What that buys depends on the setting: a historic home on the old grid around the original fort site, a newer subdivision house on the valley floor and lower bench, or bench and Mt. Sterling acreage with view lots and room for animals, where the irrigation shares carry real value.
A town of about 4,060 people only produces a handful of closings in a typical month, so this market moves in small batches rather than a steady drip. Sellers list from spring through early fall, when selection is widest and the historic-grid and valley-floor subdivision homes both see the most turnover; winter thins the count sharply, partly because of the season and partly because Sardine Canyon and the valley inversion make house-hunting trips less appealing. The historic Center Street grid turns over the least of all, since most of those homes are long-held. That unevenness is also why a single city-wide median tells you less here than in a bigger market; two homes both listed as "Wellsville" can be a world apart in setting and price.
