in 100 carpool.

About 19 in 100 work from home. That makes the internet at the exact address a real question.

No hospital is inside Riverdale. Two are close. McKay-Dee Hospital is about 10 minutes away in Ogden. Ogden Regional Medical Center is about 9 minutes away, in Washington Terrace.

Urgent care

No urgent care is listed inside Riverdale. The nearest ones are across the line. Check hours before you go, and check your insurance network.

The Weber School District serves all of Riverdale. The county district is separate from the Ogden School District next door. The Weber district had 30,968 students in fall 2025. Elementary school is kindergarten to grade 6, junior high is grades 7 to 9, and high school is grades 10 to 12.

Schools inside the city

Riverdale School is the one district school inside the city. The other two are public charter schools. A public charter is a free public school that runs on its own, outside the district. The state file lists Utah Military Academy for grades 6 to 12.

Schools in Washington Terrace

The district sets a school by address, not by city line. The city’s 2026 new resident packet also lists four district schools in Washington Terrace as schools that serve Riverdale. They are Washington Terrace Elementary with 392 students, Roosevelt Elementary with 397, T.H. Bell Junior High, and Bonneville High School with 1,351. Some Riverdale addresses feed an elementary school outside the city.

Confirm the school for an address with the Weber School District before you write an offer, and do not rely on a listing. I do not rate schools, and I would be wary of anyone who says which one is best. The links below go to the district and to independent sites.

Riverdale has no library of its own. The city points to the Weber County Library main branch at 2464 Jefferson Avenue in Ogden. It also points to the Southwest Branch at 2039 West 4000 South in Roy. Check hours before you go.

Student counts and charter grades come from the Utah state schools file for the 2025 to 2026 school year. The list of schools that serve Riverdale comes from the city’s 2026 new resident packet. Ratings and boundaries come from independent third parties and the district, not from me.

Not in the city, but close. There is no campus inside Riverdale. Weber State University is in Ogden, about 10 minutes from City Hall. It is a public university, founded in 1889, with 33,293 students in fall 2025.

Ogden-Weber Technical College is also in Ogden, about 14 minutes away. Campuses in the Salt Lake area are 40 minutes or more down I-15. FrontRunner also runs from Roy.

The Ogden Express bus, OGX, reaches Weber State from Ogden Central Station. It does not enter Riverdale, so most people drive. The transit topic has the details.

Traffic here is mostly about one road. Riverdale Road (SR-26) runs through the middle of town. The city calls it one of the busiest roads in Northern Utah. The general plan describes a 7-lane UDOT road with more than 55,000 vehicles a day east of I-15.

Before you buy, drive the road at rush hour and on a Saturday. Then drive from the home to the nearest corner. The road you hear from a back yard is not the road you see on a map. The commute figures are in the jobs and employers topic.

The freeways

I-15 runs along the west edge of the city. I-84 comes in from Weber Canyon and meets I-15 on the west side. A railroad line also runs through the city.

I-15 Exit 338, at 5600 South, is shared with Roy, and the city line runs through the interchange. UDOT rebuilt it from summer 2023 to September 2026. From City Hall the exit is about 6 minutes away.

The Hill Air Force Base gates

The Roy Gate is the closest to Riverdale, off Exit 338. It is open weekdays, 5 a.m. to 5 p.m., and closed on weekends and federal holidays. The South Gate and the West Gate are open around the clock. The base changes gate hours from time to time, so check its current gate list before you plan a commute.

City road work

The city’s 2026 road job rebuilds 300 West, from Riverdale Road to Pacific Avenue. It was set to run from August 24 to about October 31. Check the city’s news page for closures.

Only a little. About 13 of 4,289 working residents ride transit to work. Most people drive, so plan on a car. The train is the best option, and its station is in Roy.

The records show no UTA bus route on Riverdale Road, so none is named here. Check UTA’s system map at rideuta.com before you build a routine on any route.

Not in town, but a small one is very close. Ogden-Hinckley Airport (OGD) is about 7 minutes from City Hall, in Ogden. Breeze Airways flies from there to Orange County, California, about twice a week. Check the airline for days and times.

For most flights, people use Salt Lake City International (SLC). It is about 41 minutes south by car, 34 miles, by I-15 and I-215.

Most of your setup goes through the Civic Center, which is City Hall, at 4600 South Weber River Drive. The phone is 801-394-5541, and the office is open weekdays, 8 a.m. to 5 p.m. The city’s utility application must be filled out by the owner. For billing questions, call extension 1201.

The city bill covers five services. Power and gas bill separately.

What the city bill looks like

The city’s July 2026 rate sheet sets these base charges for a home. Water use is billed on top of them. The first 10,000 gallons cost $0.55 per 1,000 gallons, and use above that costs more.

An extra garbage can or recycling can costs more each month. Bills go out near the start of each month for the month before. You can pay at the Civic Center, by mail, by phone, or with Xpress Bill Pay. Equal pay is open after 12 months at the address.

The 2026 drought order

On April 13, 2026, Weber Basin told the city its water supply was cut by 20 percent. The city set rules in response. It asked for 20 percent less outdoor watering and none between 10 a.m. and 6 p.m. It asked for none after October 15, and for new landscaping to wait until spring 2027. Use above 10,000 gallons costs 25 percent more under drought rates. The city says this is not a revenue increase for the city. The splash pad at Riverdale Park closed on Thursdays in 2026. Ask the city whether a drought order is in force when you buy.

Police and fire

The Riverdale City Police Department is at 4580 South Weber River Drive, next to the Civic Center. It lists 21 sworn officers. The after-hours non-emergency line is 801-395-8221.

Fire and ambulance service comes from the Riverdale City Fire Department today. Station 41 is at 4334 South Parker Drive. It runs an advanced EMT ambulance around the clock.

That is set to change. The city council asked in June 2026 to join the Weber Fire District. The district accepted in July. It planned the hand-off for on or about December 27, 2026, subject to completion of all statutory requirements. A mailed-notice error forced a new public hearing, held October 1, 2026. A 30-day protest period follows it. Then the two sides sign agreements and the state certifies the change. It is not final.

The district plans to keep the Roy and Riverdale stations running with local people and trucks. The city has said it plans to cut its own property tax to offset the district’s. City staff also cite an estimated $3 million yearly sales tax shortfall beginning in 2030.

Mail, waste and public works

Every address mails as Ogden, UT 84405 or Riverdale, UT 84405. The mail does not decide the city, so check the city for an address you are unsure about. Household hazardous waste goes to the Weber County Transfer Station at 867 West Wilson Lane in Ogden. Public Works is open weekdays, 6 a.m. to 4:30 p.m.

Moving day is only the start. Here is the short list for your first 90 days in Riverdale, in a sensible order.

1. Turn on the utilitiesCall the Civic Center for water, sewer, storm water, garbage and recycling. The owner fills out the application. Then start Rocky Mountain Power and Enbridge Gas Utah. Do this a week before you move in.
2. Ask about yard waterMost Riverdale homes have no secondary water. Ask whether yours has a connection, and from whom. Learn the watering rules before the first hot week.
3. Get your Utah driver licenseThe Driver License Division office for Weber County is at 615 East 5300 South in South Ogden. Make an appointment first.
4. Check the emissions ruleWeber County requires a test for most gasoline cars from model year 1996 on. The notes below have the basics.
5. Register your carUtah gives you 60 days after you make a permanent home here. Pass the emissions test first if your car needs one. The DMV office is at 2447 Lincoln Avenue in Ogden.
6. Get a dog licenseThe city requires a license for each dog, with a limit of 2 dogs and 3 cats per home. Ask the city for the exact due date. Dogs stay on a leash in the parks and on the trail.
7. Ask about the primary home exemptionUtah taxes a primary home on 55 percent of its value. Ask the county assessor, in the Weber Center at 2380 Washington Boulevard in Ogden, to confirm your home is set up as a primary home.
8. Register to voteDo it online at vote.utah.gov, or in person with ID. The site lists the deadlines for each election.
9. Sign up for schoolConfirm the school for your address with the district, then register. The schools topic explains the boundaries.

The emissions test

Weber County is one of five Utah counties that require an emissions test for most cars. Salt Lake, Davis, Utah and Cache are the others. Electric cars are exempt. You test no more than two months before your registration is due. Cars less than six years old are tested once every two years.

The old tailpipe test ended on October 1, 2026. Some older and heavier vehicles were released from testing with it. The county’s bulletin lists who is exempt now. The Weber-Morgan Health Department is at 477 23rd Street in Ogden, and the emissions line is 801-399-7140.

Sheds and city meetings

A shed of 200 square feet or less, one story, needs no building permit. It still needs a free zoning review. Anything larger needs a permit. The city council and planning commission meet on Tuesday nights at the Civic Center.

Riverdale is the shopping street for this end of Weber County. The city describes the mix as everything from cars to pianos to clothing to food. The places to eat are in the restaurants topic.

An address trap

Mail does not tell you the city. Many Riverdale stores print Ogden on their own pages. Shake Shack and Best Buy are two of them, and both sit inside Riverdale. Riverdale Road from about 4023 south and west is Riverdale. The numbers 4021 and below are in South Ogden, so Costco, Texas Roadhouse and Handel’s are across the line. Newgate Mall is in Ogden.

For the house itself, The Home Depot, Hobby Lobby, Floor and Decor, and Harbor Freight are all inside the city. Newgate Mall, in Ogden, is about 5 minutes away.

Cars and Freeway Park Drive

Riverdale is a car-buying street. The dealers include Ken Garff, Larry H. Miller, Tony Divino Toyota and Wasatch Front Kia. A Tesla store and service center is at 4851 South 1500 West. On Freeway Park Drive, by I-15, you will find Guitar Center, Ogden Piano Gallery and Boot Barn.

The city’s October 2026 report lists EOS Fitness as renovating at 4045 Riverdale Road. Store lists change, so check an address and hours before you drive out.

Riverdale's outdoor life is along the Weber River. A paved trail follows the east edge of the city, and three city parks sit near it. The big mountains and lakes are a drive away, up Ogden Canyon.

The Weber River trail

The river runs along the east side of the city, and City Hall sits right beside it. The paved Weber River Parkway follows it from the north end of Riverdale to the south end. The trail is part of the Centennial Trail system. It takes walkers, runners, bikes, roller blades, strollers, and wheelchairs. The city says it is three miles of paved trail. The paved part inside the city line measures a little over two miles, so the city rounds it up.

To the north, the trail runs on into Ogden. Together with the Ogden River Parkway it makes a ten mile trail, from the south end of Riverdale to the mouth of Ogden Canyon. The pavement ends at the city's south edge. There, a gravel section toward South Weber begins.

Three trailhead lots have restrooms. One is by the Civic Center, one is off 600 West, and the north trailhead is off Parker Drive. A short fisherman's path starts near 1050 West and River Park Drive and leads to the river bank. An outdoor fitness park sits on the trail, just south of the 600 West lot. The Bike Park pump track opened in 2015 in the Civic Center lot, and it is free. Dogs must be on a leash. The city writes tickets for loose dogs on the trail.

Three city parks

The splash pad runs from Memorial Day to Labor Day, 10 a.m. to 7 p.m. On Wednesday it opens at noon and runs to 8 p.m. In 2026 it was closed on Thursdays to save water. The city says there is no guarantee it will run, because water or machine problems can shut it down. If the park lots are full, use the Community Center lot. Do not park on Parker Drive or in the fire station lot.

The city rents its pavilions from May 1 to September 30. You book online or in person, not by phone. Each pavilion has two blocks a day, 9 a.m. to 2 p.m. and 4 p.m. to 9 p.m. The small pavilions at Riverdale Park are first come, first served.

Indoors, all year

The Riverdale Community Center is at 4360 S Parker Drive. It is open Monday to Saturday, 6 a.m. to 9 p.m. It has a full-size gym, an exercise room, a game room, and pickleball. A day visit costs a few dollars. The city has no pool. It pays half of a discounted pass to the Roy Recreation Complex for residents, which has an indoor pool and a track. The pass is sold only at the Community Center. The Senior Center is at 4433 S 900 W, open weekdays 8 a.m. to 3:30 p.m. It serves a lunch at noon for people 55 and older and holds free exercise classes.

The city has no dog park and no library branch. The nearest dog park is Club Heights Park in South Ogden, open April to December. The Weber County Library has branches in Ogden and Roy.

Beyond town

The Ogden River Parkway picks up where the river trail runs into Ogden. Waterfall Canyon and the Bonneville Shoreline Trail are on the hillside above Ogden. Pineview Dam is about 24 minutes away. In 2026 the Port Ramp and the west shore of Pineview were closed for a Forest Service rebuild, and Ogden lowered the water for pipe work. Check the ramps before you tow a boat.

Antelope Island State Park is about 33 minutes to the visitor center. It is open from 6 a.m. to 10 p.m., and it costs $15 a vehicle. Willard Bay State Park is north of Ogden. The ski topic has the mountain drives.

No national park is close to Riverdale. Capitol Reef is the nearest, about 4 hours 20 minutes away by map estimate. Utah's other big parks, such as Zion, Bryce Canyon, Arches, and Canyonlands, are long drives too, so plan an overnight stay.

Riverdale is not a ski town, but three resorts sit within about 45 minutes. All three are in or above the Ogden Valley, on the far side of the mountain. Snowbasin is the closest. You reach it by I-84 and Trappers Loop. Nordic Valley and Powder Mountain are up Ogden Canyon.

Snowbasin usually opens around Thanksgiving, and Powder Mountain usually opens in mid December. Each resort posts its own opening date, so check before you plan a trip.

The Cottonwood Canyons and Park City resorts are about an hour or more away. Snowbird is about 69 minutes and Park City Mountain is about 68. Storms can slow or close mountain roads, so check the resort and the UDOT road report before you drive up.

Riverdale has its own course. Schneiter's Riverside Golf Course is at 5460 S Weber Drive, on the river bottom beside the trail. It opened in 1961. It has 18 holes, par 71, a driving range, a snack bar, and outdoor banquet space. The course site describes mature trees and tight fairways. It shows online tee times and lessons. Ogden City runs two public courses. Mt Ogden is an 18-hole, par 72 course on the east hills above Ogden. It opened in September 1984. El Monte is a nine-hole, par 35 course at the mouth of Ogden Canyon, and it opened in 1931. The Barn Golf Club in Pleasant View is privately owned and family operated, with 18 holes. Valley View in Layton is a Davis County course.

Riverdale's food is almost all chains and regional chains, in two clusters on Riverdale Road. One runs along the 4000 to 4300 block, near the Riverdale Shopping Center and the I-15 and 4400 South side. The other is at 700 to 1155 West, near the Family Center and Walmart. Local, family-run sit-down places are thin inside the city line.

For those, drive to Harrison Boulevard in Ogden and South Ogden, or to Ogden's 25th Street. Almost every address here mails as "Ogden, UT 84405", even inside Riverdale. The mailing city is not the real city, so the list below was checked against the city line. The kinds of food on the road are burgers, Mexican, Hawaiian, barbecue, Italian chains, Asian, and sweets and drinks.

All six are inside Riverdale city. This is not a ranking, and no one paid to be listed. Hours and menus change, so check before you drive.

Other names on the road include In-N-Out, Chick-fil-A, Cafe Rio, Olive Garden, Cheddar's, and Zao. Lucky Buffet, a Chinese buffet at 1071 W, is in Riverdale. Handel's Homemade Ice Cream opened in November 2023 at 4021 Riverdale Road, just over the line in South Ogden. Good Earth Markets, a natural foods store since 1973, has a deli counter. The groceries and shopping topic covers the stores.

Riverdale's main draws are the museum and the shopping and dining on Riverdale Road. The city has no movie theater, arcade, or bowling center. The big outings are in Ogden, about 8 minutes north.

Hill Aerospace Museum

The Hill Aerospace Museum is inside Riverdale, on the south edge of the city, by the Roy Gate of Hill Air Force Base. It sits outside the fence, so you do not need a base pass. Admission is free, and donations are welcome. It is open Tuesday to Saturday, 9 a.m. to 4 p.m., and it is closed Sunday, Monday, and holidays. It shows dozens of aircraft and missiles. Riverdale Road

The city calls Riverdale Road "one of the busiest roads in Northern Utah". A day of shopping and dining there is a common outing. The groceries and shopping topic and the restaurants topic cover what is there.

Ogden next door

Union Station in Ogden holds museums. The George S. Eccles Dinosaur Park, the Treehouse Museum, Historic 25th Street, and Peery's Egyptian Theater are in Ogden too. Weber State has the Dee Events Center and Stewart Stadium. Lagoon, an amusement park, is in Farmington. The Local covers the Ogden stops.

Programs from the city

The city runs summer programs for residents. Sign-ups open April 15 for residents and May 1 for everyone else. The 2026 list had Summer Fun for ages 8 to 12 in June, a track program at Riverdale Park, youth pickleball in July, and archery at Golden Spike Park in late July and early August. The Community Center and the splash pad are in the outdoor recreation topic.

The arts are thin inside the city. Riverdale has no theater season, gallery, or concert hall. What it has is the Riverdale City Band. It started in 2003, and it plays at Old Glory Days and at Senior Center shows. The city says there are no auditions and no band fees.

The stages are in Ogden, about 8 minutes north. Weber State University, about 10 minutes away, has the Browning Center, with a season from fall through spring. Peery's Egyptian Theater and the downtown venues are in Ogden too. In summer, Ogden Twilight holds concerts at the Ogden Amphitheater.

Old Glory Days is the city's own Fourth of July celebration. The city calls it "our biggest celebration of the year". The schedule is posted in June.

Old Glory Days

In 2026 it ran over three days. On July 1 there was a baby contest and a movie in the park. On July 2 there was a free swim night at the Roy Aquatic Center for residents, and a pickleball event.

July 4 was the main day. It began with a cannon blast at 6 a.m. and a sunrise service at 7 a.m. The Stars and Stripes 5K started at 7 a.m., and the Lions Club served breakfast. The parade stepped off at 9:30 a.m. and ended at Riverdale Park. Booths, a car show, and live music began at 10 a.m., and fireworks closed the night at 10 p.m. The city posts the parade route with the schedule. The city band plays during the celebration.

The rest of the year

The city's Youth City Council runs the Easter egg hunt at Riverdale Park on the Saturday before Easter. There are five free swim nights each summer for residents at the Roy pool. The Fall Halloween Carnival is at the Community Center in late October, and it is free. In November, the Community Center usually hosts Fun Shot, a free Utah Jazz free-throw contest for grades 3 to 12.

The Hill Air Force Base air show, Warriors Over the Wasatch, returns May 1 to 2, 2027, and then runs in odd years.

Riverdale sits in the middle of the Ogden area. Washington Terrace touches it on the east and southeast, and South Ogden on the northeast. Roy is on the west, and Ogden is on the north and northwest. Hill Air Force Base land lies along the south line, and South Weber touches the city for a short stretch by the river. The drives below are from City Hall.

Over the mountain

Pineview Dam, at the top of Ogden Canyon, is about 24 minutes away. Snowbasin is about 31 minutes by I-84 and Trappers Loop. The ski topic lists all three resorts.

Day trips

The Hill Aerospace Museum is in Riverdale, about 9 minutes away. Antelope Island State Park, in the Great Salt Lake, is about 33 minutes to the visitor center. Willard Bay and Brigham City are north of Ogden. Salt Lake City International Airport is about 41 minutes by car.
