Overview

What is West Haven like?

Short answerA city of about 25,600 on flat farm ground just west of Ogden. It grew about 53 percent since 2020, and downtown Ogden is about 11 minutes east.

West Haven is a city of about 25,600 people on flat farm ground just west of Ogden, in Weber County. It covers about 10.6 square miles of land. City Hall sits at about 4,260 feet. The ground rises gently from about 4,240 feet at the west edge to about 4,300 feet near 2400 to 2700 West. That is about 60 feet over 3 miles.

The city grew fast. When it began in 1991, it had barely over 2,000 people. The Census counted 16,739 in 2020 and estimates 25,627 for 2025. That is about 53 percent more people in five years. Among Utah cities over 5,000 people, only Saratoga Springs grew faster. No other Weber County city grew as fast. In the latest year, from 2024 to 2025, the city added about 3.7 percent.

Marriott-Slaterville lies along the whole north edge. Ogden is on the east, and Roy is on the south. Hooper touches the southwest. Unincorporated county land fills most of the west and northwest, about a third of the boundary. I-15 runs along the east edge. The county offices are in Ogden.

Highlights

  • About 25,600 people (Census 2025), up about 53 percent since 2020.
  • Only Saratoga Springs grew faster among Utah cities over 5,000 people.
  • About 10.6 square miles of flat land. City Hall is at about 4,260 feet.
  • A city since July 1991, when Wilson and Kanesville joined.
  • Downtown Ogden is about 11 minutes away. Salt Lake City is about 43.

Wilson and Kanesville

Two farm towns held this ground first. Wilson lay in the north and east. Four brothers, Bradley, Lewis, Harlow and George Wilson, began farming there in 1854. They built homes in 1860. They also built a bridge over the Weber River, which made the trip to Ogden much easier than fording the water. Wilson Irrigation formed in 1879 and watered about 4,000 acres. A Wilson school ran from 1907 to 1966.

In 1898, the Ogden Sugar Company built a factory in Wilson. The city says it gave farmers a cash crop and work, and it brought electric power and the telephone to the town. Later, the city says, building I-15 brought many changes.

Kanesville lay in the south and west. The first settlers were Orin Hedlock, John Atkin and Calvin C. Wilson, who came in 1868. The area was first known as Northeast Hooper. It was later named for Colonel Thomas L. Kane, a friend of the early settlers.

One city since 1991

In 1990, the people of Kanesville and Wilson voted to become one city. West Haven began in July 1991. Its own About page calls it largely a “bedroom community.” It also has a busy business and industrial strip along 21st Street and 1900 West. The page says the city has worked to keep a rural feel next to Ogden. It lists parks and trails built over the past 30 years.

The city’s General Plan was adopted in 1991 and updated in December 2014. The city is rewriting its land-use part in 2026, and that work is still under way. A separate Water Use and Preservation Element was adopted on December 3, 2025.

What a 2024 survey of residents said

Growth is the big local topic. In 2024, Utah State University’s Utah Wellbeing Project surveyed West Haven. It was a small survey, with 118 responses. The top worries were open space and green space (79 percent), traffic (77 percent) and water supply (73 percent). In all, 77 percent said the population was growing too fast. A large majority of the comments asked for controlled growth that keeps the city’s character.

Climate and weather

What is the weather like in West Haven?

Short answerHot, dry summers, cold winters with real snow, and mild spring and fall. July highs are near 95°F and January lows near 20°F, on a short record.

West Haven has four real seasons. Summers are hot and dry. Winters are cold, with snow from November through March. Spring and fall are mild. NOAA keeps no weather station at City Hall. The numbers below come from its 1991 to 2020 normals at the old Ogden Sugar Factory station. That station sits inside the north end of West Haven, about 4 miles from City Hall, on the same flat ground.

The station closed in 2009, so its record is short, about 10 to 18 years. Treat its numbers as a good guide, not a promise. The Ogden airport station, about 6 miles east, has a longer record and a July high near 91°F.

Spring

Highs 56 to 74°F

Cool and wet, with snow still possible in March. The last freeze usually comes around April 22.

Summer

Highs 86 to 95°F

Hot and dry, with July the driest month. About 65 days a year reach 90 or more.

Fall

Highs 50 to 81°F

Clear and mild, then crisp. The first freeze usually comes around October 18.

Winter

Highs 38 to 44°F

Real winter, with January the snowiest and wettest month and nights near 20.

Month by month

These are the normal highs and lows for each month. Summer nights cool off. A normal July night drops to about 62°F.

  • JanuaryHigh 38°F, low 20°F

  • SeptemberHigh 81°F, low 51°F
  • OctoberHigh 67°F, low 39°F
  • NovemberHigh 50°F, low 29°F
  • DecemberHigh 39°F, low 22°F

Source: NOAA climate normals, 1991 to 2020, Ogden Sugar Factory station. The record is short and ended in 2009.

Rain and melted snow add up to about 18.8 inches a year. Winter is the wettest season. January is the wettest month, with about 2.4 inches. July and August are the driest, each with about half an inch. Spring brings about 5.6 inches.

Frost dates matter if you garden. The last spring freeze is usually around April 22, and the first fall freeze around October 18. That leaves about 177 frost-free days. In one year out of ten, the last frost comes as late as May 9. The Weber River also runs high in spring. The home checks topic covers what that means for a lot.

Highlights

  • A normal January day: high 38°F, low 20°F.
  • A normal July day: high 95°F, low 62°F.
  • About 18.8 inches of rain and melted snow a year. January is the wettest month.
  • Last spring freeze about April 22. First fall freeze about October 18.
  • A frost-free season of about 177 days.

Good to know. The station is not on your street. It sits about 4 miles north-northeast of City Hall, and its record ended in 2009. Ask how a home does in the coldest weeks.

For the day to day side, see West Haven on The Local.

Snow

How much snow does West Haven get?

Short answerAbout 50 inches in a normal year, from the nearest station that keeps snow records, in Farmington. January is the snowiest month.

West Haven gets about 50 inches of snow in a normal year. No station in town keeps snow normals. This is NOAA’s figure for Farmington 3 NW, about 14 miles southeast, the nearest station that keeps snow records. The Ogden hub uses the same station, and NOAA marks the figure as provisional. No snow number exists for West Haven itself.

January is the snowiest month, with about 16 inches. That is about a third of the year’s snow. February brings about 11.5 and December about 10. November adds about 6.6 and March about 4. April averages less than an inch, and October less than half an inch. From May through September there is none. December through February brings about 38 of the 50 inches.

Highlights

  • About 50 inches a year, from the Farmington 3 NW station.
  • January is the snowiest month, with about 16 inches.
  • About 38 inches fall from December through February.
  • No snow falls from May through September.

Good to know. The station number is not your snow number. West Haven has no snow gauge of its own. Ask what a street is like after a storm, and how the driveway drains.

Summer temperatures

How hot does West Haven get in summer?

Short answerJuly highs average about 95°F on a short record, with about 65 days a year at 90°F or hotter, and nights near 62°F.

Summers are hot and dry. A normal July afternoon reaches about 95°F at the old Ogden Sugar Factory station. Nights fall to about 62°F, so a house cools off after dark. August is close behind, with highs near 94°F.

Hot days are common. On that station’s record, about 65 days a year reach 90°F or hotter, and about 8 reach 100°F. The Ogden airport station counts about 49 and 2.5. The west side of Weber County runs hotter in summer. The short record at the Sugar Factory station may add to the gap.

Cool nights

A July night drops to about 62°F. June nights are near 55°F.

Little rain

July is the driest month, with just over half an inch of rain. August is dry too.

Fall color

September highs ease to about 81°F, and the first freeze usually comes around October 18.

Highlights

  • A July high of about 95°F on a short record.
  • About 65 days a year reach 90°F or hotter, and about 8 reach 100°F.
  • August highs run near 94°F.
  • July nights fall to about 62°F.
  • July and August are the driest months.

Summer is also the season for ozone, a gas that forms on hot, sunny days. The air quality topic below has the details.

Wind

Is West Haven windy?

Short answerThere is no wind gauge or wind record for West Haven. East winds can blow down the canyons, but they hit hardest miles east. The lake smell reaches town only on some west winds, if at all.

West Haven has no wind record of its own. No wind gauge sits in town, so there is no local number to give, and I will not guess one. Here is what is known in general. When cold high pressure sits east of the Wasatch Mountains, air can pour west down the canyons. These east winds hit hardest near the canyon mouths, miles east of West Haven.

One storm shows how strong the wind can get nearby. On September 8, 2020, the Ogden-Hinckley Airport recorded a gust of 64 miles an hour. The airport is about 6 miles east of City Hall. That number is for the airport, not for West Haven.

Highlights

  • No wind gauge sits in town, so there is no local wind record.
  • East winds come down the canyons and hit hardest near the canyon mouths.
  • On September 8, 2020, the airport about 6 miles east recorded 64 miles an hour.
  • Check the roof, fences and trees on any home you tour.

Here is what I would check. Ask how old the roof is and whether the shingles carry a high wind rating. Look at the fences and the trees. Read the wind and hail deductible on any insurance quote.

The lake smell and the brine flies

The Great Salt Lake lies west of town. The lake has a famous smell, and it comes from hydrogen sulfide. That is a gas, and it forms in the lake’s deep salty water and in the muddy shore. Researchers say the smell gets worse in big winds. Whether it reaches a given street has not been measured. On some west-wind days it may.

Brine flies live at the lake shore, miles from town. Utah wildlife officials call them mostly harmless. The adults do not bite, and they are most plentiful in mid-summer. They matter more for an outing at the shore than for a backyard.

Sources: the National Weather Service report for September 8, 2020. Also KUER (January 2, 2024), and the Utah Division of Wildlife Resources page on brine flies.

Air quality and inversions

Does West Haven get inversions?

Short answerYes, in winter. Calm days trap haze in the valley, and part of Weber County is in the ozone area EPA lists as Serious.

Yes, in winter, like the rest of the Wasatch Front. An inversion is when cold air gets trapped in a valley under a lid of warmer air. On calm winter days, haze builds in that trapped air. The Weber-Morgan Health Department says winter inversions trap haze over the flat low ground. No air monitor sits in West Haven, so I cannot give a local number.

What the EPA says

Part of Weber County is in the Northern Wasatch Front area for the 2015 ozone standard. Ozone is a gas that forms on hot, sunny days. EPA lists that area as Serious, which means it does not meet the standard. On April 21, 2026, EPA proposed to repeal the Serious classification. That was not final at the last EPA list, dated September 30, 2026.

Fine particles, called PM2.5, are the main winter haze concern. Part of Weber County is in the Salt Lake City area for the 2006 PM2.5 standard. That area has been a maintenance area for fine particles since December 19, 2025. That means it now meets the standard and has a plan to keep it that way.

EPA lists only part of the county in each area. Check the EPA map to see whether an address falls inside.

Highlights

  • Winter inversions trap haze in the valley on calm days.
  • Part of Weber County is in the ozone area EPA lists as Serious.
  • EPA proposed on April 21, 2026 to repeal that Serious classification. It was not final.
  • For fine particles, the area has been in maintenance since December 19, 2025.
  • No air monitor sits in West Haven.

Here is what I would do. Check the air each day on the state’s air quality site, the way you check the weather. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy.

Weber County also runs a vehicle emissions test. The first 90 days topic covers it.

Homes and money

What it costs, what you can buy, where in town to look, and what to check.

Cost of living

Is West Haven affordable?

Short answerHousing is the big cost. There is no city property tax, but a 6% city energy tax began October 1, 2026. Bills come from separate providers, and no grocery store is open in the city yet.

Housing is the biggest cost of living in West Haven. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. That is a five-year average of what owners say their homes are worth, so treat it as a guide, not a sale price.

The Census typical value here runs well above Roy's. It is about level with Farr West's. Next to Ogden, you get newer homes, bigger garages, and flatter ground. Next to Hooper and the far west, you give up a little land. You live a little closer to the stores and the freeway.

West Haven has no city property tax. County, school, and district taxes still apply, and a new 6% city energy tax started on October 1, 2026. The taxes topic has all of it.

Monthly bills come from several separate groups, not one city bill. Garbage is $14.15 a month for the first can, on the West Haven Special Service District bill. That district also bills sewer. Drinking water comes from one of four water providers, and each sets its own rates. Sprinkler water comes from its own supplier. The utilities topic sorts out who serves which part of town.

There is no grocery store open in the city today. A Walmart Supercenter is being built, and no opening date has been set. For now the weekly shop means a short drive to Roy or Ogden. The shopping topic lists the options. I can run the real numbers side by side for the Weber County towns you are weighing. A partner agent I trust can check any address.

Housing

The big cost. Most homes here were built in 2000 or later. The housing market topic has the details.

Property tax

No city levy. About 0.60% of a home's value a year on a primary home, the Weber County figure.

Sales tax

7.45% since October 2026. Groceries are taxed at a lower 3%.

Bills you will set up

Garbage is $14.15 a month. Sewer, water, sprinkler water, power, and gas each come from their own provider.

Highlights

  • The house is the big cost. The glance box shows the Census typical value.
  • West Haven has no city property tax, but a 6% city energy tax began October 1, 2026.
  • Bills come from separate providers: a sewer and garbage district, four water providers, and your power and gas company.
  • No grocery store is open in the city yet. A Walmart is being built.
  • Next to Roy the typical value runs well above. Next to Farr West it is about level.

Taxes

What taxes will I pay in West Haven?

Short answerSales tax is 7.45%. There is no city property tax, and the county average is about 0.60% a year. A 6% city energy tax on power and gas started October 1, 2026.

Four taxes matter most when you move here: sales tax, state income tax, property tax, and a new city energy tax. The table shows each one.

TaxRateWhat to know
Sales tax7.45%The full rate in West Haven, in effect October 1, 2026. It was 7.25% through September.
Groceries3%Food from a grocery store is taxed at a lower rate.
Restaurant meals8.45%Prepared food carries a higher rate.
State income tax4.45%One flat rate for everyone, for tax years starting in 2026. Utah has no local income tax.
City energy tax6%On power and gas bills. It started October 1, 2026.
Property taxAbout 0.60%The Weber County average share of market value a year on a primary home, using 2025 levies.

Utah gives a tax break on the home you live in. A primary home is taxed on 55% of its market value, not the full value. From January 1, 2027, a new owner must apply for the break when ownership changes. Ask about it at closing.

No city property tax

West Haven does not charge a city property tax. The mayor said so at the June 17, 2026 council meeting. The city was also left off the county's 2026 notice of proposed tax increases. Your property tax bill still has several other lines. The Weber School District takes the largest share. Weber County, the Weber Fire District, a mosquito district, and a 911 dispatch group add the rest.

The city has 26 tax areas, so the mix of district lines changes by address. Your bill also depends on which sewer and water providers serve the lot. The county sends a value notice in summer and a tax notice around November. Weber County also has tax relief programs, including a circuit breaker program. You apply through the county Clerk/Auditor.

The new 6% energy tax

On June 17, 2026, the City Council voted 3 to 2 to send a 1998 city ordinance to the Utah State Tax Commission. That ordinance sets a tax of up to 6% on power and gas bills. The city passed it in 1998 but never collected it. The Tax Commission's list shows it in effect on October 1, 2026.

The city manager told the council it would bring in about $1.2 million in a full year. The minutes give three reasons for acting now. The sheriff contract keeps costing more. Building fees are down as growth slows. And the Walmart's delays are holding back sales tax. Ogden, Roy, Riverdale, Farr West, Hooper, and Marriott-Slaterville charge the same 6%.

Fire service costs more in 2026

The Weber Fire District covers all of West Haven. It raised its property tax for 2026 to build new stations, and one of them is planned in West Haven. The district also set a fire impact fee of $704 per new home from January 1, 2026. Builders pay it before a permit is issued. The new construction topic tells where the station is planned.

Highlights

  • No city property tax, by the mayor's own words in June 2026.
  • A 6% city energy tax on power and gas started October 1, 2026, after a 3 to 2 council vote.
  • 7.45% sales tax. Groceries are 3%.
  • A primary home is taxed on 55% of its value. County average: about 0.60% a year.
  • The Weber Fire District raised its tax for 2026 to build new stations.
  • 4.45% flat state income tax for 2026.

Real estate overview

What do homes cost in West Haven?

Short answerPrices move. The glance box at the top of this page shows the latest typical home value. The median home was built in 2011, and about three in five are detached houses.

The glance box at the top of this page shows the latest typical home value for West Haven, from the U.S. Census. That number is what owners think their homes are worth, averaged over five years. It is not a sale price. Price any home against recent sales of homes like it nearby.

This is a young town for homes. The median home was built in 2011. About 76% of homes went up in 2000 or later, and only about 10% went up before 1990. The 2010s are the biggest decade, at about 38% of all homes. Another 14% were built in 2020 or later.

About 71% of occupied homes are lived in by their owners. Most homes are detached houses on their own lots, about 59%. Townhomes add 11%. Several apartment communities make up the rest, with about 16% of homes in buildings of 20 or more units. Mobile homes are about 1%. About 3% of homes sit empty.

Homes run roomy. About 34% have three bedrooms, and 21% have five or more. Another 21% have two bedrooms and 19% have four.

County records show a median one-home lot of about 0.12 acre, or about 5,300 square feet. Homes built from 1991 to 2010 sit on about a fifth of an acre, or about 8,800 square feet. Homes built since 2018 sit on about 0.08 acre, or about 3,600 square feet. So the newest plats are small-lot and townhome-heavy. About two in three homes are two stories. Among homes built since 2011, it is about seven in ten.

About 790 acres inside the city are still classed as farm ground. That is a sign of how fast the land is changing. It is also something to know about before you buy next to it.

Three layers of homes

The farm era

A few hundred homes from before 1990. They sit along the Weber River, Wilson Lane, and the west edge, some on acreage. Ask about sewer or septic, and look up the flood map.

1991 to 2010

About 2,700 homes built as the new city filled in. Lots run about a fifth of an acre, and the yards are grown in.

The 2010s and 2020s

About 3,800 homes, about half the city. Lots are smaller, and townhomes are common. Ask early about basements and groundwater.

Highlights

  • The median home was built in 2011. About 76% were built in 2000 or later.
  • About 71% of occupied homes are owner-occupied. About 59% are detached houses and 11% townhomes.
  • The median one-home lot is about 0.12 acre. Homes built since 2018 sit on about 0.08 acre.
  • About two in three homes have two floors. Since 2011 it is about seven in ten.

Where in West Haven should I look for a home?

Short answerTwo old farm towns, Wilson in the north and east and Kanesville in the south and west, still organize the map. Newer plats fill most of the space between and around them.

West Haven has no neighborhood map of its own. Two old farm towns still organize the city. Wilson sits in the north and east. Kanesville sits in the south and west. The list below runs from the river side in the north to the county ground around the city line. Plat names are the names on recorded maps, so confirm any of them with Weber County before you rely on it.

  • Wilson, the river sideNorth and northeastAlong the Weber RiverThe oldest farm ground. The river trail, Prevedel Park, and the city cemetery are here. Newer plats include Haven Parkway (built 2020 to 2024), Wilson Cove, Holmes Estates, and the Riverwalk townhomes near I-15. Mountain View Junior High is at 2054 South 2700 West. The only FEMA river flood zones in the city sit on this edge, so read the before you buy topic.
  • 1900 West and 21st StreetEastToward the Ogden lineThe city's shops and industry sit along here. The 21st Street exit on I-15 has the Flying J, Denny's, and the Comfort Suites, and Tractor Supply is on 2550 South. Most of the townhomes and apartments are on this side. They include Settlers Landing, Claradon Village, Riverbend, One West, Tuscan Meadows, Sycamore Place, Haven Pointe, and Trail Hollow.
  • The middleAround City Hall and Country Park3300 to 4000 SouthCity Hall, the Sports Park, West Haven Elementary, Country Park, and the rodeo arena are here. Plats include Country Haven (homes from 1995 on), Westwood Estates (Meritage), Aspire Pointe, and Cobble Creek (Henry Walker, on third-acre lots).
  • 4000 South and Midland DriveSouth of the middleWhere the Walmart is being builtThe Walmart site is in the 4200 block of South Midland Drive. Panda Express, Burly Burger, and gas stops are nearby. Quest Academy is on 4000 South.
  • Kanesville, the south and westSouth and westToward HooperPlats here include Kanesville Farm, Kanesville Meadows, Salt Point, Bria, Fair Grove, and Stonefield. Green Farm is a Nilson Homes plan built 2018 to 2024, with The Barn on Green Farm Way. Fair Grove and Stonefield have homes from 2003 to 2023. Older acreage plats include Kozy Acres and Wagon Wheel Estates. Country View Elementary, Rocky Mountain Junior High, and Haven Bay Elementary are here, and so are Fair Grove and Stonefield parks.
  • County ground around the lineNorthwest and westOutside the cityKanesville School and West Field High sit on county land with West Haven or Ogden addresses. Nilson's newer plans to the northwest, Winston Park and Riverbend Farms, are on county land too.

The plats on this list date from the 1990s to the 2020s. The street, the water district, and the city line change block by block. A partner agent I trust can check each one with you.

A home's school depends on its exact address. The schools topic lists the schools and the high school choices. See the nearby cities topic for drive times to the towns around West Haven.

Highlights

  • Two old farm towns, Wilson and Kanesville, still organize the map.
  • The river side in the north holds the only FEMA river flood zones.
  • 1900 West and 21st Street hold most of the townhomes and apartments.
  • Kanesville in the south and west mixes older acreage plats with newer ones like Green Farm.
  • Some homes with a West Haven address sit on county land outside the city line.

Good to know. The street, the water district, and the city line change block by block. A West Haven mailing address does not prove a home is inside the city. Check the parcel's tax district at the county before you offer.

Want the story on a certain block? Tell me what you are after. A partner agent I trust can narrow it by street.

New construction

Are there new homes in West Haven?

Short answerYes, a lot. County records count about 3,250 homes built inside the city from 2020 to 2024. A share of the new building with a West Haven address sits on county land.

West Haven grew faster than any other Weber County city from 2020 to 2025, and much of that growth is new homes. County records count about 3,250 homes built inside the city from 2020 to 2024. The peak year was 2022, with 909. They also count about 540 more on the county land just around the city, mostly to the northwest.

That means a share of the new building with a West Haven address sits on county land just outside the line. Ask which side a lot is on. The side changes the tax bill, the permits, and the city services.

Builders, as the record stands

  • Nilson HomesGreen Farm and nearbyBuilt out, plus two county plansNilson no longer lists Green Farm on its communities page. County records show it went up from 2018 to 2024. Its active plans nearby, Winston Park and Riverbend Farms, are on county land.
  • Meritage HomesWestwood EstatesNew phaseMeritage has a Westwood Estates new-phase page. It shows no plan or price details here, so ask the builder.
  • Henry Walker HomesCobble CreekThird-acre lotsThe builder's West Haven page describes third-acre lots. Check with the builder on whether homes are for sale now.
  • Ivory HomesHaven Parkway EstatesBuilt 2020 to 2024County records show these phases went up from 2020 to 2024.
  • Aspire PointeThe middle of townBuilt 2020 to 2024County records show the plat, but not the builder.

The Planning Commission agendas for 2026 show what may come next. On the agenda were a new patio-home zone, a rewrite of the R-3 rules, and a rezone from light industrial to homes near 2410 Hinckley Drive. A second phase of the 11th West Apartments on Wilson Lane was listed too. So were rules for detached backyard units (ADUs, such as a casita). Site plans for a coffee shop and a shopping building beside the Walmart site were also listed. These are agenda items, not decisions, so ask the city what was decided.

Basements need a careful question. The city's 2014 plan says groundwater may sit less than 10 feet down in many areas. It says homes built on a slab with no basement are a common answer. Get the basement answer from the builder in writing, along with the soil and water plan for the lot.

Builders often cover the buyer agent fee, and your agent puts that in writing before you sign. The fire impact fee on a new home is $704, and the Weber Fire District must confirm it is paid before a permit is issued.

Before you fall in love with a lot or a project

  1. Water district.Ask which drinking water district serves the lot.
  2. Sprinkler water.Ask when it turns on and who supplies it.
  3. Basement.Ask whether groundwater rules out a basement, and get the answer in writing.
  4. Flood map.Look up the FEMA flood map panel for the address.
  5. School boundary.Check the schools for the exact address.
  6. Road plans.Ask what road plans sit near the lot, including the state road study below.

What is coming, on the record

The city began in 1991 with barely over 2,000 people. The 2020 Census counted 16,739. The Census 2025 estimate is about 25,600, and the latest year added about 3.7%. Here is what is known about the next few years.

A Walmart Supercenter

A 176,000-square-foot store in the 4200 block of South Midland Drive, south of 4000 South. Ground was broken in early November 2025. The city expects about 300 jobs. KSL calls it the first grocery store in the city. It is being built and is not open yet. The mayor said in June 2026 that construction had seen many delays.

A Target in Farr West

A Target project is planned at I-15 Exit 349 in Farr West. Nothing there is open yet.

West Field High

Weber School District opened West Field High in fall 2024 on county ground northwest of the city. The schools topic explains which high school an address feeds.

A new fire station

The Weber Fire District plans a new station at 2625 West 3600 South, with no date set. The utilities topic covers fire service.

UDOT is also studying a road to carry the West Davis Highway (SR-177) north into west Weber County. The city manager told the council in July 2026 that UDOT was working to finish its study. No route, end point, funding, or year has been set.

Not everyone wants this much change. In a 2024 survey of residents, 77% said population growth was too fast. Working farms still sit around the edges, so dust, farm equipment, and farm smells come with some lots. The overview topic has the rest of that survey.

Highlights

  • County records count about 3,250 homes built inside the city from 2020 to 2024, and about 540 more on county land around it.
  • A share of the new building with a West Haven address sits on county land. Ask which side a lot is on.
  • Nilson no longer lists Green Farm. Its active nearby plans are on county land.
  • The Walmart is being built and is not open yet. No date has been set.
  • Ask the builder in writing about basements and groundwater.
  • A 2024 survey found 77% said growth was too fast.

Before you buy

What should I check before I buy a home here?

Short answerCheck the city line, shallow groundwater, wet soil, flood zones near the river, radon, and the farm edges. Test and ask by address.

Every town has its own list of things to check. These are the questions I would ask about any West Haven home. A map or a test can answer each one for a single address, so check them one home at a time.

Check the parcel

The city line

County land shares the 84401 address. Look up the parcel and its tax district at the Weber County assessor to learn whether a home is in the city. The answer decides your tax bill and your city services.

Ask for the study

Quakes and wet soil

The county's adopted map rates all of West Haven high for liquefaction, and it calls for a study before building. That is when shaking turns wet, loose soil into something like liquid. Utah state law does not require agents to verify or disclose geologic hazards, so ask for the soil report.

Ask the inspector

Shallow groundwater

The city's 2014 plan says groundwater may sit less than 10 feet down in many areas. It says the usual damage is to basements, utility lines, and septic fields. The plan also says many areas have perched groundwater, meaning water held up above the main water table. Ask about basement water and sump pumps.

Test the soil

Soils

The plan says Kirkham soils swell and shrink a lot as they get wet and dry. They are found throughout the West Haven area. The plan calls for standard soil and foundation tests.

Check by address

Flood zones

About 95% of the city is in FEMA Zone X, which is minimal flood hazard. The 100-year and 500-year zones lie along the Weber River at the north and northeast edge. Panel 49057C0425F, effective November 30, 2023, covers City Hall. The plan names the Weber and Ogden rivers and the Howard and Hooper sloughs as the most serious flood ground. Check the map by address.

Ask about history

The 2011 river breaches

In April 2011 the Weber River broke through levees in western Weber County. Water ran into a business complex near 1100 West and 1800 South in West Haven. Ask about flood history on any lot near the river.

Test the home

Radon

Radon is a gas from the ground that you cannot see or smell. In state data from 2019, 14.0% of short-term tests in ZIP code 84401 were at or above the fix level. That ZIP covers West Haven and parts of Ogden. The county figure was 33.6%. Test every home anyway.

Walk the edges

Septic and farm edges

Older acreage may use a septic system instead of sewer, so check each parcel. About 790 acres inside the city are still classed as farm ground. Expect dust, equipment, and farm smells near them.

Ask the inspector

Older homes

Only about 10% of homes were built before 1990. Homes built before 1978 come with a lead paint disclosure.

Listen first

The airport

Ogden-Hinckley Airport is about 6 miles east of City Hall by road. Check flight paths over an east side lot and decide for yourself. Tour on an ordinary weekday and stand in the yard.

Water is part of the homework too. Four water providers serve West Haven, and sprinkler water comes from a separate supplier. The utilities topic shows who serves which part of town.

Highlights

  • County land shares the 84401 address, so check each parcel's tax district.
  • The county map rates the whole city high for liquefaction, with a study required before building.
  • Shallow groundwater can rule out a basement. Get the answer in writing.
  • About 95% of the city is FEMA Zone X. The river zones are in the north and northeast.
  • Radon: test every home. ZIP 84401 ran 14.0% at or above the fix level.
  • About 790 acres of farm ground mean dust and smells near some lots.

A map shows the lot, not the home, so these checks do not replace an inspection.

Financing your move

How do I pay for a home here?

Short answerGet pre-approved before you shop. VA loans are worth a talk if you qualify. USDA loans do not apply in West Haven.

Sort the financing before the search. The first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

A West Haven purchase has a few Utah-specific lines to understand before you set a budget. The city charges no city property tax, though county, school, and district taxes still apply. A primary home is taxed on 55% of its value. A new 6% energy tax applies to power and gas bills. Sprinkler water is billed by its own supplier, not on the city bill. On the south side it can arrive on the county tax notice. The taxes topic has the details.

Most homes here are newer. In a market heavy with new construction, the builder contract and the appraisal deserve the same attention as the price. An appraisal is an expert's estimate of what a home is worth. A lender wants it to match the price you agreed on.

West Haven is not far from Hill Air Force Base. A VA loan is a home loan for veterans and service members. If VA eligibility applies to you, it is worth a talk early. The loan guides on this site explain each loan type in plain English.

One loan type does not apply here. USDA loans are for rural homes, and the USDA map shows all of West Haven as ineligible. So does the county land around the city. Conventional, FHA, and VA loans are the ones to look at.

If I am your lender, I can tell you early if a home could be hard to get a loan on. A townhome project can bring its own questions, because the lender reads the recorded CC&Rs.

Highlights

  • Get pre-approved first. It shows what you can spend and makes your offer stronger.
  • On a new home, read the builder contract and the appraisal with care.
  • VA loans are worth a talk if you qualify. Hill Air Force Base is nearby.
  • All of West Haven is outside the USDA loan area, by the map result.
  • The loan guides on this site explain each loan type in plain English.

The city describes itself as mostly a place where people live, with a strip of shops and industry along 21st Street and 1900 West. The overview has the city’s own words. The Walmart Supercenter being built on Midland Drive is expected to add about 300 jobs, the city says. It is not open yet.

Hill Air Force Base and Ogden

Hill Air Force Base is one of Utah’s largest employers. Its 2024 economic report counts about 26,900 workers and about $12.8 billion in total economic impact. The Roy Gate area is about 12 minutes from City Hall, and the South Gate is about 17.

Ogden adds more jobs close by. Weber State University is about 14 minutes away, and McKay-Dee Hospital and Ogden Regional Medical Center are about 15. The IRS center in Ogden is a big employer too.

The trip to work

Workers who leave home travel about 23 minutes to work on average. About 71 in 100 drive alone, and about 10 in 100 carpool. About 18 in 100 work from home. Fewer than 1 in 100 ride transit. The city has no train station. About 1 worker in 4 has a commute under 15 minutes, and about 1 in 8 travels 45 minutes or more.

Highlights

  • About 5,900 jobs sit inside the city, and construction is the biggest line.
  • Hill Air Force Base is one of Utah’s largest employers, about 12 minutes to the Roy Gate area.
  • The average trip to work is about 23 minutes.

Healthcare

Is there a hospital in West Haven?

Short answerNo hospital sits inside the city. McKay-Dee and Ogden Regional are each about 15 minutes away.

West Haven has no hospital of its own. Two full hospitals are close by, McKay-Dee in Ogden and Ogden Regional, each about 15 minutes and about 9 miles from City Hall. Trauma levels run from I, the most complete, to V. Both are Level II. The Level I centers are in Salt Lake County, about 45 minutes away.

About 15 minutes

McKay-Dee Hospital

In Ogden, at 4401 Harrison Boulevard. The state licenses it for about 325 beds. It is a Level II trauma center.

About 15 minutes

Ogden Regional Medical Center

It sits in Washington Terrace and uses an Ogden address. The state licenses it for about 240 beds. It is a Level II trauma center.

No pharmacy is confirmed inside the city. The nearest ones are in Roy: Winegar’s at 3440 West 4800 South, Roy Pharmacy, and Midland Pharmacy. Intermountain’s Roy Clinic, with its InstaCare urgent care, is at 1915 West 5950 South in Roy. Hours change, so check before you go.

Schools and education

What schools serve West Haven?

Short answerWeber School District runs five schools inside the city, and one charter school is in town. I do not rate schools.

Weber School District serves West Haven. The district had 30,968 students on October 1, 2025. In Weber, elementary school is kindergarten to grade 6, junior high is grades 7 to 9, and high school is grades 10 to 12.

Five district schools sit inside the city line: three elementaries and two junior highs. One charter school is in the city too. A charter school is a public school with its own board.

LevelSchools inside West Haven, fall 2025
Elementary (K-6)West Haven Elementary (4385 South 3900 West, 476 students), Country View (4650 West 4800 South, 518), and Haven Bay (5020 West 3300 South, opened 2024, 503)
Junior high (7-9)Rocky Mountain (4350 West 4800 South, 794) and Mountain View (2054 South 2700 West, opened 2024, 846)
Charter school (K-9)Quest Academy, 4862 West 4000 South, 1,002 students

School locations and fall 2025 counts come from the state schools map (UGRC), checked against the West Haven city line.

Two schools on county ground

Two schools close to the city sit just outside the line, on county ground, with West Haven or Ogden addresses. Kanesville Elementary is at 3112 South 3500 West and had 756 students. West Field High opened in fall 2024 at 2007 South 4300 West and had 1,524 students in fall 2025.

Which high school

Since 2024, parts of the old Fremont High and Roy High areas feed West Field. A West Haven address may feed West Field, Fremont High in Plain City (1,468 students), or Roy High (1,539 students). Check the school for any address with Weber School District, and do not guess from a listing.

I do not rate schools, and I would be wary of anyone who says which one is best. The links below go to the district and to independent sites.

What to know

  • Weber School District serves West Haven.
  • Five district schools sit inside the city: three elementaries and two junior highs.
  • Quest Academy is a charter school for kindergarten to grade 9.
  • Kanesville Elementary and West Field High sit just outside the city, on county ground.
  • A West Haven address may feed West Field, Fremont, or Roy High. Confirm the school for an address.

Ratings and boundaries come from independent third parties and the district, not from me.

Higher education

Is West Haven a college town?

Short answerNo. Weber State University is about 14 minutes away in Ogden.

West Haven is not a college town, and no campus sits inside the city. Weber State University is in Ogden, about 14 minutes from City Hall. It had a record 33,293 students in fall 2025 and was founded in 1889. Weber State also has a campus in Layton, and Ogden-Weber Technical College is in Ogden. Check each school for current programs.

OGX is a bus rapid transit line, a bus that has its own stops and runs often. It goes from Ogden Central Station past Weber State to McKay-Dee Hospital, and it is zero fare for now. The Salt Lake City campuses are about 45 minutes or more away by car.

Highlights

  • No campus sits inside West Haven.
  • Weber State is about 14 minutes away in Ogden.
  • Ogden-Weber Technical College is in Ogden too.
  • OGX buses link Ogden Central Station, Weber State, and McKay-Dee.

Traffic and commute

How bad is traffic in West Haven?

Short answerThe average trip to work is about 23 minutes. I-15 runs along the east edge, and the 21st Street exit is at the northeast corner.

I-15 runs along the east edge of West Haven. The 21st Street exit, Exit 343, is at the northeast corner. The Flying J and Denny’s are just inside the city there. Hinckley Drive (SR-79) runs east to Ogden and the airport. The usual route to Ogden is 4000 South and SR-79.

4000 South (SR-37) leads to Roy and the Roy FrontRunner station. 1900 West (SR-126) runs north and south through the east side. The route to Salt Lake City uses SR-126 and I-15. Midland Drive (SR-108) is a diagonal road from Roy and Clinton. SR-134 runs north from 4000 South at Kanesville toward Plain City.

UDOT is studying a road to carry the West Davis Highway (SR-177) north into west Weber County. The growth topic has what the record says. In a 2024 survey of residents, 77% named traffic as a concern. The overview has the survey.

Public transportation

Does West Haven have public transportation?

Short answerNot much. The nearest FrontRunner station is in Roy, about 6 minutes away, with no Sunday service.

West Haven has no FrontRunner station and few bus routes. FrontRunner is the UTA commuter train, and it runs from Ogden south through Layton and Farmington to Salt Lake City and on to Provo. The Roy station, at 4155 South Sandridge Drive in Roy, is about 6 minutes from City Hall. Ogden Central Station is about 11 minutes away.

Here is a sample weekday from the fall 2026 timetable. The 5:15 a.m. train south from Roy reaches Salt Lake Central at 6:06 a.m. Trains come every 30 minutes at weekday peak times. They run hourly at midday and on Saturdays. There is no Sunday service. The base fare is $2.50, plus $0.60 for each added stop.

For buses, check the UTA Weber and Davis map for routes near an address. Fewer than 1 in 100 workers here ride transit, so plan on a car for most trips.

Highlights

  • No FrontRunner station sits inside the city.
  • The Roy station is about 6 minutes away, and Ogden Central is about 11.
  • A weekday train leaves Roy at 5:15 a.m. and reaches Salt Lake Central at 6:06.
  • Trains come every 30 minutes at weekday peaks, and there is no Sunday service.

Utilities and getting set up

Who do I call to set up utilities?

Short answerThe city is not a water provider. One district bills sewer and garbage, and four districts sell drinking water by area.

The city is not a water provider. Special districts and private companies serve each address, so the bills depend on the street. Ask which districts serve the exact home before you write an offer, not after. A partner agent I trust can check that with you.

City Hall is at 4150 South 3900 West, 801-731-4519, open Monday to Thursday 8 a.m. to 6 p.m. Provider areas change block by block, so confirm the provider for the address.

Sewer and garbage

The West Haven Special Service District collects sewer for the whole city. Every owner and tenant files a Sewer Service Application at City Hall. The district does not accept digital signatures. Bills go out the first week of each month and are due the last day. You can pay through Xpress Bill Pay. For a sewer emergency after hours, call 801-920-6346.

Central Weber Sewer treats the sewage from most of the city. North Davis Sewer serves two tax areas in the far south.

Waste Management picks up garbage once a week under a city contract. The first can is $14.15 a month on the sewer district bill, and each added can is $9.95. The city does not offer curbside recycling. Fall Dumpster Days at the Country Park arena are usually in October.

Drinking water: four providers

North

Bona Vista Water

North and northeast. Phone 801-621-0474. It went to a severe drought stage on April 9, 2026, with new rates and limits. It has not allowed drinking water on yards since 1996.

Center

Taylor-West Weber Water

The center of the city. Phone 801-731-1668. It serves drinking water only, not sprinkler water.

South and southwest

Hooper Water

South and southwest. Phone 801-985-1991.

East middle

The sewer district itself

A small area in the east middle, about 350 connections. Phone 801-731-5819.

Sprinkler water

Sprinkler water, also called secondary water, is a separate system for yards. It has its own suppliers and its own bills, and not every area is served. The city’s 2025 water plan names eight suppliers by area: Pineview Water Systems, Mountain View Irrigation, Weber Basin, Hooper Irrigation, Wilson Irrigation, Roy Water Conservancy, Hooper Irrigation Company, and Davis Weber Canal.

Weber Basin water normally runs from about mid-April to about mid-October. In the 2026 drought it ran May 15 to September 15, with a 20% cut. On the south side, Roy Water Conservancy bills once a year on the county property tax bill. It turned its water off on October 1, 2026. State law requires a meter on every secondary connection by January 1, 2030.

Power and gas

Rocky Mountain Power sells electricity, and Enbridge Gas sells natural gas. Both bills carry the city’s 6% energy tax from October 1, 2026. The taxes topic has the detail.

Police and fire

The Weber County Sheriff’s Office serves West Haven under a 24-hour contract. The non-emergency dispatch line is 801-395-8221. The Weber Fire District handles fire and medical calls. Station 63 is in West Haven, at 4646 West 4000 South. The district plans a new station at 2625 West 3600 South, with no date given. The growth topic has the other projects.

Highlights

  • The city is not a water provider. Districts serve each address.
  • The West Haven Special Service District bills sewer and garbage together.
  • Four districts sell drinking water, by area.
  • Sprinkler water has its own suppliers and bills.
  • Garbage is weekly, with no curbside recycling.

After you move

What do I need to do after I move to West Haven?

Short answerStart sewer and garbage, find your water district, get a Utah driver license, and register your car within 60 days.

Moving day is only the start. Here is the short list for your first 90 days in West Haven, in a sensible order.

  1. Start sewer and garbageFile the Sewer Service Application with the West Haven Special Service District. Garbage comes on the same bill. Then call Rocky Mountain Power and Enbridge Gas. Do this before you move in.
  2. Find your water districtConfirm which of the four districts serves the address, and call it to start drinking water.
  3. Check the sprinkler waterAsk which supplier serves the lot. Each one has its own bill, and on the south side it can come on the county tax bill.
  4. Get your Utah driver licenseThe Driver License Division office for Weber County is at 615 East 5300 South in South Ogden. You need an appointment. There is a written test, and maybe a driving test.

The emissions test

Weber County is one of five Utah counties that require an emissions test. Salt Lake, Davis, Utah, and Cache are the others. A car less than six years old is tested every two years. Electric cars are exempt. You test no more than two months before your registration is due.

The county ended its old tailpipe test on October 1, 2026. Vehicles that needed that test are now exempt. For questions, call the Weber-Morgan Health Department at 801-399-7140.

Quick facts

  • 60 days to register a car after you make a permanent home.
  • Weber County requires an emissions test for most cars, every two years for newer ones.
  • The driver license visit is by appointment.
  • The DMV is in Ogden, and the license office is in South Ogden.

The youth program covers baseball, softball, T-ball, basketball, hockey, flag and tackle football, tennis, pickleball, karate, fishing, archery, and an outdoor camp.

The Weber River and the West Haven Trail

The Weber River crosses the north end of town. The four Wilson brothers built a bridge over it in the 1800s, and the story is in the overview. Today the river is a place to walk.

The West Haven Trail is about 5.5 miles long and rated easy by the Trails Foundation of Northern Utah. Its west end is at the corner of the city cemetery, at 1550 South 2350 West. The cemetery opened in 2013 and covers 10 acres. To the east, the trail joins Ogden's river trails. The Ogden River Parkway meets the Weber River Parkway and the West Haven Trail near its west end.

Prevedel Park is just north of the cemetery, at 1300 South 2300 West. The city offers a few overnight camping spots on the trail there. Call Parks and Recreation, Monday to Thursday, to book. The city does not post a fee, the number of sites, or a stay limit, so ask when you call. It also does not post the trail surface, lights, parking, or rules for horses and e-bikes. The park is about 11 minutes from City Hall.

Century Mobile Home and RV Park is inside the city, at 1483 W 2100 S, next to I-15. It has 192 sites with full hookups, and it is open all year. It has a pool and a hot tub. The park's own welcome line says Ogden, but its address is in West Haven. For fishing on the Weber, check the Utah Division of Wildlife Resources rules before you go. The river's flood zones are covered in the home checks.

Past the city line

Ogden Bay Waterfowl Management Area is a big Great Salt Lake marsh at the Weber River delta. You reach it through Hooper, about 28 minutes to its park point. It was the first Pittman-Robertson project ever approved, in 1938, and the state still manages it for wildlife and hunting. Since July 1, 2026, anyone 18 or older needs a free state access permit, or a Utah hunting, fishing, or combination license, to enter.

Antelope Island State Park is about 20 minutes to the causeway fee booth and about 30 to the visitor center. The day fee is $15 a vehicle. You can see bison, pronghorn, and bighorn sheep. Willard Bay State Park and the Bear River Migratory Bird Refuge lie farther north. Check each site for hours and notices.

The Ogden Nature Center is about 15 minutes away. Ogden's canyon trails, including Waterfall Canyon, and the Bonneville Shoreline Trail are a short drive east. Pineview Reservoir is about 27 minutes up Ogden Canyon. Check ramp and shoreline closures before you go.

NextWhat locals know

What locals know

The stuff only a local tells you

No brochure says this part. Here is the honest version of buying in West Haven, the way the homework reads it.

No city property tax, but a new energy tax

The zero is real today. The mayor said so in June 2026. But the council also voted 3 to 2 to start a 6 percent energy tax on power and gas bills on October 1, 2026. The Weber Fire District raised its tax for 2026 too. Treat the zero as a current fact, not a promise. The taxes topic has the details.

The lake smell comes and goes

The famous lake smell is hydrogen sulfide, a gas from the lake’s deep salty water and its muddy shore. It is worse in big winds. No one has measured whether it reaches a given street. On some west-wind days it may. The wind topic has the sources.

The brine flies live at the lake shore

Brine flies are most plentiful in mid-summer, and they live at the lake shore, miles from town. Utah wildlife officials call them mostly harmless, and the adults do not bite. They matter for a trip to the shore, not for a backyard barbecue.

Ask the basement question

The city’s 2014 plan says groundwater may sit less than 10 feet down in many areas. It also says homes with no basement are a common answer. Ask any builder about basements and groundwater, and get the answer in writing. The home checks topic has the full list.

You live near an airport

Ogden-Hinckley Airport is about 6 miles east of City Hall. Flights come with it. If you look at a home on the east side, check the flight paths over the lot and decide for yourself. The airports topic has the rest.

The ZIP code does not tell you the city

Many places inside the city use an Ogden, Utah 84401 mailing address, and county land outside the city line uses it too. Check the parcel’s tax district at the county before you count on city services. The areas topic explains the line.

The grocery run goes to Roy

No grocery store is open in the city today. The south and west sides shop in Roy, and the north end shops in Ogden. A Walmart is being built on South Midland Drive. The shopping topic names the stores.

Winter inversions are a valley fact

Some weeks each winter, cold air and haze get trapped over the whole Wasatch Front valley, West Haven included. An inversion is cold air stuck under a lid of warmer air. It is a regional pattern, not a West Haven one. The air quality topic has the EPA words.

FAQ

More questions people ask about West Haven

Yes. The Census counted 16,739 people in 2020 and estimates 25,627 for 2025. That is about 53 percent more people. Among Utah cities over 5,000 people, only Saratoga Springs grew faster. No other Weber County city grew as fast. In the latest year, from 2024 to 2025, the city added about 3.7 percent. A 2024 survey of residents found that 77 percent thought the population was growing too fast. The overview topic has the survey.

No. The mayor said at the June 17, 2026 council meeting that West Haven does not have a property tax. County, school and district taxes still apply. The Weber Fire District raised its tax for 2026 to build new stations, one of them in West Haven. A 6 percent city energy tax on power and gas bills started on October 1, 2026. The council voted 3 to 2 for it. The taxes topic has the full list.

It depends on the address. West Field High opened in fall 2024 on county ground northwest of the city. Since then, parts of the old Fremont High and Roy High areas feed it. Other West Haven addresses feed Fremont High in Plain City or Roy High. Weber School District serves the whole city. Check the exact address with the district before you count on a school. The schools topic lists every school by name.

No grocery store is open in the city today. A 176,000 square foot Walmart Supercenter is being built in the 4200 block of South Midland Drive, south of 4000 South. Ground was broken in early November 2025. The city expects about 300 jobs, and the store will be the first grocery store in the city. In June 2026 the mayor said construction “has had a lot of delays,” and no opening date is set. Winegar’s in Roy, about 4 minutes away, is the nearest grocery store. The shopping topic has the grocery run.

Each hospital is about 9 miles and about 15 minutes from City Hall. McKay-Dee Hospital is in Ogden at 4401 Harrison Boulevard. Ogden Regional Medical Center has an Ogden address but sits in Washington Terrace. No hospital sits inside West Haven. The healthcare topic also covers pharmacies and clinics.

The nearest station is in Roy, at 4155 S Sandridge Drive, about 6 minutes from City Hall. Ogden Central Station is about 11 minutes away. Trains run every 30 minutes at weekday peaks, hourly at midday and on Saturdays, and not on Sundays. Under 1 percent of West Haven workers ride transit. The public transportation topic has a weekday sample.

Salt Lake City is about 37 miles and about 43 minutes south, and the airport there is about 44 minutes. The Roy Gate area of Hill Air Force Base is about 12 minutes from City Hall, and the South Gate is about 17. Confirm times at commute hour. The getting around topic has more drive times.

Secondary water is untreated water for yards, and it is separate from your drinking water. Separate suppliers bring it, and each sends its own bill. The city’s 2025 water plan names eight suppliers by area, and not every area is served. Weber Basin normally runs from about mid-April to about mid-October. In the 2026 drought it ran from May 15 to September 15, with a 20 percent cut. On the south side, Roy Water Conservancy bills once a year on the county property tax bill. The utilities topic has the four drinking water districts too.

No. The city has no pool, recreation center or golf course. The Roy Aquatic Center is the nearest outdoor pool, about 7 minutes away, and it is open in summer only. Roy’s Recreation Complex has an indoor pool open all year. West Haven Days in June includes a free swim day there for West Haven residents, with proof of residency. The outdoors topic covers the parks and the events topic covers West Haven Days.

No. County land around the city shares the 84401 ZIP code and often a West Haven address. Kanesville Elementary and West Field High both sit on county ground. A share of the new building also sits just outside the line. The ZIP code never tells you the city, so ask which side a lot is on. The county parcel record shows the tax district. The areas topic and the new construction topic say more.

A few overnight spots exist at Prevedel Park, at 1300 S 2300 W, just north of the city cemetery on the trail. Call the city Parks and Recreation office to book, at 801-731-8882, Monday to Thursday. The city does not publish a fee, a site count or a stay limit, so ask when you call. The river trail section has the whole trail.

The glance box at the top shows the typical home value from the Census. That is a reference point, not an asking price. For homes on the market now, use the West Haven homes for sale page and ask me about any street.
