Overview

What is West Jordan like?

Short answerThe third-largest city in Utah, about 116,800 people in the southwest Salt Lake Valley, a river town with a flour mill that climbs about 1,000 feet to the Oquirrh foothills.

West Jordan fills the southwest part of the Salt Lake Valley. About 116,800 people live here, by the 2025 Census estimate. That makes it the third-largest city in Utah. The city covers about 33 square miles. Taylorsville and Kearns sit along its north edge, and South Jordan is to the south. The Jordan River runs along its east side.

The ground climbs as you go west. City Hall is at about 4,380 feet. The river end is near 4,270. The west edge, in the Oquirrh foothills, reaches about 5,300. That is a climb of about 1,000 feet inside one city. Homes get newer as you go west. The real estate topic shows what that means for the homes.

The population has been about flat since 2020. The Census counted 116,961 people then, and the 2025 estimate is 116,812. Little open land is left in the east and middle. The newest building is on the far west side. The new construction topic has the list.

A river town with a mill

Settlers began farming along the river around 1850. Archibald Gardner, a Scottish immigrant, built a flour mill here in 1853. Logs for it were hauled from Bingham Canyon. A larger mill replaced it in 1877. Nancy Long bought the empty mill in 1979, and Archibald’s Restaurant opened inside it in 1990. Today it is Gardner Village. The entertainment topic tells you what to see there.

Pioneer Hall, once called the Old Rock Church, was dedicated in 1867. It has red sandstone walls three feet thick. For years it was the main church, school and theater of the area. A sugar factory opened here in 1916 and ran for decades, turning valley beets into sugar. The Canyon View Credit Union Community and Arts Center stands where it was.

West Jordan became a city on January 10, 1941. It covered 9.6 square miles and had about 2,000 people. The big growth came from 1970 to 2009. Mining waste from Bingham Canyon, in the Oquirrh Mountains, once washed down Bingham Creek to the river. The before you buy topic says what that means for a home today.

Schools changed too. In 2009 the east-side cities formed Canyons School District. West Jordan stayed in Jordan School District. The schools topic has the details.

The plan for the future

The city adopted its General Plan on June 28, 2023. The city’s housing rule aims for 77 percent single-family homes and 23 percent multi-family homes, such as apartments. At the end of 2023 the city counted 73 and 27. So new apartments face limits, except near the train stations and for a few special kinds of housing.

Highlights

  • About 116,800 people, by the 2025 Census estimate. The third-largest city in Utah.
  • City Hall at about 4,380 feet. The city climbs about 1,000 feet from the river to the west edge.
  • Settled along the river around 1850. Gardner’s mill dates to 1853, and the larger mill to 1877.
  • A city since January 10, 1941, with the big growth from 1970 to 2009.
  • Downtown Salt Lake City is about 20 minutes north, and the Silicon Slopes offices in Lehi about 20 minutes south.

Climate and weather

What is the weather like in West Jordan?

Short answerHot, dry summers, cold winters with steady snow, and mild spring and fall. July highs are near 94°F and January lows near 25°F.

West Jordan has four true seasons. Summers are hot and dry. Winters are cold, with steady snow from November through March. Spring and fall are mild. No weather station inside West Jordan has official normals. These numbers come from two NOAA stations nearby. Temperatures and freeze dates come from the Draper Point of the Mountain station, about 8 miles south-southeast. Snow and rain come from the Salt Lake City airport, about 12 miles north.

The two stations agree within about a degree on temperature. The west side of West Jordan sits several hundred feet higher than both. It runs a little cooler and catches a little more snow. No station measures how much.

Spring

Highs 56 to 74°F

Mild and changeable, with snow still possible in March. The last freeze usually comes around April 18.

Summer

Highs 85 to 94°F

Hot, dry days, with nights in the high 50s and 60s. About 78 days a year reach 90 or more.

Fall

Highs 51 to 81°F

Warm early, crisp late. The first freeze usually comes about October 22.

Winter

Highs 40 to 45°F

Real winter, with January the snowiest month and nights near 25.

Month by month

These are the normal highs and lows for each month. The summer nights cool off. A normal July night drops to about 66°F.

Rain and melted snow add up to about 15.5 inches a year at the airport. April is the wettest month, with about 2.2 inches. July is the driest, with about 0.5.

Frost dates matter if you garden. At the Point station, the last spring freeze is usually around April 18. The first fall freeze comes around October 22. That leaves about 185 frost-free days. The airport runs a little warmer at both ends, with a last freeze near April 8 and a first near October 31. West Jordan sits between the two stations in height, so its dates fall between theirs. Gardeners on the higher west side should plan on the Point station’s dates.

Highlights

  • A normal January day: high 40°F, low 25°F.
  • A normal July day: high 94°F, low 66°F.
  • About 15.5 inches of rain and melted snow a year. April is the wettest month and July the driest.
  • Last spring freeze about April 18. First fall freeze about October 22. About 185 frost-free days.
  • The west side runs a little cooler and catches a little more snow, with no station to measure it.

Good to know. The river end of West Jordan and the west edge are about 1,000 feet apart in height. Ask which part of the city a home is in, because the spring and winter can feel different.

For the day to day side, see West Jordan on The Local.

Snow

How much snow does West Jordan get?

Short answerAbout 52 inches in a normal year, mostly November through March. The higher west side catches a little more.

West Jordan gets about 52 inches of snow in a normal year. That is close to Bountiful, and less than Logan or Tooele. Most of it falls from November through March. This number comes from the Salt Lake City airport, the nearest station with snow normals.

West Jordan51.9 in
Bountiful52.4 in
Logan61.5 in
Tooele75.3 in

Source: NOAA climate normals, 1991 to 2020, the weather station in each town. West Jordan uses the Draper Point of the Mountain station for temperatures and the Salt Lake City airport station for snow.

January is the snowiest month, with about 12.7 inches. December brings about 12.1 and February about 10.7. November adds about 7, March about 6, and April about 3. October and May get only a trace. No snow falls from June through September.

Winter brings about 35 inches of the total, spring about 9, and fall about 7.5. Snow cover is short. At the airport, the ground holds an inch of snow or more on about 45 days a year.

The west side of West Jordan is up to 1,000 feet higher than the river end. It catches a little more snow. No station measures it, so I will not give a number.

Highlights

  • About 52 inches a year at the airport station.
  • January is the snowiest month, then December and February.
  • No snow falls from June through September.
  • The ground holds an inch or more on about 45 days a year.
  • The west side catches a little more. There is no official number.

Good to know. The airport number is not your snow number. Ask what a street is like after a storm, especially on the higher west side.

Summer temperatures

How hot does West Jordan get in summer?

Short answerJuly highs average about 94°F, with about 78 days a year at 90°F or hotter and about 13 at 100°F or hotter.

Summers are hot and dry. A normal July afternoon reaches about 94°F, which is the warmest of the four towns below. Nights fall to about 66°F, so the house cools off slowly. June is milder, with highs near 85°F. August is close to July, near 92°F.

Average July high

Hot days are common. In a normal year, about 78 days reach 90°F or hotter. About 13 days reach 100°F or hotter. The Point station counts more of these hot days than the airport, but its nights are cooler.

The hot stretch

July and August highs sit in the low 90s. June runs about ten degrees cooler.

Warm nights

A July night drops to about 66°F at the Point station.

Dry air

July is the driest month, with about half an inch of rain. August is dry too.

Highlights

  • A July high of about 94°F.
  • About 78 days a year reach 90°F or hotter.
  • About 13 days a year reach 100°F or hotter.
  • July nights fall to about 66°F.

Summer is also a season for poor air. The air quality topic below has the numbers.

Wind

Is West Jordan windy?

Short answerSpring brings gusty days, but there is no official West Jordan gust figure to quote.

Spring brings gusty days to the Salt Lake Valley, and West Jordan has them too. I have no official wind figure for West Jordan, so this topic gives no gust number rather than a guess.

What I would do is learn how a home sits on its lot. A home on the open west side has less cover than one on an older street with mature trees. Look at the roof, the fences and the trees. Ask the neighbors what the last big wind did.

Open ground

Homes on the open west side have less cover than the older, tree-lined streets.

On a tour

Look at the roof, the fences and the trees. Ask how the home fared in the last big wind.

Spring

Gusty days are common in spring. Plan to visit then as well as in summer.

Highlights

  • There is no official West Jordan gust figure, so none is given here.
  • Spring brings the gusty days.
  • Ask about the roof, fences and trees on any home on open ground.

Straight talk. Wind is easy to miss in a daytime showing. Visit a home on a breezy evening and ask the neighbors what the last big wind did.

Air quality and inversions

Does West Jordan get inversions?

Short answerYes, in winter. Summer ozone brings poor air days too, and EPA still lists the county as Serious for ozone.

Yes, West Jordan gets inversions. An inversion is when cold air gets trapped in a valley under a lid of warmer air. On calm winter days, haze builds in that trapped air. A storm usually clears it out. Summer ozone brings poor air days too.

Winter haze

The air quality index starts at 0. A reading of 50 or less is good. Above 50 is moderate, and above 100 is unhealthy for sensitive groups. This table counts December through February days over 50 in Salt Lake County.

WinterDays above 50
2024 to 202546 of 90
2025 to 202642 of 90

Source: EPA AirData, daily air quality index for Salt Lake County. The county figure uses the worst monitor of the day. It is not a West Jordan reading.

Summer ozone

Ozone is a gas that forms on hot, sunny days. In 2025, Salt Lake County had 15 days that were unhealthy for sensitive groups and 1 that was unhealthy for everyone. Fourteen of those 16 poor days were ozone days, between May and early September.

Dust from the Great Salt Lake

The Great Salt Lake has shrunk, and that leaves bare lake bed that can blow. The state says dust storms off the lake reach the whole Wasatch Front on some spring and summer days. The state gives no West Jordan count.

What the EPA says

Salt Lake County is in the Northern Wasatch Front area for the 2015 ozone standard. EPA lists the area as Serious, so it does not yet meet that standard. For fine particles, called PM2.5, EPA ruled that the Salt Lake City area meets the standard. That took effect on December 19, 2025. The area is now a maintenance area, with a plan to keep it that way.

Highlights

  • Winter days over 50 were 46 of 90 in 2024 to 2025 and 42 of 90 in 2025 to 2026.
  • In 2025, 14 of the 16 poor air days were summer ozone days.
  • Salt Lake County is in the ozone area EPA lists as Serious.
  • For fine particles, the Salt Lake City area has been a maintenance area since December 19, 2025.
  • Lake dust reaches the whole Wasatch Front on some days.

Here is what I would do. Check the air each day on the state’s air quality site, the way you check the weather. If air matters to you, visit during a gray winter stretch and a hot summer afternoon before you buy. Car emissions tests are part of the same story. The first 90 days topic covers the test.

Homes and money

What it costs, what you can buy, where homes sit, and what to check.

Cost of living

Is West Jordan affordable?

Short answerHousing is the big cost. The glance box at the top of this page shows the latest typical home value. Police and fire are paid from the city property tax.

Housing is the big cost in West Jordan. The glance box at the top of this page shows the latest typical home value, from the U.S. Census. I do not quote a cost-of-living index for the city, because no single index settles it. Taxes, city bills, and car fees follow public rules, and the next topics walk through them.

West Jordan runs its own police and fire departments and pays for them from the city property tax. So the city line on your tax notice is one worth reading. City water, sewer, trash, storm drains, and street lights come on one city bill.

Housing

Mostly single-family homes, plus townhomes and apartments. The glance box shows the latest typical home value.

Property tax

Salt Lake County averages about 0.55% of a home's value a year. A primary home is taxed on 55% of its value.

City bill

Water, sewer, trash, storm drains, and street lights are on one city bill. The utilities topic has the 2026 amounts.

Car fees

Utah charges a yearly fee based on the age of your car. Most cars also need an emissions test in Salt Lake County.

Home age

The median home was built in 1995, and 47% were built from 1990 to 2009.

Taxes

What taxes will I pay in West Jordan?

Short answerSales tax is 7.45%. A primary home is taxed on 55% of its value, and the city adopted a property tax increase in 2026.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. The city also adopted a property tax increase in 2026, so that gets its own block below.

TaxRateWhat to know
Sales tax7.45%The full rate in West Jordan, set by the Utah State Tax Commission, in effect from October 1, 2026.
Groceries3.00%Food from the grocery store is taxed at a lower rate.
Restaurant meals8.45%Prepared food carries a higher rate.
State income tax4.45%One flat rate for everyone, for tax years starting in 2026.
Property taxAbout 0.55%The Salt Lake County average for 2025, as a share of a home's market value. Your own bill depends on your tax area.

The city tax went up in 2026

West Jordan held a Truth in Taxation hearing on August 11, 2026. That is a public hearing Utah requires before a city collects more than its certified rate. The certified rate is the rate that brings in the same money as last year. The city adopted a rate above the certified one on August 25, along with its 2027 budget. It said the extra money covers fuel for the city fleet and computer security costs.

The certified rate had dropped because home values rose. City staff said that drop did not necessarily mean lower taxes. This was the city's fourth Truth in Taxation hearing in a row. If you compare West Jordan with a nearby city, look at a full tax bill for a real home in each.

What else is on the bill

Police and fire are city departments, so they are paid from the city rate. Most of the city is in Jordan School District, and a small northwest area is in Granite School District. Salt Lake County and the county library are on the bill too. So are two water districts, Jordan Valley and Central Utah, and a mosquito district. A few areas add a sewer, parks, or neighborhood district. The tax area code on a notice tells you which ones apply to a home.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value. Second homes and nightly rentals are taxed on all of it. Look at your tax notice for the primary home line to see that the break is applied.

From January 1, 2027, state law makes an application for the break mandatory when ownership changes. If you buy after that date, put it on your first-month list. Your value notice comes at the end of July, and your tax notice comes around November.

Car fees

Your yearly car fee depends on the age of the car. It runs from $150 for a 2024 to 2026 model down to $10 for a 2014 or older one. Salt Lake County also adds a $3 air pollution fee when you register. Most cars need an emissions test first, and the first 90 days topic has the steps. The utilities topic has the city bills for water, sewer, and trash.

Highlights

  • Sales tax is 7.45%. Groceries stay at 3.00%.
  • 4.45% flat state income tax for 2026.
  • The city adopted a rate above the certified rate on August 25, 2026.
  • A primary home is taxed on 55% of its value.
  • Property tax averages about 0.55% in Salt Lake County.
  • Your value notice comes at the end of July. Your tax notice comes around November.

Good to know. From January 1, 2027, a new owner has to apply for the primary home exemption. If you buy after that date, ask your agent about it at closing.

Real estate overview

What do homes cost in West Jordan?

Short answerPrices move. The glance box at the top of this page shows the latest typical home value. The median home was built in 1995.

The glance box at the top of this page shows the latest typical home value for West Jordan, from the U.S. Census. That number is what owners think their homes are worth, averaged over five years. It is not a sale price. So price any home against recent sales of homes like it nearby.

West Jordan is a city of single-family homes. By the Census count, about 71% of homes are houses on their own lots. About 9% are townhomes or other attached homes, and about 15% are in buildings of five or more units. Another 2% are mobile homes. Homes are roomy, with a median of 7.2 rooms.

About 77% of homes are owner-occupied. Almost none are counted as seasonal, so West Jordan is a year-round city. The city has its own housing rule. It aims for 77% single-family and 23% multi-family units. At the end of 2023 it counted 73% and 27%. So new apartments face limits outside the areas around the train stations.

Know the age of the home before you trust the average

The median home was built in 1995. That average mixes three building eras, and a home from each one lives differently. Judge every home by its lot, its age, and its street.

The 1970s and 1980s

About 32% of homes. Ramblers and split-entries on the older streets, toward the east. Ask how old the roof, furnace, electrical panel, and sewer line are.

The 1990s and 2000s

About 47% of homes, the biggest share. Two-story subdivision homes fill much of the middle and west. The systems are younger, so there are fewer aging parts to check.

The newest homes

About 16% of homes were built from 2010 on. Most sit on the west side, past the Mountain View Corridor, on land that climbs toward the foothills.

What to check on any home

The school boundary for the address, the tax area on the parcel, and who supplies the water. Most homes get city water. A few areas are served by Kearns Improvement District or another district.

Ask me how fast homes like the one you want are selling right now. A partner agent I trust in Salt Lake County can walk through recent sales with you. Prices shift through the year, so a number from last season can mislead. Be ready to act on a well-priced home, but never let anyone rush you.

Neighborhoods and communities

Where in West Jordan should I look for a home?

Short answerThink in six bands from east to west. The city gets newer and higher as you go.

West Jordan climbs from the Jordan River on the east to the Oquirrh foothills on the west. The land rises about 1,000 feet, from about 4,270 feet on the river to about 5,300 feet at the west edge. The city gets newer and higher as you go west. The areas below run from east to west.

  • The river endGardner Village, the old town, and the river trailAbout 4,290 to 4,350 feetThe oldest ground in the city. Gardner Village, Pioneer Hall, the Historic Gardner train station, and Conservation Garden Park are here. Light industry runs along 1300 West, and the Jordan River Parkway follows the water.
  • The civic centerAlong Redwood RoadAbout 4,350 to 4,400 feetCity Hall, Veterans Memorial Park, and the City Center train station are here, with Brookside and Sugar Factory Road nearby. The streets are mostly from the 1970s and 1980s.
  • The middle band2200 West to Bangerter HighwayAbout 4,400 to 4,600 feetWest Jordan High, Mountain View Golf Course, and the hospital are here. So are Edenbrooke, Meadow Green, and Jordan View Estates, where lots are an acre. Bingham Creek crosses this band, which matters for the home checks below.
  • Bangerter to 4800 WestJordan Landing and the airportAbout 4,550 to 4,730 feetJordan Landing, South Valley Regional Airport, Welby, and Wood Farms sit here. Welby is an old place name near 9000 South and 4000 West. It is beside Bangerter Highway, not up on the slopes.
  • 4800 West to the Mountain View CorridorCopper Hills and Cobble CreekAbout 4,720 to 4,860 feetCopper Hills and Cobble Creek, where the zoning record shows lots of 12,000 square feet. Oquirrh Shadows is at the north end, with small lots and twin homes.
  • West of the Mountain View CorridorThe newest groundAbout 4,900 to 5,300 feetJordan Hills Villages, Oquirrh West, Bluffs at Oquirrh, and Dry Creek Highlands are here. This is the far west, up against the foothills. Most of it is in planned communities, which the city zones as P-C.

Lot sizes follow the zone. The city's own list of 431 recorded subdivisions shows that most lots are 8,000 to 10,000 square feet. The zones R-1-8 to R-1-12 set lots of 8,000 to 12,000 square feet. About 45 subdivisions are rural, with half-acre lots (RR-.5) or one-acre lots (RR-1). Zoning can differ by street, so check each address with the city.

Each property may have one accessory dwelling unit, or ADU. That is a second small home on the same lot. A detached one is allowed only on lots over 10,000 square feet. The city also bans street parking when snow is on the ground, from November 1 to April 30. Boats, trailers, and RVs cannot park on the street at all. If you own an RV, look for a home with room for it.

  • Most lots are 8,000 to 10,000 square feet. About 45 subdivisions have half-acre or acre lots.
  • Jordan Hills Villages and Dry Creek Highlands are far west, past the Mountain View Corridor.
  • A detached ADU needs a lot over 10,000 square feet.
  • No street parking in snow, November 1 to April 30, and no RVs on the street.

Zones and subdivisions come from the West Jordan zoning roster (May 2025) and the 2026 Planning Commission record. Elevations come from the U.S. Geological Survey. A home's school depends on its exact address, so check with the district.

New construction

Are there new homes in West Jordan?

Short answerYes, mostly on the west side. Dry Creek Highlands and the Southwest Quadrant hold the biggest plans.

The straight answer is yes, and most of it is on the west side. West Jordan still has big pieces of open land. The city's economic development page says about 4,600 acres are undeveloped. East of Bangerter Highway, new building fills single empty lots. West of the Mountain View Corridor, it is whole communities.

  • Houses and townhomesDry Creek Highlands (Ivory Homes)About 6600 to 6700 West, near 8700 SouthA planned community with tennis courts, a pool, and walking trails. Ivory plans 2,960 homes, with about 8 miles of trails and 100 acres of open space. The Planning Commission heard phases 6 to 10 on May 19, 2026.
  • PlannedThe Southwest QuadrantAround Jones Ranch Drive and 9000 SouthA planned area of about 1,700 acres that the city names as a growth area. Jones Ranch and Bellamy are two projects in it. Bellamy had its first plan hearing on August 4, 2026.
  • ProposedHighlands Landing NorthNear 7592 South 5490 WestA 14-acre piece. The plan would allow up to 8 homes an acre. The Planning Commission heard it on September 15, 2026. It went to a city council hearing on October 13, 2026.
  • Houses and townhomesOneleven (Edge Homes)Bacchus Highway and 7000 SouthHouses and townhomes on the far west edge, inside the city line. Edge lists a pool, a clubhouse, a dog park, and a tot lot. Its page showed no quick move-in homes in October 2026.
  • Townhomes and apartmentsTwo plans in the middle of the citySugar Factory Road and Jordan Loop LaneSugar Factory on the Creek Townhomes would sit on about 2 acres on Sugar Factory Road. The city council approved its rezone and development plan on July 28, 2026, and its site plan went to the planning commission on October 6. The Marlowe Apartments is a plan on Jordan Loop Lane. The planning commission approved its preliminary site plan on September 15, 2026.
  • HousesSmall projects on single lotsEast of Bangerter HighwayA few homes at a time, such as Lumina, with 12 lots, and Sandra's Place, with 6. These were on 2026 agendas. Several owners of acre lots have asked to rezone for smaller lots.

A project on an agenda is not a home for sale yet. The Planning Commission hears a plan, and the City Council votes on rezones. Plans change, so check what is actually for sale before you plan around a project.

Online home sites often blur the map. A search for new homes in West Jordan may fold in South Jordan, Herriman, Riverton, and Lehi. If a site shows dozens of new communities, it may be counting the whole region. Ask which city each address is in, and check the school boundary for it.

Highlights

  • Dry Creek Highlands by Ivory Homes plans 2,960 homes, far west. Edge Homes builds Oneleven at 7000 South.
  • The Southwest Quadrant is a growth area of about 1,700 acres.
  • Highlands Landing North went to a city council hearing on October 13, 2026.
  • East of Bangerter Highway, new building fills single empty lots.
  • A project on an agenda is not a home for sale.

Builders often cover the buyer agent fee, and your agent puts that in writing before you sign. Buying new works differently from buying a resale home, so read how it works before you tour.

Before you buy

What should I check before I buy a home here?

Short answerCheck the soil and flood maps, test for radon, and ask for city records on any lot near Bingham Creek.

Every town has its own list of things to check. None of these should scare you off. They are the questions I would ask about any home in West Jordan. A map or a test can answer each one for a single address, so check them one home at a time.

Check the map

The fault

The West Valley fault zone does not cross West Jordan. It ends about 2 miles north of the city. The Wasatch fault is about 7 miles east of City Hall. Small unnamed faults are mapped at the far west edge, in the foothills. Shaking from a big quake would reach the whole valley. Look up any lot on the state hazard portal.

Ask for the report

Soils on the west side

The state hazard layers cover the west side, from about 5400 West out. There they show collapsible soil, expansive soil, shallow groundwater, and a high radon hazard. A spot with no map result has simply not been mapped. On a west-side lot, ask for a geotechnical report, which is a study of the soil.

Check the map

The river bottoms

Low ground along the Jordan River can have loose, wet soil. In a strong quake, that soil can act like liquid, which is called liquefaction. The state’s 1994 liquefaction map for the county is a PDF, not a layer you can click by address. Ask for a geotechnical report on low ground. FEMA also maps flood zones along the river and Bingham Creek.

Ask for the records

Bingham Creek

Mining waste from Bingham Canyon washed down this creek long ago. The EPA cleaned up about 125 home yards in the middle and east neighborhoods, such as Jordan View Estates, Meadow Green, and Brookside. In 1998 the EPA ruled that no further action was needed. The city still guards the area through permits. For a lot near the creek, ask for the city records.

Test the home

Radon

Radon is a gas from the ground that you cannot see or smell. In 2019 state test data, 46.7% of short-term tests in ZIP code 84088 were at or above the fix-it level. In 84084 it was 40.3%, and in 84081 it was 31.3%. Salt Lake County was 33.2%. A test is the only way to know, so test every home.

Visit at different hours

Noise and what is next door

South Valley Regional Airport has one north-south runway for private and business planes. Homes near its north and south ends, about 4400 to 4600 West, sit under the flight path. Bangerter Highway and the Mountain View Corridor carry traffic. On the far west side, ask what the next phase of building puts behind your fence.

Also worth a look

  • Insurance: the state notes that a normal homeowner policy usually does not cover damage from ground hazards.
  • The law: Utah does not make agents check for ground hazards, so the check is yours to make.
  • Radon: ZIPs 84088 and 84084 ran above the county rate, so test every home.
  • The map: no mapping is not the same as no hazard. The state layers cover only the west side.
  • CC&Rs: some subdivisions have recorded rules. Read them before your deadline.

Ask me about any of these on a home you like, and I will tell you what the record shows. Your agent on the ground can set up the radon test and the inspection. The traffic topic covers the roads.

Financing your move

How do I pay for a home here?

Short answerGet pre-approved before you shop. USDA loans do not apply in West Jordan.

Sort the financing before the search. The best first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows what you can spend, and it makes your offer stronger.

Budget from a real tax bill, not a city average. The city levy, the school district, the county, and the water districts are all in your yearly tax. A lender can fold that into your plan. The type of home matters as well. Condo and townhome projects have their own rules, and those can change whether a unit qualifies for a loan.

New construction adds a timeline. On the west side, the build schedule and your loan timeline have to line up. Talk to a lender before you sign a build contract, not after.

One loan type does not apply here. USDA loans are for rural homes, and the USDA map shows every West Jordan point tested as ineligible. That includes City Hall and points on the west side. Conventional, FHA, and VA loans are the ones to look at.

Highlights

  • Get pre-approved first. It shows what you can spend and makes your offer stronger.
  • Budget from a real tax bill. Several levies are on it.
  • On a new home, the build schedule and loan timeline have to line up.
  • Condo and townhome projects have their own rules that can decide if a unit qualifies.
  • The USDA map shows every West Jordan point tested as outside the loan area.
  • The loan guides on this site explain each loan type in plain English.

How my dual role works. I am licensed in both real estate and lending. On any one purchase I take one role. Every role is disclosed, and you are always free to choose your own agent and your own lender. In West Jordan, a partner agent I trust does the work on the ground. Employment centers

Where do people work in West Jordan?

Short answerThe city has a real base of jobs, and most residents still drive out to work. Downtown Salt Lake City and the Silicon Slopes offices in Lehi are each about 20 minutes away. About 19 workers in 100 work from home.

West Jordan has a real base of jobs inside the city, and most residents still drive out to work. The Census counts about 63,300 working residents. About 34 in 100 of them work inside West Jordan. The other 66 in 100 work somewhere else. About 45,700 jobs sit inside the city, so around 24,000 people come in to work each day.

The average trip to work is 24.1 minutes (Census, 2020 to 2024). About 68 in 100 workers drive alone, and about 10 in 100 carpool. About 19 in 100 work from home. Fewer than 2 in 100 ride transit. Downtown Salt Lake City is about 20 minutes north. The Silicon Slopes offices in Lehi are about 20 minutes south.

Jobs inside the city

Big employers in West Jordan include Jordan School District, whose main office is here, and Holy Cross Hospital Jordan Valley. The City of West Jordan and the Salt Lake Community College Jordan Campus are on the list too. So are the retail stores at Jordan Landing and Amazon’s fulfillment center on Old Bingham Highway. SME Steel is at 5801 Wells Park Road, and the NOVVA data center campus is on Wells Park Road. I do not rank them. The hospital says it has 573 caregivers. I do not have counts for the others.

Salt Lake County as a whole had about 806,300 jobs in March 2026, up 1.2% in a year (BLS). The average weekly wage was $1,666. If you work from home, my guide for remote workers in Utah covers what to check before you move.

Highlights

  • The average trip to work is 24.1 minutes.
  • About 34 workers in 100 who live here also work inside the city.
  • About 45,700 jobs sit inside West Jordan.
  • About 19 workers in 100 work from home.

Healthcare

Is there a hospital in West Jordan?

Short answerYes. Holy Cross Hospital Jordan Valley is about 8 minutes from City Hall, with an emergency room open all day, every day.

Yes. Holy Cross Hospital Jordan Valley is at 3580 West 9000 South, about 8 minutes from City Hall. The main line is 801-561-8888. It is a CommonSpirit hospital with 172 licensed beds. Its emergency room is open all day, every day, and had 20,418 visits in the hospital’s 2025 fiscal year. CommonSpirit took the hospital over from Steward Health Care in 2023, so the older names, Jordan Valley Medical Center and Steward, are out of date.

The hospital lists labor and delivery and a 21-bed newborn intensive care unit. The unit is Level III, which is the level for very early or sick babies. It also lists a cancer center with radiation care, heart care with a catheterization lab, intensive care, bariatric surgery, and joint and back surgery. It has a certified stroke center and a rehabilitation unit.

Trauma centers are rated by level, and Level I is the most complete. The state list from May 2025 puts this hospital at Level III. One line on the hospital’s own page names a different level, so go by the state list.

Walk-in care

Urgent care

Schools and education

What schools serve West Jordan?

Short answerMost of the city is in Jordan School District. A small northwest area is in Granite School District. Check by address. I do not rate schools.

Most of West Jordan is in Jordan School District. A small area in the northwest is in Granite School District. Jim Bridger School, a Granite school for preschool to grade 6, sits at 5368 West Cyclamen Way. Jordan has 68 schools and 55,819 students across the west side of the valley, and its main office is in West Jordan. In Jordan, elementary school is kindergarten to grade 6, middle school is grades 7 to 9, and high school is grades 10 to 12.

Inside the city, the district runs 2 main high schools, 4 middle schools, and 16 elementary schools. It also runs an online high school and a special school. The state also lists two virtual schools run by the district. Kelsey Peak is for grades 7 and 8, and Rocky Peak is for kindergarten to grade 6. The tables show the October 1, 2025 student counts.

How the 2009 split fits in

On November 6, 2007, voters in Cottonwood Heights, Draper, Midvale, Sandy, and Alta voted to form Canyons School District. Canyons became a district on July 1, 2009, and its first day of school was August 26, 2009. West Jordan stayed in Jordan, along with South Jordan, Riverton, Herriman, Bluffdale, and Copperton. That is a fact about where the lines fall. It says nothing about any one school.

Boundaries change in a fast-growing city. Ask the district which school serves an address, and do not guess from a listing. I do not rate schools, and I would be wary of anyone who says which one is best. The links below go to the district and to independent sites.

What to know

  • Jordan School District serves most of the city. Granite serves a small area in the northwest.
  • The grades run K-6, 7-9, and 10-12.
  • Copper Hills High has 2,839 students and West Jordan High has 1,752.
  • The city has 4 Jordan middle schools and 16 Jordan elementary schools.
  • Six charter schools are inside the city.
  • The district has a boundary tool. Check every address.

Ratings and boundaries come from independent third parties and the district, not from me.

Higher education

Is West Jordan a college town?

Short answerNo, but a Salt Lake Community College campus sits inside the city, with its School of Health Sciences.

Not in the usual sense, but a community college campus sits inside the city. The Salt Lake Community College (SLCC) Jordan Campus is at 3491 West Wights Fort Road, entered from 9000 South. It is home to SLCC’s School of Health Sciences, in the Jordan Health Sciences Center. The college describes that building as 150,000 square feet, with a simulation lab, laboratories, classrooms, a 500-seat auditorium, and a library.

The health programs have included Nursing, Dental Hygiene, Radiologic Technology, and Respiratory Therapy. They have also included Occupational Therapy Assistant, Physical Therapist Assistant, Surgical Technology, Mortuary Science, and Medical Assistant. Check slcc.edu for what runs now. The campus also has a physical and occupational therapy clinic and a dental hygiene clinic. In the dental clinic, students treat the public for a small fee. Itineris Early College High, a charter school, shares the campus.

Traffic and commute

How bad is traffic in West Jordan?

Short answerThe average trip to work is 24.1 minutes. Bangerter Highway and the Mountain View Corridor give two north-south choices, and I-15 is across the river.

West Jordan runs on a few long north-south roads. Redwood Road crosses the east side. Bangerter Highway (SR-154) cuts through the middle. The Mountain View Corridor (SR-85) runs along the west side. I-15 is just east across the Jordan River. Exit 297 at 7200 South is about 7 minutes from City Hall, and Exit 295 at 9000 South is about 9.

Bangerter has freeway-style ramps at 6200 South, which opened by May 2022. In September 2026 the city finished work at 7800 South and 5600 West. The crossing now has dual left-turn lanes in every direction and protected left-turn arrows.

The Mountain View Corridor is still a divided highway in West Jordan. UDOT is designing a freeway from Porter Rockwell Boulevard in Herriman north to Old Bingham Highway in West Jordan. The plan has two general lanes each way, built inside the existing median, and 25 new bridges. Thirteen of the bridges carry cross streets. UDOT says construction is expected to begin in 2027. Check UDOT before you count on a date. If a home sits near the road, ask about noise and about the work.

Public transportation

Does West Jordan have public transportation?

Short answerYes. Six TRAX Red Line stations sit inside the city, with trains every 15 minutes on weekdays. FrontRunner is at South Jordan, about 10 minutes away.

West Jordan has six TRAX Red Line stations inside the city. TRAX is Utah’s light rail. The stations are Historic Gardner, West Jordan City Center, 2700 West Sugar Factory Road, and Jordan Valley. The last two are 4800 West and 5600 West on Old Bingham Highway. The Red Line runs from Daybreak Parkway in South Jordan to University Medical Center in Salt Lake City.

Trains come every 15 minutes on weekdays and Saturdays, and every 30 minutes on Sundays. At West Jordan City Center the first weekday train leaves about 4:52 a.m., and the last about 11:22 p.m. The City Center station is about 3 minutes from City Hall by car.

FrontRunner

No FrontRunner station sits in West Jordan. South Jordan Station is about 10 minutes from City Hall, and Murray Central is about 12. A sample morning train from South Jordan reaches Salt Lake Central in about 20 minutes. Peak trains run every 30 minutes, and hourly at midday. There is no Sunday service.

Planned

A planned line to Lehi

A light rail line from Draper to Lehi cleared federal review in September 2025. It has no construction money yet. It would not stop in West Jordan.

Highlights

  • Six Red Line stations sit inside West Jordan.
  • The Red Line runs every 15 minutes on weekdays and Saturdays.
  • Routes 217 and 240 run seven days a week.
  • FrontRunner is at South Jordan, about 10 minutes away.
  • Fewer than 2 in 100 West Jordan workers ride transit.

Do not buy a home counting on a train line that is not built. Routes and times change, so check the schedule before you ride.

Airports

Does West Jordan have an airport?

Short answerA small one, for private and business planes only. Salt Lake City International is about 26 minutes north.

Salt Lake City International (SLC) is the airport for airline flights. It is about 19 miles from City Hall, about 26 minutes by car. West Jordan also has a small airport of its own, South Valley Regional Airport. It has no airline service.

  • Salt Lake City (SLC)~19 mi · ~26 min
  • South Valley Regional (private planes)~4 mi · ~10 min

South Valley Regional is at 7365 South 4450 West. The Salt Lake City Department of Airports runs it. It has one runway, 5,862 feet long. The airport says it supports business flying, law enforcement and fire and rescue flights, recreational flying, flight training, and air charters. A Utah National Guard aviation support facility is on the field. Ask about plane noise for homes near it. The home checks topic covers it.

These are drive times to the airport, not to the terminal door. Rush hour and storms change the SLC run the most, so leave extra time.

Highlights

  • No airline flights leave from inside West Jordan.
  • Salt Lake City International is about 19 miles and 26 minutes away.
  • South Valley Regional Airport is for private and business planes, about 10 minutes away.
  • Leave extra time at rush hour and in a storm.

Utilities and getting set up

Who do I call to set up utilities?

Short answerStart with the city Utility Application. It covers water, sewer, and garbage on one bill. Power and gas come from separate companies.

West Jordan City runs your water, sewer, garbage, street lights, and storm drains on one city bill. Power and gas come from other companies. To start service, fill out the city’s Utility Application online or in person at the Finance Department at City Hall, 8000 South Redwood Road. Customer service is 801-569-5000. City Hall is open Monday to Friday, 8 a.m. to 5 p.m. Utility accounts stay in the property owner’s name. A renter can ask for a courtesy copy of the bill.

The seller gives the city the closing date. The city reads the meter and closes the old account when the title company pays. Some areas do not get every service from the city. The city names Kearns Improvement District and the Wasatch Front Waste & Recycling District as other providers in parts of town. Confirm who serves a home by address.

Mostly district water

Water

The city buys most of its treated water from Jordan Valley Water Conservancy District. The 2026 water report says 93% comes from the district and 7% from city wells. About 66% of residents’ culinary water goes to watering yards. The after-hours water line is 801-330-4528. Residents who qualify for the county’s Circuit Breaker tax relief may get the first 7,000 gallons of water at no charge. The base rate still applies.

City pipes, shared plant

Sewer

The city owns the pipes that carry sewage away. The South Valley Water Reclamation Facility at 7495 South 1300 West cleans it. Five members own the plant, and West Jordan is one of them. It treats about 20 million gallons a day and releases clean water to the Jordan River. You own the lateral, the pipe from your house out to and including the connection to the city main.

Weekly pickup

Garbage and recycling

ACE Disposal picks up garbage and recycling every week. Set cans out by 7 a.m. A seasonal can runs from the first full week of April to the last full week of November. Glass drop-off bins sit at Public Works, Ron Wood Park, and Veterans Memorial Park. The Trans-Jordan landfill is at 10473 Bacchus Highway in South Jordan.

Set up on your own

Power and gas

Rocky Mountain Power supplies electricity. Enbridge Gas Utah supplies natural gas. Both bill apart from the city. Set up both when you take the keys.

What the bills cost

These are the city’s rates from October 1, 2026.

Internet and cell

What internet can I get in West Jordan?

Short answerCable and several fiber companies report service. Check the exact address, because service changes from street to street.

The state broadband map shows cable and several fiber companies reporting service in West Jordan. At the spot checked, Xfinity cable and CenturyLink were reported. Fiber from UTOPIA, Google Fiber, CenturyLink, and SenaWave was reported too. I list who reports service, not speeds or prices.

That is what the companies report, not a promise for a given house. Service can change from one street to the next, and a fiber company may not have built to every block. For cell service, look at each carrier’s own coverage map for the address.

Highlights

  • Xfinity cable and CenturyLink were reported at the spot checked.
  • Fiber from four companies was reported there.
  • Service can change from one street to the next.
  • Look up any address on the state broadband map or the federal one.

Straight talk. Work from home? Check the internet at the exact address before you make an offer. It takes five minutes.

After you move

What do I need to do after I move to West Jordan?

Short answerStart the utilities, get a Utah driver license, register your car within 60 days, and get an emissions test.

Moving day is only the start. Here is the short list for your first 90 days in West Jordan, in a sensible order.

  1. Turn on the utilitiesFill out the city Utility Application for water, sewer, and garbage, or call 801-569-5000. Then set up Rocky Mountain Power and Enbridge Gas Utah. Do this a week before you move in.
  2. Get your Utah driver licenseBook an appointment at the West Valley-Taylorsville office, 4315 South 2700 West, Suite 1600. The South Valley office in Draper is at 14555 South Minuteman Drive. You take a written test, and maybe a driving test. The fee is $52 for ages 21 and up, and $39 for 20 and under.
  3. Register your carUtah gives you 60 days after you make a permanent home here. The DMV offices are at 4315 South 2700 West, Suite 1200, in Taylorsville and at 14555 South Minuteman Drive in Draper. Pass the emissions test first. A car titled in Utah for the first time needs a quick VIN check, unless it is new from a Utah dealer.
  4. Get an emissions testSalt Lake County requires one. See the box below.
  5. Register to voteDo it online at vote.utah.gov, or in person with ID.
  6. Sign up the kids for schoolConfirm the school for your address with the district, then register.
  7. Check the primary home tax breakIt can cut the tax on the home you live in. The taxes topic has the rule.

The emissions test

Salt Lake County is one of five Utah counties that require an emissions test. Davis, Utah, Weber, and Cache are the others. A car less than six years old is tested every two years. An older car is tested every year. Electric cars are exempt. A passing test counts for 60 days, and you test no more than two months before your registration is due.

Stations set their own prices. The county also adds a $3.00 air pollution fee when you register a car in Salt Lake County. The county has proposed changes to its rule for late 2026, and the current rule stays in force until it adopts them. Check the county page before you test.

Quick facts

  • 60 days to register a car after you make a permanent home.
  • Salt Lake County requires an emissions test, every two years for newer cars.
  • The nearest driver license and DMV offices are at 4315 South 2700 West in Taylorsville.

Short answerThe Western Stampede is the big one, usually July 2 to 4. The city and Gardner Village have something most months.

The Western Stampede is the big event, and it runs from July 2 to 4. The city calendar has something most months. Dates move each year, so the months below say "usually".

The Western Stampede

This is a PRCA rodeo, held at the arena by Veterans Memorial Park. In 2026 it was the 71st year. The rodeo runs three nights, July 2 to 4, and the show starts at 7:30 p.m. A drone show follows the rodeo on July 3. The Grand Parade goes down Redwood Road on the morning of July 4. Fireworks go off that night from the northwest of the park, and they are free.

A carnival, a vendor fair, food trucks, concerts, and a free movie fill the days around it. The rodeo ticket also works as a free UTA fare that day. The event started as Settlers' Day, and the rodeo has run nearly every year since 1959. Private fireworks are banned in city parks, near the river trail and canals, and west of Bacchus Highway. Check the Stampede site and the city for rules each year.

NextWhat locals know

What locals know

The stuff only a local tells you

No brochure says this part. Here is the honest version of buying in West Jordan, the way the homework reads it.

The city climbs about 1,000 feet

The river end sits near 4,270 feet and the west edge near 5,300. The west side runs a little cooler and catches a little more snow. Ask which part of the city a home is in before you compare weather. The weather topic has the numbers.

Homes get newer as you go west

About 32 percent of the homes went up from 1970 to 1989, and 47 percent from 1990 to 2009. The newest streets are far west, past the Mountain View Corridor. East of Bangerter, building is mostly on small leftover lots. The real estate topic shows the eras.

Read the records near Bingham Creek

EPA cleaned mining waste from about 125 home yards in the middle and east neighborhoods along the creek. The case closed in 1998, and the city still manages the area through its permit program. If a home is near the creek, ask for the records. The before you buy topic has the other checks.

Test every home for radon

A 2019 state report counted short-term tests at or above the action level. About 47 percent in ZIP 84088 and about 40 percent in ZIP 84084 hit it. The county rate was about 33 percent. A test is the only way to know. The before you buy topic has the rest.

July 4 closes Redwood Road

The Western Stampede fills the park by City Hall from July 2 to 4. On the morning of July 4, the parade closes Redwood Road from 8000 South to 7000 South. Plan your errands around it. The festivals topic has the rest of the week.

Your tax bill has more than one line

West Jordan adopted a property tax increase after a hearing on August 11, 2026. The school district, the county and other districts add their own lines. Police and fire are city departments paid from the city levy. Pull one real parcel’s full bill. The taxes topic has the pieces.

Your school may be in Granite District

Most of the city is in Jordan School District, but a small northwest area is in Granite. Check the boundary by address before you fall for a house. The schools topic has the list.

A mill, a rock church and a sugar factory

Three old landmarks mark the east side of town. Gardner Village grew around an 1877 mill. Pioneer Hall, the Old Rock Church, was dedicated in 1867. A sugar factory opened in 1916 and ran for decades where the Canyon View Credit Union Community and Arts Center is now. The overview tells the story.

FAQ

More questions people ask about West Jordan

It is the third-largest city in Utah, with six TRAX stations, I-15 about 7 minutes away, and Jordan Landing for everyday shopping. Little open land is left in the east and middle, so the newest homes are on the far west side. Winter inversions bring haze to the whole valley. The west side is higher and catches a little more snow. The overview and the weather topic have the detail.

The glance box at the top of this page shows the Census typical value. It is a five-year estimate by owners, not a sale price. Sale prices change often, so check recent sales in the part of town you want. The real estate topic explains how to read the number.

It is about 14 miles, and about 20 minutes in light traffic. The airport is about 26 minutes. The Silicon Slopes offices in Lehi are about 20 minutes south. Rush hour changes all of these, so drive the route at your own hours. The getting around topic has the full table.
