Those are not contradictions, they measure different things, so the page presents both labeled and dated rather than blending them into one number. Most homes fall roughly in the $300,000s through the $500,000s, with newer townhouses and mid-sized single-family clustering in the $400s.

The buyer story underneath the numbers is the price gap with Utah County. Nephi generally costs less per square foot and per home than the Provo-Orem metro, and that gap is the documented driver of in-migration, though it has been narrowing as spillover demand arrives. New subdivisions have been filling in on Nephi's edges, consistent with the town's 2010s growth, but the specifics move quickly and I will not name builders or developments without confirming they are current. As a rule, weigh new construction here against the same I-15 spillover that is building out Santaquin and Payson up the corridor, where production builders are more established. In Nephi, expect a mix of small-plat builder lots, infill, and custom homes on valley acreage.

The gating questions depend on where the lot sits. An in-town building lot is on full city services, which simplifies the path. The signature event is the Ute Stampede, Nephi's PRCA-sanctioned rodeo held the second week of July at the Juab County Fairgrounds, with the 2026 dates running July 8 to 11. Nephi is the home of the Juab School District, which is headquartered in town at 346 E 600 N. The schools serving Nephi include Juab High School, grades 9 to 12, with an enrollment around 897 in 2024-25, and Juab Junior High School, grades 6 to 8, with about 648 students, plus elementary schools including Nebo View Elementary and Red Cliffs Elementary in Nephi. Nephi has options in two directions. The nearest two-year college is Snow College in Ephraim, roughly 35 to 40 miles southeast via SR-132 and US-89, with another Snow campus in Richfield to the south. For universities, the Utah Valley corridor sits about 45 to 50 miles north on I-15, with Brigham Young University in Provo and Utah Valley University in Orem, the largest public university in the state. The Utah County drive is a real but common commute for students who want valley prices and a campus parking pass, so weigh it honestly against the semester calendar, and confirm current mileages before you plan around them.

Care up and down the valley.

The everyday answer is right in town. Central Valley Medical Center, at 48 West 1500 North, is a 25-bed Critical Access Hospital owned by Juab County and established in 1952, with a 24/7 emergency department and a Utah Level IV trauma designation earned in 2022. Its services include radiology, a diagnostic lab, respiratory therapy, a sleep-health clinic, and multiple outpatient clinic locations. Having a hospital this capable in town is a genuine plus for a community this size. As the county seat, Nephi's home-grown job base leans on the Juab School District and county and city government, plus manufacturing and agriculture. Owens Corning is cited as a major modern employer at a plant in the Nephi area, and the Central Utah Agri-Park, an industrial development of roughly 920 acres near town, supports advanced agricultural processing, storage, and warehousing, leveraging Nephi's I-15 and SR-132 crossroads for transportation and logistics. The historical anchor was gypsum and plaster, which once made Nephi a mining-and-manufacturing town until the U.S. Gypsum plant here closed in 1952; today the energy is in ag-processing and the corridor. Nephi City Power, a municipal utility, serves homes and businesses. The city even owns two hydroelectric power plants and is a member of the Utah Municipal Power Agency, so your power comes from the city, not Rocky Mountain Power.

Nephi City Gas was the first municipal natural gas system in Utah, online since fall 1991, running a steel mainline plus a polyethylene distribution network. Gas comes from the city, not Dominion Energy, and bills through the same municipal account.

Nephi rewards buyers who sort the financing before the search, because the inventory is not all standard tract product. An older home in the grid core can surface condition items that affect the appraisal path, acreage on a well and septic or carrying water shares follows its own underwriting route, and a small market makes the appraisal work matter more, not less. Newer construction and townhouses are more standard to finance, but verify completion status on any to-be-built home. Knowing from day one how a specific property will finance keeps a Nephi purchase smooth instead of surprising.

Because Nephi is outside my Southern Utah base, I work it as the connector: I bring in a trusted partner agent in the Juab and Utah Valley area for the on-the-ground work and stay on the file for the homework and the financing side.
