Weber County, Northern Utah
Moving to Riverdale, Utah.
I am Scott Buehler. I have lived in Utah for more than 20 years, and I work in real estate and lending. Riverdale is an established Ogden-metro city of about 8,990 on the Weber River, in southern Weber County at the crossroads of I-15 and I-84, with Hill Air Force Base just to the south. Its signature is Riverdale Road, one of northern Utah's busiest retail corridors, a regional shopping and dining destination whose sales-tax revenue does a lot of the heavy lifting in the city budget. My own base is Southern Utah, so for the on-the-ground work in Riverdale I connect buyers with a trusted local partner agent for the Weber County area and stay on the file for the homework and the financing side. Here is the honest version of the place.

Overview
What Riverdale actually is.
Riverdale was settled in 1850 in the Weber River valley and went by a string of early names, Stringtown for the homes strung along one road by the river, then Thompson's Settlement and Union, before it became Riverdale. A grist mill built in 1853 and a saw mill were the early industries the city names, and it names no builder for either. The community incorporated as a town on 4 March 1946 and reached city status on 9 July 1956, and today it is a settled Ogden-metro suburb of about 8,990 on the 4.6 square miles the city states, bordered by Ogden to the north, South Ogden and Washington Terrace to the east, Roy and West Haven to the west, and South Weber and the Davis County line to the southeast.
What sets Riverdale apart from its neighbors is Riverdale Road. The corridor is one of northern Utah's busiest retail strips, lined with big-box stores, auto dealerships, and restaurants, and it pulls in shoppers from across the region. Recent years have added names like Shake Shack, Handel's, and a Tesla automotive center under construction, alongside the long-standing dealerships and big-box anchors. The city's adopted FY 2026 budget shows what that is worth: $8,371,887 of general sales tax against $1,740,993 of current-year general property tax, roughly 4.8 to 1, which makes the road both the city's identity and its economic engine.
For a buyer, the practical version is this: Riverdale is an established commuter suburb where the housing runs from older mid-century homes to newer subdivision streets, where the Weber River and its paved parkway trail give the north edge a riverfront spine, and where Hill Air Force Base sits just to the south. It trades small-town quiet for unmatched shopping convenience and freeway access, Ogden next door and a FrontRunner station essentially on its doorstep. The rest of this guide walks through all of it honestly.
Climate & weather
Four real seasons.
Riverdale sits between 4,320 and 4,670 feet on the northern Wasatch Front, the range the city publishes for itself, so it gets the region's full four seasons: warm, dry summers, a real winter with snow, and shoulder seasons worth the wait. Using the Ogden weather station as the nearest proxy, July afternoons average in the low-to-mid 80s and cool sharply at night, January days hover near freezing, and precipitation runs fairly even through the year. One regional reality to know going in: the Ogden and Salt Lake valleys see winter temperature inversions that trap cold air and degrade air quality for stretches, a Wasatch Front condition rather than a Riverdale-specific one.
Summer
Warm and dry
Afternoon highs in the low-to-mid 80s with low humidity and cooler nights. Late summer brings the occasional thunderstorm building over the Wasatch to the east.
Fall
Crisp and clear
Cool nights, comfortable days, and fall color up Ogden Canyon and the Wasatch benches. Among the most pleasant stretches on the calendar before winter sets in.
Winter
Cold, with snow
January nights drop into the 20s and snow arrives in waves off the Wasatch. Valley inversions can settle in for days, so watch the air-quality forecast in mid-winter.
Spring
Green and wet
The benches green up and the Weber River runs full with snowmelt. April is among the wetter months, and the high country holds snow long after the valley clears.
Riverdale has no in-town climate station, so these figures use the nearby Ogden station as a proxy, are approximate, and should be confirmed against NOAA normals before you rely on them.
Cost of living
What your dollar buys here.
Riverdale's price picture starts with a caution: this is a small market, and a single month can turn over only a handful of homes, so the published medians scatter widely. In early 2026 one national portal showed a median sale in the mid-$500Ks, another a median list near $740K, a third a median list around $620K, and a Census-based owner-reported value well under $400K, which measures something different again. They are not lying, they are slicing a very small pie different ways. The takeaway is the same one good agents repeat: in a thin market you price the property against its own comparables, not against a city-wide number.
The structural costs lean friendly. Riverdale's home prices have historically run below the pricier southern-Wasatch-Front and Salt Lake County markets, and the city's standout cost note is where its money comes from: its adopted FY 2026 budget takes $8,371,887 in general sales tax against $1,740,993 in current-year general property tax, roughly 4.8 to 1. That is a municipal budget figure rather than a statement about any household's bill. Day-to-day, the trade for retail convenience is the corridor traffic, and the combined sales tax of 7.45 percent shows up on every purchase.
Housing
Older mid-century homes and newer subdivision streets in a market thin enough that every median is a snapshot of a handful of sales. Price against comparables, not city-wide statistics.
Property tax
Utah taxes a primary residence on 55 percent of its value. Riverdale's adopted FY 2026 budget carries $1,740,993 of current-year general property tax against $8,371,887 of general sales tax. Confirm the current Riverdale tax-area rate with Weber County.
Everyday costs
Shopping, groceries, and services are about as close as it gets in northern Utah, all along Riverdale Road. Combined sales tax runs 7.45 percent, and the convenience comes with corridor traffic.
The honest comparison: against Ogden and South Ogden next door you are buying into the same Weber County market with Riverdale's retail at your doorstep, and against the pricier Davis County and Salt Lake County markets to the south your money has historically gone further here. I am happy to run the real numbers side by side for the cities you are weighing.
Areas & orientation
How the town lays out.
Riverdale is compact, but the land sorts into a few distinct settings that live and price differently depending on how close they sit to the corridor and the river.
The north strip along the Weber River
The residential blocks closest to the Weber River and the Weber River Parkway Trail at the city's north end. Riverfront recreation is the draw, and low ground near the river bottoms is where flood-zone questions belong, so check the FEMA map per parcel.
The central residential grid
The heart of the city between the river and Riverdale Road, mostly single-family detached homes mixing older mid-century ramblers with pockets of newer two-story construction on established suburban lots. The everyday residential fabric, set back from the corridor's traffic.
The Riverdale Road frontage
The commercial east-west spine, big-box retail, dealerships, and restaurants rather than housing. Homes on the streets nearest the frontage trade quiet for access, the defining Riverdale tradeoff, so drive any nearby parcel at rush hour before you decide.
Toward Hill AFB and the freeways
The side of town closest to Hill Air Force Base and the I-15 and I-84 junction. Convenient for commuters, with the honest note that buyers near the base should check the Hill AFB AICUZ noise and accident-zone maps for any specific address before committing.
Parcel details vary, and the things that decide value here, how close a lot sits to the corridor, where the FEMA flood line runs near the river, and what the Hill AFB maps show, are not obvious from a listing. Tell me what you are after and I will have a local partner agent pull the full story on any property before you drive out.
Real estate & water
The market, and the road that shapes it.
Riverdale is a small, long-settled market where the inventory is mostly single-family detached, older mid-century ramblers and ranches alongside newer two-story builds, with some townhome and multifamily product nearer the corridor. Because the city turns over only a modest number of homes, the monthly medians from the national portals swing hard and disagree with each other, so read the trend over time rather than any one month. Demand is anchored by location: this is an established Ogden-metro suburb with freeway access, a FrontRunner station next door, and the region's biggest retail strip in its own city limits.
Due diligence here is suburban but location-specific, and it tracks the city's geography. Pull the FEMA flood panels on low ground near the Weber River bottoms along the north edge. If a property sits near Hill Air Force Base to the south, check the base's AICUZ noise and accident-zone maps for that exact address, since the base maps those zones parcel by parcel. And weigh proximity to Riverdale Road honestly: the closer a home sits to the corridor, the more convenience and the more traffic it carries. None of it is exotic, it is just the homework that separates a good buy from a surprise.
In Riverdale, weigh the corridor before you weigh the price.
Riverdale Road is one of northern Utah's busiest commercial corridors, and that cuts both ways. It puts big-box stores, dealerships, and restaurants within minutes of nearly every home in the city, which is a genuine convenience few suburbs can match. It also brings heavy peak-hour traffic and congestion on and around the road, so homes nearer the frontage trade quiet for access. This is the defining buyer-material tradeoff in Riverdale. The fix is simple and worth doing every time: drive any home you are serious about at rush hour, walk the nearest intersection, and decide how much corridor you actually want at your doorstep.
Mid-century homes
Older ramblers and ranch homes on established lots with mature trees, the backbone of the city's housing. Condition varies with age, so inspect the bones and the updates, not the curb appeal.
Newer subdivision homes
Pockets of newer two-story construction filling in among the older streets. Standard suburban product with an Ogden-metro address and a freeway interchange close by.
Townhomes & multifamily
Some attached and multifamily product sits nearer the corridor. Confirm the product type and what surrounds a given building, since the mix shifts block to block.
Location, location
The quiet decider on value here. How close a home sits to Riverdale Road, the river bottoms, and Hill AFB matters as much as the house, so weigh all three before you write the offer.
Market conditions move through the year, and in a market this small a handful of sales can swing every average. For the current snapshot, ask me for the latest update.

New construction
What is being built.
Riverdale is a fully developed city, so the recent growth headlines are mostly commercial rather than residential: the Riverdale Road corridor keeps adding retail, restaurants, and auto uses, including a Tesla automotive center under construction. There is no large production-home subdivision defining the city the way there is on the metro's fast-growing edges. New residential here tends to mean infill, a teardown-and-rebuild, or the occasional small project, rather than a master-planned community.
If buying new or building is the goal, it is worth widening the search to the Weber County communities around Riverdale where more new product is going up, while keeping Riverdale on the list for infill and resale. Either way, the gating questions are local: confirm zoning and lot specifics with Riverdale City, check the flood map near the river, and check the Hill AFB maps if a parcel sits toward the base. Those answers come first, then the design conversation.
The build-here checklist
Before you fall in love with a lot, line up these answers in order. They decide whether a Riverdale build or infill purchase pencils.
Outdoor recreation
A river trail at the edge of town.
Riverdale's recreation centers on the Weber River and its paved parkway, with the Ogden Valley high country a short drive up the canyon when you want bigger mountains.
Weber River Parkway Trail
Along the Weber River through the city
Riverdale City describes its reach as three miles of paved riverside trail for walking, running, biking, and strollers, while the Trails Foundation of Northern Utah records the same reach at 1.90 miles, so treat it as the shorter figure and be pleased if it runs longer. The city publishes three access points: the lot just south of the Civic Center, one off 600 West, and the north trailhead off Parker Drive. Riverdale's own reach is paved end to end; the gravel starts across the county line in South Weber.
Riverdale Bike Park
A pump track at the Civic Center trailhead
Riverdale City opened a pump track in 2015 on the trailhead lot just south of the Civic Center at 4600 South Weber River Drive, so the river walk and the bike loop share one car park. The city publishes no hours, season, or fee for it, so look at it before you plan around it. An outdoor fitness circuit sits on the trail a short way from the 600 West lot.
The city's three parks
Riverdale, Golden Spike, and East Park
Riverdale City publishes three parks and no more: Riverdale Park at 4300 S. Parker Drive, at the trail's north end, with a splash pad, playgrounds, sand volleyball, a ball diamond, tennis courts, and a half-mile walking path; Golden Spike Park at 1260 West 5050 South, with two ball diamonds and open grass; and East Park at 4850 South 600 West, a small park with a picnic table and a playground. No public body publishes an acreage for any of them, and the splash pad closes every Thursday under the city's 2026 water-conservation schedule.
Ogden Valley high country
Up Ogden Canyon and Weber Canyon
Snowbasin Resort, Pineview Reservoir, and Powder Mountain sit up in the Ogden Valley, reachable through Ogden Canyon, and Weber Canyon on I-84 runs east right past town. Big-mountain skiing, boating, and hiking are a regional drive, not in-town, so confirm distances at the season.
Also close by
Trail surfaces, water levels, and access rules change year to year, so confirm current conditions before you plan a property purchase around any of them.
Things to do
Shopping, aircraft, and a river trail.
Riverdale's everyday draw is the Riverdale Road corridor itself, a regional destination for shopping and dining with big-box anchors, a deep run of restaurants, and family entertainment. Recent additions include Shake Shack, Handel's Homemade Ice Cream, and i.d.k. Barbecue, alongside furniture and appliance stores and specialty shops, with a Tesla automotive center under construction among the long-standing dealerships. For a lot of the region, a day on Riverdale Road is the outing.
The Hill Aerospace Museum is minutes away, with more than 90 military aircraft and free admission, and where it actually sits is genuinely unsettled. Riverdale City's own About page says the museum is within city limits, and the Census Bureau's boundary layer returns Riverdale city at the museum's published coordinate. The museum's operator publishes a Hill Air Force Base postal address on the 84056 postcode, prints Roy in its own heading, and describes the facility as sitting off base by the north or Roy gate. All three are legitimate sources and nobody has run the Weber County parcel check that would settle it, so the honest answer is that two bodies place it here and its own operator addresses it elsewhere. The visit is the same either way.
Closer to home, the Weber River Parkway Trail and the city's bike park at the Civic Center trailhead give you the riverfront, and Old Glory Days is the city's own Fourth of July, run by Riverdale itself with a sunrise cannon, a parade, and fireworks at the end of the night. Bigger days out run to Ogden's Historic 25th Street and Union Station, the Ogden Valley resorts, and Antelope Island. Confirm hours and current exhibits before you go.
From The Local
Seven guides to the small city doing a very large amount of business.
Beyond the practical tour above, I keep a set of Riverdale guides on The Local, the editorial side of MovingUtah. A paved reach of the Weber River that the city calls three miles and the trail organisation calls 1.90, with a pump track opened in 2015 at the car park behind city hall and a conduct policy the city enforces with citations. A road holding 8,761 jobs in a city of about 8,990 people, with a redevelopment fund named after it and not one shopping centre, tenant or sales tax sentence published by the city that lives on it. A three day Fourth of July the city organises itself, beginning with a cannon blast at six in the morning and ending with fireworks at ten at night, with the swim night held at a pool in the next city because this one has none. Three parks, no acreage published for any of them, a splash pad closed every Thursday for drought, and a $300,000 playground named in the adopted budget. Two interstate freeways crossing four and a half square miles, three dated road projects in two years, no gate on the fence line this city borders, and a museum that the city, a federal boundary layer and the museum's own operator place in two different cities. And what an address here actually asks of a household.

Schools & education
Districts and options.
Riverdale is in the Weber School District, the county district, which is separate from the Ogden City School District next door. The state and the district both print the one school inside the city as Riverdale School, kindergarten through grade six at 1160 West 4400 South, with 378 students on the state's October 2025 enrollment file. From there, students have generally moved on to T.H. Bell Junior High and then Bonneville High School in Washington Terrace. District boundaries shifted in recent years, and feeders depend on the year and the address, so confirm the current assignment on the Weber School District boundary map for any property you are serious about rather than assuming.
I do not rate schools, and I would steer you away from anyone who tells you which one is best. Boundaries, programs, and ratings are something you should review yourself against what matters to your household. The links below go to the district and to independent sources so you can look at current assignments and ratings directly.
Ratings and boundaries come from independent third parties and the district, not from me.
Higher education
Campuses within reach.
Weber State University, the nearest four-year public university, is in Ogden a few miles north, and it also runs a Davis campus in Layton to the south. For technical and career training, Ogden-Weber Technical College is right in Ogden. Further south, the University of Utah and Salt Lake Community College are roughly a half-hour-plus drive down I-15. The Ogden campus is reached from Riverdale by Riverdale Road and then Harrison Boulevard, and UTA's fare-free Ogden Express serves it from Ogden Central Station rather than from anywhere in Riverdale, so weigh the route against the corridor traffic and confirm current drive times.
Healthcare & medical
Hospitals just north.
Riverdale is well covered for an Ogden-metro address. The nearest major hospital is McKay-Dee Hospital, part of Intermountain Health, a short drive north in Ogden and commonly cited as a Level II trauma center. Ogden Regional Medical Center, a MountainStar hospital whose parcel at 5475 South 500 East sits in Washington Terrace despite its Ogden mailing address, is another regional option close by, and Layton Hospital sits to the south in Davis County. Ogden Clinic and Intermountain run clinics and urgent care across Ogden, Riverdale, and Roy. Confirm current trauma designations, urgent-care locations, and distances when you set up care.
Veterans relocating on a PCS can find VA access notes in the military PCS guide.
Employment & economy
What keeps the town running.
Riverdale's economy is built around the Riverdale Road corridor. The strip's big-box retail, auto dealerships, and restaurants employ a large local workforce and, just as important, generate sales-tax revenue out of all proportion to the city's size. The city's adopted FY 2026 budget puts $8,371,887 of general sales tax against $1,740,993 of current-year general property tax, roughly 4.8 to 1, which is the practical reason Riverdale Road matters so much to anyone living here. The corridor is genuinely a regional shopping destination, not just a local one.
Beyond the corridor, the big employer next door is Hill Air Force Base, one of Utah's largest single-site workplaces with civilian and military jobs, immediately south of the city. Ogden's broader retail and medical economy rounds out the picture. Most working residents commute a short distance, with a typical trip under twenty minutes, and the FrontRunner Roy station puts Salt Lake and Provo within reach by rail. For remote work, verify the actual internet service at a specific address, since providers and fiber coverage vary block to block across the Wasatch Front.
Getting around
Two interstates and a train.
Riverdale sits at a genuine crossroads. I-15 runs north-south along the west side of the city, and I-84 splits off east toward Weber Canyon and Morgan County, so you can point a car almost anywhere on the Wasatch Front quickly. Riverdale Road, designated SR-26, is the main arterial connecting the city to Ogden, South Ogden, and Washington Terrace. The standout for commuters is transit: the UTA FrontRunner Roy station is right next door in neighboring Roy, with commuter rail north to Ogden and south to Salt Lake and Provo, UTA's fare-free Ogden Express, or OGX, bus rapid transit runs between Ogden Central Station and McKay-Dee Hospital by way of the Weber State campus, and it does not enter Riverdale, so work the actual routes rather than the proximity. Confirm the exact station distance for your address.
For flights, Salt Lake City International is the full-menu airport about forty-five minutes south on I-15, and Ogden-Hinckley Airport, just a few miles away in Ogden, handles regional and general aviation. Confirm current drive times before you rely on them, since the I-15 corridor moves with rush hour and the Riverdale Road interchanges back up at peak.
Utilities & getting set up
The "I just moved in, now what" list.
Almost nobody puts this on a real estate site, and in a small town it is the section that saves you surprises. Here is who to call.
Water, sewer & trash
Riverdale City provides culinary water, sewer collection, garbage, and recycling, billed by the city. Sewer treatment is handled by the Central Weber Sewer Improvement District. Set up these services through Riverdale City when you move in.
Natural gas
Dominion Energy provides natural gas to the area and bills separately from the city. Set up gas service with Dominion when you transfer the other utilities, and confirm the connection at your specific address.
Power & water supply
Rocky Mountain Power serves electricity and bills separately. On water, the live fact is a restriction: the city publishes a notice that Weber Basin Water notified it of a 20 percent cut to its supply, and the splash pad closes every Thursday under the city's 2026 conservation schedule. Riverdale does not publish where its culinary supply comes from, so ask public works about your parcel.
Internet & cell
Riverdale is served by the usual Wasatch Front internet providers, with cable and fiber coverage that varies by street. Verify the actual provider and speeds at the exact address before you rely on them for work.
Start with Riverdale City for water, sewer, garbage, and recycling, then set up power with Rocky Mountain Power and gas with Dominion Energy.

What locals know
The stuff only a local tells you.
No brochure says this part. Here is the honest version of buying in Riverdale, the way the homework reads it.
-
The road is the trade. Riverdale Road gives you the best big-box, auto, and dining convenience around, paid for in peak-hour traffic. Homes set back from the frontage trade some of that access for quiet, so pick your spot on that spectrum deliberately.
-
The retail carries the budget. Riverdale's adopted FY 2026 budget takes $8,371,887 in general sales tax against $1,740,993 in current-year general property tax, roughly 4.8 to 1. That is the city's ledger, not your bill, so still pull the exact certified tax-area rate for any specific parcel before you budget.
-
The train is closer than you think. The FrontRunner Roy station sits essentially on Riverdale's doorstep, which is unusual for a city this size. Commuter rail to Salt Lake and Provo without a long drive is a real perk, so confirm the exact distance from an address you like.
-
The river is the quiet amenity. The Weber River Parkway Trail runs paved through town, past the city's bike park at the Civic Center trailhead, its outdoor fitness park south of the 600 West lot, and Riverdale Park at the Parker Drive end. It is a genuine riverfront perk that does not show up in a listing's headline, so walk it before you decide.
-
Check the base maps near the south side. Hill Air Force Base is next door and flies F-35s. If a home sits toward the base, look up the Hill AFB AICUZ noise and accident-zone maps for that exact address before you fall for the price.
-
Mind the river bottoms. The Weber River forms the city's north edge, and low ground near the bottoms can fall in the FEMA floodplain. On any north-edge parcel, pull the flood map and check the flood-insurance picture before you write.
FAQ
Questions people ask about Riverdale.
Riverdale is in Weber County, in the Ogden metropolitan area, on the Weber River. It is bordered by Ogden to the north, South Ogden and Washington Terrace to the east, Roy and West Haven to the west and southwest, and South Weber and the Davis County line to the southeast, and it sits at the I-15 and I-84 junction with Hill Air Force Base just beyond. The ZIP code is 84405.
Riverdale Road is one of northern Utah's busiest retail corridors, a regional destination for big-box stores, auto dealerships, and restaurants that draws far more shoppers than the city's population alone. The city's adopted FY 2026 budget takes $8,371,887 in general sales tax against $1,740,993 in current-year general property tax, so the corridor funds a large share of the budget. The tradeoff is heavy peak-hour traffic on and around the road, so homes nearer the frontage trade quiet for access.
Riverdale's population was 9,343 at the 2020 Census, the Utah Population Committee estimates 8,990 for 1 July 2025, a fall of 3.8 percent, and Riverdale City's own About page prints 8,727. It is an established Ogden-metro city of 4.6 square miles on the city's own statement, so it reads as a settled suburb rather than a fast-growing edge town.
Riverdale is in the Weber School District, which is the county district and separate from the Ogden City School District. Riverdale School, kindergarten through grade six at 1160 West 4400 South, is the one school inside the city, with 378 students on the state's October 2025 enrollment file, and students have generally fed toward T.H. Bell Junior High and Bonneville High in Washington Terrace. Boundaries shifted in recent years, so confirm the current feeders on the district's boundary map for any specific address.
The combined sales tax rate in Riverdale is 7.45 percent on the Utah State Tax Commission chart effective for the first quarter of 2026. The Tax Commission publishes it as a list of component codes rather than as a simple four-part split, and the city or town option rate on that chart is 0.00 percent for Riverdale. Confirm the current chart before you rely on it.
Electricity comes from Rocky Mountain Power and natural gas from Dominion Energy. Riverdale City provides culinary water, sewer collection, garbage, and recycling, while sewer treatment is handled by the Central Weber Sewer Improvement District. The city publishes a notice that Weber Basin Water notified it of a 20 percent restriction in its water supply, and it does not publish where its own culinary supply comes from. Set up city services through Riverdale City.
Yes. The UTA FrontRunner Roy station sits in neighboring Roy, essentially on Riverdale's doorstep, with commuter rail running north toward Ogden and south toward Salt Lake City and Provo. UTA's fare-free Ogden Express, or OGX, bus rapid transit runs between Ogden Central Station and McKay-Dee Hospital by way of the Weber State campus, and it does not enter Riverdale. Confirm the exact station distance and current routing for your address.
Hill Air Force Base lies just south of Riverdale and flies F-35 operations. Whether an official noise contour or accident potential zone from the base's AICUZ program actually reaches into Riverdale is something to verify for a specific address, since the base maps those zones property by property. If you are buying near the base, check the current Hill AFB AICUZ maps before you commit.
Financing your move
Get your numbers first.
Riverdale rewards buyers who sort the financing before the search, because the Ogden-metro market moves and the inventory here is older and varied. An older mid-century home, a remodeled rambler, or an attached unit near the corridor can each follow its own path, and a thin local market makes the appraisal work matter more, not less. Knowing from day one how a specific property will finance keeps a Riverdale purchase smooth instead of surprising, especially when you are competing for the well-priced listings.
I am dual-licensed in real estate and lending, so I stay on the file for the financing side while a trusted local partner agent handles the on-the-ground work in Riverdale. That way I can flag early whether a specific property will finance cleanly and keep the search and the financing on the same timeline. For plain-English explainers on loan types, the loan guides on this site walk through each one.
Ready to take the next step on Riverdale?
My base is Southern Utah, so here is how I work a Riverdale move honestly: tell me what you are looking for, and I will connect you with a partner agent I trust for the Weber County area while I stay on the file for the homework and the financing side. You get a local who knows the Ogden metro, and a second set of eyes who answers to you.
Referral disclosure. Outside Southern Utah, I connect home sellers and buyers with partner agents I trust in their area. If you choose to work with an agent I refer, that agent's brokerage pays my brokerage (Real Broker, LLC) a referral fee. The fee comes out of the agent's compensation; it is not an added cost to you.
