Overview
What is Hyrum like?
Short answerA Main Street town at the mouth of Blacksmith Fork Canyon, settled in 1860, with its own power company and Logan about 14 minutes north.
Hyrum is a Main Street town at the south end of Cache Valley. It sits where Blacksmith Fork Canyon opens to the east. City Hall is at about 4,700 feet. The city runs from about 4,540 feet in the northwest to about 4,970 feet at the east tip, by the canyon mouth. It covers about 6.2 square miles.
About 11,100 people live here, by the 2025 Census estimate. That is up about 19 percent from the 2020 count of 9,362. Hyrum is the fourth-largest city in Cache County, after Logan, Smithfield and North Logan.
Main Street is state road SR-101. It runs west to Wellsville and US-89/91, and east into Blacksmith Fork Canyon. 800 East is SR-165. It runs north to Nibley, Providence and Logan, and south to Paradise. The two roads meet at 800 East and Main. Hyrum Reservoir lies south and southwest of City Hall. The canyon mouth is about 2.7 miles east.
Settlers came in 1860. A party led by Ira Allen built a fort on what is now Main Street. The town is named for Hyrum Smith, and his statue stands on the City Square. Hyrum became a city on February 10, 1870. The dam on the Little Bear River was finished in 1935, and the reservoir became Hyrum State Park in 1959. Mountain Crest High School was built in 1983.
Here is the short version for a buyer. Hyrum runs its own power company and two water systems, one for drinking and one for yards. A beef plant is the city's chief employer. Logan has the university, the hospitals and the big stores, and it is about 14 minutes north. Winter is a real season. The city is writing a new general plan, which is the document that guides where homes and businesses can go.

What is the weather like in Hyrum?
Short answerCold, snowy winters, warm dry summers, and cool nights all year. Winter highs sit in the 30s.
Hyrum has four true seasons. Winters are cold and snowy. Summers are warm and dry, and the nights cool off. Spring comes slowly, and fall is clear and crisp.
The numbers below come from a NOAA weather station called Logan 5 SW Experimental Farm. It sits about 3 miles northwest of City Hall, on the flat low ground. The station is about 210 feet below City Hall, so town nights may run a little milder. No station in town measures the difference.
Spring
Highs 48 to 67°F
Cool and changeable, with snow still possible in March. The last freeze usually comes around May 12.
Summer
Highs 78 to 88°F
Warm, dry days and cool nights in the 50s. About 30 days a year reach 90 or more.
Fall
Highs 46 to 76°F
Clear and crisp. The first freeze usually comes about September 28.
Winter
Highs 32 to 37°F
Real winter, with December the snowiest month and about 15 nights a year at zero or below.

These are Hyrum's own numbers, not Logan's. The Utah State station in Logan sits on a hillside and runs warmer at night. Its January low averages about 18°F, against about 12°F here. It sees about 4 nights a year at zero or below, against about 15 here.
Frost and the growing season
The last spring freeze usually comes around May 12. The first fall freeze usually comes around September 28. That leaves about 138 frost-free days. In about 1 year out of 10, the last freeze lands after May 29. In about 1 year out of 10, the first fall freeze comes before September 14. If you plan a garden, count on frost into late spring.
About 175 nights a year drop to freezing or lower. About 40 days a year never get above freezing. A normal year brings about 18 inches of rain and melted snow. May is the wettest month, and July is the driest.
Highlights
- A normal January day: high 32°F, low 12°F.
- A normal July day: high 88°F, low 55°F.
- Last spring freeze about May 12. First fall freeze about September 28.
- About 138 frost-free days in a normal year.
- About 18 inches of rain and melted snow a year. May is the wettest month and July the driest.
- The record high at the station is 104°F (July 14, 2002). The record low is 44 below zero (December 24, 1990).
Good to know. If someone quotes Logan weather for Hyrum, ask which station it comes from. The Logan hillside station reads warmer on winter nights than the flat low ground does.
For the day to day side of it, read Living in Hyrum on The Local.
Snow
How much snow does Hyrum get?
Short answerAbout 51.6 inches in a normal year, most of it from December through February.
Hyrum gets about 51.6 inches of snow in a normal year. That is about the same as Salt Lake City and less than Logan. NOAA marks the winter snow figures as provisional. The snow comes one storm at a time.
Source: NOAA climate normals, 1991 to 2020. Hyrum uses the Logan 5 SW Experimental Farm station, about 3 miles northwest, on the flat low ground.
December is the snowiest month, with about 13.2 inches. January brings about 12.5 inches and February about 11.7. Winter adds up to about 37.4 inches. Spring brings about 8.5 inches, and fall about 5.7. No snow falls from June through September.
Snow does not stay all winter. In a normal year, about 78 days have at least 1 inch on the ground. The Logan figure in the chart comes from the Utah State station on a hillside. The mountains east of town, up the canyon, get much more.
Highlights
- About 51.6 inches in a normal year.
- December is the snowiest month, at about 13.2 inches.
- About 37.4 inches fall from December through February.
- About 78 days a year have 1 inch or more on the ground.
- No snow falls from June through September.

How hot does Hyrum get in summer?
Short answerJuly highs average about 88°F, cooler than Ogden or Salt Lake City, with cool nights.
Summers are warm and dry. A normal July afternoon reaches about 88°F. That is cooler than Ogden or Salt Lake City. A July night drops to about 55°F, so most homes cool off by morning.
Source: NOAA climate normals, 1991 to 2020. Hyrum uses the Logan 5 SW Experimental Farm station, about 3 miles northwest, on the flat low ground.
Hot days do happen. A normal year has about 30 days at 90°F or hotter. The record at the station is 104°F, set on July 14, 2002. The station read 102°F on July 13, 2026. NOAA counts that 2026 reading as preliminary.
Cool nights
A July night falls to the mid 50s. August is only a little milder, near 53°F.
Dry air
July is the driest month, with about half an inch of rain. May is the wettest.
The canyon
Blacksmith Fork Canyon starts about 5 minutes east of town, with a river and shade.
Highlights
- A July high of 88°F and a July low of 55°F.
- About 6 degrees cooler than Salt Lake City, and 3 cooler than Ogden.
- The record high is 104°F, set on July 14, 2002.
- About 30 days a year reach 90°F or hotter.
- July is the driest month of the year.
Late summer can bring wildfire smoke. The air quality topic below has the numbers.
Wind
Is Hyrum windy?
Short answerNo. The valley is calm, with spring the windiest season.
Cache Valley is a calm valley. The wind at Logan-Cache Airport averages 4.4 miles an hour over the year. The airport is about 12 miles north of Hyrum. The number comes from about 168,000 hourly readings between 2006 and 2025.
Spring is the windiest season at 5.4 miles an hour. Summer averages 4.8, fall 3.8, and winter 3.5. April is the windiest month at 5.8, and January is the calmest at 3.0.
Source: hourly readings at Logan-Cache Airport, 2006 to 2025, from the Iowa Environmental Mesonet.
Strong gusts are rare. Gusts of 30 miles an hour or more show up in about 1 hour out of every 100. In spring it is a little more, about 1.6 hours in 100. Dead calm is common instead. In fall and winter, the wind is under 1 mile an hour for about 4 hours out of every 10.
When it blows
April, May, and June are the windiest months. January is the calmest.
Which way
The wind runs along the valley. North is the most common direction, then south and south-southwest.
On a tour
Ask which way the yard and patio face. A fence, a wall, or a row of trees changes how the wind feels.
Highlights
- The wind averages 4.4 miles an hour over the year.
- Spring is the windiest season, at 5.4 miles an hour.
- April is the windiest month, and January the calmest.
- Gusts of 30 miles an hour or more come in about 1 hour in 100.
- About 4 hours in 10 are dead calm in fall and winter.
Straight talk. No gauge measures wind at the canyon mouth or in town. The airport numbers tell you about the valley as a whole. On your own visit, notice how the wind feels on the east side.
The still winter air is what to watch, more than the wind. See the air quality topic.
Air quality and inversions
Does Hyrum get inversions?
Short answerYes. Gray, still stretches come most winters. The air has improved, and Cache County has been in maintenance since June 2021.
An inversion is when cold air gets trapped in a valley under a lid of warmer air. Cache Valley is a bowl with mountains on every side. On calm winter days, cold air sinks to the bottom and stays there. Fine particles, which the state calls PM2.5, build up in that trapped air, and the valley turns gray. A storm usually clears it out.
The record shows the air has improved. Here is the history, step by step.
- 2009EPA said the Logan area did not meet the federal standard for fine particles. The area takes in parts of Cache County and part of Franklin County in Idaho. The date was November 13, 2009.
- 2015Monitors began to show the area meeting the standard, EPA said.
- June 2021EPA moved the area to "maintenance" status, which means it meets the standard and has a plan to keep it that way. The change took effect June 18 on the Utah side. The Utah plan runs through 2035.
- TodayCache County is still on EPA's list in maintenance. Improved is not the same as over.
Winter days with an air quality index above 50 fell from 54 in the winter of 2022 to 2023 to 21 in 2025 to 2026. The index starts at 0, and above 50 is moderate. No winter day went above 100 in the last three winters. Above 100 is unhealthy for sensitive groups. These counts are for Cache County as a whole.
Highlights
- The area was out of the standard in 2009 and in maintenance since June 2021.
- Winter days above 50 fell from 54 in 2022 to 2023 to 21 in 2025 to 2026.
- No winter day went above 100 in the last three winters.
- The state's valley monitor is in Smithfield, about 16 miles north of Hyrum.
- On a mandatory no-burn day, wood stoves and fireplaces may not be used.
- The no-burn season is usually November 1 to March 1.
Here is what I would do. Check the air each day on the state's air quality site, the way you check the weather. If winter air matters to you, visit during a gray stretch before you buy. No monitor sits at the south end of the valley, so the Smithfield reading is the nearest.
The state can call a no-burn day when the air is bad. On a mandatory day, you may not use a wood fireplace, wood stove, pellet stove, or coal stove. Gas and propane are fine, and so are homes that use wood as their registered main heat. The fine can be up to $150.

Chapter 2 of 4
Homes and money
What it costs, what you can buy, where homes sit, and what to check.
Cost of living
Is Hyrum affordable?
Short answerHousing is the big cost, and the glance box at the top shows the typical home value. Taxes are mild, and one city bill covers power, water and garbage. Logan, 14 minutes away, is where the big stores and jobs are.
Housing is the biggest cost in Hyrum. The glance box at the top of this page shows the Census typical home value. That number is what owners say their homes are worth, averaged over five years. It is not a sale price. Hyrum is a small market, so one month of sales can swing a town number. Judge a price by recent sales of similar homes nearby.
Against Logan, you give up some closeness to jobs, stores and the university. Logan is about 14 minutes away. Compare the glance box on the Logan page with this one, and then look at what each town offers. Four schools sit inside Hyrum, and one full supermarket sits on Main Street. For bigger shopping trips, plan on Logan.
The rest of the cost picture is simple. Utah has a primary home tax break, and Cache County's average bill is low. Hyrum has its own power company, so your power bill comes from the city, not from Rocky Mountain Power. The taxes topic has every rate.
Housing
Older homes sit on the town grid. Newer homes fill the east and southeast side. Acreage and horse property sit on the edges.
One city bill
The city bills power, water, sewer, yard irrigation, storm water and garbage together. The utilities topic adds up the city's 2025 rates for one home.
Car costs
Cache County requires emissions tests on many cars. The taxes topic says which ones. Gas and wear add up on the drive to Logan.
Sales tax is 7.30%, and groceries are taxed at 3%. Ask me for a side by side of the towns you are weighing, and I will run the numbers with you.
Highlights
- Housing is the big cost, and the Census typical value sits in the glance box above.
- Cache County's average property tax bill on a primary home is about 0.40% of its value a year.
- The city bills power, water, sewer, irrigation, storm water and garbage together.
- Hyrum has its own power company, not Rocky Mountain Power.
- Logan is about 14 minutes away for jobs and big stores.

Taxes
What taxes will I pay in Hyrum?
Short answerSales tax is 7.30% in Hyrum. A primary home is taxed on 55% of its value, and the county average bill runs about 0.40% a year. Cache County also requires emissions tests on many cars.
Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one, with the rates in effect in October 2026.
| Tax | Rate | What to know |
|---|---|---|
| Sales tax in Hyrum | 7.30% | This is the combined rate for the state, the county and the city. Logan and Nibley charge the same. |
| Groceries | 3.00% | Food you buy at the grocery store is taxed at a lower rate. |
| Restaurant meals | 8.30% | Prepared food carries a higher rate. |
| Lodging | 13.87% | This is the tax on a hotel room. Guests pay it, and an owner who rents a home by the night collects it. |
| State income tax | 4.45% | One flat rate for everyone, for 2026. |
| Property tax | About 0.40% | The yearly bill on a primary home in Cache County, as a share of its market value, in 2025. It is a county average. |
The primary home exemption
Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, up to one acre of land. The home must be lived in for 183 consecutive days a year. Second homes and nightly rentals do not qualify, so they are taxed on the full value.
Valuation notices usually arrive in late July. Tax notices usually arrive around November. Questions about your own bill go to the Cache County Assessor.
Where the bill goes
Your property tax bill pays several groups, not just the city. They are Cache County, the Cache County School District, the Cache Water District and a mosquito abatement district. Hyrum's own levy for 2025 was 0.000847, and it pays for city operations. The school district's levy was 0.004636. So the school district is the biggest part of the bill, and the city's share is small.
Highlights
- 7.30% sales tax in Hyrum, the same as Logan.
- Groceries are taxed at 3.00%.
- 4.45% flat state income tax for 2026.
- A primary home is taxed on 55% of its value, up to one acre.
- Cache County's yearly bill on a primary home runs about 0.40% of market value.
- The school district is the biggest part of a property tax bill.
Good to know. If you plan to rent a home by the night, add the lodging tax and the full-value property tax to your math before you offer. In Hyrum a nightly rental needs a conditional use permit from the Planning Commission.
Car fees and emissions tests
Cache County is one of five Utah counties that require emissions tests. The Bear River Health Department runs the program. Most cars are tested every two years, and the year follows the model year. Odd model years test in odd years. Cars under six years old on January 1 are exempt. So are gas cars from 1995 and older, diesel cars from 1997 and older, and electric cars. Each test station sets its own price. The cars of employees and students who park at a Cache County college must comply even if they are registered elsewhere.

Real estate overview
What do homes cost in Hyrum?
Short answerThe glance box at the top of this page shows the Census typical home value. Most homes are owned by the people in them, and the median lot is about a third of an acre. Water answers come first on bigger lots.
The glance box at the top of this page shows the Census typical home value. Hyrum is a small market with a real range. Homes run from older houses on the grid to newer streets on the east side to larger lots near the reservoir and the canyon mouth. One sale can move an average, so look at a full year, not one month, and ask me for current numbers.
Five in six lived-in homes are owned by the people in them. The Census counts 2,715 of 3,256 as owner-occupied, about 83%. About 84% are single-family houses on their own lot. About 7% are townhome-style homes. The rest are small buildings of two to four homes and mobile homes. These are Census estimates for 2020 to 2024, and they carry a margin.
Hyrum is an old town with a young edge. The median home was built in 1993. About 40% of homes date from 2000 or later. About 12% date from before 1940. County assessor records show most homes have one floor, about 73%, and about 26% have two.
Lots are mid-sized. The county's records show a median lot of about a third of an acre. About 24% of lots are under a quarter acre, and about 48% are a quarter to a half acre. About 18% are a half to one acre, and about 11% are an acre or more. The city's General Plan names its zones by use. The R-1 and R-2 zones are single-family areas, and R-2 adds animal rights on larger lots. R2-A allows multi-family homes. R-3, R-5 and RA, the residential-agriculture zone, carry the big lots. Check the city code for the lot you want.
Hyrum has grown by about 19% since 2020, and building has moved with it. Assessor records show new homes peaking at 245 in 2021 and falling to 82 in 2024. Most of the newest building is on the east and southeast side. The communities topic shows where homes sit in town, and the new construction topic covers what is being built.
Water comes first
Hyrum runs two water systems. Drinking water, called culinary water here, comes from city springs and deep wells. Yard water runs through separate pipes. That is pressurized irrigation, fed by canal companies, reclaimed water and one well. The utilities topic says how each one works and what it costs.
On bigger lots, irrigation or canal company shares do not always pass with the deed. A share is a piece of ownership in a water company. Get three answers in writing before you make an offer. Which water shares and hook-ups come with the land? What yearly fees apply? Is the lot on city pressurized irrigation? Water questions here are title questions. They belong in the contract, not in a handshake.
Lots outside city lines add more questions. Fringe lots may not get city power, water or sewer. A lot on a well needs its water right checked with the state Division of Water Rights. Ground annexed into the city after 2003 must bring water rights or pay the city a fee in their place. Annexed means land outside the city joined it.
Older homes on the grid
Homes on the original blocks around Main and Center, on in-town lots with city services. Condition varies with age. About 12% of Hyrum's homes were built before 1940, so inspect the bones, not the charm.
Newer homes
Streets built since 2000 fill the east and southeast side, mostly on lots near a third of an acre. Check the completion status on any home still being built.
Acreage and horse property
Larger lots toward the foothills and the canyon mouth. Wells, septic, fencing and water shares set the value, and the shares do not always come with the land.
Wells and water rights
The quiet decider on land outside the city. Find out what serves the land, what comes with it, and the state of the septic before you offer.

Neighborhoods and communities
Where in Hyrum should I look for a home?
Short answerThe oldest homes sit on the grid around Main and Center. The newest sit on the east and southeast side. Acreage runs along the edges, and the north side is planned for industry.
Hyrum began in 1860 as a fort on what is now Main Street, and the grid still sits at its center. The easiest way to read the town is by place, from the center outward. The city's General Plan splits it into seven planning areas: downtown, central, west side, north side, highway commercial, east side and south side.
- Town centerMain Street and the old gridAround Main and CenterThis is the old fort line. The oldest homes sit in the blocks around Main and Center and south of Main. The city offices, the library and the museum are here. The downtown zone allows mixed use.
- Highway strip800 East and MainWhere SR-101 meets SR-165Main Street is SR-101, and 800 East is SR-165. They meet at 800 East and Main. The supermarket and the fast-food places sit here.
- East sideToward the canyon mouthEast of 300 East, up to the canyonMost homes built since 2019 sit on the east and southeast side, mostly on lots near a third of an acre. Mountain View Estates and Elk Mountain are subdivisions here. Mountain Crest High is on 800 East. The ground rises, and the east tip of the city is the highest. A mapped fault trace and a fault study zone touch this side, so read the before you buy topic first. The canyon mouth is about 2.7 miles east of City Hall.
- North sideToward NibleyNorth of MainThe city plans this side for industry and a farmland greenbelt toward Nibley. The JBS beef plant sits near 200 West, about a mile from City Hall. West Point Dairy is on this side too.
- West sideToward the Little Bear RiverWest of CenterThe plan calls for homes on larger lots and open space. OLO Builders is building Mount Sterling Farms here, at 675 West 50 North. The ground drops toward the river bottoms, with the lowest ground in the northwest at about 4,540 feet. A mapped old landslide touches the west edge, so a geotechnical report matters on a lot there.
- South sideToward the reservoirSouth of MainThe plan names views of the valley and the reservoir. Hyrum Reservoir lies south and southwest of City Hall. The state park entrance is under a mile away, on 400 West. The before you buy topic covers the dam road closure.
- County landValley acreageAround the edges of townHay ground and horse property run toward the foothills and the canyon mouth. Wells, septic and water shares decide what this land is worth, parcel by parcel. City services may not reach it.
Highlights
- Main Street and the old grid hold the oldest homes and the city offices.
- 800 East and Main is where the supermarket and fast-food places sit.
- Most new homes since 2019 sit on the east and southeast side.
- The north side is planned for industry and a farmland greenbelt.
- The south side looks toward the reservoir.
- Acreage depends on wells, septic and water shares.

New construction
Are there new homes in Hyrum?
Short answerSome. OLO Builders is building on the west side, and two east-side subdivisions are building out. New homes fell from 245 in 2021 to 82 in 2024.
OLO Builders is building in Hyrum in 2026. Its community, Mount Sterling Farms, is at 675 West 50 North on the west side. The builder's site shows one-story and two-story homes with basements, plus a park and a splash pad. It lists lots on West 70 North, one being built and the rest still to come. Most other new homes have come on the east and southeast side, in subdivisions with many lots at about a third of an acre. If you want a new home, ask who else is building now.

Mountain View Estates is a subdivision where phase 7 is under way, with work on 1210 East. No application for phase 8 had come in as of August 2026. Elk Mountain is a subdivision around 1170 East, 300 to 480 South. Both are on the east side, where the city expects most future growth.
In August 2026 the city council voted down a planned project of 143 homes at about 1170 East 700 South. It mixed single-family lots with cottage homes and townhomes. The council is also discussing a rule for detached ADUs. An ADU is a small second home on the same lot, like a casita behind the main house. The council has not adopted one. Hyrum is writing a new general plan, so the rules for new building may change. In September 2026 the council adopted new rules for city power outside the city limits. It did not repeal its planned development rules; it asked for a rewrite instead. Ask where the zoning stands before you buy land.
The pace has slowed. Assessor records show 245 new homes in 2021 and 82 in 2024. A subdivision that meets the code goes through two steps. The Planning Commission hears a preliminary plat, and a final plat follows. A plat is the map that divides land into lots. Ask the city planner where a plat stands.
What a new home pays the city
A new home pays city impact fees for power, water, sewer and yard irrigation. An impact fee pays for the cost a new home adds to the city system. The city's posted fee sheets list these fees for one home. I am not adding them up, because each lot is different.
| Fee | What the city lists | What to know |
|---|---|---|
| Power | $1,265 for a 200 amp service | A larger service of 201 to 400 amps costs more. |
| Culinary water | $2,498 per home | The meter and inspection fee is extra. |
| Sewer | $2,358.42 per home | There is also a $50 inspection fee. |
| Yard irrigation | $794 with water rights, $4,366 without | Turning in water rights to the city lowers the fee. |
Buying new works differently from buying resale. You pick a lot, follow a build schedule, and sign the contract. I am licensed in both real estate and lending, and on any one purchase I take one role. If I am your lender, I can line up a construction loan early so nothing surprises you at the framing stage.
Lot and access
Check the zone, the road and the easements. Ask which fault and flood maps cover the lot.
City hook-ups
In town, power, water, sewer and irrigation connect at set fees. Outside town, ask what serves the parcel.
The build contract
Read the schedule, the allowances, and what happens if the build runs late. Ask how the plans handle snow at about 4,700 feet.
Highlights
- OLO Builders is building Mount Sterling Farms on the west side in 2026.
- Mountain View Estates and Elk Mountain are east-side subdivisions.
- New homes fell from 245 in 2021 to 82 in 2024.
- The council voted down a 143-home project in August 2026.
- A new home pays impact fees for power, water, sewer and irrigation.
- Ask about fault and flood maps before you buy a lot.

Before you buy
What should I check before I buy a home here?
Short answerStart with the fault map on the east side, then flood zones and radon. The road across Hyrum Dam is closed until about early 2029, so drive the detour.
Every town has its own list of things to check. Hyrum has a few, and the fault and the dam road lead the list. None of them should scare you off. They are the questions I would ask about any home here, and most have a free map you can look up for a single address.
The fault, the slopes and the soils
A mapped trace of the East Cache fault crosses the east tip of the city, by the canyon mouth. Its last movement was within the past 15,000 years. The state also draws a fault study zone that touches the east side. A lot in the study zone may need a fault study before anyone builds on it. Look up any east-side parcel before you offer.
Two old landslides are mapped where they touch the city, one on the east side and one on the west edge. The maps are broad, so a lot-level answer needs a geotechnical report. That is an engineer's study of the ground. Liquefaction, shallow groundwater and soil hazards are not mapped for Hyrum. Not mapped does not mean low risk. It means no one has drawn the map.
Flood and the dam road
FEMA's flood maps for Hyrum are dated May 9, 2023. Zone A marks ground in the 100-year flood area. It covers the reservoir and Little Bear River ground and the Blacksmith Fork channel at the canyon mouth. A third strip follows a small stream that runs north through the middle of town, just east of Center. Everything else in town is Zone X, the lower-risk zone. Ask for a flood determination on any lot near a Zone A strip.
The Bureau of Reclamation is replacing the spillway at Hyrum Dam. The old one no longer meets modern engineering standards. Work started in 2025 and runs to about early 2029. The road across the dam, 300 South, is closed for the whole job, with signed detours. Hyrum State Park stays open, and you reach it from 400 West. If a home sits near the south side or the park, drive the detour yourself.
Look up the address
The fault
A mapped East Cache fault trace crosses the east tip of the city, and a state fault study zone touches the east side. Ask for the fault map and a geotechnical report before you buy there.
Ask an engineer
Old landslides
Two mapped old landslides touch the city, on the east side and the west edge. On a hillside or edge lot, ask a geotechnical engineer.
Ask about the lot
Flood zones
Zone A covers the reservoir and river ground, the canyon mouth, and a strip east of Center. Everything else is Zone X. Ask for a flood determination on a lot near them.
Test the home
Radon
Radon is a gas from the ground that you cannot see or smell. In Hyrum's ZIP code, 84319, 48% of 141 state tests ran at or above 4 pCi/L. That is the level where the EPA says to fix a home. The tests are from 2019. A test is cheap, so test every home in the inspection.
Ask what serves it
Water, sewer and power
City water and yard water are separate systems. Shares are private, so ask which ones come with the lot. Outside the city, power, water and sewer may not reach the lot. Check what serves it.
Drive it first
The dam road
The road across Hyrum Dam is closed until about early 2029. The state park stays open from 400 West. Plan your drive from any home near the south side.
Also worth a look
- Fault: a mapped trace and a study zone touch the east side.
- Landslides: two old ones are mapped, so ask for a geotechnical report on edge lots.
- Flood: Zone A covers the reservoir, the canyon mouth and a strip east of Center.
- Radon: 48% of tests in the ZIP code were high, so test every home.
- The dam road: closed until about early 2029, and the park stays open from 400 West.
- Not mapped: liquefaction, groundwater and soils, so do not assume low risk.
On lots outside the city, wells and septic are common. A well needs a water right on file with the state. The county health department handles septic. Many subdivisions also have recorded rules called CC&Rs. Read them before your deadline.
Ask me about any of these on a home you like, and I will tell you what the record shows.

Financing your move
How do I pay for a home here?
Short answerGet pre-approved before you shop. It shows what you can spend and makes your offer stronger. All of Hyrum sits outside the USDA ineligible area on its map.
The best thing you can do before you shop for a home is get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger when the right home comes up. In a small market like Hyrum, being ready the day the right home appears matters.
Not every home for sale here is a plain subdivision home. An older home on the grid can turn up condition items that affect the appraisal. An appraisal is the lender's check on what the home is worth. Acreage on a well and septic, or with water shares, takes its own loan steps. With few sales nearby, the appraisal matters even more.
Conventional, FHA, VA and USDA loans can all work here. USDA has a map of eligible areas. On that map, all of Hyrum sits outside the ineligible area, so USDA rural loans are open to buyers who qualify. That is a map result only. Check any address on the map, because income limits and other rules decide the rest. The loan guides on this site explain each loan type in plain English.
If I am your lender, I can tell you early if a home could be hard to get a loan on. In Hyrum, a partner agent I trust does the work on the ground. First-time buyers can start with my first-time buyer guide.
Highlights
- Get pre-approved first. It shows what you can spend and makes your offer stronger.
- On USDA's map, all of Hyrum sits outside the ineligible area. Check each address.
- Older homes, acreage and water shares each bring their own loan questions.
- The appraisal matters more in a market with few sales.

Employment centers
Where do people work in Hyrum?
Short answerThe JBS beef plant is the city's chief employer. Logan, about 14 minutes north, holds most of the valley's other jobs.
The city calls the JBS beef plant its chief employer. It sits at 410 North 200 West, on the northwest side of town. The plant began as E.A. Miller and joined JBS in 2007. West Point Dairy and the Blacksmith Fork Industrial Park, east of town, are the other workplaces the city names.
Utah State University and the Cache County School District are the two biggest employers in the valley. Both pull workers from Hyrum. Logan, about 14 minutes north, holds most of the valley's other jobs, from the university and the hospitals to stores and offices.
The state counted about 63,800 jobs in Cache County in 2025, up from about 58,300 in 2020. Making things is the largest private group, with about 12,100 jobs. Food making alone is about 5,100 of them. The jobless rate for the county was 3.6% in August 2026, a preliminary number.
Highlights
- The city calls JBS, at 410 North 200 West, its chief employer.
- Utah State University and the school district are the valley's two biggest employers.
- About 63,800 jobs in Cache County in 2025, up from about 58,300 in 2020.

Healthcare
Is there a hospital in Hyrum?
Short answerNo. A community health center is in town, and the nearest hospital, Logan Regional, is about 19 minutes away.
Hyrum has no hospital. For everyday care there is the Cache Valley Community Health Center at 26 West Main, Suite 3A. It is part of Bear Lake Community Health Centers. It offers medical and mental health care on a sliding fee scale, which sets the bill by what a patient can pay. The phone is 435-245-6988.
For a hospital, you drive to Logan. Logan Regional Hospital, run by Intermountain Health, is about 19 minutes away. It has 148 beds and an emergency room open every hour of every day. It is a Level III trauma center. Trauma levels run from I, the most complete, to V. Cache Valley Hospital, run by MountainStar, is in North Logan, about 21 minutes away. It also has an emergency room open at all hours and is a Level IV trauma center.
Walk-in visits
Urgent care
Logan InstaCare is at 412 North 200 East, open 8 a.m. to 7 p.m. every day. North Cache Valley InstaCare is at 4088 North Highway 91 in Hyde Park, open 8 a.m. to 7 p.m., Monday to Saturday.
For the most serious injuries
Farther away
The nearest Level I trauma centers are in Salt Lake County, over an hour from Hyrum. The nearest Level II is McKay-Dee Hospital in Ogden.
Highlights
- No hospital in Hyrum. The nearest is Logan Regional, about 19 minutes away.
- The Cache Valley Community Health Center is at 26 West Main and uses a sliding fee scale.
- Logan Regional is a Level III trauma center. Cache Valley Hospital is Level IV.
- Logan InstaCare is open 8 a.m. to 7 p.m. every day.
- The Logan VA Clinic is at 2380 North 400 East in North Logan.
The catch. The rarest, most serious emergencies mean a longer drive, or a flight out. If someone in your home needs a specialist often, keep that distance in mind.
The Logan VA Clinic is part of the VA Salt Lake City system. On military orders? My military PCS guide covers VA loans and timing the move.

Schools and education
What schools serve Hyrum?
Short answerFour Cache County School District schools sit in town, from kindergarten through twelfth grade. I do not rate schools.
Hyrum is in the Cache County School District, not the Logan City district. Logan City schools serve only Logan. Four of the county district's schools sit inside Hyrum, so many students stay close to home through twelfth grade.
Canyon Elementary is at 270 South 1300 East, and Lincoln Elementary is at 90 South Center Street. Both teach kindergarten through fifth grade. South Cache Middle School, at 10 South 480 West, teaches grades 6 to 8 from the 2026 to 2027 school year. Mountain Crest High School, at 255 South 800 East, teaches grades 9 to 12. The district moved sixth grade into its middle schools that year, opened Maple View Middle School in Nibley, and redrew some boundaries.
The county district runs a Spanish dual language track, where students learn in two languages. It starts at Spring Creek Elementary and continues at South Cache and then Mountain Crest. In January 2026 the board voted to move an area west of Hyrum to Wellsville Elementary. The change starts in the 2026 to 2027 school year. Check the current boundary map for any home you are serious about.
I do not rate schools, and I would be wary of anyone who says which one is best. Check boundaries and programs yourself, with what matters to you in mind. The links below go to the district and to independent sites.
What to know
- Four schools in town: Canyon and Lincoln Elementary, South Cache Middle, and Mountain Crest High.
- From 2026 to 2027, elementary is K-5, middle school is 6-8, and high school is 9-12.
- A Spanish dual language track runs through South Cache and Mountain Crest.
- The district is Cache County, not Logan City.
- Find the school for an address on the district boundary map.
Counts and grades come from the district and the city. Ratings and boundaries come from independent third parties and the district, not from me.
Higher education
Is Hyrum a college town?
Short answerNo, but Utah State University is about 18 minutes north in Logan, and Bridgerland Technical College is there too.
Hyrum is a small town near a big campus. Utah State University, the state's land-grant school, is in Logan. Old Main is about 10 miles and 18 minutes from City Hall. In fall 2025, about 29,800 students were enrolled across the whole system, and about 20,600 of them study on the Logan campus. It is a Carnegie R1 research university, the top research rank.
Bridgerland Technical College is the public technical college. Its main campus is at 1301 North 600 West in Logan, and it has a second campus in Brigham City. It trains people for healthcare, the trades, and other careers.
Utah State left the Mountain West at the end of June 2026 and joined the Pac-12 on July 1. The school year sets the pace of Logan. Many leases start in August, and graduation weekend fills the hotels. Hyrum feels less of that, but the roads to Logan do.
Highlights
- About 29,800 students across the Utah State system in fall 2025, and about 20,600 on the Logan campus.
- Old Main is about 18 minutes from Hyrum City Hall.
- Bridgerland Technical College had 1,682 students in fall 2024.
- The Aggies joined the Pac-12 on July 1, 2026.

Traffic and commute
How bad is traffic in Hyrum?
Short answerHyrum has two main roads, Main Street and 800 East. The drive to Logan takes about 14 minutes.
Hyrum has two main roads. Main Street is SR-101. It runs west to Wellsville and east into Blacksmith Fork Canyon. 800 East is SR-165. It runs north to Nibley, Providence, and Logan, and south to Paradise. The two meet at 800 East and Main.
Most Hyrum workers drive to work alone, about 7 in 10. The average trip to work takes about 20 minutes, and the biggest group spends 15 to 24 minutes on the road. About 1 worker in 8 works from home. These are Census estimates for 2020 to 2024, and they carry a margin.
From City Hall
- Hyrum State Park~3 min
- Mountain Crest High~5 min
- Blacksmith Fork Canyon~5 min
- Logan Regional Hospital~19 min
- Hardware Ranch~27 min
- Cherry Peak~41 min
The state counted about 22,000 cars a day on Sardine Canyon in 2024. That is the highway to Brigham City, US-89/91. About one vehicle in four there was a truck. Cache Valley has no interstate and no commuter rail. The nearest FrontRunner station is in the Ogden area.
Highlights
- Main Street is SR-101 and 800 East is SR-165. They meet at 800 East and Main.
- Logan is about 14 minutes north.
- The average trip to work is about 20 minutes, and about 1 worker in 8 works from home.
- Sardine Canyon carried about 22,000 cars a day in 2024, with about one in four a truck.
- The valley has no interstate and no commuter rail.
- The state posts live road conditions at UDOT Traffic.
The catch. In bad storms UDOT can require snow tires or chains over Sardine Canyon, and crashes close it for an hour or two at a time. If your work is on the other side, plan for that.
Public transportation
Does Hyrum have public transportation?
Short answerYes, and it is free. Connect Public Transit Route 12 links Hyrum to Logan every 30 minutes on weekdays and hourly on Saturday.
The bus here is free. Connect Public Transit, which people also know by its old name, the Cache Valley Transit District, changed its name in August 2024. Every ride on every route costs nothing. It has run that way since 1992.
Route 12 serves Hyrum, Millville, and Providence on its way to Logan. In Hyrum it stops at a park and ride and at the City Square on Main Street. On weekdays a bus comes every 30 minutes. The first one reaches the City Square at 5:24 a.m., and the last at 7:54 p.m. On Saturday the bus comes once an hour, from 10:24 a.m. to 6:24 p.m. The ride from the Logan transit center takes about 24 minutes. There is no bus on Sunday, and none on major holidays.
Highlights
- Every ride is free, on every route.
- Route 12 links Hyrum, Millville, and Providence to Logan.
- Route 12 comes every 30 minutes on weekdays and once an hour on Saturday. There is no Sunday service.
- The on-demand POOL rides do not cover Hyrum.
- Salt Lake Express runs a shuttle van from Logan to Salt Lake City.
Schedules change, so check the current one before you plan around it. For most errands in a small town like this, people still use a car.
Details come from the Connect Public Transit site and its Route 12 schedule. Routes and hours can change, so check before you ride.
Airports
Does Hyrum have an airport?
Short answerNot in town. Logan-Cache Airport has no airline flights, so most people fly out of Salt Lake City, about 1 hour 22 minutes away.
There are no airline flights in Cache Valley. Logan-Cache Airport (LGU) is about 12 miles from Hyrum, a drive of about 20 minutes. It is for private planes and flight training. For a flight on an airline, you drive to Salt Lake City International (SLC), about 77 miles south. The drive takes about 1 hour 22 minutes.
- Logan-Cache (LGU)~12 mi · no airline flights
- Salt Lake City (SLC)~77 mi · ~1 hr 22 min
A shuttle van can take you there without a car. Salt Lake Express runs from Logan to the airport in about 2 hours 5 minutes. Its Logan stops include the Connect transit center, two hotels, and Utah State. Times and fares change, so check the schedule before you book.
Highlights
- No airline flights from Logan-Cache Airport.
- Salt Lake City International is about 1 hour 22 minutes south.
- Winter storms can add time on the road over Sardine Canyon.
- Salt Lake Express runs a shuttle van from Logan to the airport.

Utilities and getting set up
Who do I call to set up utilities in Hyrum?
Short answerThe city for power, water, sewer, irrigation, and garbage on one bill, and Enbridge Gas for gas.
Hyrum is a city-run town. Most home services come on one city bill: power, culinary water, sewer, pressurized irrigation, storm water, and garbage. Gas is the one that comes from someone else. Here is who to call.
| Service | Who provides it | How to start |
|---|---|---|
| Electricity | Hyrum City Power and Light | The City Office, 60 West Main, (435) 245-6033 |
| Water, sewer, irrigation, storm water | Hyrum City | The same city account |
| Garbage and recycling | Waste Management, billed by the city | The same city account |
| Natural gas | Enbridge Gas | Start online, or call (800) 323-5517 |
| Internet | Several companies | See the next topic |
To start service, sign up online or visit the City Office, open weekdays from 8 a.m. to 4:30 p.m. The residential power deposit is $200. The city bills once a month, and you can pay online, by mail, at the office, or in the drop box in the parking lot.
Electricity
Hyrum City Power and Light is the city's own power company. It is not Rocky Mountain Power. The city has its own hydro plant about 11 miles up Blacksmith Fork Canyon. It also buys power through UAMPS, a group of city-owned power systems.
Two water systems
Drinking water, called culinary water, comes from four springs and three deep wells. Outdoor watering runs on a separate pressurized irrigation system fed by canals and the city's reuse water. It is not for drinking, and it runs roughly May to October.
Garbage and recycling
Waste Management picks up carts on Tuesday or Wednesday, by area. Recycling goes out every other week. Put the cart at the curb by 6 a.m.
Natural gas
Enbridge Gas bills you apart from the city. Confirm that gas reaches a specific address before you count on it, especially on lots at the edge of town.
What the city bill adds up to
Here are the city's 2025 rates for one home on a half acre or less. Water is $15 for the first 10,000 gallons. Sewer is a flat $50 a month. Storm water is $8. Pressurized irrigation is $11.10, and it rises with lot size. A 60-gallon garbage can with recycling is $22. Together that is about $106 a month before power. The bill also carries a small EMS fee, under $5 a month, and a small county dispatch fee. Treat the total as a rough floor, not a bill, because water use and lot size move it.
Lots outside the city limits may not get city power, water, or sewer. On those lots, ask about a well and a septic system, and ask what irrigation shares come with the land. The housing market topic covers water shares. In summer 2026 the city limited outdoor watering, and it lifted the limits on September 4.
Highlights
- One city bill covers power, water, sewer, irrigation, storm water, and garbage.
- Hyrum has its own power company. The residential deposit is $200.
- There are two water systems: one for drinking, one for the yard.
- Before power, the city bill starts at about $106 a month, as a rough floor.
- Gas comes from Enbridge Gas, not the city.
After hours, the city lists three emergency lines. Water is 435-994-0582, power is 435-881-0563 with no texts, and sewer is 435-770-6810. Start with the city's Starting Services page for current forms and rules.

Internet and cell
What internet can I get in Hyrum?
Short answerCable and phone-line internet reach every spot I checked. Fiber is rare, so check the exact address before you buy.
Hyrum has real choices for home internet, but fewer than Logan. Cable and phone-line internet reach every spot I checked. Fiber is rare. Wireless and satellite fill in the rest. What you can get still depends on the street, so check the exact address before you buy.
| Company | Kind of service |
|---|---|
| Xfinity | Cable, at every point checked |
| Xfinity | Fiber, at one point on the south side |
| CenturyLink | Phone-line internet, at every point checked |
| Rise Broadband, Blue Spring Broadband, Wi-Fiber | Wireless |
| AT&T, T-Mobile, Verizon | Home internet over the cell network |
| Starlink, HughesNet, Viasat | Satellite |
Source: the state's broadband map, checked at five points across Hyrum in October 2026. I list who reports service, not speeds or prices.
Google Fiber, UTOPIA, and Quantum Fiber did not show at any of those five points. All three show in Logan. If you work from home, check the exact address on the state map before you make an offer.
Highlights
- Cable and phone-line internet reach every point checked.
- Fiber showed at one point on the south side only.
- No Google Fiber, UTOPIA, or Quantum Fiber showed in town.
- Service can change from one street to the next.
- For cell service, check each carrier's own coverage map for the address.
Straight talk. Work from home? Check the internet at the exact address before you make an offer. It takes five minutes.
After you move
What do I need to do after I move to Hyrum?
Short answerStart the utilities, get a Utah driver license, register your car within 60 days, and get an emissions test.
Moving day is only the start. Here is the short list for your first 90 days in Hyrum, in the order most people do it.

A car is exempt when it is less than six years old on January 1. Electric cars are also exempt, along with gas cars from 1995 and older and diesel cars from 1997 and older. You need the test certificate, or proof of an exemption, before you register or renew. Private stations do the tests and set their own prices. A car you park at a college in the county must also pass, even if it is registered somewhere else.

By late season the boat ramp can close at low water. Check the park's conditions page before you load a boat.

Summer brings campfire programs in the amphitheater. In June, the city and the park run a fishing class for kids ages 8 to 13. The dam is being rebuilt, and the road across it is closed. The home checks topic tells that story once. The park stays open from 400 West.

NextWhat locals knowWhat locals know
The stuff only a local tells you
No brochure says this part. Here is the honest version of buying in Hyrum, the way the homework reads it.
Your power bill comes from the city
Hyrum City Power and Light is the city's own power company, not Rocky Mountain Power. You sign up online or at the City Office, and one city bill covers power, water, sewer and garbage. Natural gas comes from Enbridge Gas and is billed apart. That surprises people who move from other parts of Utah.
Water is two systems
Drinking water comes from city springs and deep wells. Yard water runs on a separate pressurized irrigation system fed by canal companies. On a lot with acreage, irrigation shares do not always pass with the deed. Get in writing which shares and hookups come with the land. The housing market topic has more.
The beef plant is part of town
The JBS plant on the northwest side is the city's chief employer. No public record measures truck traffic or smell near it, so drive the streets you are considering at a few different hours. The jobs topic has the facts on the plant.
Big errands mean Logan
Hyrum has one full grocery store, on Main Street. Logan, about 14 minutes north, has the rest of the big stores and the hospitals. I would keep a deeper pantry than you would in a larger town. The shopping topic lists what is in town.
The reservoir is a working reservoir
Hyrum Reservoir stores irrigation water first, and a multi-year dam project is under way. Treat it as seasonal recreation, not guaranteed year-round lakefront. The before you buy topic has the road closure and the state park access.
Winter air can turn gray
In a long still stretch, the whole valley fills with haze until a storm clears it. The air has improved, and Cache County has been in maintenance status since June 2021. Gray weeks still come. Check the state air site each morning, and know that no-burn days can stop wood fires. The air quality topic has the numbers.
FAQ
More questions people ask about Hyrum
Hyrum is its own city, with its own city office, council and power company. It is part of the Logan metro area, and Logan is about 14 minutes north. Logan has Utah State University, the hospitals and the big stores. Hyrum schools belong to the Cache County School District, not the Logan City district.
It is about 79 miles and takes about 1 hour 21 minutes in normal conditions. You take US-89/91 over Sardine Canyon to Brigham City, then I-15 south. There is no interstate in Cache Valley. In bad storms UDOT can require snow tires or chains over Sardine Canyon, and crashes close it for an hour or two at a time.
Yes. Cache County requires one. The Bear River Health Department runs the program. The test is every two years, with odd model years testing in odd years. Cars less than six years old are exempt, and so are electric cars. Private stations do the tests and set their own prices. You need the certificate before you register or renew.
No. Hyrum City Power and Light is the city's own power company. It is fed by a hydro plant about 11 miles up Blacksmith Fork Canyon and by power the city buys. One city bill covers power, water, sewer, irrigation, storm water and garbage. The residential power deposit is $200. The utilities topic has the setup steps.
The JBS beef plant is at 410 North 200 West, on the northwest side of town. It is about 0.9 mile from City Hall. The plant began as E.A. Miller and joined JBS in 2007. The city calls it Hyrum's chief employer. No public record measures truck traffic or smell near it, so drive the streets around it at a few different hours before you buy.
The full rate in Hyrum is 7.30 percent. Food from the grocery store is taxed at 3 percent, and restaurant meals at 8.30 percent. Some nearby towns charge a little less. Wellsville charges 7.00 percent, for example. These are the rates in effect on October 1, 2026.
The last freeze usually comes around May 12, and the first fall freeze around September 28. That leaves about 138 frost-free days. In about 1 year out of 10, the last freeze comes after May 29. Check the dates before you buy plants.
Many people do. About 1 worker in 8 in Hyrum works from home, by Census estimates. State provider data shows Xfinity cable and CenturyLink at every spot checked in town. Xfinity fiber shows at one point on the south side. Google Fiber and UTOPIA did not show at any spot checked. What you can get depends on the street, so look up the exact address on the state broadband map before you make an offer. The internet topic has more.
The Census counted 9,362 people in 2020 and estimates about 11,100 in 2025, up about 19 percent. New homes peaked at 245 in 2021 and fell to 82 in 2024, by county records. The city is writing a new general plan. The new construction topic has the current projects.
For most trips, yes. Connect Public Transit Route 12 serves Hyrum, Millville and Providence, and every route is free. It runs every 30 minutes on weekdays and hourly on Saturday, with no Sunday service. The one full grocery store is on Main Street, and the rest of the big errands are in Logan. The public transportation topic has the details.

- A second set of eyes.I stay on your file and do the homework on any home you are weighing, from the commute to the school boundaries.

Referral disclosure. Outside Southern Utah, I connect home sellers and buyers with partner agents I trust in their area. If you choose to work with an agent I refer, that agent's brokerage pays my brokerage (Real Broker, LLC) a referral fee. The fee comes out of the agent's compensation; it is not an added cost to you. You are always free to choose any agent you wish, and using a referred agent is never required.
