Where Under $1M sits
The local read, the median line and the pricing tiers
The local read
Under $1M reaches the larger east-side lots
In shortUnder $1M sits far past the $650,500 typical home value (Census ACS 2020-2024). Look for houses on the larger lots of the older east side and Daybreak houses, listed from the MLS, highest price first.
Census data puts the typical South Jordan home at about $650,500, so a price under $1M is far above it. Land starts to matter as much as rooms here, because the older east side has the larger lots.
The old east side runs along Redwood Road, toward the Jordan River. The Gale Museum and the Jordan River Temple are here, and some zones still allow farm animals.
Daybreak houses reach this price too. The largest lots and custom builds begin on the over $1M page. For help, tell me what the lot must hold and a partner agent can look.

What the money buys
Three kinds of home under $1M
At this price the land under the house counts as much as the house. The three kinds below show how that plays out.
Older houses on larger east-side lots
The farm roots of the city show up here, along Redwood Road and toward the river. Lots are larger than elsewhere, and some zones still allow farm animals.
The catch: the house may need updates. The upside: room for a bigger yard and a shop or detached garage.
Larger Daybreak houses
Bigger houses in the Daybreak villages also reach this price, from the lake villages to the upper villages near the Mountain View Corridor.
The catch: Daybreak's yard rules, which come with the home. The upside: trails, parks and the lake loop close by.
Houses near the Jordan River
Homes near the river bottoms, with the Jordan River Parkway trail and the Riverfront Park fishing ponds close by.
The catch: low ground that needs a flood and soil check. The upside: trails and ponds close by.
Each week favors a different kind. The Homes for Sale page shows all of South Jordan.

Buying on a bigger lot
A four-step play
A four-step play
Four steps for a house on a larger lot
A bigger lot raises questions that a village home does not. These four steps cover them.
Ask which zone the lot is in
Zoning decides whether farm animals are allowed. Ask the city, and ask for the answer in writing.
Ask how old the big parts are
On the oldest streets, ask how old the roof, furnace and wiring are. Then budget for the ones near the end of their life.
Check the flood and soil maps
Check the FEMA flood map and the county soil map by address.
Ask about a detached shop
Detached shops and garages come through the city by permit. Ask what permits the lot already has.
Quick answers
What to ask about homes under $1M in South Jordan
On the older east side, near Redwood Road. The city's plan describes it as large lots, quiet neighborhoods and historic homes.
It depends on the zone. Farm and rural zones are still on the map, and the city code has a chapter on farm animal rights. Ask the city about the exact lot.
Some do, so ask how old the roof, furnace and wiring are. A home inspector can tell you what is near the end of its life.
Parts of it, yes. FEMA maps flood zones along the river, and Daybreak maps minimal. The county rates the low ground by the river high for liquefaction, and City Hall very low. The flood panels date from 2009, so check each address.
Yes. The Jordan River Parkway trail and the Riverfront Park fishing ponds are on the low ground near I-15.
Yes. FrontRunner stops on the east side, about 6 minutes from City Hall.
