Overview
What South Jordan actually is.
South Jordan sits in the south-central Salt Lake Valley, about 18 miles south of downtown Salt Lake City, at roughly 4,400 feet. The Jordan River runs through the east side of the city and the Oquirrh Mountains rise to the west. It incorporated in 1935 as a farm community along Redwood Road, and for most of the twentieth century it stayed exactly that. Then the valley's growth caught up with it, and South Jordan became one of the fastest-growing cities in Utah.
The defining story of the modern city is planned growth, and its single biggest engine is Daybreak, a 4,000-plus-acre master-planned community launched in 2004 on land that Kennecott (Rio Tinto) once owned. That one project carried the city from about 50,000 residents in 2010 to 77,487 in the 2020 Census, and the estimates now have it approaching 90,000. The result is a city of two clearly different halves: an older east-side core along Redwood Road and the river, and a newer, denser, transit-oriented west side built around Daybreak's man-made Oquirrh Lake.
For a buyer, the practical version is this: South Jordan offers one of the widest housing ranges of any single Utah city, from Daybreak condos and townhomes to traditional subdivisions to larger east-side and lakefront homes, with a real TRAX commute, a brand-new Salt Lake Bees ballpark, and a layer of records-review homework that comes with building on reclaimed mining ground. Growth arc
From farm town to 88,000.
South Jordan's population curve is the clearest way to understand the city. It was a rural agricultural community for decades after its 1935 incorporation, then it caught the wave of growth rolling south through the Salt Lake Valley. The numbers tell the story plainly: about 12,220 residents in 1990, 29,437 in 2000, 50,418 in 2010, and 77,487 in the 2020 decennial Census, with mid-2020s estimates approaching 90,000. In roughly three decades the city multiplied more than sevenfold.
Two build-outs drove it. Through the 1990s and 2000s, conventional single-family subdivisions filled the middle of the city between Redwood Road and Bangerter Highway. Then, starting in 2004, Daybreak opened on the former Kennecott ground on the west side and became the largest single engine of growth, with room to keep building toward roughly 20,000 homes at full buildout. That is why the city still feels like it is under construction in places: it is, and the planning decisions about water, schools, and traffic are being made in real time as the next phases come online.

Two South Jordans
The old east side and the new west side.
More than most Utah cities, South Jordan reads as two places under one name. Before you tour, it helps to decide which half fits, because they look, price, and live very differently. Both sit in the same school district and the same city services, but the housing stock and the daily rhythm are not the same.
Old South Jordan / the Welby core
The historic agricultural core along Redwood Road and the Jordan River, where the city incorporated in 1935. Larger and older lots, ranch and equestrian-style properties, some newer infill, and the Salt Lake County Equestrian Park. Generally lower density, closer to I-15 and the FrontRunner station.
Daybreak & the master-planned west
The 4,000-acre Daybreak community launched in 2004, organized into villages around Oquirrh Lake, with compact walkable lots, SoDa Row, Downtown Daybreak, the Salt Lake Bees ballpark, and the TRAX Red Line terminus. Denser, newer, and transit-oriented for a suburb.
The District & the middle of the city
Between the two halves, around 11400 South and Bangerter Highway, sit the established 1990s-2000s subdivisions and The District retail and entertainment center (Costco, Harmons, Target, and a Megaplex theater). It is the everyday-errands heart of the city, with conventional single-family homes on lots that are generally larger than Daybreak's.
Climate & weather
Salt Lake Valley seasons.
South Jordan shares the Salt Lake Valley's semi-arid, four-season climate: hot, dry summers, cold and snowy winters, and large day-to-night temperature swings at roughly 4,400 feet. July afternoons commonly reach the 90s and cool off sharply at night thanks to the desert air, winter lows dip into the teens and 20s, and snow falls mainly from December into March. Annual precipitation runs around 15 to 16 inches and seasonal snowfall around four feet, valley-wide.
The one honest caveat for the whole Wasatch Front is winter air quality. When cold air settles into the valley, inversions trap haze for days at a time, a known regional condition rather than anything specific to South Jordan. Summers, by contrast, are bright and dry, and the bench-adjacent west side can pick up a little more snow than the valley floor.

July and August afternoons reach the 90s with low humidity, then cool into the evening. Late-summer thunderstorms build over the Oquirrhs and the Wasatch.

Warm days, cool nights, and color in the nearby canyons. One of the best stretches of the year before the snow and the winter inversions arrive.

Cold, snowy, hazy
Lows in the teens and 20s, snow in waves from December to March, and periodic valley inversions that trap haze. The ski canyons are 45 to 60 minutes east.

Green and variable
The valley greens up, the inversions clear, and the weather swings between warm afternoons and late cold snaps before summer settles in.
Seasonal figures are valley-wide approximations drawn from the nearest NOAA first-order station (Salt Lake City International, about 20 miles north). Confirm against NOAA station normals before you rely on hard numbers.
Cost of living
What your dollar buys here.
The honest headline is that housing is the big lever in South Jordan, and it runs above the Utah and national medians. Everything else, groceries, utilities, transportation, tracks Salt Lake Valley norms, so the housing number is what mostly separates South Jordan from a cheaper Utah address.
The structural costs are more predictable. Utah has a flat state income tax (confirm the current-year rate at tax.utah.gov), property taxes follow Utah's mechanism of taxing a primary residence on 55 percent of value, and the city itself keeps only about 14 cents of every property-tax dollar. The trade-off compared with a town an hour out is straightforward: you pay more for the home and the location, and you get a real commute, full services, and a deep amenity base in return.
Housing
The dominant cost. A median sale price near $650,500 (U.S. Census ACS 2020-2024) spans everything from Daybreak condos to larger lakefront and east-side homes, so price by property type, not by one city-wide median.
Property tax
Utah taxes a primary residence on 55 percent of its value, and your bill stacks several overlapping levies. South Jordan City keeps roughly 14 cents of each dollar; confirm the exact parcel rate with the Salt Lake County Treasurer.
Everyday costs
Groceries, utilities, and transportation track Salt Lake Valley norms. For the current combined sales-tax rate, check tax.utah.gov, since published figures disagree.
The honest comparison: against Riverton or Herriman to the south, South Jordan trades a little on price for more transit access and a deeper amenity base; against Draper or Sandy across I-15, it competes closely on both. How the city lays out.
South Jordan sorts into a few recognizable areas, each with its own housing stock and price logic. Described by geography and property type only, here is how the land lays out from the river on the east to the Daybreak villages on the west.
Daybreak (ZIP 84009)
The signature master-planned community, organized into villages around the 67-acre Oquirrh Lake. Housing spans condos, townhomes, cottage-style homes on compact lots, traditional single-family, and larger lakefront and view homes, many built to high energy-efficiency standards. SoDa Row and Downtown Daybreak are the village centers.
Old South Jordan / Welby core
The historic agricultural core along Redwood Road and the Jordan River, where the city began. Larger, older lots, ranch and equestrian-style properties, and some newer infill. The Salt Lake County Equestrian Park sits in this part of the city. Generally lower density than Daybreak.
The District & central subdivisions
Around 11400 South and Bangerter Highway, built around The District retail and entertainment center (Costco, Harmons, Target, Megaplex theaters). A mix of established 2000s subdivisions and commercial frontage, on lots generally larger than Daybreak's compact ones.
1990s-2000s subdivisions
Between Redwood Road and Bangerter, the conventional single-family neighborhoods that filled in during the 2000s population surge. Standard suburban product, often on larger lots than the newer west-side construction, with quick access to both halves of the city.
The things that decide value here, the village and the lake proximity in Daybreak, the lot size and frontage on the east side, the school-boundary feed, are not always obvious from a listing. Tell me what you are after and I will pull the full story on any property before you tour.
Daybreak
The community that reshaped South Jordan.
Daybreak is the reason South Jordan grew the way it did. It is a 4,000-plus-acre master-planned community on the western end of the city, established in 2004 on land owned by Kennecott (Rio Tinto), and planned for up to roughly 20,000 homes at full buildout over the next decade-plus. It is organized into villages wrapped around the 67-acre man-made Oquirrh Lake, which together with its shoreline amenities and wetlands totals around 137 acres and a 3.4-mile loop. Named and started villages have included Founders Park, Eastlake, North Shore, Creekside, Lake Village, and Garden Park, with newer Upper Villages and Marina-area development ongoing.
The community markets more than 50 miles of trails, a layout meant to put daily needs within a short walk, and energy-efficient, solar-ready home construction; it was named the PCBC Gold Nugget Master-Planned Community of the Year in 2019. SoDa Row is the established village center, with coffee, dining, small retail, and a Saturday farmers market from June to October. Downtown Daybreak is the newer mixed-use district, anchored by the 2025 Salt Lake Bees ballpark, with apartments, office, and retail still being built around it.

The market, and the homework behind it.
South Jordan has one of the broadest property mixes of any single Utah city, because Daybreak alone spans condos, townhomes, cottage homes, traditional single-family, and lakefront homes, while the older east side adds larger and equestrian-style lots.
Due diligence here has a few South Jordan-specific items. Much of the west side (Daybreak) sits on former Kennecott mining-company land, so as routine records-review it is worth reviewing the standard residential disclosures and any soil or reclamation documentation provided for a parcel. School boundaries split between the Bingham High and Herriman High feeds, so verify the assignment by exact address. Confirm whether a given home is on the city's secondary irrigation system and which fiber provider serves it. And as anywhere on the valley floor near the Jordan River, a quick check of the Utah Geological Survey hazard maps for liquefaction or geologic notes is a sensible step, not a red flag.

Kennecott & the land
Bingham Canyon and the ground under the west side.
Rio Tinto Kennecott operates the Bingham Canyon Mine, one of the largest open-pit copper mines in the world, in the Oquirrh Mountains immediately west of South Jordan; the terraced pit is visible from parts of the valley. In April 2013 the mine experienced the Manefay landslide, roughly 145 million tons of rock and, by scientists' description, probably the largest non-volcanic landslide in modern North American history. The mine had been monitored and evacuated, and no one was injured.
The buyer-relevant part is the land. Kennecott owned the ground that became Daybreak, and the west South Jordan ground includes former mine evaporation ponds. Honestly stated: those ponds once leached contaminated water into a groundwater plume until that use stopped in 1991. In the 1990s Kennecott carried out an accelerated cleanup, removing acid-leaching material to a repository, capping remaining ground, and revegetating. The EPA praised the cleanup, the residential land was given a clean bill of health, and the Daybreak portion did not require further EPA involvement, though some broader-area groundwater remediation has continued.
The neutral, no-alarm framing.
Treat the mining history as routine records-review due diligence, the same as you would on any property. Review the standard residential disclosures and any soil or reclamation documentation for a specific parcel, and if you want the full record, the EPA and Utah DEQ site profiles are public. This is the honest version the homework reads, not a warning, and it is part of why I stay on the file for South Jordan buyers.

What is being built.
South Jordan is one of the most active new-construction markets in the state, and Daybreak is the engine. It is still an active, multi-builder master-planned community building toward roughly 20,000 homes at buildout, with newer Upper Villages, Marina-area phases, and Downtown Daybreak residential all underway. Multiple national and regional builders operate there at once, which is why the new-home product runs the full range from attached townhomes to detached single-family.
The west side carries most of the greenfield construction; the east and central parts of the city see more infill than new ground. If you are weighing a build or a to-be-completed home, the questions that matter are which village and builder, the delivery timeline, and the same west-side records-review items covered above. Confirm the current active builder list and any newly opened Daybreak villages before you commit.

For a built-up suburb, South Jordan has an unusual amount of water and trail to it, most of it engineered. Here is what is within reach without leaving the valley, and what is a short drive beyond it.
Oquirrh Lake & the Daybreak trails
Daybreak, west side
A 67-acre man-made lake with a 3.4-mile shoreline loop, beaches, docks, and wetlands, open to non-motorized boating, kayaking, paddleboarding, small sailboats, and fishing. Daybreak markets more than 50 miles of trails linking the villages, parks, and schools.
Jordan River Parkway Trail
East side, along the river
The regional paved trail follows the Jordan River along the city's east side, connecting north and south through the valley. A long, flat ride or walk that ties into the wider valley trail network. Confirm the South Jordan access points before you plan around them.
Golf
In and near the city
Glenmoor Golf Course is a full course in the area, and Mulligans is a golf-and-family-entertainment complex. Confirm current addresses and operating status, since hours and ownership at golf complexes change.
Mountain access
Oquirrhs west, Wasatch east
The Oquirrh Mountains rise immediately west of the city, and the Wasatch ski country, Little and Big Cottonwood canyons and Park City, is roughly 45 to 60 minutes east. Few valley addresses put both ranges this close.

The county equestrian park
The fairgrounds and the city's farm roots.
One of the clearest ties to South Jordan's agricultural east-side history is the Salt Lake County Equestrian Park and Event Center, recently renamed the Bastian Agricultural Center. It sits on about 120 acres at 2100 W 11400 S, with an arena and event center of roughly 85,000 square feet. Through the year it hosts the Salt Lake County Fair, rodeos, livestock shows, concerts, sports tournaments, and trade shows.
For a buyer, it is worth knowing for two reasons: it is a genuine event draw on the east side of the city, and it is a reminder that the older half of South Jordan still carries equestrian and larger-lot property, a different setting from the compact villages out west.
Things to do
Ballgames, big-box, and the lake.
The headline now is baseball: the Triple-A Salt Lake Bees play April through September at the Ballpark at America First Square in Downtown Daybreak, which opened in 2025 with an 8,000 capacity. Around it, Downtown Daybreak and SoDa Row carry coffee, casual dining, small retail, and community events, including a Saturday farmers market from June to October. The District at 11400 South and Bangerter is the big-box and entertainment cluster, anchored by a Megaplex theater with 20 screens (open since 2006) and stores like Costco, Target, and Harmons.
For variety, the county equestrian park hosts the fair and rodeos, Oquirrh Lake adds paddling and lakeside parks, and the day-trip menu is deep: downtown Salt Lake City is about 20 to 25 minutes, Thanksgiving Point in Lehi (gardens and the Museum of Ancient Life) is 15 to 20 minutes south, the Loveland Living Planet Aquarium in Draper is 10 to 15 minutes, and the Cottonwood Canyons and Park City skiing are 45 to 60 minutes east. Confirm current drive times before you rely on them.
The Salt Lake Bees
A Triple-A ballpark in Daybreak.
The Ballpark at America First Square opened on April 8, 2025, in Downtown Daybreak. It is an 8,000-capacity stadium (6,500 fixed seats plus a 1,500 berm), roughly 280,000 square feet, built for about $140 million by Miller Sports and Entertainment and designed by HOK, and it anchors a roughly 200-acre mixed-use Downtown Daybreak district. The Salt Lake Bees, the Triple-A affiliate of the Los Angeles Angels in the Pacific Coast League, relocated there for the 2025 season from Smith's Ballpark in Salt Lake City, where they had played since 1994. Groundbreaking was October 19, 2023.
For a buyer this is a real amenity-and-traffic story. It is a new regional draw walkable from parts of Daybreak, with a multi-year build-out of surrounding apartments, office, and retail still underway. The honest flip side is that game-day traffic and event activity are part of living near Downtown Daybreak, so if you are buying close in, it is worth driving the area on an event evening before you decide.

As a point of geography and skyline, South Jordan is the first city in the world with two LDS (Latter-day Saint) temples within its borders. The Jordan River Utah Temple stands on the east side near 10200 South, dedicated in November 1981. The Oquirrh Mountain Utah Temple stands in Daybreak on the west side, announced in October 2005 and dedicated in August 2009.
I mention them strictly as landmarks and orientation features, the kind of thing you will see on the skyline and use to navigate the city. They are visual and geographic markers, nothing more, in this guide.

Schools & education
Schools and options.
South Jordan is served by the Jordan School District (district headquarters in West Jordan). The high-school feed splits across the city: the east and central areas generally feed Bingham High School, at 2160 W 10400 S, grades 10 through 12, with enrollment around 2,461 in 2024-25 and the Miners as the mascot; much of the west side and Daybreak feeds Herriman High School, about 10 minutes away in neighboring Herriman. Boundaries shift as new schools open, so verify the assignment by exact address.
On the west side, Jordan School District elementaries in Daybreak include Daybreak Elementary, Eastlake Elementary (which offers a Mandarin Chinese immersion track and a Leader in Me program), and Golden Fields Elementary, all K-6, with Mountain Creek Middle (grades 7-9) opened in 2019 next to Golden Fields. Charter options serving the area include Early Light Academy and American Academy of Innovation. The district has also purchased additional Upper Villages school sites in Daybreak to keep pace with growth; confirm opening dates as they firm up.

Jordan School District
The district after the 2009 split.
A piece of context that confuses newcomers: in 2009, the east side of the Salt Lake Valley (Sandy, Draper, Cottonwood Heights, and others) split off to form the new Canyons School District. South Jordan remained in the Jordan School District, which kept the west-side and southwest-valley schools. So when you compare South Jordan to a city across I-15, you are often comparing two different districts.
Within South Jordan, the practical takeaway is the high-school feed: east and central addresses generally go to Bingham High, while much of the west and Daybreak side feeds Herriman High about 10 minutes away. The district is actively adding schools in Daybreak to keep up with the growth, which is exactly why the boundaries move and why I always tell buyers to confirm the assignment by exact address rather than assume.
Higher education
Campuses within reach.
South Jordan has a health-sciences campus of its own: Roseman University of Health Sciences runs its South Jordan campus here, home to its College of Dental Medicine, which offers the Doctor of Dental Medicine (DMD) program and an Advanced Education in General Dentistry residency, among other health-sciences programs. Just a few miles away, Salt Lake Community College operates its Jordan Campus (in neighboring West Jordan), a full SLCC campus that also hosts Jordan School District technical programs.
Beyond that, the bigger universities are within commuting range: the University of Utah to the north, Utah Valley University in Orem and Brigham Young University in Provo to the south, and Westminster University in Salt Lake City, all reachable via I-15, TRAX, and FrontRunner. Confirm current program lists and addresses before you plan around them.
Healthcare & medical
Care across the valley.
The in-city anchor is University of Utah Health's South Jordan Health Center in Daybreak, which opened in January 2012 and is the U's largest off-campus medical facility. It offers primary care, specialty care, outpatient surgery, and a 24-hour emergency room open seven days a week, so emergency care is genuinely in town. For full-service hospitals, South Jordan residents typically look to Jordan Valley Medical Center in West Jordan and Intermountain Riverton Hospital in Riverton; confirm names and distances for your address.
Looking ahead, University of Utah Health is building a large new hospital campus, the Eccles Health Campus, in West Valley City (not in Daybreak): a roughly 130-bed, multi-hundred-million-dollar facility with outpatient services targeted to open around 2028 and full inpatient care later. Treat it as a nearby future regional facility, with the South Jordan Health Center and its 24-hour ER as the in-city option today.

South Jordan is bracketed by highways. I-15 runs along the east edge of the city, the main artery to downtown Salt Lake City about 18 miles north, the airport, and Provo to the south. Bangerter Highway (SR-154) is the north-south west-side arterial, now largely grade-separated: UDOT has built around 10 freeway-style interchanges along it, including South Jordan's 10400 South and a newer 9800 South interchange with a pedestrian bridge, creating a free-flow corridor that cut some commutes meaningfully. The Mountain View Corridor on the far west and Redwood Road (SR-68) on the east round out the road grid.
What sets the city apart for a suburb is rail. UTA's TRAX Red Line runs from the University of Utah through Salt Lake City, Murray, Midvale, and West Jordan to its southwestern terminus in Daybreak, with three South Jordan stations: South Jordan Parkway (with a park-and-ride), South Jordan Downtown, and Daybreak Parkway, the end of the line, which opened in August 2011.
