What two-story homes mean in Riverton

The two-story is the workhorse of Riverton. When the city filled in through the 1990s and 2000s, the standard new home was a two-story, and that build dominates the central band between Redwood Road and Bangerter Highway, the city's biggest growth wave and the band that holds the biggest share of its homes. The newer west bench from Bangerter out to the Mountain View Corridor kept the pattern going into the 2010s and 2020s, mixing two-story single-family plans with townhomes near Mountain View Village. If you are shopping a wide stretch of the Riverton market, you are mostly shopping two-story homes on established suburban streets.

The appeal is straightforward: a two-story stacks the square footage, so it buys more bedrooms upstairs on a smaller footprint than a single-level home with the same finished space. The standard plan puts most or all of the bedrooms on the upper floor, the living and the kitchen on the main, and the garage out front. On the Wasatch Front a two-story often sits over a basement as well, since the deep valley frost line sends foundations down anyway, which can add a third usable level. Not every Riverton home has one, though, so confirm the lower level on the listing rather than assuming it.

The trade-off is the stairs, and it is worth being honest about. A two-story puts the bedrooms a flight up and, where there is a basement, the lower level a flight down, so daily living runs vertical. If you want everything on one level, the single-story page is the place to go. And if you want a two-story on a bigger parcel with room for a shop, a trailer, or animals, the older east side and the larger legacy lots on the southeast toward Bluffdale are where the room is, with the horse-property page as the next stop for zoning and acreage.

Whole-home prices cover the full Riverton range. The U.S. Census puts the typical Riverton home value at about $592,700 (ACS 2020-2024). Prices vary inside the city, mostly by the age of the home, and the larger-lot two-stories toward Bluffdale sit toward the top of the range. Earlier in the process than show me listings? What you are really buying in a two-story

  • Bedrooms up top: the standard plan stacks most or all of the bedrooms on the upper floor, with the living and kitchen on the main. Daily living runs up and down the stairs, so walk them before you offer.

  • More room on a smaller footprint: stacking the square footage means a two-story fits more finished space on a tighter lot than a single-level home of the same size, which is why it dominates the newer subdivisions.

  • Basement: confirm, do not assume: many Wasatch Front two-stories add a finished or finishable lower level, but not every Riverton home has one. Count what is actually finished on the listing.

  • Younger systems in the newer bands: the central 1990s-2000s and west-bench two-stories carry newer roofs, furnaces, and panels than the oldest east-side stock. The newest west-side builds are younger still.

Where the two-story homes actually are

Two-story homes turn up across Riverton, but the volume clusters in a clear pattern, read by era along the city's three north-south roads: the central subdivision band, the newer west bench, and the current new construction. Here is where to look.

The central 1990s-2000s subdivisions

Between Redwood Road and Bangerter Highway sits the deepest pool of two-story homes in the city. The two-story was the standard new home of Riverton's biggest growth wave here, on streets threaded with schools and parks in the most filled-in part of the city. Systems here are generally younger than the older east-side ramblers.

The west bench by Mountain View Village

From Bangerter out to the Mountain View Corridor, the newest construction leans two-story, mixing single-family plans with townhomes near the Mountain View Village retail and office district at 13400 South. This is the newest stock with the smallest lots, trading yard for walkable retail and the city's freshest finishes.

The south edge toward Bluffdale

The quieter southern streets run down to the Bluffdale line, where larger legacy lots concentrate on the southeast side. A two-story here can pair upstairs-bedroom space with real elbow room, and the bigger-lot homes sit toward the top of the price range. Riverton and Bluffdale shop together, so the south edge feels close to both.

The older east and river side

Along Redwood Road near the Jordan River and the historic civic core, the oldest part of town leans rambler, but two-story homes surface here too, usually on the city's larger legacy lots. Two-stories here trade lot maturity and big trees for older systems you will want to date hard.

Larger legacy lots with room to spread

On the east side and the southeast toward Bluffdale, the city kept genuine large lots from its canal-and-farm past. A two-story on one of these parcels can come with space for a shop or outbuildings and, on some, secondary irrigation water. Confirm the lot lines and any animal rights on the specific parcel.

New construction on the west fringe

Out west, where most of Riverton's remaining open land sits, the active building leans two-story, mixing single-family plans with townhomes. On a new build you can often pick the plan and the basement finish before the foundation is poured, if you are willing to wait. Check which builders are selling when you shop.

Before you tour: what to actually check

How finished the basement is: fully finished, partly done, or unfinished changes the real usable square footage and the price. Confirm what is complete rather than counting the listing's total footage as livable, and remember a basement is not guaranteed here.

Bedroom split: most two-stories stack the bedrooms upstairs, but some put a primary or a guest room on the main. Check the plan if you need a main-floor bedroom.

Stairs and daily flow: walk the stairs to the upper floor and, where there is one, down to the basement in person. Daily living runs vertical in a two-story, and the railing, rise, and turn matter more than they read on paper.

Era and systems: a central or west-bench two-story carries younger systems than an older east-side rambler, but still date the roof, furnace, water heater, and panel. A new build needs the actual city and lot lines verified independently.

Lot, view, and direction: see which way the home faces. The Oquirrhs sit to the west and the Wasatch to the east across the valley, and on a west-bench parcel check whether future building could block a view. Confirm proximity to Bangerter and the Mountain View Corridor before you offer.

Utilities and water: Riverton City runs culinary and secondary water; power is Rocky Mountain Power and gas is Enbridge Gas Utah. On a larger east or southeast lot, confirm the secondary irrigation hookup on the parcel.

Quick answers

Two-story shopping, answered

Because the two-story was the standard new home when the city filled in. Riverton grew most through the 1990s and 2000s in the central band between Redwood Road and Bangerter Highway, and most of that growth went up as two-story homes. The newer west bench toward the Mountain View Corridor kept the pattern going into the 2010s and 2020s, mixing two-story single-family plans with townhomes, so it is the most common floor plan on the market here.

Sometimes, but do not assume it. Many homes on the Salt Lake Valley floor sit over a full basement because the frost line is deep, but not every Riverton home has one. A two-story may be two levels on a slab or three levels with a finished or unfinished basement below. Confirm the lower level and its finish on the listing, because it drives both the usable square footage and the price, and I am happy to read the floor plan with you.

Often, on a price-per-finished-foot basis. A two-story stacks the square footage, so it fits more bedrooms on a smaller footprint, and the roof and foundation span a tighter footprint than a single-level home with the same finished space. Where a basement is present, the two-story can add a third usable level. The trade-off is stairs and vertical daily living. Whole-home prices still cover the full Riverton range, and the U.S. Census puts the typical Riverton home value at about $592,700 (ACS 2020-2024). The single-story page covers the one-level option.

On the west bench, from Bangerter out toward the Mountain View Corridor and Mountain View Village, where most of the city's remaining open land sits. The newer construction there leans two-story, mixing single-family plans with townhomes, and the lots run smaller than the older east-side stock. Riverton is more filled in than neighbors like Herriman and Bluffdale, so check which builders are selling when you shop. The live listings above are the honest count on any given week.

Yes, on the older east side near the Jordan River and the larger legacy lots on the southeast toward the Bluffdale line, where the city kept genuine large parcels from its canal-and-farm past. A two-story on one of these lots can come with room for a shop or outbuildings and, on some parcels, secondary irrigation water. Confirm the lot size, the zoning, and any animal rights on the specific parcel with the city. The horse-property page covers the large-lot and animal-zoning side.

Tell me the budget, the part of town, and how many finished levels you need, and I will connect you with a Riverton-area partner agent and flag matching listings as they go live. Want to compare against one-level options or a bigger parcel? The single-story page and the horse-property page are the next two stops, and I can walk the loan side with you at the same time.
