Ivory Ridge and Cold Spring Ranch

Traverse Mountain bench

Up on the Traverse Ridge along the Salt Lake County line, a single-level plan on a sloped lot often sits over a daylight or walkout basement with elevated valley and lake views. The specific parcel's slope and view decide value far more than the community name here.

West and north Lehi toward the lake

The flatter ground stretching toward Utah Lake and the Saratoga Springs line is newer large-scale subdivision territory, much of it builder phases. The mix leans two-story and townhome, but single-level plans surface, and you sit closer to the Jordan River headwaters and the parkway trail.

New construction across the city

Because so much of Lehi is still building, single-level floor plans are offered alongside two-story plans in active communities. On a new build you can often choose the one-story plan before the foundation is poured, if you are willing to wait for it.

Basement, finished or not: near-universal here, so confirm whether the square footage is all on the main level or includes a finished or unfinished lower floor, since finished basement space drives value in Lehi.

Walkout vs. standard: on a sloped Traverse Mountain lot, see whether the lower level opens to grade with windows and a view or sits fully below. It changes the light and the use entirely.

Era and systems: an older downtown rambler is worth a hard look at the roof, furnace, electrical panel, and sewer lateral age, and whether a renovation was documented or just cosmetic.

Entry and thresholds: if a level, no-step entry matters to you, look at the porch, the garage step, and the doorways in person rather than guessing from the listing.

Utilities and the lot: Lehi runs its own city power plus secondary irrigation water, so confirm the hookups and billing per address, and remember a single level spreads out and eats more of the lot.
