Moving to South Jordan, Utah

South Jordan sits in the southwest part of the Salt Lake Valley. About 87,600 people live here, by the 2025 Census estimate. That is up about 13 percent since the 2020 count of 77,487. The city covers about 25.8 square miles, all in Salt Lake County. Downtown Salt Lake City is about 18 miles and 22 minutes north.

The city’s own plan says it runs from I-15 on the east, “nearly to the foothills of the Oquirrh Mountains on the west.” West Jordan is the next city north. Riverton is the next one south. Sandy and Draper sit across I-15 to the east. Herriman is to the southwest.

The ground climbs as you go west. City Hall is at about 4,450 feet. The Jordan River end is near 4,300, and the upper Daybreak villages reach about 5,000. The unbuilt far west edge reaches about 5,400. That is a climb of about 1,100 feet from east to west. The land area grew from about 22 square miles in 2020 because the city annexed unbuilt land on the far west edge.

From farm town to about 88,000

The city’s plan says South Jordan was settled in 1859 as a farming community. Its farms used “irrigation ditches stemming off the Jordan River.” It was incorporated in 1935. The first nickname was Gale, for the strong winds that blew through. The wind topic tells that story.

Growth came in two waves. In the 1990s and 2000s, subdivisions filled the middle of the city between Redwood Road and Bangerter Highway. Then Daybreak opened in 2004 on the west side. The Census home counts show the 2010s were the biggest building decade, with about 9,400 homes. The 2000s added about 7,500, and the 1990s about 4,500.

Most of the city’s growth ahead is planned for the west. The plan expects “slower growth and redevelopment” in the east half, where most land is already used. The city also keeps a housing plan and a transportation plan, both from 2025, and station area plans for TRAX and FrontRunner.

The old east side and the new west side

South Jordan reads as three zones under one name. They differ in lot size and in the age of the homes, so decide which one fits before you tour.

The east side runs along Redwood Road and the Jordan River. The city’s plan describes it as “large lots, quiet neighborhoods, and beautiful historic homes.” Farm and rural zones are still on the map. The city code has a chapter on farm animal rights, and the rights depend on the zone.

The middle runs from Redwood Road to Bangerter Highway. It holds the 1990s and 2000s subdivisions. City Hall and Towne Center sit “at the heart of the City.” The District at 11400 South is what the plan calls “a valley-wide destination for shopping, dining, and entertainment.”

The west side is Daybreak, a planned community that opened in 2004. The plan says most of the growth west of Bangerter is planned by Daybreak. The Daybreak section tells the full story, and the neighborhoods topic lists the areas east to west.

South Jordan has four true seasons. Summers are hot and dry. Winters are cold, with steady snow from November through March. Spring and fall are mild. No weather station inside South Jordan has official normals. These numbers come from two NOAA stations nearby. Temperatures and freeze dates come from the Draper Point of the Mountain station, about 5 miles south-southeast. It sits at about the same height as City Hall. Snow and rain come from the Salt Lake City airport, about 15 miles north.

The two stations agree within about a degree on temperature. Daybreak, up toward the Oquirrhs, sits several hundred feet higher than both. It runs a little cooler and catches a little more snow. No station measures how much.

These are the normal highs and lows for each month. The summer nights cool off. A normal July night drops to about 66°F.

Rain and melted snow add up to about 15.5 inches a year at the airport. April is the wettest month, with about 2.2 inches. July is the driest, with about 0.5.

Frost dates matter if you garden. At the Point station, the last spring freeze is usually around April 18. The first fall freeze comes around October 22. That leaves about 185 frost-free days. The airport runs a little warmer at both ends, with a last freeze near April 8 and a first near October 31. City Hall sits close to the Point station in height, so its dates fit best. Daybreak is higher, so plan on a mid-April to late October season there.

South Jordan gets about 52 inches of snow in a normal year. That is more than Lehi and less than Logan or Cottonwood Heights. Most of it falls from November through March. This number comes from the Salt Lake City airport, the nearest station with snow normals.

January is the snowiest month, with about 12.7 inches. December brings about 12.1 and February about 10.7. November adds about 7, March about 6, and April about 3. October and May get only a trace. No snow falls from June through September.

Winter brings about 35 inches of the total, spring about 9, and fall about 7.5. Snow cover is short. At the airport, the ground holds an inch of snow or more on about 45 days a year.

Daybreak, up toward the Oquirrhs, catches a little more snow than the airport. No station measures it, so I will not give a number. The skiing topic covers the ski canyons.

Summers are hot and dry. A normal July afternoon reaches about 94°F. That is hotter than Logan or Cottonwood Heights and close to Provo. Nights fall to about 66°F, so the house cools off slowly. June is milder, with highs near 85°F. August is close to July, near 92°F.

Hot days are common. In a normal year, about 78 days reach 90°F or hotter. About 13 days reach 100°F or hotter. The Point station counts more of these hot days than the airport, but its nights are cooler.

The Salt Lake Valley has breezy days, and South Jordan has them too. There is no weather station in the city, so the best numbers come from the Salt Lake City airport. There, the wind averages about 8 miles an hour over the year. I have no South Jordan or Bangerter Highway wind figure, and I will not guess at gusts.

At the airport, April is the windiest month, with an average near 9 miles an hour. January is the calmest, near 6. The usual daily swing runs from the southeast at night to the northwest in the afternoon.

South Jordan's first nickname was Gale, for the gale-force winds that blew through the area. The city’s first baseball team, from 1901 to 1910, was the Red Gales. The name stuck as history. Today it is a reminder that wind is part of the place.

Yes, South Jordan gets inversions. An inversion is when cold air gets trapped in a valley under a lid of warmer air. On calm winter days, haze builds in that trapped air. A storm usually clears it out. Summer ozone brings poor air days too.

Winter haze

The air quality index starts at 0. A reading of 50 or less is good. Above 50 is moderate, and above 100 is unhealthy for sensitive groups. This table counts December through February days over 50 in Salt Lake County.

Summer ozone

Ozone is a gas that forms on hot, sunny days. In 2025, Salt Lake County had 15 days that were unhealthy for sensitive groups and 1 that was unhealthy for everyone. Fourteen of those 16 poor days were ozone days, between May and early September.

Dust from the Great Salt Lake

The Great Salt Lake has shrunk, and that leaves bare lake bed that can blow. The state says dust storms off the drying lake reach the whole Wasatch Front on some spring and summer days. The state gives no South Jordan count.

What the EPA says

Salt Lake County is in the Northern Wasatch Front area for the 2015 ozone standard. EPA lists the area as Serious, so it does not yet meet that standard. For fine particles, called PM2.5, EPA ruled that the Salt Lake City area meets the standard. That took effect on December 19, 2025. The area is now a maintenance area, with a plan to keep it that way.

Here is what I would do. Check the air each day on the state’s air quality site, the way you check the weather. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy. Car emissions tests are part of the same story. The first 90 days topic covers the test.

Housing is the big cost in South Jordan. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. I do not quote a cost-of-living index for the city, because no single index settles it. Taxes, city bills, and car fees follow public rules, and the next topics walk through them.

South Jordan runs its own police and fire departments. Property tax pays for the police and half of the fire budget. The city also buys its drinking water wholesale and sells it to you. Water, trash, and storm drains come on one city bill, and sewer comes from a separate district.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. The city also added a new fee in 2026, and it gets its own block below.

The city rate in 2026

Each year Salt Lake County sets a certified rate. That is the rate that brings a city the same money as last year. Utah makes a city hold a public hearing, called Truth in Taxation, before it charges more than that rate. For 2026, South Jordan took the certified rate. It was not on the state's August list of cities holding those hearings. West Jordan, next door, was on that list.

The city last raised its rate for the 2022-23 budget. It said the change was to cover the higher cost of providing service. Property tax pays for the police and half of the fire budget.

Where each tax dollar goes

The city's own table shows that South Jordan City keeps about 14 cents of each property tax dollar. Jordan School District takes about 39 cents, and the state school levy takes about 15. Salt Lake County takes about 14. The rest goes to the county library, two water districts, the sewer district, and mosquito control.

There is no separate police or fire levy on the bill. One 2026 increase does reach it. The Central Utah Water Conservancy District asked for a small rise. The tax area code on your notice tells you which levies apply to a home.

A new Parks Fee

In July 2026 the city began a Parks Fee on the utility bill. It is $5.28 a month for a single-family home. The city says the money is only for parks, trails, open space, and the cemetery. It is a fee, not a tax, so it will not show on your property tax notice.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value. Second homes and nightly rentals are taxed on all of it. Look at your tax notice for the primary home line to see that the break is applied.

From January 1, 2027, state law makes an application for the break mandatory when ownership changes. If you buy after that date, put it on your first-month list. Your value notice comes at the end of July, and your tax notice comes around November.

Car fees

Your yearly car fee depends on the age of the car. It runs from $150 for a 2024 to 2026 model down to $10 for a 2014 or older one. Salt Lake County also adds a $3 air pollution fee when you register. Most cars need an emissions test first, and the first 90 days topic has the steps. The utilities topic has the city bills for water, trash, and sewer.

The glance box at the top of this page shows the latest typical home value for South Jordan, from the U.S. Census. That number is what owners think their homes are worth, averaged over five years. It is not a sale price. So price any home against recent sales of homes like it nearby.

By the Census count, South Jordan has about 27,400 homes. About 71% are houses on their own lots. About 15% are townhomes or other attached homes, and about 12% are in buildings of five or more units. Homes are roomy, with a median of 7.9 rooms.

About 81% of occupied homes are owner-occupied. Almost none are counted as seasonal, so South Jordan is a year-round city. By price, the market runs from condos and townhomes to large east-side lots and lakefront homes. So price by kind of home, not by one number for the whole city.

Know the age of the home before you trust the average

The median home was built in 2007, and 70% were built in 2000 or later. The 2010s were the biggest building decade, with about 9,400 homes. The 2000s added about 7,500, and the 1990s about 4,500. About 9% of homes were built since 2020, and only about 9% before 1980. The city's own table counts 801 homes permitted in 2025, 672 in 2024, and 372 in 2023.

South Jordan climbs from the Jordan River on the east toward the Oquirrh Mountains on the west. The city rises about 1,100 feet along the way. Homes get newer as you go west. The areas below run from east to west, low to high.

Daybreak, the planned community on the west side

Daybreak is a master-planned community. That means one developer plans the roads, parks, and homes for a whole area. It opened in 2004 on land that Kennecott, the mining company, once owned. The city counts about 4,200 acres. The developer plans about 20,000 homes and says more than 9,000 are built.

Today Larry H. Miller Real Estate is the developer. Rio Tinto Kennecott sold land to Varde Partners, an investment firm, in 2016. Larry H. Miller Real Estate then bought more than 1,300 undeveloped acres from Varde in 2021. SoDa Row opened in 2009 as the first village center. Downtown Daybreak is the newer district around the ballpark.

The developer counts more than 50 miles of trails and more than 40 parks. In 2019 a national builders' show named Daybreak its Master-Planned Community of the Year. The lake gets its own story in the outdoors topic.

Daybreak has its own community rules, and they are worth reading before you buy. Turf may cover no more than 35% of a yard. Its FAQ says no permanent RV storage on streets or driveways. Elevations come from the U.S. Geological Survey. Village names and counts come from the developer's own pages, Daybreak's FAQ, and the South Jordan General Plan. A home's school depends on its exact address, so check with the district.

Yes, and most of it is in Daybreak. The developer lists seven builders working there in 2026: David Weekley Homes, Destination Homes, Holmes Homes, Ivory Homes, OakwoodLife, Rainey Homes, and Sego Homes. Building is in the upper villages and in Downtown Daybreak. Most lower villages are sold out.

The planning commission also recommended new rules for accessory dwelling units in September 2026. An accessory dwelling unit, or ADU, is a small second home on the same lot. Check the current rule with the city before you count on one.

A project on an agenda is not a home for sale yet. Plans change, so check what is for sale before you plan around a project. Online home sites also blur the map. A search for new homes in South Jordan may fold in West Jordan, Riverton, and Herriman, so ask which city each address is in.

The build checklist

1. Village and builder. Ask which builders are active and which villages are open.
2. Delivery timeline. Ask when the home is due, in writing.
3. School by address. Confirm the school for the lot with the district.
4. The land records. On the west side, read the disclosures for the lot. The home checks topic explains why.
5. Secondary water and fiber. Ask what the lot gets. Most Daybreak home yards use city culinary water.

Builders often cover the buyer agent fee, and your agent puts that in writing before you sign. Buying new works differently from buying a resale home, so read how it works before you tour.

Every town has its own list of things to check. None of these should scare you off. They are the questions I would ask about any home in South Jordan. A map or a test can answer each one for a single address, so check them one home at a time.

Former Kennecott land on the west side

Much of Daybreak sits on former Kennecott land. The EPA says the developed parts were cleaned up to residential standards. The EPA and the state still review the cleanup every five years. Read the disclosures for any lot and ask what the records show.

The EPA says Daybreak covers parts of four Kennecott cleanup areas, among them the old South Jordan Evaporation Ponds. From 1994 to 1997 the company removed soil and waste rock with high lead and capped sulfate sediments. From 2006 on it kept cleaning lead and arsenic soils in the areas being built. The developer says the work ran through the mid-2000s. Land not yet built is screened first.

Bingham Creek is a separate cleanup, and its home yards are in West Jordan. The mine is history to a buyer here. The Bingham Canyon Mine sits about 11 to 12 miles west of City Hall. On April 10, 2013, a huge slide there moved about 165 million tons of rock. It was likely the largest slide of its kind in North America outside a volcano. The area had been cleared, and no one was hurt.

Sort the financing before the search. The best first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

Doing this early pays off in South Jordan, because the homes here vary so much. A Daybreak condo, a new village home, a larger east-side lot, and a lakefront home each finance a little differently. Condo and townhome projects have their own rules, and those can change whether a unit qualifies for a loan.

Large east-side lots can also be harder to value. An appraiser, the person who sets a home's value for the lender, has fewer close sales to compare. Ask your lender about that before you write an offer.

New construction adds a timeline. The build schedule and your loan timeline have to line up. Talk to a lender before you sign a build contract, not after.

One loan type does not apply here. USDA loans are for rural homes. Every one of the 26 South Jordan points tested sits inside the USDA's ineligible area, and that includes the upper Daybreak villages. Conventional, FHA, and VA loans are the ones to look at. The Utah Housing Corporation also runs statewide programs, so ask about current ones.

South Jordan has real jobs inside the city, and many residents also drive out to work. The average trip to work is about 24 minutes (Census, 2020 to 2024). Downtown Salt Lake City is about 22 minutes north. The Adobe campus in Lehi, part of the Silicon Slopes tech area, is about 16 minutes south.

About 64 workers in 100 drive alone, and about 9 in 100 carpool. Nearly 1 in 4 works from home. Under 2 in 100 ride transit. These numbers count South Jordan residents, wherever their jobs are.

The largest employers

The city lists its largest employers on its economic development page. The page gives no date for the list, and counts change from year to year. Merit Medical Systems, a maker of medical devices, has its headquarters in the city. Ultradent Products has made dental and orthodontic equipment since 1978.

The city also says it has nearly 2,000 active business licenses, counting home businesses, and that they stand for more than 28,000 jobs (September 2026). Rio Tinto is on the list with 454 jobs, but its Kennecott mine and smelter sit outside the city.

South Jordan has no inpatient hospital, but it does have a 24-hour emergency room. The University of Utah Health South Jordan Health Center is at 5126 West Daybreak Parkway in Daybreak. It is about 11 minutes from City Hall and 3 to 4 minutes from SoDa Row. It opened in January 2012. Its emergency room is open 24 hours a day. Urgent care in the same building is open every day from 9 a.m. to 8:30 p.m. The phone is 801-213-4500.

Patients who need a hospital stay or trauma care go by ambulance or helicopter to a hospital. The nearest hospitals are in the next towns. Holy Cross Hospital Jordan Valley in West Jordan is about 9 minutes from City Hall. It is at 3580 West 9000 South, has 172 beds, and is a Level III trauma center on the state list. Intermountain Riverton Hospital is about 11 minutes away. It is at 3741 West 12600 South, has 97 beds, and has been open since November 2, 2009. Its emergency room is Level IV. Trauma levels run from I, the most complete, to V.

A new hospital is planned in West Valley City. The University of Utah’s Eccles Hospital and Health Campus plans to open its health center and emergency room in 2028. The hospital rooms, including labor and delivery, are planned for 2029.

Jordan School District serves South Jordan. It has 68 schools and 55,819 students across Bluffdale, Copperton, Herriman, Riverton, South Jordan, and West Jordan (October 1, 2025). The district office is in West Jordan. Elementary school is kindergarten to grade 6, middle school is grades 7 to 9, and high school is grades 10 to 12.

Which high school serves your address

Most of Daybreak feeds Herriman High School in Herriman. The district’s list sends the Daybreak, Eastlake, Golden Fields, and Aspen elementary schools to Herriman High, along with Mountain Creek Middle. Bingham High School takes the Elk Meadows, Jordan Ridge, Monte Vista, South Jordan, and Welby elementary schools. It also takes Elk Ridge and South Jordan middle schools. So the older east and central parts of the city feed Bingham.

Boundaries change as new schools open. Ask the district which school serves an address, and do not guess from a listing.

The district after the 2009 split

In 2007, voters in Cottonwood Heights, Draper, Midvale, Sandy, and Alta formed Canyons School District. It began on July 1, 2009, the first new school district in Utah in nearly 100 years. Jordan kept Bluffdale, Copperton, Herriman, Riverton, South Jordan, and West Jordan.

So a South Jordan and Sandy or Draper comparison often crosses two districts. Canyons also sets its grades differently: elementary is kindergarten to grade 5, middle is grades 6 to 8, and high is grades 9 to 12.

Charter and private schools

Five public charter schools sit inside the city line, and the state counted students at each of them in fall 2025. Charter schools are public and free, and they have their own boundaries and sign-up steps.

The state school map also shows private schools in the city: Anthem Preparatory School, Stillwater Academy, Dancing Moose Montessori River Park, and KoolMinds. Check each one for its current grades and openings.

I do not rate schools, and I would be wary of anyone who says which one is best. Check boundaries and programs for yourself, with what matters to you in mind. Roseman University of Health Sciences has a campus in South Jordan, at 10920 South River Front Parkway. It lists a College of Dental Medicine, a College of Pharmacy, a College of Nursing, and a College of Graduate Studies on this campus. No public college campus sits in the city. Salt Lake Community College has two campuses close by. Its Jordan Campus is in West Jordan, and its School of Health Sciences is there. Its Miller Campus is in Sandy.

Four big roads shape the drive. I-15 runs along the east edge of the city. Redwood Road runs on the east side. Bangerter Highway (SR-154) runs through the middle. The Mountain View Corridor (SR-85) runs on the far west side, next to Daybreak, and opened there in 2012.

All three of Bangerter’s South Jordan crossings are freeway-style interchanges: 9800 South, 10400 South, and 11400 South. 11400 South was built by late 2018 and 10400 South opened in 2022. The last of the three, 9800 South, was finished in 2025. The city says Bangerter is now free of stoplights from I-15 in Draper to 4100 South in Taylorsville. UDOT said the newest round, which included 9800 South, was meant to save drivers about eight minutes. UDOT also says Bangerter carried about 62,000 drivers a day before the recent work and expects about 128,000 by 2050.

UDOT is designing a freeway along the Mountain View Corridor. Check UDOT before you count on a date.

The average trip to work is about 24 minutes. I have no rush hour time for each road. I-15 toward downtown is busy at rush hour, like the rest of the Wasatch Front. Test your own commute at the hours you would drive it before you buy.

One more test is worth the time. Game nights at the ballpark in Downtown Daybreak bring extra cars. If you are looking at a home near it, drive the area on an evening when the Bees are playing.

The TRAX Red Line has three stops in the city: South Jordan Parkway, South Jordan Downtown, and Daybreak Parkway, the end of the line. The Red Line extension to Daybreak opened in 2011, and South Jordan Downtown opened on March 26, 2025, next to the ballpark. The Red Line runs to the University Medical Center in Salt Lake City. Trains come every 15 minutes on weekdays and Saturdays, and every 30 minutes on Sundays. At Daybreak Parkway the first weekday train is about 4:43 a.m., and the last is about 11:36 p.m.

Daybreak is the end of the line, so the ride into Salt Lake City is long. FrontRunner is the faster train for trips to downtown. Its South Jordan station is on the east side, near I-15, about 6 minutes from City Hall. Peak trains run every 30 minutes, and hourly at midday. There is no Sunday service. The ride to Salt Lake Central takes about 20 minutes.

A light rail line from Draper to Lehi cleared its study in January 2026, but it has no construction money. It would run from Draper to Lehi, so it does not reach South Jordan. There is also a UTA ski bus, route 994, from Historic Sandy Station to Snowbird and Alta. The ski topic has the details.

Do not buy a home counting on a train line that is not built. Routes and times change, so check the schedule before you ride.

South Jordan has no airport. Salt Lake City International (SLC) is the main airport. It is about 22 miles from City Hall, about 31 minutes by car. Add about 5 minutes from Daybreak.

South Jordan splits your setup between the city and a few other companies. Start with the city’s online utility application. It asks for your address and the date the sale was recorded with the county. It also asks for the owner names as the county has them and the number of trash and recycling cans. Utility Billing is at 801-446-4357. It is open Monday to Thursday, 8 a.m. to 6 p.m., and Friday, 8 a.m. to noon.

What the city bills cost

These are the city’s rates for 2026 to 2027. Use changes each bill, and I do not add them into a total.

The sewer bill is separate. It comes from the district, not the city.

Police and fire

South Jordan has its own police department, in the Public Safety Building at 10655 South Redwood Road. It also has its own fire department with four stations. Station 61 is at 10758 South Redwood Road, and Station 62 is at 4022 West South Jordan Parkway. Station 63 is at 10451 South 1055 West, and Station 64 is at 5443 West Lake Avenue in Daybreak. The state broadband map shows cable and several fiber companies reporting service in South Jordan. I read it at 202 points spread across the city. Fiber was reported at 168 of them. I list who reports service, not speeds or prices.

Where the fiber is depends on the side of town. Google Fiber is mostly on the east side, at 90 of 95 east points and 29 of 107 west points. Quantum Fiber and CenturyLink fiber show up on both halves, and they supply most of Daybreak’s fiber. UTOPIA and Xfinity fiber show up at some points. Xfinity cable shows up at most points.

The 34 points with no fiber were on the far west edge and at two spots by I-15. The far west edge is the upper Daybreak villages, which are still being built. The city keeps a Google Fiber build map. Its note says a completed line does not mean Google Fiber is ready for your street.

That is what the companies report, not a promise for a given house. Service can change from one street to the next. For cell service, look at each carrier’s own coverage map for the address.

Moving day is only the start. Here is the short list for your first 90 days in South Jordan, in a sensible order.

1. Turn on the utilitiesFill out the city’s online utility application for water, trash, and recycling, and call the sewer district at 801-571-1166. Then set up Rocky Mountain Power and Enbridge Gas Utah. Do this a week before you move in.
2. Get your Utah driver licenseThe South Valley Driver License office is at 14555 South Minuteman Drive in Draper. You take a written test, and maybe a driving test. The fee is $52 for ages 21 and up, and $39 for 20 and under.
3. Register your carUtah gives you 60 days after you make a permanent home here. The DMV office is at 14555 South Minuteman Drive too. Pass the emissions test first. A car that is titled in Utah for the first time needs a quick VIN check.
4. Get an emissions testSalt Lake County requires one for most cars and light trucks. See the box below.
5. Register to voteDo it online at vote.utah.gov, or in person with ID.

The emissions test

Salt Lake County is one of five Utah counties that require an emissions test. Davis, Utah, Weber, and Cache are the others. A car less than six years old is tested every two years. An older car is tested every year. Electric cars are exempt. A passing test counts for 60 days, and you test no more than two months before your registration is due.

Stations set their own prices. The county also adds a $3.00 air pollution fee when you register a car in Salt Lake County. The county is reviewing changes to its rule, but they are not in force. Check the county page for the current rule.

South Jordan has the weekly shopping covered inside the city. It has three Harmons stores, a Smith’s Marketplace, a Sprouts, two Walmart Supercenters, and a Sam’s Club. Target and JCPenney are at The District. The named restaurants are in the restaurants topic.

What South Jordan does not have

There is no Costco in the city. The nearest are in Riverton and Sandy. There is no Trader Joe’s either. Draper has one, and Herriman has one that opened in October 2026. The nearest Whole Foods is in Cottonwood Heights.

Larger malls are close by. They are Mountain View Village in Riverton, Jordan Landing in West Jordan, and The Shops at South Town in Sandy. The District guide on The Local tells more about the area on Bangerter Highway. Walk any shopping area at the hours you would live there, because the busy times may surprise you.

Store lists change. These were checked against store pages and news in October 2026. The District details come from the developer’s page, which is undated.

South Jordan has a lot of green in it. The city counts more than 35 city parks and 2 county parks. It also counts more than 9 miles of trails, 3 fishing ponds, and 250 acres of natural open space. Most of that open space runs along the Jordan River, and much of it is protected wetland that the public cannot enter. The big mountain trails are a drive away.

Oquirrh Lake

Oquirrh Lake is a 67-acre man-made lake in the lower Daybreak villages. The trails and parks around it are open to everyone. The water is not. The developer says the lake is an amenity for Daybreak residents and is not open to the public.

Swimming and wading are not allowed, except in the yearly Daybreak Triathlon. Residents can borrow canoes and sailboats at The Beach Club in summer. Fishing is allowed only in the marked areas, with a Utah fishing license. The lake is stocked with trout, bluegill, channel catfish, and largemouth bass. Dogs are welcome on the trails on a leash, and motor vehicles are not. The loop around the lake is about 3.4 miles. The pools, The Watercourse, and The Spoke pump track in the upper villages are for Daybreak residents only.

Daybreak parks that anyone can use

Highland Park, at 6050 West Lake Avenue, is a city park with a pavilion, pickleball courts, a playground, and soccer fields. Heights Park, at 10664 South Mellow Way, has a large grassy mound with valley views. It is the sledding hill when there is snow. Daybreak counts about three dozen parks and more than 50 miles of trails. Those are the developer's numbers, and some of those parks belong to the Daybreak community and are not open to all.

The Jordan River and the fishing ponds

The Jordan River Parkway is a paved trail that runs about 45 miles through Salt Lake County. In South Jordan it follows the east edge of town. The fishing ponds at Riverfront Park, near 11200 South, sit right on the trail. The city counts three ponds, and the Local guide to the river says they are stocked with trout, catfish, and bass. Mulligans is on the trail too. Each September the city holds Get to the River, with free fishing for kids 12 and under, loaner poles, and lessons.

The city is also building the Mystic Springs Wetland Educational Area. It is about 30 acres, reached from the Jordan River Trailhead at 947 West Shields Lane. It is still being built, with a trail and lookouts planned.

Bingham Creek Regional Park

Bingham Creek Regional Park sits at 10200 South 4800 West, on the west side of the city. It is 160 acres on an old gravel pit. The first phase, about 50 acres, opened on June 22, 2023. It has an 18-hole disc golf course, a bike skills course, a pump track, and the RAD Canyon BMX track. It also has a playground, a pavilion, about 3 miles of walking trails, 20 acres of sports fields, and 401 parking spaces.

A regional park authority runs the park. Salt Lake County and South Jordan are partners in it. More phases will come as funding becomes available. They may add a splash pad, tennis and pickleball courts, and more fields. The park authority takes requests for events and field use. The Oquirrh Mountains rise just to the west, but the city has no public trailhead for them.

No national park is near South Jordan. The closest big ones lie south and east, and each is a long day or an overnight stay. Capitol Reef is the nearest, about 3 hours 40 minutes from City Hall. Times below start at City Hall and assume normal traffic.

Closer to home, the Cottonwood canyons are the nearest mountain days, and the next topic covers them. Thanksgiving Point, with its gardens and museums, is about 17 minutes away in Lehi.

The Cottonwood canyon resorts are 32 to 44 minutes from City Hall. Snowbird and Alta sit up Little Cottonwood Canyon. Solitude and Brighton sit up Big Cottonwood Canyon. Daybreak is a few minutes farther out, so add a little for the west side.

Both Cottonwood roads are dead-end roads in the winter. In a storm they can slow down or close. When the beacons outside a canyon flash, the traction law is on. Most cars then need snow-rated tires or chains. The Utah Department of Transportation posts live road status, ski bus routes, and parking reservations on its Cottonwood Canyons page.

A ski bus helps on busy days. UTA route 994 runs from Historic Sandy Station to Snowbird and Alta. It costs $5 one way and is free with resort season passes. Service typically begins in late November or early December. The resorts usually open in late November, and each one posts its own dates in the fall.

Mulligans Golf and Games is the city's own golf spot. The city owns it, at 692 West 10600 South, about 5 minutes from City Hall. It has two nine-hole courses and an 80-stall driving range that is lit and heated. A double-deck practice tee gives 33 covered hitting spots, so you can practice all year. It also has chipping and putting greens, FootGolf, batting cages, and two lit mini golf courses.

Glenmoor Golf Course, at 9800 South 4800 West, is a public 18-hole course with a par of 72. More public courses sit nearby. Riverbend in Riverton runs along the Jordan River. Mountain View in West Jordan and South Mountain in Draper are also close. Thanksgiving Point Golf Club is in Lehi.

South Jordan's food is spread across a few clusters. Daybreak's own 2026 directory lists about 30 places to eat in five areas. They are Downtown Daybreak by the ballpark, SoDa Row, North Shore Village on the lake, Highland Park, and Trail Crossing. Two more clusters sit outside Daybreak. One is The District, off Bangerter Highway at 11400 South. The other is South Jordan Parkway and Redwood Road on the east side.

The Daybreak directory lists many more. SoDa Row adds Cupbop Korean BBQ and Tio's Mexican Restaurant. North Shore Village has Mozz Artisan Pizza and The Lake Break, a patio place on the lake. Red 88 Asian Bistro serves Chinese food and sushi in South Jordan. For coffee, Ground To Earth is on SoDa Row and Beans and Brews is on Daybreak Parkway. Sweet and Cool sells ice cream and crepes on SoDa Row. Chains such as Jersey Mike's, Costa Vida, and Starbucks sit in the shopping centers. Groceries and stores are in the shopping topic.

Each place is listed as open on its own site, the Daybreak directory, or in 2026 news. Hours change, and small places come and go. This is not a ranking, and no one paid to be listed.

Most nights out in South Jordan happen in Downtown Daybreak, around the ballpark. The Megaplex there has movies and bowling. A second Megaplex is at The District. The city also has a big event center, two temples that make easy landmarks, and a free museum.

A Triple-A ballpark in Daybreak

The Ballpark at America First Square is at 11111 South Ballpark Way. Miller Sports and Entertainment owns it. It holds 6,500 in fixed seats, and 8,000 with the grass berm. The Salt Lake Bees play here. They are the Triple-A team of the Los Angeles Angels, in the Pacific Coast League. The team moved from downtown Salt Lake City in 2025, so 2026 was its second season in Daybreak.

Home games usually run from late March into mid September. In 2026 they ran from March 31 to September 13. There are bike racks near the TRAX station and by the Home Plate entrance. Next door, the Kennecott Stage is an outdoor amphitheater for 2,000 to 3,000 people, and it held concerts in 2025. Game days and concert nights bring traffic to Downtown Daybreak. Drive the area on an event night before you pick a home near the ballpark.

Movies and bowling

The Megaplex at Downtown Daybreak opened on July 2, 2025. It has eight large-format screens, 18 bowling lanes, and a 65-game arcade. The Megaplex 20 at The District has 20 screens and an IMAX screen. It opened in 2006.

USU’s Bastian Agricultural Center

Utah State University's Bastian Agricultural Center used to be the Salt Lake County Equestrian Center. It sits on 120 acres at 2100 West 11400 South, about 5 minutes from City Hall. Its 85,000-square-foot arena and event center hosts concerts, rodeos, sports tournaments, and trade shows. The grounds also have outdoor and covered arenas, a three-quarter-mile racetrack, and a polo field. You can ride by pass, board a horse, or join a 4-H youth program.

A $41.25 million gift from the Bastian family to the university in January 2022 helped found the center. It was the largest single donation in the university's history. A new Youth Livestock Barn opened in October 2026. Baby Animal Adventures is a public event in late April, with baby animals, a tractor cart pull, and food trucks.

Two temples as landmarks

Two temples stand inside the city, and both are easy landmarks. The Jordan River Utah Temple is on the east side near 10200 South. It was dedicated on November 16, 1981. The Oquirrh Mountain Utah Temple is in Daybreak. It was dedicated on August 21, 2009. Each shows up on the skyline from a long way off.

Rainy days

The Megaplexes, the bowling lanes, and Mulligans mini golf all work in bad weather. The Gale Museum is free and has hands-on exhibits. The Loveland Living Planet Aquarium in Draper is about 9 minutes away. Thanksgiving Point in Lehi is about 17 minutes away. The Arts topic below tells the Gale Museum story.

Pro and minor league games are a short drive from town. The Real Monarchs play at Zions Bank Stadium in Herriman. Real Salt Lake and the Utah Royals play at America First Field in Sandy. The Utah Jazz and the Utah Mammoth play at the Delta Center in downtown Salt Lake City.

The arts in South Jordan are small and run by the city. A free museum, an arts council with four yearly shows, and a theater group at the community center carry most of it. A larger arts center is being built in Downtown Daybreak.

The Gale Museum has many hands-on exhibits. It also holds the Arts Council's Artist on Display. The Art Show opens in mid March and runs into April. Art on the Towne fills Towne Center Drive in May. The Chalk Art Festival is part of Summerfest in June, and the Quilt Show is at City Hall in September.

The Larry H. and Gail Miller Arts Center broke ground in Downtown Daybreak on March 19, 2026. It is being built with an 800-seat theater, a gallery, and classrooms. Salt Lake County Arts and Culture will run it. For larger stages today, downtown Salt Lake City is about 22 minutes north.

SoJo Summerfest is the big event, and it runs in the first week of June. The city calendar has something most months, and Daybreak runs its own events too. Dates move each year, so the months below say "usually".

SoJo Summerfest

Summerfest is the city's yearly celebration. In 2026 it ran June 2 to 6. It has a carnival at North City Park, 10960 South 2200 West, and a Saturday morning parade. Two free evening concerts and a car show fill out the week. A kite festival starts it, and fireworks end it on the Saturday night. The Chalk Art Festival is part of it. Daybreak says it holds more than 200 events a year.

Two farmers markets

South Jordan has two farmers markets. The Daybreak market is on SoDa Row on Saturdays, usually from June into October. The city's market is at City Hall on Saturdays, usually from August into October. It runs with the Utah Farm Bureau and takes SNAP and Double Up Food Bucks.

Movies in the Moonlight shows free movies on Friday nights at Highland Park, 6050 West Lake Avenue. Food trucks come first, and the film starts around 9 p.m.

Day trips

Thanksgiving Point, with its gardens and museums, is about 17 minutes south in Lehi. The Loveland Living Planet Aquarium in Draper is about 9 minutes away.
