The townsite

Main Street & the old grid

The original pioneer blocks around Main and Center, with older and mid-century homes, mature trees, the city park, and several of the schools. Lots here sit on city culinary water and sewer and are walkable to downtown Hyrum.

The new streets

The newer subdivision blocks

Single-family streets filling in the grid as Cache Valley has grown, with subdivision work moving through approvals on the city's edges. Standard suburban product with a south-valley address and the canyon out the door.

The edges

Valley acreage & the fringes

Hay ground and horse property running toward the foothills and the canyon mouth, from small spreads to larger parcels. Wells, septic, and irrigation or canal-company shares decide what this land is really worth, parcel by parcel.

Toward the reservoir

The reservoir & canyon side

Land sloping southwest toward Hyrum Reservoir and Hyrum State Park, and east toward Blacksmith Fork Canyon. Recreation is close, but the reservoir is an irrigation reservoir first, so drive any parcel and see what it actually faces before you fall for the view.

In a cold-climate Cache Valley town, the basement is standard, so one-level living usually means a finished or unfinished basement below rather than a true slab ranch.

Two-story homes

Common in the newer subdivision blocks, stacking bedrooms over a basement to maximize square footage on a standard south-valley lot.

Townhomes

A small slice of a mostly-detached town. When one lists, it is usually lower-maintenance and priced under the detached-home bands above.

Acreage & horse property

Former-farm lots running toward the foothills and Blacksmith Fork Canyon, where the two water systems and irrigation shares that do not always convey decide what a bigger lot can do.

3-car garage homes

The third bay shows up mostly on the newer subdivision streets rather than the older grid, where lots and driveways run narrower.

RV & boat parking

Side-yard room for a trailer or boat without a dedicated bay. Worth measuring in person, since a listing photo can flatter a tight side yard.

ADU and Casita Homes

Full basements are the cold-climate norm here, and the larger lots and acreage leave room for a detached casita a packed-in city block never has. This filter finds the homes set up with an accessory dwelling: a basement apartment, an attached suite, or a detached casita. Worth verifying the unit is legal and permitted with the city before you count on the income.

Homes with a Basement

A basement is close to standard on this cold Cache Valley stock, so this is the wide version of that search. Full basements on the flat townsite grid, daylight and walkout lower levels on the sloped lots toward the canyon and foothills.

No-HOA homes

Association-free living is common across this old grid town, but some of the newer subdivision streets do carry one, so this filter is worth checking either way.

What shopping this market is actually like.

Hyrum is a small enough market that it does not behave like Logan's. A single custom build on a canyon-view lot or one larger acreage sale can pull the published median around in a way that would barely register in a bigger city, so treat any city-wide figure as a range anchored near $400,000 rather than a precise number. Listing volume tracks the valley's growing season: new inventory picks up once the roads clear in spring, stays busiest through summer while sellers want to be settled before the school year, and thins out once the snow and the inversions set in for winter.

What moves fastest is the well-priced home on the old grid and the newer subdivision product on the city's edges, both because they are move-in ready and because they do not carry the water-rights homework that slows down an acreage sale. Land toward the foothills and the reservoir tends to sit longer, not for lack of interest but because a buyer and a title company both need time to sort out which irrigation or canal shares actually convey. Inventory concentrates on the newer subdivision streets right now, since that is where most of the city's plat activity has been, while the old townsite grid turns over slowly because so much of it is long-held.
