Moving to Lehi, Utah

Lehi sits at the north end of Utah County, where I-15 crosses the Point of the Mountain. About 95,300 people live here, by the 2025 Census estimate. That makes Lehi Utah’s sixth-largest city, just ahead of Orem. The city covers about 28 square miles. It is about 8 miles from north to south and about 7 from east to west.

Most of Lehi is flat or gently sloped. City Hall is at about 4,560 feet. The low ground by the Jordan River is about 4,485 feet. Traverse Mountain rises on the northeast side, and its ridge reaches about 6,100 feet. Homes on that hillside climb to roughly 5,400 feet. The city office is at 131 N 100 E, in the new civic center.

The name and the early years

Settlers came in the fall of 1850 and camped at Dry Creek. The little town went by several names, including Dry Creek and Evansville. It was named Lehi when it incorporated in 1852. It was the sixth city in the Utah Territory to incorporate.

For about a century, Lehi was a farm town. A sugar beet factory was built in 1890, and it made sugar until 1924. The Lehi Roller Mills ground flour on Main Street. How fast it grew

4. 2020The Census counts 75,907 people, about nine times the 1990 count.
5. 2025The Census estimate is 95,313 people, a gain of 2,232 in one year.

Growth shapes what you can buy. About three of every four homes were built in 2000 or later, and the median home was built in 2007. Only about 2 percent date from before 1940, mostly around old Main Street. Streets and schools have been built and rebuilt to keep up. The city’s 2022 plan expects about 124,000 people by 2050.

The Point of the Mountain

The Point of the Mountain is the low ridge where the Salt Lake Valley meets Utah Valley. Lehi holds the Utah County side. I-15 and the Mountain View road (SR-85) both cross it, and I-15 is the main crossing. The traffic topic covers the drive.

Buyers often mix up one thing. The old state prison and the big redevelopment called The Point are in Draper, across the county line. Construction there began in June 2026. See my Draper page for that side.

Lehi has four true seasons. Summers are hot and dry. Winters are cold, with light snow. Spring is cool and changeable, and fall is clear and mild. The weather numbers come from the Utah Lake Lehi station. It sits about 3 miles southwest of City Hall, in Saratoga Springs, and about 60 feet lower. Old town, Thanksgiving Point and west Lehi are close to its height.

These are the normal highs and lows for each month. The swing from day to night is big in every season. A normal July day runs from about 92°F down to about 59°F.

About 13 inches of rain and melted snow fall in a year. April is the wettest month, with about 1.6 inches. June is the driest, with about 0.6.

Frost dates matter if you garden. The last spring freeze is usually around April 30, and the first fall freeze around October 9. That leaves about 159 frost-free days. At the Salt Lake City airport, the same normals give April 8, October 31 and about 204 days.

Nights are cold. About 149 nights a year drop to 32°F or below. About 12 days a year stay below freezing all day. Nights of 0°F or colder are rare, about 2 a year.

Lehi gets about 26 inches of snow in a normal year at the weather station. That is about half of what Draper and Bountiful get, and far less than Heber City. Most of it falls from November through February.

December is the snowiest month, with about 8 inches. January brings about 7, and November and February about 4 each. March adds about 2 and April about 1. October averages only a few tenths of an inch. No snow falls from May through September.

Snow here is light by Utah standards, but it does come. About 12 days a year stay below freezing all day, so what falls can stick around. The Traverse Mountain hillside gets more than the station does, and no station measures how much.

Summers are hot and dry, but the nights cool off. A normal July afternoon reaches about 92°F. A normal July night drops to about 59°F. At the Salt Lake City airport, the July night is about 68°F.

About 50 days a year reach 90°F or hotter. Days at 100°F or hotter are rare, about 1 a year. The airport averages about 8. June is milder, with highs near 83°F. August is close to July, near 89°F.

NOAA’s weather station here publishes no wind normals, so this topic has no wind speed or gust number. I would rather say so than guess.

What the record does show is the shape of the land. Spring winds funnel through the Point of the Mountain, and the freeway crossing is gusty. Flight Park State Recreation Area sits at the Point of the Mountain, just north of Lehi, on state land in Utah County. Utah State Parks calls it one of the best training sites in the world for hang gliding and paragliding. Pilots have flown there since 1927.

Yes, Lehi sits in Utah Valley, and Utah Valley gets winter inversions. An inversion is when cold air sinks into a valley and gets trapped under a lid of warmer air. On calm winter days, haze builds in that trapped air. A storm usually clears it out. The county runs a car emissions program to help cut it.

Summer brings a different problem. Ozone is a gas that forms on hot, sunny days, and it brings some poor air days in summer.

What the EPA says

Utah County is in the Southern Wasatch Front area for the 2015 ozone standard. EPA lists the area as Marginal, so it does not yet meet that standard. For fine particles, called PM2.5, EPA ruled in 2025 that the Provo area met the federal standard for the 2006 daily limit. That took effect on December 19, 2025, and the area has a plan to keep it that way.

Here is what I would do. Check the air each day on the county air quality page or the state’s air quality site, the way you check the weather. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy.

Housing is the big cost in Lehi. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. The homes are newer and have more rooms than a typical older house. The median home was built in 2007, and the median home has 7.1 rooms.

For a quarter-acre lot, the base charges come to about $109 a month before you use any power or water. The utilities topic lists each line.

Most people here drive to work, and about 1 in 4 workers work from home. The jobs topic has the commute numbers. Budget the drive like a bill, because a home with two drivers often means two cars and the fuel and fees that go with them.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one in plain terms. Property tax changes from home to home, so it gets the most space.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value. Other property is taxed on all of it. From January 1, 2027, state law makes an application for the break mandatory when a home changes owners. If you buy after that date, put it on your first-month list.

Where a Lehi tax bill goes

A Lehi bill stacks levies from the school district, the city, the county, and a few water districts. In 2025, in the main Lehi tax area, the school district took about $69 of every $100 on the bill. The city took about $14, Utah County about $12, and the water districts about $5. The mix changes by tax area, so look up the real address on the Utah County assessor's site.

The city's own levy in 2025 was 0.001163. For the 2027 fiscal year, the city's certified rate is 0.001242, and its adopted budget has no property tax increase.

The 2026 tax question

The mayor's first budget draft proposed a rate 9.78% above the certified rate. The city said it would raise about $1.73 million, mostly for more police officers, more parks staff, and firefighter pay. The city put the cost at about $2.96 a month for its example home. The adopted budget says a property tax increase is not included.

The school line changes in 2027

Lehi is set to move from Alpine School District to the new Aspen Peaks School District on July 1, 2027. The new district sets its own levies, and no rates exist yet, so I will not guess at them. The schools topic explains the change.

New homes and car fees

On a new home, ask whether the lot sits in a public infrastructure district. A district like that can add its own line to the tax notice, and on small new areas the line can be large. Utah County also requires an emissions test to register most cars. The first 90 days topic has the test rules.

The glance box at the top of this page shows the latest typical home value for Lehi, from the U.S. Census. That number is what owners say their homes are worth, averaged over five years. It is not a sale price. So price any home against recent sales of homes like it nearby. Ask me for the latest Lehi numbers, because prices shift through the year.

Lehi is a young city. The median home was built in 2007, and about 76% of homes were built in 2000 or later. About 9% were built since 2020. Only about 2% date from before 1940, mostly in the old town around Main Street. So most homes have modern wiring and pipes. The questions are about the phase, the lot, and what is still to be built around it.

Most homes are single-family houses. By the Census count, about 71% are single-family houses on their own lots, and about 12% are townhomes or other attached homes. Buildings with 2 to 4 units make up about 5%, and buildings with five or more units about 11%. About 1% are mobile homes. About 75% of homes are owner-occupied.

Homework that protects you

Drive the real rush-hour route from the home to your job. Ask what is planned behind the back fence, because Lehi is still filling in. Just north, over the county line, The Point redevelopment in Draper is under construction. The overview topic tells that story.

On Traverse Mountain, check the lot's slope, view, and build year, not just the community name. Confirm who supplies power and how the irrigation water is hooked up and billed at that address. In a fast-growing area, expect road or school work nearby. Ask how a finished basement is counted in the price, and compare recent sales with and without one.

Lehi is about 8 miles from north to south and about 7 miles across. I-15 splits it, and the land rises from the Jordan River at about 4,485 feet to Traverse Mountain, past 6,000. Think of it as areas, not formal districts. The list starts at the old town in the middle and runs outward. Treat every boundary as approximate, and confirm details on the lot.

How big are the lots?

Lot sizes follow the zone. R-1-22 needs 22,000 square feet, about half an acre. R-1-15 needs 15,000, R-1-12 needs 12,000, and R-1-10 needs 10,000. R-1-8 needs 8,000. R-2 allows detached homes, twin homes, and townhomes, up to 6 homes an acre. R-3 allows up to 12 homes an acre. Outer ground zoned A-1 needs 1 acre, and A-5 needs 5.

The big master plans, like Traverse Mountain, Holbrook Farms, and Cold Spring Ranch, follow their own area plans with their own rules. So check each address with the city. Slopes also fall under the city's hillside rules, which the before-you-buy topic covers.

Yes. Lehi is still building, and several communities have new homes for sale. The city counted 1,114 new permits for homes and businesses in the year behind its 2027 budget. Plans open and sell out, so a list can be out of date in weeks. Ask what is selling before you tour.

If you are weighing a build, match an active community to your budget and timeline. Then walk the lot, the floor plan, and the included finishes before you commit.

Questions that decide a new home purchase

The questions that matter are about the phase, not the city. What does the lot back, by the recorded plat? Which finishes are included, and which cost extra? How steep is the lot, and how does the view change when the next phase is built? Where will construction trucks drive, and is road or school work planned nearby? Also confirm power and irrigation hookups at the address, and which school will serve it now and after July 1, 2027. Ask whether the lot sits in a public infrastructure district, as the taxes topic explains.

Builders often cover the buyer agent fee, and your agent puts that in writing before you sign. Buying new works differently from buying a resale home, so read how it works before you tour.

Every town has its own list of things to check. None of these should scare you off. They are the questions I would ask about any home in Lehi. Most come from the hillside, the creeks, and the low ground by the river. A map or a test can answer each one for a single address, so check them one home at a time.

Power, water, and noise

Most Lehi homes get power from Lehi City Power. A few areas are served by Rocky Mountain Power, so confirm the supplier for your address with the city. Irrigation water comes from the city system and is turned on and off by the owner. The utilities topic has the dates and the watering limits.

The city also posts a 2012 study of noise from Camp Williams, a military training range, and nothing newer. If a home is near the range, visit at different hours and ask the city what applies.

More on inspections

Sort the financing before the search. Prices in Lehi cover a wide range. A newly built home, a resale in a master plan, and a hillside home can each follow a different path. Knowing early how a home will finance keeps the purchase smooth.

The first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

Newly built homes run months, not weeks, which changes how you think about locking a loan. Builders often steer buyers to their own lender. Those lenders may offer incentives, so weigh them line by line against an independent lender. Ask for both in writing.

The type of home matters too. About 12% of Lehi homes are townhomes or other attached homes. Condo and townhome projects have their own rules, and those can change whether a unit qualifies for a loan. Ask early. If I am your lender, I can tell you early if a home could be hard to get a loan on.

One loan type does not apply here. USDA loans are for rural homes, and the USDA map shows every place tested in Lehi as ineligible. That includes old town, lower Traverse Mountain, Thanksgiving Point, west Lehi, and the south end by the Jordan River. Conventional, FHA, and VA loans are the ones to look at.

Many Lehi workers have a short trip. The big tech campuses sit close to I-15, and 28 out of 100 workers get to work in under 15 minutes. The average trip is 23.7 minutes (Census, 2020 to 2024). Utah County as a whole averages 22.6.

About 64 out of 100 workers drive alone, and 9 in 100 carpool. About 1 worker in 4 works from home, which is more than 10,000 people. Only about 1 in 100 rides transit. About 10 in 100 spend 45 minutes or more getting to work.

Employers in Lehi

The city’s 2027 budget lists its principal employers by how many workers each has. Texas Instruments and Adobe each have 1,000 to 1,999. Nine more have 500 to 999 each, and three have 250 to 499. This is a list of big employers, not a ranking.

Other tech firms are based in Lehi too. MX Technologies and Route both list offices on Thanksgiving Way. Podium’s job board says its jobs are mostly in Lehi.

The chip plant

Texas Instruments runs a 300 mm chip plant in Lehi, on the old IM Flash site. TI bought the plant from Micron in 2021, and it began production in 2022. TI broke ground on a second plant next to it on November 2, 2023. TI’s own page says that plant is under construction. TI calls the $11 billion project the largest investment in Utah history, and its 2023 plan named about 800 added jobs.

Silicon Slopes

Silicon Slopes is the name for Utah’s tech belt along I-15 at the Point of the Mountain. Lehi holds a big share of it. The yearly Silicon Slopes Summit in 2026 was held in downtown Salt Lake City, not in Lehi. My Silicon Slopes guide on The Local tells the longer story.

Tech hiring goes up and down. Jobs here are real, but a plan that rides on one employer needs some room. Utah County had about 302,200 jobs in March 2026, up 1.8% in a year (BLS). The average weekly wage was $1,288.

In 2025 the city issued $27,250,000 in sales tax bonds to build a science and technology building at Thanksgiving Point. Thanksgiving Point Institute leases it from the city.

Lehi has two hospitals. Holy Cross Hospital, Mountain Point is a 40-bed hospital with 24-hour emergency care. It is at 3000 N Triumph Blvd, just east of Thanksgiving Point, and the phone is 385-345-3000. It lists a Level III trauma center, a Level II newborn ICU, a birthing center, and a cardiac cath lab. You may still see its old name, Mountain Point Medical Center, on older maps and bus schedules.

Primary Children’s Hospital, Lehi is at 2250 N Miller Campus Drive. It opened on February 12, 2024. It has 66 beds and a three-story medical office building. It has a children’s emergency department that is open 24 hours. The phone is 385-531-1000, and the emergency department is 385-531-1200. In April 2026, on its second anniversary, it opened 8 new medical and surgical beds.

Lehi Fire Department runs paramedic ambulances from its stations. Station 81 is at 176 N Center Street. Station 82 is at 250 W 2600 N. Station 83 is at 3870 N Traverse Mountain Boulevard.

Alpine School District runs the public schools in Lehi through June 30, 2027. The district says Lehi is set to move to the new Aspen Peaks School District on July 1, 2027. Seventeen Alpine schools sit inside the city limits, with about 19,000 students. Elementary school is kindergarten to grade 6. Middle school is grades 7 to 9, and high school is grades 10 to 12.

Charter and private schools

Four charter schools sit inside the city. Renaissance Academy has 760 students in kindergarten to grade 9, at 3435 N 1120 E. Ascent Academies of Utah, Lehi has 672 in kindergarten to grade 9, at 2199 W 900 N. Ignite Entrepreneurship Academy has 450 in kindergarten to grade 8, at 1650 W Traverse Terrace. Utah Military Academy, Camp Williams has 446 in grades 6 to 12, at 3901 W Waterbury Dr.

The state school map also lists four private schools. Mountain Point Academy serves grades 6 to 12 and opened in 2024, at 3450 N Triumph Blvd. Dancing Moose Montessori Museum Campus serves preschool to grade 3, at 2700 N Ashton Blvd. The others are Fabian House (preschool to grade 3) and UTBS Academy, Lehi.

The 2027 district change

In November 2024, Utah County voters approved Proposition 11. It created Aspen Peaks School District. It takes in Alpine, American Fork, Cedar Hills, Highland, Lehi, and the Utah County part of Draper. The district says it will have 36 schools and about 35,000 students. Its office is at 759 E Pacific Dr in American Fork, and the phone is 385-579-6000.

For a buyer, this is a change of names and boundaries, not a prediction. The taxes topic covers the school line on your tax notice. Some boundaries may move. Dry Creek Elementary is in Lehi, but its boundaries reach into Saratoga Springs, which joins a different new district. Near that line, ask the district which school serves an address, and do not guess from a listing.

I do not rate schools, and I would be wary of anyone who says which one is best. Check the boundaries and programs yourself, with what matters to you in mind. The links below go to the districts and to independent sites.

Lehi is not a college town, but it has a college campus. Mountainland Technical College (MTECH) has its Lehi Main Campus at 2301 W Ashton Blvd. Utah Valley University in Orem and Brigham Young University in Provo are south of town. The University of Utah is in Salt Lake City, north over the Point.

UTA buses reach UVU from Lehi Station. Route 807 runs on weekdays with limited trips to UVU. Route 806 runs on weekdays at peak hours only. The transit topic has the routes.

Lehi sits at the Point of the Mountain, where Utah County meets Salt Lake County. Traffic is easy inside town and slower at the Point at rush hour. I-15 is the main road. The Mountain View road (SR-85) runs along the west side of the city. SR-92 crosses the north end past Thanksgiving Point toward Highland and American Fork Canyon.

I-15 reaches Lehi at several exits. Exit 278 is Pioneer Crossing, at the American Fork line. Exit 279 is Lehi Main Street. Exit 282 is 2100 North. Exit 284 is SR-92 at Thanksgiving Point.

The average trip to work, in the jobs topic, hides a wide range. The same drive at 10 a.m. and at 7:30 a.m. can feel like two different cities. Test your own commute at your own hours before you decide. A Saturday test tells you little.

Road work

The 2100 North freeway is under construction. UDOT began work on March 18, 2026. It is a 2.8-mile link from I-15 to the Mountain View road, and it costs about $621 million. It has 14 bridges and nearly 2 miles of new paths. UDOT estimates it will save about 12 minutes each way at peak times. If you shop the north end of the city, drive it and expect work zones.

The Mountain View road got a new four-mile piece in December 2025, from 2100 North in Lehi to Porter Rockwell Boulevard in Herriman. UDOT plans an extension south to SR-73 in Saratoga Springs. Its May 2026 update lists construction from early 2029 to fall 2031, a schedule it calls subject to change. On Pioneer Crossing, one more lane each way opened on May 4, 2026. The new lanes run 4.5 miles between Lehi and Saratoga Springs. UDOT plans Flex Lanes there, which change direction with the traffic.

An earlier project is done. In 2020 UDOT finished its I-15 work through the tech area. It built a new bridge over I-15 at Triumph Boulevard. It also added one-way side roads and new ramps between 2100 North and SR-92. My South of the Point guide tells how Lehi meets the Salt Lake Valley.

Lehi has more transit than most Utah County towns. It has a commuter rail station and several bus routes. About 1 worker in 100 rides transit to work, and 254 workers ride the commuter train. Most people still drive.

Route 871 runs on weekdays about once an hour, from 5:22 a.m. to about 6 p.m. The ride from Lehi Station to Sandy takes about 22 to 27 minutes. Route 850 runs on weekdays, Saturdays, and Sundays, and every 15 minutes at weekday peaks. Routes 807 and 806 run on weekdays. Route 806 runs at peak hours only.

FrontRunner costs $2.50 for the first station and $0.60 for each station after. Local bus fare is $2.50. The city’s general plan marks the land near the station for more homes and shops. Trains and times change, so check rideuta.com before you ride.

Lehi has no airport. Salt Lake City International (SLC) is the main airport for the county. It is about 34 miles from City Hall, about 38 minutes by car off peak. Provo Airport (PVU) is about 18 miles away, about 22 minutes.

Provo Airport lists Allegiant Air, American Airlines, and Breeze Airways. Its page does not give destinations or how often each one flies, so check the airlines before you plan around it. The drive to Salt Lake City changes most with rush hour and weather, so leave extra time.

Setup here starts with one city bill. It covers power, water, sewer, garbage, pressurized irrigation, and storm drain fees. Pressurized irrigation is the untreated city water for yards. Gas and phone are billed apart. Start online in Xpress Bill Pay under New Utility Sign Up, and pay a $30 set-up fee. A renter must apply and pay their own $30, or the account stays in the owner’s name.

The Information Center is at 131 N 100 E, and the phone is 385-201-1000. It is open Monday to Thursday, 7:30 a.m. to 5:30 p.m., and closed on Fridays. Bills are due on the 10th or the 25th, by billing cycle.

Power outages go to 801-376-0681, or text “out” to 85700. Some subdivisions arrange their own trash pickup, and it does not show on the city bill. Confirm each provider for the exact address.

What the city bills cost

Lehi has cable and many fiber companies, and the list changes by area. The city owns the Lehi Fiber Network, an open network that Strata Networks runs. Companies sell service over it. Those on the network are CentraCom, Beehive Broadband, Intellipop, Sumo Fiber, and XMission. The city also charges network fees, billed apart from the company you pick. I list who reports service, not speeds or prices.

Moving day is only the start. Here is the short list for your first 90 days in Lehi, in a sensible order.

1. Turn on the utilitiesApply for the city account in Xpress Bill Pay, and pay the $30 set-up fee. Then set up Enbridge Gas. Ask the city whether Lehi City Power or Rocky Mountain Power serves the address. Do this a week before you move in.
2. Get your Utah driver licenseThe closest Driver License office is the South Valley office at 14555 S Minuteman Dr in Draper. It is open Monday to Friday, 7 a.m. to 6 p.m. The Orem office is at 759 N 1370 W, open 8 to 5.
3. Register your carUtah gives you 60 days after you make a permanent home here. The DMV office is at 150 East Center in Provo, and the South Valley office in Draper also serves north Utah County. Pass the emissions test first. A car that is new to Utah needs a quick VIN check.
4. Get an emissions testUtah County requires one for most cars. See the box below.
5. Register to voteDo it online at vote.utah.gov, or in person with ID.
6. Sign up the kids for schoolConfirm the school for your address with the district, then register. The district changes on July 1, 2027.
7. Declare your home as your main homeTell the county assessor that the home is your primary home. It can cut the tax on the home you live in. The taxes topic has the rule.
8. Find the Civic CenterThe city offices, the Information Center, and the Lehi City Library are all at 131 N 100 E.

The emissions test

Utah County is one of five Utah counties that require an emissions test. Salt Lake, Davis, Weber, and Cache are the others. A new gas car is exempt for its first two years. A gas car six model years old or newer is tested every two years. A gas car seven years old or older is tested every year. Even model years test in even years, and odd model years test in odd years.

Stations set their own price, and they must post it. The county does not set a fee. Diesel rules differ by age and weight. The county’s air quality page has the full list, and the office phone is 801-851-7600.

Weekly shopping is covered in town. Lehi has Harmons, Macey’s, Pioneer Market, two Smith’s stores, and Costco. It has no Walmart and no Target. Those runs go to American Fork. The stores sit in four clusters. One is on Main Street in the old town. One is on East Main at 1200 East, near I-15 exit 279. One is at Thanksgiving Point and the outlets, near exit 284. The last is at Traverse Mountain. West Lehi has more at 2100 North and Maple Loop.

The outlets and the mill store

The Outlets at Traverse Mountain are at 3700 N Cabelas Blvd, off I-15 exit 284. The 2026 directory lists about 55 stores. Names include Nike Factory Store, Adidas, Under Armour, Columbia, The North Face, Levi’s, Gap, and Skechers. It is about 10 minutes from City Hall.

The Lehi Mills store at 833 E Main St sells flour, mixes for muffins, pancakes, and waffles, and baking supplies from the Lehi Roller Mills. It is open Monday to Saturday, 11 a.m. to 6 p.m., and closed Sunday. Check the hours before you go. The Lehi Farmers Market is at 1020 W Main St. In 2026 it ran on Saturdays from 9 a.m. to 1 p.m., June 13 to September 26.

What the city does not have

There is no Walmart or Target in Lehi. The nearest Target is in American Fork, at 608 W Main St, and the Walmart run is there too. American Fork is about 7 minutes from City Hall. There is no Sprouts or Trader Joe’s in Lehi. The nearest of both is in Orem, and Draper has a Trader Joe’s and the only IKEA in Utah. Saratoga Springs, across the river, has a Walmart too.

Lehi has trails on a mountain, a canal, and a river. Traverse Mountain rises on the northeast side of town. The Jordan River runs north through the west side. Utah Lake is just south and west, and American Fork Canyon is a short drive east.

Traverse Mountain trails

The city says Traverse Mountain has over 28 miles of trails. Most start at the Hidden Canyon Trailhead, at 6363 N Fox Canyon Road. It has parking, restrooms, a water fountain, and a pavilion you can reserve. Motorized vehicles, dirt bikes included, are not allowed on any of these trails.

Most trails are multi-use. Footloose Trail and Stairway to Heaven are for hikers only. Lehi's Dream Trail is a downhill-only bike trail. Mayors' Trail is about 2 miles long and connects to the Draper trail system on the north side of the hill.

The canal and the river

The Murdock Canal Trail runs 17 miles from Orem to Timpanogos Highway in Lehi, through seven cities. It is open year round for walking, jogging, cycling, skateboarding, and horses. Lehi's trailhead is on Bull River Road. The city counts about 5 miles of it inside Lehi.

The Jordan River Parkway has a Lehi section of about 9 miles. The river leaves Utah Lake just south of Lehi, in Saratoga Springs, and flows north through west Lehi. The Jordan River Commission puts the whole parkway at about 45 miles, from Utah Lake to the Great Salt Lake. From the outlet to the Jordan Narrows, where the river passes into Salt Lake County, is about 11 river miles. The Jordan River guide tells the river story.

The city lists more trails inside town. They include the Historic Utah Southern Rail Trail, the Veterans Trailway, and the Jordan Willow Trails. The city trail map shows all of them.

Flight Park and the Point

Flight Park State Recreation Area sits at the Point of the Mountain, just north of Lehi, on state land in Utah County. Hang gliders and paragliders launch from the ridge. State Parks says about 700 pilots fly there each year. The park opened to the public in 2006 and works with the state's hang gliding and paragliding club. It has 15 campsites on top of the bluff, at $15 a night with a 14-day limit in any 30 days. Open fires are not allowed. The main lot is about 17 minutes from City Hall.

Utah Lake and American Fork Canyon

Utah Lake can grow harmful algae in summer and fall. The Utah Department of Environmental Quality, or DEQ, posts a status for each sampling site. Under a Warning, DEQ says do not swim, boating is OK, and be cautious eating fish. In 2026 DEQ posted a lakewide Warning starting July 30. Check the DEQ page before you go in the water. Utah Lake State Park is on the east shore, in Provo, about 25 minutes away.

American Fork Canyon is east of town. Timpanogos Cave National Monument sits up the canyon on the Alpine Loop Road, about 20 minutes from City Hall. The national parks topic has the cave tour season. Check the canyon road status before you drive up.

No big national park is close. The nearest federal site is Timpanogos Cave National Monument, up American Fork Canyon. It is about 20 minutes from City Hall. Capitol Reef and Arches are each about a half day of driving. Plan them as a long day or an overnight trip.

Closer to home, Utah Lake State Park sits on the east shore, in Provo. It is about 25 minutes away. Flight Park State Recreation Area is the other state park near Lehi, at the Point of the Mountain.

The nearest ski area by road is Sundance, in Provo Canyon, about 28 minutes from City Hall. The Cottonwood canyon resorts take longer. Snowbird is about 42 minutes away, Alta about 43, and Brighton about 54. Park City is about an hour. Solitude is in Big Cottonwood Canyon, next to Brighton.

The two Cottonwood canyon roads dead-end at the resorts. In a storm they can slow down or close. The Utah Department of Transportation posts live road status, the traction law, and ski bus information on its Cottonwood Canyons page. Check it before you drive up.

Thanksgiving Point Golf Club is the course in town. It is a 7,714 yard course that Johnny Miller designed, set along the Jordan River, and it wraps around Ashton Gardens. Thanksgiving Point is about 8 minutes from City Hall. Fox Hollow Golf Club is in American Fork. TalonsCove Golf Club is across the river in Saratoga Springs.

Traverse Mountain has no golf course. Lehi does have two disc golf courses. One is at Dry Creek Park, at 1550 N 100 W. The other is Dragonfly Disc Golf Park, at 262 E 1630 S.

Lehi eats in four rows. The biggest is Thanksgiving Point and Digital Drive, by I-15 exit 284. East Main Street at 1200 East, by exit 279, is the second. Traverse Parkway on Traverse Mountain is the third. Old town Main Street has the bakeries, coffee, and small places. Sit-down choices are wider here than in Saratoga Springs or Eagle Mountain.

Thanksgiving Point has seven food venues in all. They include Trellis Cafe, Harvest Restaurant, The Tower Deli and Grill, and the Clubhouse Grill at the golf club. F'Kosh Bakery, at 60 W Main St, opened in November 2025 and sells focaccia. Costco, at 198 N 1200 E, has a food court. Chain restaurants fill the pads on Digital Drive and East Main.

The shopping topic covers the grocery stores and the outlets. Lehi Mills, the flour mill on Main Street, sells baking mixes, not meals. It is in the entertainment topic.

Each place is listed as open on its own site or in local news. Hours change, and small places come and go. This is not a ranking, and no one paid to be listed.

Lehi's big draw is Thanksgiving Point. The rest of the list is a mill, a museum, a big city park, and a rodeo. Most of it sits within 10 minutes of City Hall.

Thanksgiving Point

Thanksgiving Point is a nonprofit garden and museum complex off I-15. It has seven venues on two campuses. The Water Tower campus has the Museum of Ancient Life, Jurassic Jungle, Curiosity Farms, and the Butterfly Biosphere. The Gardens campus has the Museum of Natural Curiosity, The Carousel, and Ashton Gardens. Each venue sells its own timed ticket, and one All-Access Pass covers all seven for a day. Tickets are limited, so buy ahead. Most venues are closed on Sundays, Thanksgiving, and Christmas. The Every Kid Counts program lowers the price for up to six people in a household. Bring a SNAP or WIC card and a photo ID.

The Museum of Ancient Life has 60 mounted dinosaur skeletons and more than 50 hands-on exhibits. Jurassic Jungle is a big indoor prehistoric playground. Ashton Gardens has 50 acres of gardens with 17 themed spaces. The garden waterfall is turned off under the Lehi Water Conservation Management Plan, so do not plan a visit around it. The gardens also close for a stretch before Luminaria each fall.

The Tulip Festival runs in spring, usually from April into mid May, with timed tickets. Cornbelly's corn maze and pumpkin fest sells its own tickets and runs from mid or late September to October 31. Luminaria, the holiday light show in Ashton Gardens, usually opens in mid November and runs into January. The Thanksgiving Point guide has more.

Main Street, the mill, and the museum

Lehi Roller Mills is at 833 E Main Street. It has milled flour since 1906 and still runs today, under the name Lehi Mills. It is a filming location from the 1984 film Footloose, and it is on the National Register of Historic Places. The mill's site lists no public tours. Its store sells flour and baking mixes, Monday to Saturday, 11 a.m. to 6 p.m. Call ahead before you make the trip.

Hutchings Museum Institute is at 55 N Center Street, about 0.7 mile west of the mill. It covers local history and natural history. Call (801) 768-7361 for hours and admission before you go. The Lehi DUP Museum is at 50 N Center Street, and the Lehi Historical Society is at 99 W Main Street.

Parks and recreation

Lehi Family Park is at 1999 N 600 E. It opened on September 14, 2024, and cost nearly $20 million. It covers 85 acres, and the news called it the largest playground in Utah County when it opened. It has an aviation-themed playground for all abilities, a splash pad, a sensory garden, and an amphitheater. The playground is open March 1 to November 30, from 9 a.m. to sunset. The splash pad runs from Memorial Day to Labor Day, 10 a.m. to 8 p.m. The park is fully fenced, and dogs are not allowed.

The Legacy Center, at 123 N Center Street, is the city recreation center. It has a climbing wall. The aquatic center is open year round. It has a lap pool, a lazy river, and a water slide. The Lehi Outdoor Pool, at 451 E 200 S, is a heated 50-meter pool open from late May to Labor Day. Willow Park, at 2998 W 300 N, has a city campground with a dog park, a playground, and five pavilions. Lehi Sports Park, at 2000 W 700 S, has ball diamonds, tennis courts, and horseshoe pits. Holbrook Farms Park and Shadow Ridge Park have pickleball courts. The city lists about 50 parks in all.

Lehi has a small arts scene, and it leans on museums and gardens. The Lehi Arts Council runs theater, dance, and music programs. Thanksgiving Point holds the large events. Bigger stages are in Provo and Salt Lake City.

Lehi voters approved a 0.1 percent sales tax for parks, arts, recreation, and culture on November 2, 2021. It took effect April 1, 2022 and runs through March 31, 2032. The city also uses it to fund grants to nonprofit cultural groups. Bandwagon Park, at 250 W 900 N, has a small stage and the Silver Bandwagon exhibit.

Lehi Round-Up Week is the big event of the year. It usually runs in late June, with the rodeo late in the week. Thanksgiving Point holds events across the year, and the city adds smaller ones in its parks.

Round-Up Week

In 2026 Round-Up Week ran from June 20 to 28. The pro rodeo ran four nights, from June 24 to 27, at the Lehi Rodeo Grounds. A local civic group runs the rodeo, separately from the city. The week has run since 1937.

There were three parades in 2026. The Stock Parade was on Thursday evening. The Miniature Float Parade was on Friday evening. The Grand Parade was on Saturday at 10 a.m., from Wines Park to Lehi High School. The rest of the week had a market and a chuck wagon breakfast at Wines Park. It also had Arts in the Park, a golf tournament at Thanksgiving Point, and a chalk art festival at the Adobe campus.

Thanksgiving Point is about 8 minutes away. Timpanogos Cave National Monument is about 20 minutes, and Sundance is about 28. Flight Park is about 17 minutes.
