Bluffdale built fast through the 2010s and the build is not finished, but most of the new product is the master-planned, small-lot side: Independence at the Point, the 294-acre master plan in southeastern Bluffdale planned for more than 1,900 homes, continues filling in along Porter Rockwell Boulevard. Within it, Woodside Homes' Day Ranch townhome community is done, 487 units with a first closing in 2019 and the final sale in 2024, and newer attached phases such as Cobalt Village followed. That is the bulk of new Bluffdale: townhomes and small-lot single-family, walkable to the park, on tight lots.

The other path is custom or semi-custom ground, and it is thin. One capture showed only about five land parcels for sale citywide, so a buildable Bluffdale lot is a scarce thing, and most of it sits on the larger-lot Old Bluffdale side, the original farm-and-ranch core where the livestock-rights zoning and the acreage live. A custom build there is a one-off, not a builder row. The west reach toward Herriman

Along Redwood Road and the Mountain View Corridor toward the Herriman line, a mix of newer streets and remaining open ground where larger-lot newer building still happens. If you want a newer home with a bigger lot than the master-plan product, this side is the more likely place.

Old Bluffdale, the custom acreage

The original farm-and-ranch core with the livestock-rights zoning is where the scarce custom ground sits. New construction here means a one-off build on one of the few large lots, priced for the ground, so the parcel homework, the zone, the water, the animal rights, comes first.

Newer larger-lot and luxury builds

Bluffdale's newer semi-custom and luxury-tier homes on bigger lots turn up on the higher ground, often pulling point-of-the-mountain views. These trend toward the top of the price range and are the larger-lot alternative to the small-lot master-plan product.

The 14600 South corridor

The city is rebuilding the 14600 South corridor, including a railroad underpass, and building turns up along the changing arterials. Any new home or lot near it should be checked against the current project maps, since the road work affects access, timing, and the street itself.

Across the portal radius, with care

Bluffdale shares ZIP 84065 with Riverton and the national portals fold neighboring cities into a Bluffdale search, so a new-construction hit may actually sit in Riverton, Herriman, or beyond. Confirm the actual city on any listing before you plan around it.

Before you buy new: what to ask

For-sale vs rental, and the association: confirm a master-plan community is selling homes, and on any attached or master-planned product, get the recorded documents and the current association cost in writing and read what it covers and restricts before you write.

Zone, county, and animal rights: a buildable Bluffdale lot turns on the zone, the county of record, and whether livestock rights attach. On the Old Bluffdale side these are the first questions, well before the floor plan.
