Overview

What is Riverton like?

Short answerA city of about 47,400 in the southwest Salt Lake Valley, a farm town the canals built, climbing about 600 feet from the Jordan River to its west side.

Riverton sits in the southwest part of the Salt Lake Valley. About 47,400 people live here, by the 2025 Census estimate. The city covers about 12.6 square miles. South Jordan is to the north, Bluffdale to the south, and Herriman to the west. Draper is across the Jordan River to the east.

The ground climbs as you go west. City Hall is at about 4,445 feet. The Jordan River on the east edge is near 4,340. The southwest corner reaches about 4,950. That is a rise of about 600 feet inside one city. More than half of the homes went up in one big wave, from 1990 to 2009. The real estate topic shows what that means for the homes.

The population was nearly flat from 2020 to 2022. The Census counted 45,285 people in 2020. Then the city grew by about 2,500 people in three years, mostly on the west side. The new construction topic says how much building is left.

A town the canals built

The city says the first people to live here came in the mid-1850s. They lived in dugout homes along the river. Archibald Gardner may have been the first, and he was the largest landowner. So the river bottom was called Gardnersville. Nicholas Silcock bought land here in 1865 for $2,500.

Growth was slow because the higher ground had no water. Settlers began a shared ditch to carry river water up the hill. The county took it over and named it the South Jordan Canal. It was finished around 1876. The larger Utah and Salt Lake Canal was finished in 1881. In 1879 the settlement was officially renamed Riverton.

Electricity came in 1912. An electric train line, called the Orem Line, ran west of Redwood Road from 1914 to 1945. Riverton became a city in 1948. It had 2,820 people in 1970. The subdivisions spread from the east side toward the west, and the farm fields became the newest streets.

The Old Dome meetinghouse was a landmark here. Richard Kletting designed it. He also designed the Utah State Capitol. It was torn down in 1940. Riverton City Park has a rebuilt Old Dome Meeting Hall that opened in 2015.

Highlights

  • About 47,400 people, by the 2025 Census estimate, up about 2,500 in the last three years.

Climate and weather

What is the weather like in Riverton?

Short answerHot, dry summers, cold winters with steady snow, and mild spring and fall. July highs are near 94°F and January lows near 25°F.

Riverton has four true seasons. Summers are hot and dry. Winters are cold, with steady snow from November through March. Spring and fall are mild. No weather station inside Riverton has official normals. These numbers come from two nearby NOAA stations. Temperatures and freeze dates come from the old Draper Point of the Mountain station, about 3 miles southeast. Snow and rain come from the Salt Lake City airport, about 18 miles north.

The two stations agree within about a degree on temperature. The west side of Riverton sits 300 to 500 feet higher than the Point station. It runs a little cooler and catches a little more snow. No station measures how much.

Spring

Highs 56 to 74°F

Mild and changeable, with snow still possible in March. The last freeze usually comes around April 18.

Summer

Highs 85 to 94°F

Hot, dry days and nights in the 60s. About 78 days a year reach 90 or more.

Fall

Highs 51 to 81°F

Warm early, crisp late. The first freeze usually comes about October 22.

Winter

Highs 40 to 45°F

Real winter, with January the snowiest month and nights near 25.

Month by month

These are the normal highs and lows for each month. The summer nights cool off. A normal July night drops to about 66°F.

Rain and melted snow add up to about 15.5 inches a year at the airport. April is the wettest month, with about 2.2 inches. July is the driest, with about 0.5.

Frost dates matter if you garden. At the Point station, the last spring freeze is usually around April 18. The first fall freeze comes around October 22. That leaves about 185 frost-free days. The airport runs a little warmer at both ends, with a last freeze near April 8 and a first near October 31. Gardeners on the higher west side should plan on the later dates.

Highlights

  • A normal January day: high 40°F, low 25°F.
  • A normal July day: high 94°F, low 66°F.
  • About 15.5 inches of rain and melted snow a year. April is the wettest month and July the driest.
  • Last spring freeze about April 18. First fall freeze about October 22. About 185 frost-free days.
  • The west side runs a little cooler and catches a little more snow, with no station to measure it.

Good to know. The river end of Riverton and the southwest corner are 600 feet apart in height. Ask which part of the city a home is in, because the spring and winter can feel different.

For the day to day side, see Riverton on The Local.

Snow

How much snow does Riverton get?

Short answerAbout 52 inches in a normal year, mostly November through March. The higher west side catches a little more.

Riverton gets about 52 inches of snow in a normal year. That is close to Bountiful, and less than Logan or Tooele. Most of it falls from November through March. This number comes from the Salt Lake City airport, the nearest station with snow normals.

Riverton51.9 in
Bountiful52.4 in
Logan61.5 in
Tooele75.3 in

Source: NOAA climate normals, 1991 to 2020, the weather station in each town. Riverton uses the Draper Point of the Mountain station for temperatures and the Salt Lake City airport station for snow.

January is the snowiest month, with about 12.7 inches. December brings about 12.1 and February about 10.7. November adds about 7, March about 6, and April about 3. October and May get only a trace. No snow falls from June through September.

Winter brings about 35 inches of the total, spring about 9, and fall about 7.5. Snow cover is short. At the airport, the ground holds an inch of snow or more on about 45 days a year.

The west side of Riverton is up to 600 feet higher than the river end. It catches a little more snow. No station measures it, so I will not give a number.

Highlights

  • About 52 inches a year at the airport station.
  • January is the snowiest month, then December and February.
  • No snow falls from June through September.
  • The ground holds an inch or more on about 45 days a year.
  • The west side catches a little more. There is no official number.

Good to know. The airport number is not your snow number. Ask what a street is like after a storm, especially on the higher west side.

Summer temperatures

How hot does Riverton get in summer?

Short answerJuly highs average about 94°F, with about 78 days a year at 90°F or hotter and about 13 at 100°F or hotter.

Summers are hot and dry. A normal July afternoon reaches about 94°F, which is the warmest of the four towns below. Nights fall to about 66°F, so the house cools off slowly. June is milder, with highs near 85°F. August is close to July, near 92°F.

Hot days are common. In a normal year, about 78 days reach 90°F or hotter. About 13 days reach 100°F or hotter. The Point station runs hotter in the afternoon than the airport, but its nights are cooler.

The hot stretch

July and August highs sit in the low 90s. June runs about ten degrees cooler.

Warm nights

A July night drops to about 66°F at the Point station.

Dry air

July is the driest month, with about half an inch of rain. August is dry too.

Highlights

  • A July high of about 94°F.
  • About 78 days a year reach 90°F or hotter.
  • About 13 days a year reach 100°F or hotter.
  • July nights fall to about 66°F.

Summer is also a season for poor air. The air quality topic below has the numbers.

Wind

Is Riverton windy?

Short answerSpring brings gusty days, but there is no official Riverton gust figure to quote.

Spring brings gusty days to the Salt Lake Valley, and Riverton has them too. I have no official wind figure for Riverton, so this topic gives no gust number rather than a guess.

What I would do is learn how a home sits on its lot. A home on the open west side has less cover than one on an older street with mature trees. Look at the roof, the fences and the trees. Ask the neighbors what the last big wind did.

Open ground

Homes on the open west side have less cover than the older, tree-lined streets.

On a tour

Look at the roof, the fences and the trees. Ask how the home fared in the last big wind.

Spring

Gusty days are common in spring. Plan to visit then as well as in summer.

Highlights

  • There is no official Riverton gust figure, so none is given here.
  • Spring brings the gusty days.
  • Ask about the roof, fences and trees on any home on open ground.

Straight talk. Wind is easy to miss in a daytime showing. Visit a home on a breezy evening and ask the neighbors what the last big wind did.

Air quality and inversions

Does Riverton get inversions?

Short answerYes, in winter. Summer ozone brings poor air days too, and EPA still lists the county as Serious for ozone.

Yes, Riverton gets inversions. An inversion is when cold air gets trapped in a valley under a lid of warmer air. On calm winter days, haze builds in that trapped air. A storm usually clears it out. Summer ozone brings poor air days too.

Winter haze

The air quality index starts at 0. A reading of 50 or less is good. Above 50 is moderate, and above 100 is unhealthy for sensitive groups. This table counts December through February days over 50 in Salt Lake County.

WinterDays above 50
2024 to 202546 of 90
2025 to 202642 of 90

Source: EPA AirData, daily air quality index for Salt Lake County. The county figure uses the worst monitor of the day, and those monitors are mostly in the north valley. It is not a Riverton reading.

Summer ozone

Ozone is a gas that forms on hot, sunny days. In 2025, Salt Lake County had 15 days that were unhealthy for sensitive groups and 1 that was unhealthy for everyone. Fourteen of those 16 poor days were ozone days, between May and early September.

Dust from the Great Salt Lake

The Great Salt Lake has shrunk, and that leaves bare lake bed that can blow. The state says the dust reaches the whole Wasatch Front on some spring and summer days. Riverton is about 25 to 30 miles from the exposed lake bed. The state gives no Riverton figure.

What the EPA says

Salt Lake County is in the Northern Wasatch Front area for the 2015 ozone standard. EPA lists the area as Serious, so it does not yet meet that standard. For fine particles, called PM2.5, EPA ruled that the Salt Lake City area meets the standard. That took effect on December 19, 2025. The area is now a maintenance area, with a plan to keep it that way.

Highlights

  • Winter days over 50 were 46 of 90 in 2024 to 2025 and 42 of 90 in 2025 to 2026.
  • In 2025, 14 of the 16 poor air days were summer ozone days.
  • Salt Lake County is in the ozone area EPA lists as Serious.
  • For fine particles, the Salt Lake City area has been a maintenance area since December 19, 2025.
  • Lake dust reaches the whole Wasatch Front on some days.

Here is what I would do. Check the air each day on the state’s air quality site, the way you check the weather. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy. Car emissions tests are part of the same story. The first 90 days topic covers the test.

Homes and money

What it costs, what you can buy, where people live, and what to check.

Cost of living

Is Riverton affordable?

Short answerHousing is the big cost. Riverton City charges no property tax of its own, but school, county, police, and fire levies are still on the bill.

Housing is the big cost in Riverton. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. I do not quote a cost-of-living index for Riverton, because no single index settles it. Taxes, city bills, and car fees follow public rules, and the next topic walks through them.

The tax bill has one quirk. Riverton City charges no property tax of its own. The city runs on fees instead, and the bill still carries school, county, police, and fire lines. So the cost does not vanish. It lands in different places than in a neighboring city.

Housing

Mostly single-family homes, plus townhomes. The glance box shows the latest typical home value.

Property tax

No city levy. Salt Lake County averages about 0.55% of a home's value a year, and a primary home is taxed on 55% of its value.

City bills

Water, trash, and storm water are billed by the city. Sewer comes from a separate district. The utilities topic has the 2026 amounts.

Car fees

Utah charges a yearly fee based on the age of your car. Most cars also need an emissions test. The first 90 days topic has the steps.

Home age

The median home was built in 2001, and 56% were built from 1990 to 2009.

Groceries

Harmons, Costco, Peterson's Fresh Market, and Walmart are all in the city. The shopping topic has the details.

Want a side-by-side with a nearby city? Riverton touches Bluffdale and South Jordan, and Herriman and Draper are close by. Ask me and I will run the numbers for the ones you are weighing.

Highlights

  • Housing is the big cost. The glance box shows the latest typical home value.
  • Riverton City sets no property tax levy. Police and fire have their own levies.
  • Property tax averages about 0.55% in Salt Lake County.
  • Sales tax is 7.45%, and groceries stay at 3.00%.
  • City bills and car fees follow public rules and are easy to check.

Taxes

What taxes will I pay in Riverton?

Short answerSales tax is 7.45%. The city levy is zero, and a primary home is taxed on 55% of its value.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. Riverton's property tax works a little differently from most cities, so it gets its own block below.

TaxRateWhat to know
Sales tax7.45%The full rate in Riverton, set by the Utah State Tax Commission, in effect from October 1, 2026.
Groceries3.00%Food from the grocery store is taxed at a lower rate.
Restaurant meals8.45%Prepared food carries a higher rate.
State income tax4.45%One flat rate for everyone, for tax years starting in 2026.
Property taxAbout 0.55%The Salt Lake County average for 2025, as a share of a home's market value. Your own bill depends on your tax area.

Zero city levy, and what is still on the bill

Riverton City's own property tax rate is 0.000000 for 2026. The city says it is proud of that. Instead of a tax, it charges fees set to cover the real cost of each service. So no "Riverton City" line shows up on your property tax notice.

The notice is not empty, though. Police and fire are paid through two service areas, each with its own levy. For 2026 the Riverton Law Enforcement Service Area is 0.001030, and the Riverton Fire Service Area is 0.001109. Both went down from 2025. The city moved police into its own service area in 2018 and fire into its own in 2021. The city says Riverton residents pay less in police tax since the 2018 change.

The rest of the bill is the same kind you would see elsewhere in the county. Jordan School District takes the largest share. Salt Lake County and the county library are on it too, along with the water, sewer, and mosquito districts. The right way to compare Riverton with a neighbor is to pull a real home's full bill in each city.

Riverton was not on the state's August 2026 list of Truth in Taxation hearings. Neither were its police and fire service areas, Jordan School District, or the local water and sewer districts. One increase does reach a Riverton bill. The Central Utah Water Conservancy District asked for a small rise, listed at $2.17 a year on an average home.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value. Second homes and nightly rentals are taxed on all of it. Look at your tax notice for the primary home line to see that the break is applied.

From January 1, 2027, state law makes an application for the break mandatory when ownership changes. If you buy after that date, put it on your first-month list. Your value notice comes at the end of July, and your tax notice comes around November.

Car fees

Your yearly car fee depends on the age of the car. It runs from $150 for a 2024 to 2026 model down to $10 for a 2014 or older one. Salt Lake County also adds a $3 air pollution fee when you register. The utilities topic has the city bills for water, sewer, and trash. The first 90 days topic has the emissions test and the registration steps.

Highlights

  • Sales tax is 7.45%. Groceries stay at 3.00%.
  • 4.45% flat state income tax for 2026.
  • Riverton City has no property tax levy in 2026. Police and fire levies are still on the bill.
  • A primary home is taxed on 55% of its value.
  • Property tax averages about 0.55% in Salt Lake County.
  • Your value notice comes at the end of July. Your tax notice comes around November.

Good to know. From January 1, 2027, a new owner has to apply for the primary home exemption. If you buy after that date, ask your agent about it at closing.

Real estate overview

What do homes cost in Riverton?

Short answerPrices move. The glance box at the top of this page shows the latest typical home value. The median home was built in 2001.

The glance box at the top of this page shows the latest typical home value for Riverton, from the U.S. Census. That number is what owners think their homes are worth, averaged over five years. It is not a sale price. So price any home against recent sales of homes like it nearby.

Riverton is a city of single-family homes. By the Census count, about 78% of homes are single-family houses on their own lots. About 15% are townhomes or other attached homes. About 6% are in buildings of five or more units, and about 1% are in buildings of two to four units. Homes are large, with a median of 7.9 rooms.

About 85% of homes are owner-occupied. The median home was built in 2001. About 56% were built from 1990 to 2009, and only about 12% before 1980. No homes are counted as seasonal, so Riverton is a year-round town. The age of a home depends a lot on where it sits, which the next topic maps out.

Know the age of the home before you trust the average

An average mixes very different homes. A house from the 1990s and a new house on the west side do not move together. Judge every home by its lot, its age, and its street.

The oldest ground

Homes near the river and along Redwood Road, often on the biggest lots. Ask how old the roof, furnace, and wiring are.

The 1990s and 2000s

The subdivisions between Redwood Road and Bangerter Highway hold the biggest share of the city's homes.

The newest homes

Single-family homes and townhomes on the west side near Mountain View Village, on smaller lots. You get newer systems and shops close by.

What to check on any home

Secondary water service, the tax levies on the parcel, and the school boundary for the address. On the west side, ask what the next phase of building puts behind your fence.

Ask me how fast homes like the one you want are selling right now. A partner agent I trust in Salt Lake County can walk through recent sales with you. Prices shift through the year, so a number from last season can mislead. Be ready to act on a well-priced home, but never let anyone rush you.

Neighborhoods and communities

Where in Riverton should I look for a home?

Short answerThink in bands from east to west: the east side, central, the northwest, the west side, and the south edge.

Riverton runs in bands from the Jordan River on the east to the foothills on the west. The land climbs about 600 feet, from about 4,340 feet on the river bottoms to about 4,950 feet at the southwest corner. Three north and south roads mark the bands: Redwood Road, Bangerter Highway, and the Mountain View Corridor (SR-85). Each band was built in a different decade, and each lives a little differently. The areas below run from east to west.

  • The east sideAlong Redwood Road and the Jordan RiverAbout 4,340 to 4,450 feetThe oldest ground in the city. City Hall, Riverton City Park, the Old Dome, and Riverbend Golf Course are here. Half-acre lots with animal rights still line Redwood Road, which makes this the horse property side of town. Some of those lots are now asking to be rezoned for smaller homes, so check what the city has approved next door.
  • Central RivertonBetween Redwood Road and Bangerter HighwayAbout 4,450 to 4,630 feetThe 1990s and 2000s subdivisions that carried the city's biggest growth. Lots are mostly 14,000 square feet or 10,000 square feet. It is the most filled-in part of the city, with schools and parks threaded through it.
  • The northwestToward the South Jordan lineLarger lotsNeighborhoods such as Silvercrest Estates have larger lots, in half-acre and 14,000 square foot zones. The South Jordan line is the northern edge of the city, at about 11800 South.
  • The west sideBangerter Highway to the Mountain View Corridor, and beyondAbout 4,630 to 4,950 feetThe newest part of the city. A special district adopted in 2015 shapes the southwest. It covers Mountain View Village at 13400 South and the newest neighborhoods, including Mountain Ridge. Most homes here are single-family houses on 5,000 to 8,000 square foot lots, with townhomes and apartments near the shops.
  • The south edgeToward BluffdaleOlder, larger lotsOlder, larger lots on the southeast side, running to the Bluffdale line at about 13800 to 14000 South. If you are weighing this edge, read the Bluffdale hub too, because the two towns meet here.

Lot sizes follow the zone. In the RR-22 zone, the minimum is a half acre. R-3 needs 14,000 square feet and R-4 needs 10,000. The RM-6 zone allows detached homes on 5,000 square foot lots, and RM-8 and RM-14 allow townhomes. Zoning can differ by street, so check each address with the city.

If you want a shop, an RV garage, or a barn, read the accessory building rule. All accessory buildings together may not cover more than 10% of the lot. On a half-acre lot, that is up to 2,178 square feet. Short-term rentals need a conditional use permit from the city. Animal rights depend on the parcel and the zone, so check them before you count on horses.

Some subdivisions have recorded rules, called CC&Rs. If a home has them, read them before your deadline.

Want the story on a certain block? Tell me what you are after. I will get it through the partner agent on the ground. My Riverton guides on The Local cover the park, the river, and more.

  • The west side is the newest, with 5,000 to 8,000 square foot lots.
  • Accessory buildings may cover up to 10% of the lot.
  • Check zone and animal rights by address.

Zones and lot sizes come from the Riverton Planning Commission record (2026) and the city planning page. Elevations come from the U.S. Geological Survey. A home's school depends on its exact address, so check with the district.

New construction

Are there new homes in Riverton?

Short answerA few. Mountain Ridge is the one community confirmed selling, and after it new building is small projects.

Here is the straight answer. Riverton is late in its building boom. The big open ground is nearly gone. One community is confirmed selling right now: Mountain Ridge, by Edge Homes, on the southwest side. After it, new building is small projects on the last open lots, mostly on Redwood Road.

  • HousesMountain Ridge (Edge Homes)West of the Mountain View Corridor, off 13400 SouthSingle-family homes on 5,000 to 8,000 square foot lots, plus apartments. Edge Homes lists move-in-ready homes, and the city approved phases in 2026. The final phase, about 41 homes, is set to build in 2027. Edge says about 900 homes in all. A city park is planned in the neighborhood.
  • TownhomesTowns at 11800 South (Priority Builders)Redwood Road and 11800 SouthForty-one townhomes on about 5 acres, two stories over full basements. The city approved the site plan on July 9, 2026.
  • ApartmentsVillage LoftsMountain View VillageThe plan is 302 apartments, with city approval. It would be the tallest building in Riverton. A project on an agenda is not a home for sale yet.
  • HousesSmall projects on open lotsRedwood Road and 13400 SouthA few small private-lane projects of three to eight lots, and lot splits, are on the 2026 agendas. Several owners of half-acre lots have asked to rezone for smaller lots.

Two things the 2026 record settled. The city council denied the Timberline townhome project on Redwood Road, 4 to 1, on September 1, 2026. And Wright Homes' Parkside community is sold out, by the builder's own page. Builders named on older pages, such as D.R. Horton and David Weekley, no longer list a Riverton community on their own sites.

A newer home in Riverton comes one of three ways. You can buy a home in Mountain Ridge. You can wait for a townhome project on Redwood Road. Or you can buy an older home on a big lot and remodel it. Each path has its own budget and timeline. Check what is actually for sale before you plan around a project.

Highlights

  • Mountain Ridge by Edge Homes is the one community confirmed selling. Its final phase builds in 2027.
  • Towns at 11800 South has city approval for 41 townhomes.
  • Village Lofts has approval for 302 apartments.
  • Timberline was denied 4 to 1 on September 1, 2026.
  • Parkside by Wright Homes is sold out.

Builders often cover the buyer agent fee, and your agent puts that in writing before you sign. Buying new works differently from buying a resale home, so read how it works before you tour.

Before you buy

What should I check before I buy a home here?

Short answerCheck the soil and flood maps, test for radon, and ask about canals and what is being built next door.

Every town has its own list of things to check. None of these should scare you off. They are the questions I would ask about any home in Riverton. A map or a test can answer each one for a single address, so check them one home at a time.

Check the map

The fault

No mapped fault runs through Riverton. The Wasatch fault, Salt Lake City section, is about 5 miles east. It moved within the last 15,000 years. Shaking from a quake on it would reach the whole valley. Look up any lot on the state hazard portal.

Ask for the report

Soils on the west edge

The state hazard layers cover only the far west edge of the city. There they show collapsible soil, expansive soil, shallow groundwater, and a high radon hazard. A spot with no map result has simply not been mapped. On a west edge lot, ask for a geotechnical report, which is a study of the soil.

Ask for the report

The river bottoms

Low ground along the Jordan River can have loose, wet soil. In a strong quake, that soil can act like liquid, which is called liquefaction. The online state layers do not map it here. Ask for a geotechnical report on any home on the low ground.

Check the map

Flood and creeks

FEMA maps flood zones and floodways along the Jordan River and the creeks that cross the city. A county study from 2005 also marks a debris flow area near Bangerter Highway and 12600 South. Look up the exact address.

Test the home

Radon

Radon is a gas from the ground that you cannot see or smell. In 2019 state test data, 52.8% of short-term tests in ZIP code 84065 were at or above the fix-it level. That ZIP covers Riverton and Bluffdale. Salt Lake County was 33.2% and the state was 35.4%. A test is cheap, so test every home.

Ask the seller

Canals and secondary water

Older lots may come with irrigation shares or canal easements. Ask who supplies secondary water to the home, and what is still to be built next door on the west side.

Also worth a look

  • Insurance: the state notes that a normal homeowner policy usually does not cover damage from ground hazards.
  • The law: Utah does not make agents check for ground hazards, so the check is yours to make.
  • Radon: ZIP 84065 ran well above the county rate, so test every home.
  • The map: no mapping is not the same as no hazard. The state layers cover only part of the city.
  • CC&Rs: some subdivisions have recorded rules. Read them before your deadline.

Ask me about any of these on a home you like, and I will tell you what the record shows. Your agent on the ground can set up the radon test and the inspection.

More on inspections

Financing your move

How do I pay for a home here?

Short answerGet pre-approved before you shop. USDA loans do not apply in Riverton.

Sort the financing before the search. The best first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

Riverton's tax bill is built differently from its neighbors', so budget from a real bill. There is no city levy, but the police and fire levies, the school district, and the county are all in your yearly tax. A lender can fold that into your plan. The type of home matters as well. Condo and townhome projects have their own rules, and those can change whether a unit qualifies for a loan.

New construction adds a timeline. On the west side, the build schedule and your loan timeline have to line up. Talk to a lender before you sign a build contract, not after.

One loan type does not apply here. USDA loans are for rural homes, and the USDA map shows every Riverton point tested as ineligible. That includes City Hall, the west side near Mountain View Village, and the northeast corner by the river. Conventional, FHA, and VA loans are the ones to look at.

Highlights

  • Get pre-approved first. It shows what you can spend and makes your offer stronger.
  • There is no city levy, but school, county, police, and fire levies are still on the tax bill.
  • On a new home, the build schedule and loan timeline have to line up.
  • Condo and townhome projects have their own rules that can decide if a unit qualifies.
  • The USDA map shows every Riverton point tested as outside the loan area.
  • The loan guides on this site explain each loan type in plain English.

Employment centers

Where do people work in Riverton?

Short answerMost people drive to work. Downtown Salt Lake City is about 26 minutes north, and the Lehi tech offices are about 15 minutes south. About 24 workers in 100 work from home.

Riverton has jobs inside the city, but most people who live here drive out to work. The average trip to work is 24.8 minutes (Census, 2020 to 2024). Downtown Salt Lake City is about 26 minutes north. The Silicon Slopes offices at the Point of the Mountain in Lehi are about 15 minutes south.

About 63 in 100 workers drive alone, and about 10 in 100 carpool. Almost 24 in 100 work from home, which is more than the county share of about 20. Under 1 in 100 ride transit. These numbers count Riverton residents, wherever the job is.

Jobs inside the city

The city names its big employers as Intermountain Riverton Hospital and the Primary Children’s outpatient services on the hospital campus. It also names Mountain View Village, the large shopping and office center on the west side. Jordan School District has ten schools in the city, and Costco runs a large store here. The city also names the Riverton Office Building, which it calls the world headquarters of a church technology department. The city does not give job counts, so I do not rank them.

Salt Lake County as a whole had about 806,300 jobs in March 2026, up 1.2% in a year (BLS). The average weekly wage was $1,666. If you work from home, my guide for remote workers in Utah covers what to check before you move.

Highlights

  • The average trip to work is 24.8 minutes.
  • About 24 workers in 100 work from home.
  • Under 1 in 100 ride transit to work.
  • Big employers in town include Intermountain Riverton Hospital, Mountain View Village, and the school district.

Schools and education

What schools serve Riverton?

Short answerJordan School District serves Riverton, with ten schools inside the city. Many addresses go to schools in Herriman, South Jordan, or Bluffdale, so check by address. I do not rate schools.

Jordan School District serves Riverton. It has 68 schools and 55,819 students across Bluffdale, Copperton, Herriman, Riverton, South Jordan, and West Jordan. In 2009 Canyons School District split off from Jordan, and Riverton stayed in Jordan. In Jordan, elementary school is kindergarten to grade 6, middle school is grades 7 to 9, and high school is grades 10 to 12.

Student counts come from the Utah State Board of Education, October 1, 2025. The list comes from a state school map matched to the city boundary. Jordan Academy for Technology and Careers South, a career and technical school for grades 10 to 12, is at 12723 S Park Ave.

Your address may go to another town

Many Riverton addresses go to schools in nearby towns. The city lists high schools Bingham in South Jordan, Herriman, and Mountain Ridge in Herriman, along with Riverton High. Middle schools with Riverton boundaries include Copper Mountain in Herriman, Hidden Valley in Bluffdale, and South Jordan Middle. Some elementary schools in Herriman, South Jordan, and Bluffdale also serve Riverton streets.

Boundaries change in fast-growing areas. Ask the district which school serves an address, and do not guess from a listing. The district also runs an accelerated-learning program called ALPS. Riverton Elementary is one of its three elementary sites, with one ALPS class in each grade from 1 to 6. Students get in through a test, and the district does not provide a bus to an ALPS school. For middle school, this area goes to Hidden Valley Middle in Bluffdale. Applications for the 2027 to 2028 school year are due December 11, 2026.

Private schools

Private schools in the city include St. Andrew Catholic School (K-8) and Oxford Academy (grades 7 to 12). Montessori at Riverton, Concordia Lutheran Elementary, and a second Montessori school are there too. Check each school for its current grades and openings. The state school map shows no charter school inside the city line.

I do not rate schools, and I would be wary of anyone who says which one is best. Check boundaries and programs yourself, with what matters to you in mind. The links below go to the district and to independent sites.

What to know

  • Ten Jordan schools sit inside the city: six elementary, two middle, one high, and one special school.
  • The grades run K-6, 7-9, and 10-12.
  • Riverton High has 2,317 students.
  • Many addresses go to schools in Herriman, South Jordan, or Bluffdale. Confirm by address.
  • Riverton Elementary is one of three district elementary sites for the ALPS program.
  • Several private schools are in the city.

Ratings and boundaries come from independent third parties and the district, not from me.

Higher education

Is Riverton a college town?

Short answerNo campus sits in town, but Salt Lake Community College has two campuses within about 11 minutes.

Traffic and commute

How bad is traffic in Riverton?

Short answerThe average trip to work is 24.8 minutes. Bangerter Highway and the Mountain View Corridor give two north-south choices, and I-15 is across the river.

Three big north-south roads cross Riverton. Redwood Road runs on the east side. Bangerter Highway (SR-154) runs through the middle of the city. The Mountain View Corridor (SR-85) runs along the west side. I-15 is just across the Jordan River. Exit 291 at 12300 South is about 8 minutes from City Hall, and Exit 289 at Bangerter Highway is about 9.

The 13400 South crossing at Bangerter Highway reopened on September 29, 2025, at its new interchange. UDOT says Bangerter carried about 62,000 drivers a day before the work and expects about 128,000 by 2050. The new interchanges along it were meant to save drivers about eight minutes. 13400 South links Bangerter to Mountain View Village.

The Mountain View Corridor is still a divided highway that opened in 2012. UDOT repaved it near Riverton in August and September 2026. It is designing a freeway along the road through all of Riverton, with two lanes each way and 25 new bridges. In August 2026, UDOT said the next phase of freeway building begins in 2027. Check UDOT before you count on a date.

Public transportation

Does Riverton have public transportation?

Short answerTwo UTA bus routes run on weekdays, about hourly. There is no train station in the city. The Draper FrontRunner station is about 8 minutes away.

There is no train station inside Riverton. Two UTA bus routes run in the city, on weekdays only, about once an hour. Route 126 runs along 12600 South. It links the TRAX Red Line at Daybreak Parkway in South Jordan to the TRAX Blue Line at Draper Town Center. The first trip is at 5:40 a.m. and the last is about 9:44 p.m.

Route 219 runs along Redwood Road from 14000 South to the Sandy Civic Center TRAX station. It runs from about 5:55 a.m. to 9 p.m. Neither route runs on Saturday or Sunday in the current schedule.

The commuter train

FrontRunner

The Draper station is about 8 minutes from City Hall, just across the river and I-15. Trains reach Salt Lake Central in about 26 minutes. Peak trains run every 30 minutes, and hourly at midday. There is no Sunday service.

Light rail

TRAX

Draper Town Center, the south end of the Blue Line, is about 10 minutes from City Hall. Daybreak Parkway, the south end of the Red Line, is about 12 minutes. Daybreak is about 1.5 miles by road from the northwest corner of the city.

Planned

A planned line to Lehi

A light rail line from Draper to Lehi cleared federal review in September 2025. It has no construction money yet. It would not stop in Riverton.

Highlights

  • No train station sits in Riverton.
  • Route 126 reaches both TRAX lines. Route 219 runs on Redwood Road.
  • Both routes run weekdays only, about hourly.
  • The Draper FrontRunner station is about 8 minutes away. The ride to Salt Lake Central takes about 26 minutes.
  • Under 1 in 100 Riverton workers ride transit.

Do not buy a home counting on a train line that is not built. Routes and times change, so check the schedule before you ride.

Airports

Does Riverton have an airport?

Short answerNo. Salt Lake City International is about 29 minutes north.

Riverton has no airport. Salt Lake City International (SLC) is the main airport. It is about 21 miles from City Hall, about 29 minutes by car. Provo Airport (PVU) is about 31 miles south, about 36 minutes.

Highlights

  • No airport inside Riverton.
  • Salt Lake City International is about 21 miles and 29 minutes away.
  • Provo Airport is about 36 minutes south.
  • Leave extra time at rush hour and in a storm.

Utilities and getting set up

Who do I call to set up utilities in Riverton?

Short answerCall the city Utility Billing office first. It handles water, secondary water, and garbage. Sewer, power, and gas come from separate companies.

Riverton splits your setup between the city and a few companies. Start with the city’s Utility Billing office in Room 112 at City Hall, 12830 South Redwood Road. The phone is 801-208-3133. The office is open Monday to Thursday, 8 a.m. to 6 p.m., and Friday, 8 a.m. to 5 p.m. You need an application and the settlement statement from your closing. Renters ask the landlord. For a newly built home, the builder signs up for water so the meter can be set.

Two lines

Water

The city sells two kinds of water. Culinary water is for drinking and the house. Secondary water is a separate pressurized line for the yard. Jordan Valley Water Conservancy District sells the city its drinking water wholesale. Not every address is the same. The city says some places get culinary or secondary water from another provider, so confirm who serves the home. The state requires every secondary water connection to be metered by 2030, and the city is finishing its meters.

Billed by the district

Sewer

The sewer district used to be named South Valley Sewer District. It changed its name to Jordan Basin Improvement District in June 2024. It bills monthly, mailed on the 1st and due on the 25th. Tell the district within 15 days of a change of owner. Its water reclamation plant is in Riverton.

On the city bill

Garbage and recycling

Waste Management picks up trash weekly, and recycling every other week on the same day. The city also gives residents Trans-Jordan landfill passes and glass recycling. Details are on the city site.

Power and gas

A state map shows Rocky Mountain Power at the city center. Enbridge Gas Utah supplies natural gas. Both bill apart from the city. Set up both when you take the keys.

What the bills cost

These are the city’s rates for 2026 to 2027. The city says water rates rose because of inflation, higher wholesale water costs, and one-time money running out.

BillAmountWhat to know
Drinking water$8.00 a month baseThen you pay by use per 1,000 gallons: $3.85 up to 5,000, $6.75 up to 15,000, $7.30 up to 25,000, and $8.95 above that.
Secondary water$3.05 a month basePlus a flat charge by lot size: $23.62 up to a quarter acre, $27.97 to a third, $34.99 to a half, $42.83 to 0.74 acre, and $49.86 at three-quarters of an acre and up. The city may change this once it has usage data.
Garbage and recycling$15.50 a monthFor one garbage can and one recycling can, since July 1, 2026. A second garbage can is $9.25, and a second recycling can is $7.25.
Sewer$35.00 a monthFor most single homes. Confirm with the district for your address.

The city gives a discounted water rate to residents who qualify for the county’s Circuit Breaker tax relief. That relief is for people over 65, with income limits.

Police and fire

Riverton has its own police department at 12810 South Redwood Road, beside City Hall. It took over from the Unified Police Department on July 1, 2019. The department is paid through the Riverton Law Enforcement Service Area. The non-emergency dispatch line is 801-840-4000.

Unified Fire Authority runs three fire stations in the city. Station 120 is at 13000 South 2700 West. Station 121 is at 4146 West 12600 South, and Station 124 is at 12662 South 1300 West. Internet and cell

What internet can I get in Riverton?

Short answerCable and several fiber companies report service. Check the exact address, because service changes from street to street.

The state broadband map shows cable and several fiber companies reporting service in Riverton. At the Riverton spot checked, Xfinity cable and CenturyLink were reported. Fiber from UTOPIA, Google Fiber, CenturyLink, Quantum Fiber, and SenaWave was reported too. I list who reports service, not speeds or prices.

Google Fiber has a license to build in city rights-of-way. The City Council approved it on December 14, 2021, and the city keeps a map of where it has built. Areas tied to an apartment complex, a private road, or shared property are not built unless the owner makes a deal with Google Fiber.

That is what the companies report, not a promise for a given house. Service can change from one street to the next. For cell service, look at each carrier’s own coverage map for the address.

Highlights

  • Xfinity cable and CenturyLink were reported at the spot checked.
  • Fiber from five companies was reported there.
  • Homes on private roads may be left out of a fiber build.
  • Service can change from one street to the next.
  • Look up any address on the state broadband map or the federal one.

Straight talk. Work from home? Check the internet at the exact address before you make an offer. It takes five minutes.

Source: the Utah Broadband Center provider data (edited October 1, 2026), one spot checked in the city. Fixed wireless and satellite may also be reported.

After you move

What do I need to do after I move to Riverton?

Short answerStart the utilities, get a Utah driver license, register your car within 60 days, and get an emissions test.

Moving day is only the start. Here is the short list for your first 90 days in Riverton, in a sensible order.

  1. Turn on the utilitiesCall City Utility Billing at 801-208-3133 for water and garbage, and the sewer district at 801-571-1166. Then set up Rocky Mountain Power and Enbridge Gas Utah. Do this a week before you move in.
  2. Get your Utah driver licenseThe South Valley Driver License office is at 14555 South Minuteman Drive in Draper. You take a written test, and maybe a driving test. The fee is $52 for ages 21 and up, and $39 for 20 and under.
  3. Register your carUtah gives you 60 days after you make a permanent home here. The DMV office is at 14555 South Minuteman Drive too. Pass the emissions test first. A car that is new to Utah needs a quick VIN check.
  4. Get an emissions testSalt Lake County requires one. See the box below.
  5. Register to voteDo it online at vote.utah.gov, or in person with ID.
  6. Sign up the kids for schoolConfirm the school for your address with Jordan School District, then register.
  7. Check the primary home tax breakIt can cut the tax on the home you live in. The taxes topic has the rule.

The emissions test

Salt Lake County is one of five Utah counties that require an emissions test. Davis, Utah, Weber, and Cache are the others. A car less than six years old is tested every two years. An older car is tested every year. Electric cars are exempt. A passing test counts for 60 days, and you test no more than two months before your registration is due.

Stations set their own prices. The county also adds a $3.00 air pollution fee when you register a car in Salt Lake County. The county is reviewing changes to its rule, but they are not in force. Check the county page for the current rule.

Quick facts

  • 60 days to register a car after you make a permanent home.
  • Salt Lake County requires an emissions test, every two years for newer cars.
  • The driver license and DMV offices are both at 14555 South Minuteman Drive in Draper.
  • The county offices are at 2001 South State Street in Salt Lake City.

A river trail on the east edge, a rodeo in June, a big open-air shopping district on the west side, and ski lifts about 35 minutes away.

Outdoor recreation

What is there to do outside?

Short answerRiverton has 33 city parks and a paved river trail. Most of it is flat and close to home, and the big mountain trails are a drive away.

Riverton's outdoors is mostly flat and close to home. The city counts 33 parks, more than 540 acres of green space, and over 4,200 trees it looks after. The Jordan River runs along the east edge. The big mountain trails are a drive away. The city, the county, and UDOT each run a piece of the trail system.

  • Jordan River Parkway~5 min
  • Intermountain Riverton Hospital~8 min
  • Draper FrontRunner~8 min
  • Mountain View Village~8 min
  • Western Springs Park~10 min

The Jordan River Parkway

The parkway is a paved trail that follows the river. The city says it links 45 miles through Salt Lake County, and it carries on to Utah Lake and the Great Salt Lake. About 1.75 miles of it lie inside Riverton, along the east edge, and more runs just across the river. Riverton has two ways on. One is Roi Hardy Park at 12400 River Vista Drive. The other is the Riverbend Trailhead at 12765 S 1125 W. Roi Hardy Park also has a nature boardwalk just north of it, a playground, and two reservable pavilions.

Riverton City Park and the Old Dome

Riverton City Park is the flagship park, at 1452 W 12600 S. It reopened in 2015 after a big renovation and covers 31 acres. It is open every day, 6:30 a.m. to 10 p.m. It has eight pickleball courts, two tennis courts, and a four-hoop basketball court. It also has three playgrounds, a skate park, a splash pad, sand volleyball, and a walking path. Two pavilions can be reserved, a large one and a small one, and there are three mini shelters. Dogs must be on a leash.

The Old Dome Meeting Hall stands at the park entrance. It opened in 2015 and copies the domed church that was built on Redwood Road at 12800 South. Richard Kletting designed that church. He also designed the Utah State Capitol and the old Saltair pavilion. Work began in 1899, and the church was torn down in 1940. The dome is now part of the city logo. The hall is open to visit on Monday to Wednesday afternoons, and it can be reserved Thursday to Saturday. Its museum keeps the original stained glass windows and an organ from the old church, and the exhibits change through the year. Bookings are made in person, more than 30 days ahead.

The Riverton Rodeo Arena sits next to the park, at 12800 S 1300 W. The city owns it. Town Days is the big event there, and the Events topic tells that story.

More parks, ponds and pools

Centennial Park, at 13000 S 2700 W, has 18.9 acres. It has three ball fields, three large fields for soccer, football and lacrosse, and a pavilion. The CR Hamilton Sports Complex covers 30 acres at 3700 W 13800 S, with six ball fields, four football fields, and a walking path. A reservable indoor hall for up to 100 people sits inside it.

The Danny R. Crump Fishing Pond is at 3250 W 13680 S, beside Old Farm Park. It is open every day, 7 a.m. to 10 p.m. The season usually runs from mid April to mid October. Western Springs Park, at 4570 W Goshute Drive, has about 20 acres, a splash pad, a sledding hill when there is snow, and a pavilion. The city took it over from Salt Lake County in 2017.

Riverton has three city splash pads, at Riverton City Park, Western Springs Park, and Old Farm Park. They run from Memorial Day to Labor Day. Old Farm's is closed for all of 2026 for repairs. The South County Pool, which Salt Lake County runs, is also closed for 2026. The county says it reopens on Memorial Day weekend 2027. Check the county before you plan around it.

Trails beyond the river

The Welby Jacob Canal Trail is planned as a short path, about three quarters of a mile, from 13200 South to 13800 South. UDOT's plan shows a bridge over 13400 South. The city also lists the Midas Creek, Rose Creek, Mountain View, and Western Springs trails. Some are still being joined up. For hills, Salt Lake County's Rose and Yellow Fork Canyon area in the Oquirrh foothills has trails for hiking, running, biking and horses. Its trailhead is about 22 minutes from City Hall.

Highlights

  • 33 city parks and more than 540 acres of green space.

The canals are why the town exists

About 53 percent of short-term tests in ZIP 84065 came back at or above the action level. The county rate was about 33 percent. A test costs little compared with the home. The home checks topic has the other checks.

The Mountain View Corridor is due for a rebuild

UDOT is designing a freeway along SR-85 through Riverton. In August 2026 it said the next phase of building begins in 2027. If you look at homes near it, ask how the plan could change the traffic and the noise on that street. The traffic topic has the detail.

Buy rodeo tickets early

The city says to buy Town Days rodeo tickets early. If you move here in spring, mark the date. Check the city’s Town Days page for the current schedule, because it changes each year. The events topic has the usual calendar.
