Moving to Bluffdale, Utah

Bluffdale sits at the south end of the Salt Lake Valley, just below the Point of the Mountain. About 19,500 people live here, by the 2025 Census estimate. The city covers about 11 square miles. Riverton is to the north, Herriman to the west, and Draper to the east. Lehi and Saratoga Springs are over the county line to the south.

The city line crosses from Salt Lake County into Utah County. All of the people live on the Salt Lake County side. The Utah County piece holds the Utah Data Center site, not homes for sale. ZIP code 84065 is shared with Riverton.

The land changes in height from the river to the edges. City Hall is at about 4,490 feet. The Jordan River bottoms at the north end are near 4,370 feet. The west side sits at 4,600 to 4,700 feet. The south edge by Camp Williams reaches about 5,000 feet.

A town the river and the canals built

The city says its name comes from the bluffs and dales, or hills and small valleys, that the Jordan River helped form. The city dates its start to 1848. The first lasting settlers were Jens and Rise Madsen. They homesteaded on the east side of the Jordan River in 1862. More settlers came only after the canals were built, and seven canals now cross the city. A narrow-gauge train came through about 1876.

The county created the Bluffdale Precinct in 1883. In 1888 the town asked for a post office. The name Bluffdale was too close to Bluff, Utah, so the post office was named Mousley, after an early local leader.

The frontier lawman Porter Rockwell bought land at the Hot Springs by the Point of the Mountain on July 29, 1858. He ran a hotel, a stable and a Pony Express station there. A monument built from the stable’s stones went up in 1934. It stands at 14600 South, Highland Drive and Pony Express Road. Porter Rockwell Boulevard now carries his name across the south end of the city.

The Jordan Narrows power plant began running on January 15, 1899. Its ruins sit beside the Jordan River Parkway Trail near Iron Horse Boulevard. The fight over river water that followed led to the 1901 Morse decree. The city says the decree “still governs ownership of water in the Jordan River today.”

In the late 1970s, Bluffdale had to choose between merging with Riverton and becoming its own city. It chose to incorporate, and it has been a city since October 13, 1978. The city’s motto is “Life Connected.”

Growth, then a pause

The city counted 7,598 people in 2010 and 17,014 in 2020. That is more than double, or about 124 percent. Growth was fast until 2022. Then it nearly stopped. The Census counts 327 more people in the three years since. The new construction topic says what is still being built.

The city’s General Plan was adopted on June 8, 2022. It shows homes on about 63 percent of the land. Another 6 percent cannot be built on, and 9 percent is vacant. Most of the vacant land is on the east side of the city, near I-15 and the gravel pit. Large-lot neighborhoods sit along and west of the Jordan River.

The big neighbors on the south edge

Two large federal and state sites share the south end. Neither one is a park.

Camp W.G. Williams belongs to the Utah National Guard. In 1914 the government set aside 18,700 acres for training. The camp was made permanent in 1928 and named for Brig. Gen. William Grey Williams. The Guard’s 2018 briefing to the Legislature gave its size as 24,063 acres, or about 38 square miles. Many groups train there, including the Guard, the Navy, the Marines, police and ROTC. UDOT calls the land that the Mountain View highway crosses “Camp Williams State Military Reserve land.” Training makes noise on the south end. The home checks topic says how to listen for it.

The Utah Data Center opened in 2013. The state’s briefing says the NSA operates it as part of the National Cybersecurity Initiative. Its reported cost is $1.5 billion. NPR described four warehouse-size data halls covering 100,000 square feet, with more than a million square feet of support buildings. NPR also said it needs 65 megawatts of power. It sits inside the south end of the city.

The state prison was in Draper, next door. It moved out in July 2022. The state’s 600-acre site is now The Point, which the state calls “Utah’s Innovation Community.” The new construction topic tells that story in full.

Bluffdale has four true seasons. Summers are hot and dry. Winters are cold, with steady snow from November through March. Spring and fall are mild. No weather station inside Bluffdale has official normals. These numbers come from two nearby NOAA stations. Temperatures and freeze dates come from the Draper Point of the Mountain station. It sits about 3 miles east-southeast of City Hall, at about the same height. Snow and rain come from the Salt Lake City airport, the nearest station with snow normals.

The south end by Camp Williams sits 300 to 550 feet above the Point station. The south end runs a little cooler and catches a little more snow. No station measures how much.

These are the normal highs and lows for each month. The summer nights cool off. A normal July night drops to about 66°F.

Rain and melted snow add up to about 15.5 inches a year at the airport. April is the wettest month, with about 2.2 inches. July is the driest, with about 0.5.

Frost dates matter if you garden. At the Point station, the last spring freeze is usually around April 18. The first fall freeze comes around October 22. That leaves about 185 frost-free days. A garden on the higher south end should plan on a little later spring and a little earlier fall.

Bluffdale gets about 52 inches of snow in a normal year. That is close to Kaysville, and less than Logan or Tooele. Most of it falls from November through March. This number comes from the Salt Lake City airport, the nearest station with snow normals.

January is the snowiest month, with about 12.7 inches. December brings about 12.1 and February about 10.7. November adds about 7, March about 6, and April about 3. October gets about half an inch, and May only a trace. No snow falls from June through September.

Winter brings about 36 inches of the total, spring about 9, and fall about 7.5. Snow cover is short. At the airport, the ground holds an inch of snow or more on about 45 days a year.

The south end by Camp Williams is up to 550 feet above the Point station. It catches a little more snow. No station measures it, so I will not give a number.

Summers are hot and dry. A normal July afternoon reaches about 94°F, which is the warmest of the four towns below. Nights fall to about 66°F, so the house cools off slowly. June is milder, with highs near 85°F. August is close to July, near 92°F.

Hot days are common. In a normal year, about 78 days reach 90°F or hotter. About 13 days reach 100°F or hotter. These counts come from the Draper Point of the Mountain station.

Summer is also a season for poor air. The air quality topic below has the numbers.

Spring brings gusty days to the Point of the Mountain, and Bluffdale sits just below it. I found no official wind figure for Bluffdale. NOAA, the National Weather Service and UDOT print none, so this topic gives no gust number rather than a guess.

The city’s own history page has an old resident who remembers “how the wind would blow here in Bluffdale.” The same page tells of a 1948 winter when drifts closed his lane “until about April.” See the city’s Historic Highlights page.

Gravel dust

Gravel pits run on the east side of the city near I-15. They include Bluffdale’s own sand and gravel zone. Pits also work on the other side of the county line. On a windy day, check the wind and the dust on any east-side lot. Walk it with the forecast in mind.

Yes, Bluffdale gets inversions. An inversion is when cold air sinks to the low ground and gets trapped under warmer air. On calm winter days, haze builds in that trapped air. Summer ozone brings poor air days too. No air monitor sits in Bluffdale, so the numbers below are for Salt Lake County.

Winter haze

The air quality index starts at 0. A reading of 50 or less is good. Above 50 is moderate, and above 100 is unhealthy for sensitive groups. This table counts December through February days over 50 in Salt Lake County.

Summer ozone

Ozone is a gas that forms on hot, sunny days. In 2025, Salt Lake County had 15 days that were unhealthy for sensitive groups and 1 that was unhealthy for everyone. Fourteen of those 16 poor days were ozone days, between May and early September.

Dust from the Great Salt Lake

The Great Salt Lake has shrunk, and that leaves bare lake bed that can blow. The state says the Wasatch Front sits downwind of the lake, and the dust carries fine particles. The state gives no Bluffdale figure.

What the EPA says

Salt Lake County is in the Northern Wasatch Front area for the 2015 ozone standard. EPA lists the area as Serious, so it does not yet meet that standard. For fine particles, called PM2.5, the Salt Lake City area met the federal standard in 2025. That took effect on December 19, 2025. The area is now a maintenance area, with a plan to keep it that way.

Here is what I would do. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy. Car emissions tests are part of the same story. The first 90 days topic covers the test.

Housing is the big cost in Bluffdale. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. I do not quote a cost-of-living index, because no single index settles it. Taxes, city bills, and car fees follow public rules, and the next topics walk through them.

Bluffdale holds two kinds of housing in one city. One is acreage with room for animals, where the land sets the price. The other is townhomes and small-lot homes built since the 2010s, mostly on the east side. A citywide number tells you little about either one. Price the property and the kind of home it is, not the town.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. Bluffdale's property tax bill has a few local twists, so it gets its own blocks below.

One small piece of Bluffdale sits in Utah County, where the sales tax is 7.35%. Almost every Bluffdale home is on the Salt Lake County side, but check the address.

The city levy and the Public Safety Fee

A levy is the tax rate a body sets on property. Bluffdale City said in its June 2026 budget slides that it is not proposing a property tax increase this year. The city is also not on the state's August 2026 Truth in Taxation list. That is the list of bodies that held hearings to raise taxes.

The city's own levy was 0.000866 in 2025. The 2026 figure is not posted. The city says 100% of its property tax goes to public safety. That means police and fire.

The city also bills a Public Safety Fee of $16.20 a month for a home, on the utility bill, starting July 1, 2026. The budget ties it to more police officers and a full-time fire battalion chief. Plan for it next to your property tax.

What else is on the bill

Jordan School District takes the largest share. The county and the county library are on the bill too, along with the water districts, the sewer district, and the mosquito district. Bluffdale has no separate police or fire levy, unlike Riverton and Draper. Those services run through the city.

One district proposed a small rise for 2026 that would reach every Bluffdale bill: the Central Utah Water Conservancy District. The outcome is not in the record I read. A few parcels sit in Canyons School District instead of Jordan, so confirm the district for any address.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value. Second homes and nightly rentals are taxed on all of it. Check your tax notice for the primary home line.

From January 1, 2027, state law makes an application for the break mandatory when ownership changes. If you buy after that date, put it on your first-month list. Your value notice comes at the end of July, and your tax notice comes around November.

Car fees

Your yearly car fee depends on the age of the car. It runs from $150 for a 2024 to 2026 model down to $10 for a 2014 or older one. The utilities topic has the city bills for water, sewer, and trash. The first 90 days topic has the emissions test and the registration steps.

The glance box at the top of this page shows the latest typical home value for Bluffdale, from the U.S. Census. That number is what owners think their homes are worth, averaged over five years. It is not a sale price. So price any home against recent sales of homes like it nearby.

About 64% of Bluffdale homes are single-family houses on their own lots. About 21% are townhomes or other attached homes. Another 12% are in buildings of five or more units, and 3% are in buildings of two to four. The median home has 7.7 rooms, and no homes are counted as seasonal.

About 77% of occupied homes are owned, which is a larger share than the county as a whole. The median home was built in 2011. About 56% were built in 2010 or later, 19% in the 2000s, and only about 7% before 1970. Most Bluffdale homes are newer.

Which Bluffdale are you buying?

The age of a home depends on where it sits. Acreage and large lots on the west side and the older town center come with animal rights in some zones. The east side, from the freeway to the Independence area, is built from townhomes and smaller lots. Few acreage homes come up for sale at any time, and the land and zone set the value more than the house does.

The zones, and what they mean for animals

On July 8, 2026, the city council passed Ordinance 2026-10, by a vote of 3 to 2. It renamed the single-family zones and added two new ones. The chart below follows the city's staff reports.

City staff say large animals are "allocated on a half-acre basis." On a half-acre lot, two large animals are allowed, with a proportional number of goats and chickens. With R2, staff say the count was cut to 20,000 square feet, so a few more lots now qualify. In R1 and R2, 25 poultry count as one large animal. An animal building must sit at least 75 feet from any home.

These are staff words from the city's reports, not the code text. Confirm the zone and the animal count with the city, lot by lot, in writing. A townhome lot is never a horse property, however big the yard looks.

Bluffdale has no formal community pages, so I describe it by place. The land runs from about 4,370 feet on the Jordan River bottoms to about 5,000 feet on the south edge. The seven areas below run from west to east, then south. Some have no official name.

Zones differ street by street, so check each address with the city. Some subdivisions have recorded rules, called CC&Rs. If a home has them, read them before your deadline. Secondary water, the untreated water for yards, also differs by area, and the utilities topic explains it.

Zones and areas come from the Bluffdale General Plan (2022) and the 2026 City Council and Planning Commission record. Elevations come from the U.S. Geological Survey. A home's school depends on its exact address, so check with the district.

Here is the straight answer. Bluffdale grew fast through the 2010s, and the big building is mostly done. City staff said in March 2026 that Spring View Farms and Parry Farms were very large developments. They said the gravel pits are the only remaining areas of that size. The city's budget for July 2026 to June 2027 notes a slowdown in development activity.

The Point, next door in Draper

The biggest project near Bluffdale is not in Bluffdale. The Point is the 600 acres where the Utah State Prison stood in Draper. The prison moved out in July 2022. The state calls the new site "Utah's Innovation Community."

Roads broke ground on December 17, 2024, with an extension of Porter Rockwell Boulevard. Work on buildings began June 29, 2026, on a 104-acre first phase. It includes a 5,000-seat arena, Chroma apartments over shops, and a main street called the Promenade. The first buildings are anticipated to start opening in 2028, and the whole site will take at least 15 years. Nothing there is open today. It is about 9 minutes from Bluffdale City Hall. The project's news page has the latest.

A new Bluffdale home comes one of three ways. You can ask whether The Grove townhomes are for sale. You can buy a resale home in Independence or another planned area. Or you can buy a lot or an older home on acreage and build or remodel. Each path has its own budget and timeline.

Builders often cover the buyer agent fee, and your agent puts that in writing before you sign. Buying new works differently from buying a resale home, so read how it works before you tour.

Sort the financing before the search. The best first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

Bluffdale has two kinds of housing, and a lender looks at each one differently. A townhome in a planned community is one kind of loan file. A horse property on acreage is another. It has outbuildings, farm zoning, and few recent sales of similar homes to compare it with. In a market this size, the appraisal matters more on the acreage side. An appraisal is the lender's independent check of what a home is worth. Knowing early how a property will finance keeps the purchase smooth.

The type of home matters too. Condo and townhome projects have their own rules, and those can change whether a unit qualifies for a loan. A home built from the ground up adds a timeline. The build schedule and your loan timeline have to line up, so talk to a lender before you sign a build contract.

One loan type does not apply here. USDA loans are for rural homes, and USDA's map marks every point tested on the Salt Lake County side, where the homes are, as ineligible. Most Bluffdale workers drive to work. The average trip to work is 21.1 minutes (Census, 2020 to 2024). About 45 in 100 workers get to work in under 20 minutes. About 7 in 100 spend 45 minutes or more.

About 69 in 100 workers drive alone, and about 5 in 100 carpool. About 23 in 100 work from home. Under 1 in 100 ride transit. These numbers count Bluffdale residents, wherever the job is.

Where the jobs are

The city says it has over 800 businesses. Two public employers are in town, Camp Williams and the Utah Data Center. The overview topic tells the story of both. Neither gives out job counts. The Point, the state’s new site in Draper, is planned as a job center, but nothing there is open today. The new construction topic has the plan.

Most jobs sit a short drive away. Silicon Slopes, the tech offices in Lehi, are about 14 minutes south. The Adobe campus is one of them. Downtown Salt Lake City is about 27 minutes north. The city’s budget calls Bluffdale a fast growing city at the heart of Utah’s two largest metro areas.

Salt Lake County had about 806,300 jobs in March 2026, with an average weekly wage of $1,666 (BLS). Utah County, just south, had about 302,200 jobs and an average weekly wage of $1,288. If you work from home, my guide for remote workers in Utah covers what to check before you move.

No. Bluffdale has no hospital. The nearest is Intermountain Riverton Hospital at 3741 West 12600 South, about 9 minutes from City Hall and about 4 miles. It has 97 beds and opened on November 2, 2009. Its emergency room is a Level IV trauma center. Trauma levels run from I, the most complete, to V.

The hospital lists labor and delivery, a cancer center, heart care, intensive care, imaging, and bone and joint care.

Intermountain Alta View Hospital in Sandy and Holy Cross Hospital Mountain Point in Lehi are also near. University of Utah Hospital is in Salt Lake City.

Jordan School District serves Bluffdale. It has 68 schools and 55,819 students (October 1, 2025). In Jordan, elementary school is kindergarten to grade 6, middle school is grades 7 to 9, and high school is grades 10 to 12. Seven schools sit inside the city: three Jordan schools and four charter schools. A charter school is a public school that runs on its own, outside the district.

High school and boundaries

Bluffdale is in the Riverton feeder system. That is the district’s name for the schools that feed one high school. Riverton High, in Riverton, had about 2,300 students in fall 2025. Oquirrh Hills Middle serves some addresses. A few parcels in Bluffdale sit in Canyons School District instead, so confirm by address.

Hidden Valley Middle offers ALPS, a program for accelerated learners, and Portuguese dual language immersion. Its page says students who live west of the railroad tracks are bus eligible. Students east of the tracks are in the walking area.

Boundaries change in fast-growing areas. Ask the district which school serves an address, and do not guess from a listing. I do not rate schools, and I would be wary of anyone who says which one is best. The links below go to the district and to independent sites.

No college campus sits inside Bluffdale. Several are close, so a student can live here and drive to class. The Salt Lake Community College Herriman Campus is the nearest. The college runs it with the University of Utah. It offers associate degrees, and bachelor’s options through the U.

Rush hour changes every drive. Test the trip at the hours you would make it.

Every trip north or south passes the Point of the Mountain on I-15. That is the narrow gap between the Salt Lake and Utah valleys. I-15 Exit 288 at 14600 South is the city’s freeway exit. 14600 South is the city’s largest east-west road. Bangerter Highway (SR-154) runs along the north edge. Redwood Road runs north and south through the old town center.

Porter Rockwell Boulevard crosses the south end. It links I-15, Redwood Road, and the Mountain View highway (Utah 85). That highway runs along the west edge of Bluffdale and crosses Camp Williams land. UDOT opened its Salt Lake to Utah County link on December 19, 2025, four months ahead of schedule. A new trail runs beside it.

14600 South is closed at the railroad underpass while the city rebuilds it. The city’s budget for July 2026 to June 2027 lists the work as a major project. Check the city’s projects page for the detour and the dates.

I have no rush hour times for each road. Test your own commute at the hours you would drive it before you buy. A crash or a slow day at the Point of the Mountain can back up the roads on both sides of it.

There is no FrontRunner or TRAX stop in Bluffdale. FrontRunner is the UTA commuter train. TRAX is the light rail. The FrontRunner line runs through the river bottoms, but the trains do not stop.

One UTA bus runs in the city. Route 219 goes along South Redwood Road, on weekdays only, from about 5:55 a.m. to 9:37 p.m. It has 7 stops in Bluffdale and goes on to Sandy Civic Center Station. It does not run on Saturday or Sunday in the fall 2026 schedule.

Do not buy a home counting on a train line that is not built. Routes and times change, so check the schedule before you ride.

Bluffdale has no airport. Salt Lake City International (SLC) is the main airport. It is about 23 miles from City Hall, about 32 minutes by car. Provo Airport (PVU) is about 28 miles south, about 35 minutes.

The SLC time is to the terminal. Add time to park and get through security. Rush hour and storms change the SLC trip the most, so leave extra time. Check which airlines fly from Provo before you plan around it.

Bluffdale splits your setup between the city and a few companies. The city sells water and garbage service. Start with City Hall at 2222 West 14400 South. The phone is 801-254-2200 and the email is [email protected]. The office is open Monday to Friday, 8:30 a.m. to 5 p.m. For a water emergency after hours, call 801-559-7783.

How to start service

Owners fill out the city’s Utility Service Application. Attach the first page of your Closing Disclosure, the form that shows your name, the address, and the closing date. The city moves water, sewer, and garbage into the new owner’s name as of the closing date. Apply within a week of closing. The city sets two deadlines, and a week meets both. Renters ask the owner. Bills are due on the 25th.

What the bills cost

These are the city’s rates for 2026 to 2027, plus the sewer district’s rate. Each line is its own bill. I have not added them into one total.

The city waives all of the basic utility charges for residents on full-time active military duty. It waives half for disabled veterans.

Police and fire

The Bluffdale Police Department works under a contract with Saratoga Springs. The non-emergency dispatch line is 801-798-5600.

The Bluffdale Fire Department is run by the city. It began as a volunteer department in 1979. It has two stations. Station 91 is at 14350 South 2200 West, and Station 92 is at 14895 Noell Nelson Drive. The city says it answers about 700 to 800 calls a year. A third station near Camp Williams is planned, with grant money. The non-emergency line is 801-840-4000.

The state broadband map shows Xfinity cable at every Bluffdale spot checked. Fiber changes from street to street. At City Hall, CenturyLink fiber is reported. On the east side, Quantum Fiber, All West, and Xfinity fiber are reported. Quantum Fiber is now AT&T’s.

On the west side, UTOPIA Fiber, CenturyLink, Quantum, and All West were reported. The river-bottom spot checked showed no fiber. No Google Fiber was reported at any spot. Fixed wireless and satellite also appear across the city. I list who reports service, not speeds or prices.

3. Register your carUtah gives you 60 days after you make a permanent home here. The South Valley DMV office is at the same address. Pass the emissions test first.

5. Register to voteDo it online at vote.utah.gov, or in person with ID. Bluffdale sends residents to the Salt Lake County site.

The emissions test

Salt Lake County is one of five Utah counties that require an emissions test. A car less than six years old is tested every two years. An older car is tested every year. A passing test counts for 60 days, and you test no more than two months before your registration is due.

Stations set their own prices. The county adds a $3.00 air pollution fee when you register a car. The county is looking at changes to its rule. Check the county page for the current rule.

Bluffdale has one full grocery store, a Smith’s Marketplace at 13893 South Redwood Road. It opened on September 27, 2025, and it is about 5 minutes from City Hall. The store covers 103,000 square feet. It has a fuel center, a drive-through pharmacy, a Starbucks cafe, and a sushi counter. A Maverik gas station and store is on Redwood Road.

Bluffdale has no Costco, Walmart, Target, Harmons, Trader Joe’s, or mall. The rest of the shopping runs go next door. The city’s other shops are small or run from home. One example is a hay seller on Camp Williams Road.

Mountain View Village in Riverton has the widest choice of stores. The restaurants topic has the places to eat in Bluffdale and nearby.

Bluffdale's outdoors is flat, close to home, and built around a river and a rodeo arena. The city's 2025 parks plan counts about 18 miles of city trails and more than 90 acres of park land in 17 parks. The Jordan River runs through the east side of town. The big mountain trails are a short drive away.

The Jordan River Parkway

The Jordan River Parkway is a trail that follows the river for 45 miles through Salt Lake County. In Bluffdale the Jordan River Trail runs 4.61 miles. The city says the paved trail is complete the whole way. In places an unpaved side path runs next to it for horses. Trail hours are 5 a.m. to 11 p.m. Dogs must be on a leash, and no gas-powered vehicles are allowed, including motorcycles and ATVs.

Salt Lake County runs the trailheads. Arrow Trailhead is at 13807 S 1300 W. It has parking and room for horse trailers, but no water. Springview Farms Trailhead is at 14600 S 1220 W. It has parking, water, and restrooms. The Jordan Narrows Trailhead Park sits at the south end, where the river comes through the hills. Its story is in the overview.

Other trails

Bluffdale's Porter Rockwell Trail is a 2.85 mile path along Porter Rockwell Boulevard. It links the area just south of The Point to the southwest part of the city. Do not mix it up with the Porter Rockwell Trail in Draper and Sandy. That is a different path on an old rail line. The Utah and Salt Lake Canal Trail adds 2.05 miles, and about half of it is built. A new trail beside the Mountain View highway (Utah 85) on the west edge opened with the road in December 2025. The city's own plan says the west side has the biggest gap in trail access.

Wardle Fields Regional Park

Wardle Fields is a Salt Lake County park at 14148 S 2700 W, about 4 minutes from City Hall. It began as an 80-acre farm. The Wardle family grew alfalfa, barley, and sugar beets there from the early 1900s to the 1950s. The county bought the land in 2008. Today 40 acres are a park.

The park has a 25-foot fire watchtower with slides, two racing zip lines, a 300-foot bouldering wall, and a 20-foot climbing wall. It also has 16 pickleball courts and a splash pad. The splash pad runs Wednesday to Sunday, noon to 8 p.m., from Memorial Day to Labor Day, as the county lists it. The city plan also lists a sledding hill here. Three pavilions can be booked through the county.

Day Ranch Park and the city parks

Day Ranch Park is at 1156 Rochelle Day Drive, near Mountain Point Elementary and Hidden Valley Middle School. It covers almost 20 acres and opened August 12, 2023. It has a skate park and pump track in one place, a mountain bike skills course with jump lines, and a bike playground. The city says it is the first place in Utah to put these together. It also has an all-inclusive playground with a butterfly garden, 8 pickleball courts, a tennis court, and two sports fields. Day Ranch is also where the city holds its outdoor events. The events topic names them.

Bluffdale City Main Park is at 14400 S 2200 W. It covers 22.4 acres and has four fields that can be booked. Independence Main Park has 10.1 acres, Vintage Park about 5.6, and Jeff Anderson Memorial Park about 5.6. Parry Farms has ball fields on 7.2 acres. Across the city the plan counts 18 pickleball courts, 14 playgrounds, and 3 splash pads. The city lists splash pads at Vintage Park and Independence Park. City pavilions can be reserved through City Hall at 801-254-2200. There is no indoor recreation center in town. The county centers in Herriman and Draper serve the city, and the Draper center has indoor and outdoor pools.

The Equestrian Park

The Equestrian Park sits at 2400 W 14400 S, at the west end of City Park. It covers 9.6 acres and is used for rodeos, riding clubs, and other horse events. The city usually runs its riding season from April 1 to about October 15. Reservations run Monday to Thursday. Residents ride free, and others pay $50 for a 2.5-hour block. Open riding runs until 6 p.m. Monday to Thursday and all day Friday to Sunday. The lights are on a timer until 10 p.m. The same arena holds the rodeo in Old West Days.

Farther out

Flight Park State Recreation Area is at the Point of the Mountain, about 13 minutes from City Hall. The state calls it known worldwide as one of the best training sites for paragliding and hang gliding. The Corner Canyon trails in Draper start at the Coyote Hollow trailhead, about 15 minutes away. Utah Lake State Park is about 36 minutes away. Camp Williams, on the south edge, is a military post, not a park. It is not open for public recreation.

No national park is near Bluffdale. The closest big ones lie south and east, and each is a long day or an overnight stay. Utah Lake State Park, a state park on the lake, is about 36 minutes south.

The Cottonwood canyon resorts are 36 to 49 minutes from City Hall. Snowbird and Alta sit up Little Cottonwood Canyon. Solitude and Brighton sit up Big Cottonwood Canyon. The drive goes through Draper and then up the canyon road.

Both Cottonwood roads dead-end at the resorts in winter. In a storm they can slow down or close. When the beacons outside a canyon flash, the traction law is on. That means each vehicle needs enough tire tread and the right tires or chains for its drive type. The Utah Department of Transportation posts live road status, ski bus routes, parking reservations, and the traction law on its Cottonwood Canyons page. Resorts post their own opening dates each fall.

There is no golf course inside Bluffdale. The city's 2025 parks plan lists none, city or county. The closest public courses are in the towns next door.

The county also runs Mountain View Golf Course in West Jordan. Tee times, prices, and season passes for the county courses come from Salt Lake County. Riverbend lists season passes from March 1 to October 31. South Mountain lists a driving range, a golf shop, lessons, and junior clinics.

Bluffdale has a small number of places to eat, and they sit in two spots. One is Redwood Road at about 13800 to 14000 South, by Bangerter Highway. The other is 14600 South and Porter Rockwell Boulevard, by I-15. The rest of the city is homes and farms with no restaurants. Six places are named here, each with a record you can check. Each place is listed as open on its own site or in the city business directory. Hours change, and small places come and go. This is not a ranking, and no one paid to be listed.

Bluffdale has a few places to go out, and the metro area fills in the rest. Fat Cats Bluffdale sits next to Smith's off Bangerter Highway. It has bowling, movies, an arcade, and glow golf. The Equestrian Park arena holds more than the rodeo. In 2026 it hosted the Monster Truck Insanity Tour on June 19 and 20.

Day Ranch Park is the city's outdoor event lawn. Food Truck Tuesdays run there from late May to mid September, from 5 to 8 p.m. In June 2026 the city showed a Movie in the Park there at dusk. The Events topic has the full calendar.

Two history stops are worth a walk. A 1934 monument made from the stones of Porter Rockwell's stable stands near 14600 South and Pony Express Road. The ruins of the 1899 Jordan Narrows power plant sit by the river trail. Both stories are in the overview.

The honest picture is simple. Bluffdale has one very good rodeo week, a few local spots, and a big metro area around it that does the rest.

Venues, hours, and show lists change. Check each one before you go. Details come from Bluffdale City and each venue's own site.

The arts in Bluffdale are small and local. The city has no theater, museum, or indoor recreation center. Bluffdale Arts, the city's arts board, puts on stage shows each year with help from the county's ZAP program. ZAP is the county tax that pays for zoo, arts, and parks.

For bigger stages, Draper, Lehi, and Riverton are next door. Thanksgiving Point in Lehi has museums and gardens, and downtown Salt Lake City is about 27 minutes north.

Old West Days is the big event. The city calendar has something most months. Dates move each year, so the months below show the usual pattern.

Old West Days

Old West Days usually opens with a three-night pro rodeo in July at the city arena. A week of town events follows, ending in a Saturday parade and festival. In 2026 the rodeo ran July 16 to 18, and the rest of the celebration ran July 30 to August 8. The theme was Bluffdale Celebrates America250.

The rodeo is a pro rodeo sanctioned by the RMPRA, the regional pro rodeo group. Gates open at 5:30 p.m. with food trucks and vendors. Grand entry is at 7:30 p.m. There is mutton bustin', cash cow events, a mechanical bull, and fireworks each night. Seats are reserved, and tickets come through the city's ticket portal. The city also holds a few at the gate each night. Children 3 and older need a ticket. No alcohol is sold, and outside food and drink are not allowed, except water. The show runs rain or shine, and it pauses for lightning. Parking is at City Park and Bluffdale School, with shuttles.

The week of events in 2026 went like this. The pickleball tournament ran July 31 to August 1 at Day Ranch Park. Party in the Park was on Tuesday, August 4. Youth Night for ages 12 to 18 was on Wednesday at City Park. The Senior Dinner for ages 55 and up was on Thursday, with the Lions Club car show the same evening. The concert and fireworks moved to Day Ranch Park on Friday, August 7. The parade started at 10 a.m. on Saturday, August 8, on 15000 South, 2200 West, and 14400 South. The family festival ran from 11 a.m. to 5 p.m.

Bluffdale sits at the south end of the Salt Lake Valley. Riverton is next door to the north. Herriman shares the Camp Williams hills on the west. Draper is east across the river.
