The newest RV parking listings.

Fed straight from the local MLS and filtered to homes noting RV parking: new Bluffdale listings appear here as they list, and sold homes drop off. The read on where the real RV room is, and what to verify before you tour, is just below.

If the grid looks thin today, that is the real Bluffdale market, not a glitch: genuine RV room lives on the bigger lots, and the whole city runs only about 50 to 90 active listings at once split between large-lot acreage and tight newer product. The local read

Where RV parking really works in Bluffdale.

Bluffdale is two markets wearing one city name, and RV parking is one of the cleanest ways to see the split. The larger Old Bluffdale lots and the acreage parcels are where genuine RV, boat, and trailer room lives: a real side yard, a gate, a slab or a graded pad beside the house, sometimes a detached shop deep enough to pull a trailer into. That is the rural-roots heart of the city, the same original farm-and-ranch ground that carries the livestock-rights zoning, and open parking room is one of its real strengths. The denser side, the Independence at the Point master plan with its Day Ranch townhomes and small-lot single-family, mostly does not have it: the lots are tight and the streets are walkable to the park, which is a different trade entirely.

Geography is why the room matters here. Bluffdale sits on the high south edge of the Salt Lake Valley, one or two exits from the Point of the Mountain, with the Oquirrhs to the west, the Wasatch across the valley, and canyon and reservoir country a short tow in several directions. A pad beside the house is the difference between keeping the RV or boat at home and paying for a storage lot across town. The honest part is that the supply of homes with real RV room is thin and concentrated, because it tracks lot size, so it shows up far more on the big-lot pages than in the city as a whole.

The other honest part is verification, and it matters more on this feature than almost any other. A listing that says RV parking can mean anything from a striped 40-foot concrete pad with a 12-foot gate down to a gravel strip that a midsize trailer would not clear. Before you fall for the photo, confirm the actual side-yard width, whether there is a real gate and a surface that will hold weight, and what the city setbacks and parking rules allow on that specific street. Some larger parcels carry recorded covenants on the deed that limit where and how you can park or store an RV, so read what is recorded against that exact lot rather than assuming the big lot means no rules.

Whole-home prices cover the full Bluffdale range and sources genuinely conflict on the middle of it, landing somewhere from the mid-$500,000s into the mid-$700,000s, with the acreage estates that carry the most room running well above that. The two bigger-lot pages are the natural next stops: the horse-property page for the acreage end where outbuildings and turnout come with the ground, and the homes without an association page for parcels with the fewest restrictions on what you park and build. Start with the Bluffdale guide if you are earlier than show me listings, and reach out when a home below reads right.

What counts as RV parking here

  • Open pad beside the house: the most common form, a slab or graded gravel strip in the side yard with a gate off the driveway. Width and surface are everything; measure both against your rig rather than trusting the listing photo.

  • Deep driveway or extra apron: some homes simply have a long, wide concrete apron that swallows a trailer or a smaller motorhome. No gate, more visible, and street-parking and setback rules still apply, so confirm them.

  • Detached shop or covered bay: on Old Bluffdale acreage the room is sometimes inside a tall detached shop or pole building deep enough to keep a trailer out of the snow. Verify the door height and depth, and that the structure is permitted.

  • The acreage option: on the largest parcels the room is just open ground. The most flexible form, but confirm zoning, any recorded covenants on the deed, and where the city actually lets you park or store on the lot.

The local map

Where the RV-friendly lots actually are.

RV room in Bluffdale follows lot size, not the citywide average: the original large-lot core, the west reach toward Herriman, and the acreage parcels are where it concentrates. Here is where to look.

Old Bluffdale and the large-lot core

The original farm-and-ranch heart and the cleanest source of real RV room in the city. Acreage parcels and livestock-rights zoning mean side yards wide enough for a slab, a gate, and a deep shop. Priced for the ground more than the house, and the supply is thin, so the right one is worth waiting for.

The west reach toward Herriman

Along Redwood Road and the Mountain View Corridor toward the Herriman line, a mix of newer streets and remaining open ground. Lots here still run large enough that side-yard pad room, often beside a three-car garage, comes built in on the bigger parcels.

Acreage and equestrian parcels

The largest lots, the ones that carry barns, arenas, and turnout, have open ground to spare for an RV, a boat, and a trailer all at once. This is the most flexible RV ground in Bluffdale; just confirm zoning and any recorded covenants on the specific parcel.

The Jordan River corridor edges

Older established streets along the river spine and the 40-mile parkway trail mix with newer infill. RV room here depends entirely on the individual lot and where it sits relative to the rail corridor, so read each listing on its own rather than the block.

Independence at the Point, the exceptions

Most of the Independence master plan, the Day Ranch townhomes and small-lot single-family, has tight lots with no RV room by design. The exceptions are the larger semi-custom plans on the bigger lots inside it, so filter hard and verify the side yard in person.

Newer larger-lot builds

Bluffdale's newer semi-custom and luxury-tier homes on bigger lots sometimes include a striped RV pad and a gate from the start. These trend toward the top of the price range and often pull point-of-the-mountain views from the higher ground.

Before you tour: what to actually check

Side-yard width: the single most important number. Measure the actual clear width beside the house against your rig, including mirrors and slide-outs, not the listing's word RV parking.

The gate and the surface: confirm there is a real gate that opens wide enough and a surface, concrete or compacted gravel, that will hold the weight without rutting. A photo of open dirt is not a usable pad.

City setbacks and parking rules: Bluffdale's code sets where and how you can park or store an RV on a residential lot. Check the current municipal rules for that street before you count on parking in front or alongside.

Recorded covenants on the parcel: some larger lots carry restrictions recorded on the deed that limit RV storage even without a neighborhood body. Read what is recorded against that exact parcel rather than assuming a big lot means no rules.

Power, water, and dump access: if you want to service the rig at home, look for a 30 or 50-amp outlet, a water bib within reach, and where you would dump. These are rarely in the listing and easy to confirm on the walk.

Corridors and access in and out: locate the parcel against the rail corridor and the 14600 South reconstruction, and make sure you can actually get a long rig in and out of the street and the side yard without a tight pinch.

Quick answers

RV parking shopping, answered.

On the bigger lots. The cleanest source is Old Bluffdale, the original large-lot core where acreage parcels and livestock-rights zoning leave room for a side-yard pad, a gate, and sometimes a deep detached shop, plus the west reach toward Herriman along the Mountain View Corridor. The denser Independence at the Point product, the Day Ranch townhomes and small-lot homes, mostly has tight lots with no RV room by design. The live listings above are the honest count on any given week.

Four things. Confirm the actual clear side-yard width against your rig including mirrors and slide-outs; confirm there is a real gate and a surface that holds weight; check Bluffdale's city setbacks and parking rules for storing an RV on that street; and read any covenants recorded against the specific parcel, since some larger lots carry deed restrictions even without a neighborhood body. A listing that just says RV parking is the start of the homework, not the end of it.

Often, yes, because both come from the same place: the larger Old Bluffdale and acreage parcels where the ground and the zoning allow outbuildings and open storage. A property with a barn, arena, or turnout usually has room for an RV or trailer too. Just confirm the lot's zoning and any recorded covenants. The horse-property page covers the acreage end, and the homes without an association page covers parcels with the fewest restrictions.

Most do not. The bulk of the newest construction in Bluffdale is the small-lot single-family and townhomes inside Independence at the Point, where the lots are tight and walkable to the park and there is no side-yard room by design. The exceptions are the larger semi-custom and luxury-tier builds on bigger lots, which sometimes include a striped pad and a gate from the start. If a new home with RV room is the goal, the local agent can filter for the larger-lot plans.

Indirectly, because the room tracks lot size, and lot size and zoning drive Bluffdale prices more than square footage. The homes with genuine RV room sit on the bigger lots, which run from the mid-$500,000s into the mid-$700,000s where sources conflict, and well above that on the acreage estates. You are paying for the ground that holds the rig more than for the pad itself. The live listings above are the real answer on any given week.

Tell me the budget, the part of Bluffdale you like, and the size of the rig you need room for, and I will connect you with a Bluffdale-area partner agent and flag matching listings as they go live. In a market this small, roughly 50 to 90 active listings citywide and only a slice of them with real RV room, hearing about the right one early is most of the battle. Pair that with a quick conversation about must-haves and we can move the morning it lists.
