Where Under $1M sits

The local read, the median line and the pricing tiers

The local read

Under $1M is the upper end of the usual range

In shortThe U.S. Census puts the typical Bluffdale home value near $685,500 (ACS 2020-2024), so under $1M is the upper end of the usual range. Here you find the biggest master-plan homes and the most established acreage below the high end. A live MLS feed fills the page, and the priciest homes appear first.

The typical Bluffdale home is worth around $685,500 (U.S. Census ACS 2020-2024). Under $1M sits near the upper end of the usual range, just below the high end. At this number, the inventory divides sharply between the two sides of the city. On the master-plan side, you find the biggest homes in the planned neighborhoods. They have the highest finishes, the largest floor plans, and three-car garages. That is the top of what the newer communities build. On the acreage side (the west side and the older town center), established properties with arenas, barns, and working horse setups begin to be consistently available.

At this number you reach the best of each kind of home. A higher-end master-plan home is a builder home with custom-style kitchens, finished basements, and home offices. An acreage property at this price can carry a proper horse setup. That means a working arena and turnout pasture, in a city where the Jordan River Trail has side paths for horses. It is the full version of what makes the older part of Bluffdale distinctive. The two are bought for entirely different reasons.

Patience pays at this level, and recent sales set the price. Fewer homes trade here and fewer buyers compete. So the work is reading value with care. Ask what the quality of the finishes, a floor plan, or an acreage setup actually supports in this corner of the market. A standing pre-approval keeps the timing in hand when the right property appears.

Weighing the pages on each side of this one? The under $800K page is the broadest mix in the city, and the over $1M page is where the city's custom builds and larger-acreage estates live. The Bluffdale guide walks through the whole market, and a local partner agent can go over recent sales.

Stretch math

One step up

over $1M is the high end of Bluffdale: custom builds, larger acreage and horse estates, and the top-priced properties in the city. Its pace is slower, and its own buyers set it.

One step down

under $800K is the broadest price range in Bluffdale, with larger master-plan homes and the first acreage lots.

Either way

A single number does not decide this. Share the must-haves with the partner agent, and the better page will become clear to you both.

What the money buys

What the money buys, hold, stretch, or step down and the towns next door

What the money buys

Under $1M comes in three shapes

At the upper end of the usual range, the homes lean toward the best of each kind. Three shapes describe what actually trades here, and each is bought for a distinct reason.

The biggest master-plan homes

The top price range of the Independence neighborhoods: the largest floor plans, the highest finishes, three-car garages, custom-style kitchens, and finished basements. Builder homes finished to a custom look.

The downside: a master-plan setting. The payoff: the largest and best-finished new construction Bluffdale offers.

Established acreage with horse setups

Acreage properties with a barn, an arena and pasture set up for horses, close to the Jordan River Trail, which has side paths for horses. The full version of what Bluffdale's horse zoning makes possible.

The cost: a longer due-diligence process and a patient search. What it buys: a working acreage setup in a city that zones for horses.

Larger lot and view homes

Well-positioned detached homes on oversized lots, occasionally with a view across the valley or toward the Point of the Mountain, that spend part of the budget on setting rather than size. Less common in Bluffdale than in foothill cities, but they appear.

The catch: some interior square footage. The upside: a lot or a setting that cannot be added later.

Inventory at the upper end of the usual range is thin and turns over slowly. The Homes for Sale page tells you what is actually for sale.

Shopping near the top

A four-step play

A four-step play

How to shop near the ceiling of the usual range

Speed matters less here than patience and a careful look at recent sales. With few homes for sale and a selective buyer pool, the work is evaluating value and waiting for the right fit on whichever side of the city the search targets.

  1. Get pre-approved first

A pre-approval letter anchors a serious offer at this level and keeps the search credible when the right property appears. Keep it current.

  2. Choose the single feature you cannot trade

Top finishes or a working horse setup. At the upper end of the usual range, these rarely arrive together, so naming the non-negotiable focuses a patient search.

  3. Get on first-look alerts

Few homes change hands at this level, so a good fit is worth grabbing early. First-look alerts from a local partner agent mean you hear about a rare fit the day it lists.

  4. Run the full property homework

At this price, a careful read of recent sales and the property details is the whole task. On any acreage: the zone, how many animals it allows, secondary water, and how close the lot sits to the rail lines. Walk the buying process and the art of the offer for the full detail.

Quick answers

Under $1M in Bluffdale, answered

The upper end of the usual range: the biggest master-plan homes with the highest finishes and largest floor plans, and established acreage properties with barns, arenas and pasture set up for horses. Each is bought for a distinct reason. Stock turns over from week to week, and the live listings above show the current picture.

Each price line on this site starts from homes that are truly on the market in Bluffdale, so the lines follow real searches. Under $1M sits near the upper end of the usual range, where the city's custom and estate properties begin.

Yes. The under $800K page is the broadest price range in Bluffdale, with larger master-plan homes and the first acreage lots.

Longer than the middle of the market, with a small and patient buyer pool. A top-finish builder home or a well-set-up acreage property can still draw attention when it lists, but homes at the upper end of the usual range routinely take more time than the busy middle span. This page sorts high to low by price so you catch a fit at the top.

Yes. Single-story homes appear on both sides of the market at this price: the biggest master-plan homes with main-floor primary suites, and established acreage homes with single-level layouts. The single-story homes page filters for them.

A current pre-approval letter and a clear non-negotiable (top finishes or a working horse setup), along with the property homework list: the zone, how many animals it allows, county of record, which system brings the drinking water and the secondary water, and how close the lot sits to the rail lines. At the upper end of the usual range, patience and a close look at recent sales matter more than speed.
