What is true and useful instead is the shape of the split: older, flatter valley-floor homes near the town center generally run below the newer single-family subdivisions climbing the foothill bench, and both sit below a larger lot or horse property toward the mouth of Millville Canyon, where slope, drainage, and view drive the number more than square footage does.

Inventory here concentrates in two places: the older valley-floor blocks around the historic town center, where turnover is slow because most owners stay a long time, and the newer bench subdivisions climbing east of the old townsite, which is where most of Millville's building has happened since the 2010s. Cache Valley's cold winters mean the calendar drives listings hard. Sellers put homes up from spring through early fall, when yards show well and moving is easier before school starts, and the count thins out through the winter inversion months when fewer people list and fewer people tour.

What tends to sit is priced wrong for its setting, an in-town home priced like a bench view lot, or a bench lot priced without accounting for its grade and access. What tends to move fast is anything well-priced near the historic center, since flat, serviced, in-town ground is genuinely limited in a town this size.
