Where Under $800K sits
The local read, the median line and the pricing tiers
The local read
Under $800K is the upper middle of West Haven's prices
In shortNext to a typical West Haven value of about $564,300 (U.S. Census), under $800K is a big step up. It brings larger floor plans, nicer finishes and bigger lots. The MLS feeds these listings live, and they are sorted high to low.
The frame first. Under $800K sits well above the middle, since the typical West Haven home is valued at about $564,300 (U.S. Census, ACS 2020-2024). Builders are filling flat ground fast in this city. At this budget the question is no longer whether to get newer and larger. It is which kind of nicer you want: a big new build with premium finishes, an established home on a generous lot, or a Cobble Creek home where the outdoor setting is part of the deal.
The same number reaches larger new homes from the master-planned builders, with offices, upgraded kitchens and four-bay garages at the top of their plans. It also reaches updated established homes on lots bigger than the usual fifth of an acre, and the upper end of Cobble Creek, where Henry Walker's lots of about a third of an acre bring in yard space. These are real strengths, not trade-offs.
Buyers are less crowded here than in the busy middle, so you have time to look closely. A standout new build with the right lot and finish can still draw interest in season. Keep your pre-approval current so you can act when one lists.
Looking at the pages on each side? The under $700K page is where the step above the middle starts. The under $900K page reaches the top of the usual price range, where lot size and the biggest floor plans become the point. The West Haven guide covers the city. Tell me what matters most and a partner agent will search with that in mind.

What the money buys

What the money buys
Under $800K comes in three shapes
Three strengths shape this range, and each is a real draw, not a compromise. The question is which one you value most.
Larger new builds from the master-planned builders
The biggest current floor plans from West Haven builders: offices, premium kitchens and four-bay garages, at the upper end of communities like Green Farm, Westwood Estates and Haven Parkway Estates. You get size and nicer finishes in one home.
The downside: a newer-subdivision setting. The payoff: the best floor plans and finishes the local builders offer.
Premium established homes on generous lots
Updated detached homes in the settled subdivisions, on lots larger than the usual fifth of an acre. They give you more living space, mature landscaping and the yard room that new communities often trade away to fit more homes.
The cost: an older build decade. What it buys: a bigger lot, a grown-up yard and more outdoor space than a comparable new build.
Cobble Creek and larger-lot homes
The upper end of communities like Cobble Creek (Henry Walker Homes), where lots of about a third of an acre carry part of the value. Here the land does real work for the price.
The catch: closeness to the river corridor, and the groundwater homework that goes with it. The upside: a setting and an outdoor feel the standard subdivisions cannot match.
The grid leans one way or another from week to week. The live grid below tells you what fits right now.

What each price range buys
Crossing a line changes the kind of home you shop. This table lines up the three pages around this one, with this page in the middle column.
| Comparison point | Under $700K | Under $800K This page | Under $900K |
|---|---|---|---|
| Typical home shape | Newer detached homes with a bonus room and three garage bays | Bigger, premium homes with nicer finishes and some larger lots, a few near the river | The largest builder plans, finished basements and the biggest established lots |
| What you usually give up | The nicest finishes and the biggest lots | More budget, spent on lot, view or finish | The priciest part of the usual budgets |
| What you usually gain | A newer build year and a third garage bay | Bigger lots, premium finishes and more outdoor space | The largest floor plans, the best local finishes and the most lot |
| Where to look | Master plans with newer, mid-priced builds | The upper end of the master plans, plus larger lots near the river | The top end of the master plans plus the roomiest older streets |
| How the competition feels | Steady, with some room to compare | Quieter, with a smaller crowd at each listing | Patient, since recent sales set the price |

How to move in the upper-middle market
Here, getting exact matters more than moving fast. Fewer buyers are after each home, and there are real choices, so the work is matching the right strength to what you want.
Get your pre-approval in place
A pre-approval letter still anchors a serious offer, and at this price it shows you can move when the right home appears. Do it early.
Pick the strength that you want to buy
Say it first: the biggest builder floor plan, a premium established home on a roomy lot, or the outdoor feel of a home near the river. All three rarely come in one home at this price, so naming your pick focuses the search.
Turn on new-listing alerts
Standout homes with the right lot and finish still draw buyers in season. Seeing one early gives you time to study it instead of rushing an offer.
Do the parcel homework
West Haven's water district splits and groundwater question matter even more at this price, most of all near the river and on the west side. Learn which district serves the parcel and what its groundwater history is, and get it in writing in the contract period. The buying process and making an offer guides lay out the steps.
Quick answers
Under $800K in West Haven, answered
Upper-middle homes: the largest current floor plans from the city's master-planned builders, with premium kitchens and four-bay garages; updated established homes on generous lots; and the upper end of communities like Cobble Creek, where lots of about a third of an acre bring outdoor space. Each one has a real draw. The listings above show which of these are available today.
It sits well above the typical home value of about $564,300, in the upper part of the market. I built the price pages from the homes listed in the city. At this budget, size, finishes and lot become the real questions.
Not always. The under $700K page has newer detached homes that are a notch smaller or less premium than the ones here, and it has its own live listings.
Often a bit longer than in the busy middle, because fewer buyers are after each one. A standout new build or a well-priced home near the river can still move in season. This page sorts high to low, so you can study the top homes at a careful pace.
Yes. Single-story homes appear in both the newer builder communities and the premium established streets. A one-story home in Utah often sits on top of a full basement. The single-story homes page filters for them.
A pre-approval letter and a clear idea of which strength drives your buy: lot size, finishes, neighborhood setting or outdoor feel. With a wider choice and fewer rivals, matching the home to your priority matters more than speed.
