What a 3-car garage really buys you in South Jordan

In South Jordan the third garage bay starts to show up about one step above the citywide typical home value, on the newer and larger detached housing rather than the compact attached homes. The U.S. Census puts the typical South Jordan home value at about $650,500 (ACS 2020-2024), and three-car homes tend to sit a price range above that, where the lot is wide enough and the floor plan big enough to carry an extra bay across the front. So this is mostly a search through larger, higher-priced homes, not the lowest-priced ones.

Where that bay lives matters as much as whether it exists. On the older, lower-density east side and the central subdivisions around The District, the lots run larger than the compact west-side lots, so the third bay is often a true side-load or a deep tandem with room to actually use it. In Daybreak on the west side the lots are tighter and walkable by design, so a third bay there is more often a narrow tandem stacked behind the first two, which reads differently when you are trying to fit a truck and a workbench. Read the garage dimensions, not just the bay count.

The reason the third bay earns its keep here is the geography. The Wasatch ski country is close (Snowbird and Alta about 32 to 33 minutes east, Park City about 47), the Oquirrh Mountains rise right to the west, and Daybreak's Oquirrh Lake and the 50-plus miles of trails are minutes away, so the gear stacks up fast: skis and boards, paddleboards and kayaks for the lake, bikes for the trails. Add a workbench, a second daily driver, an EV that wants its own charger, and the third bay stops being a luxury and starts being storage you use every week. If you also need open pad room for an RV or a boat trailer, that is the RV parking page, a different and rarer search.

Most three-car homes here are two-story, since stacking the living space is how a builder frees up the lot width for the extra bay. If the second floor is what you are after anyway, the two-story page is the companion search, and the homes under $700K price range is roughly where these homes cluster. Earlier in the process than show me listings? Start with the South Jordan guide for the whole picture, and when a home below looks right, that is the moment to reach out.

What counts as a three-car here

  • Side-load three-car: the bays face the side of the lot, so the front of the house reads cleaner and the driveway has more room. More common on the wider east-side and central lots where there is width to spare.

  • Tandem third bay: the third spot sits deep behind one of the front two rather than beside them. Common on the tighter west-side Daybreak lots. Great for a long workbench or a boat, awkward for a third daily car. Check the depth.

  • True three-wide: three doors across the front, each its own bay. The most usable layout for parking three vehicles, and it needs a wide lot, so it leans toward the larger detached homes above the typical value.

  • Read the dimensions, not the count: a third bay that is short or narrow will not hold a full-size truck or a long trailer. The listing's garage measurements tell the truth the bay count hides.

Where the three-car garages actually are

Three-car homes turn up across South Jordan, but they concentrate where the lots are wide enough and the homes new enough to carry the extra bay. Here is where to look.

The central subdivisions by The District

The established 2000s subdivisions around The District retail center (11400 South and Bangerter) sit on lots generally larger than Daybreak's compact ones, which leaves width for a real third bay. This is the everyday-errands heart of the city, so the location does double duty.

Old South Jordan, the east side

The historic east side along Redwood Road and the Jordan River carries larger and older lots, including ranch and equestrian-style parcels. Three-car and oversized garages show up here with room around them, often on properties that also have side-yard space for an RV or a trailer.

The 1990s-2000s middle subdivisions

The conventional single-family that filled in between Redwood Road and Bangerter during the growth surge often sits on larger lots than the newest west-side builds. Three-car garages are common on the bigger floor plans through here.

Daybreak's larger-lot positions

Most Daybreak lots are compact and walkable by design, but the larger-lot and view positions, plus some of the newer upper villages, do offer three-car plans. Expect a tandem layout more often than a true three-wide given the lot widths.

The higher price ranges, citywide

Wherever it sits, the third bay tracks price more than place: it concentrates a price range above the typical home value, on the newer and larger detached homes. If you filter the live grid by the three-car field, you are mostly looking at those higher price ranges across every area.

New construction on the west

Builders still working Daybreak and the west side offer three-car plans alongside the standard two-car layouts. On a new build you can often spec the third bay, and an EV-ready circuit in it, before the slab is poured, if you are willing to wait.

Before you tour: what to actually check

Bay dimensions, not just the count: measure the depth and width of that third bay. A short or narrow bay will not hold a full-size truck, and a tandem reads very differently from a true three-wide.

Side-load vs. tandem vs. three-wide: how the bays are arranged decides what actually fits. Walk it with the use in mind, whether that is three cars, a workbench, or a boat.

EV readiness: if you are charging an EV, check for a 240-volt circuit or panel capacity in the garage. On a new build you can usually have it roughed in; on a resale, price the upgrade.

Ceiling height and door size: a tall toy hauler or a lifted truck needs clearance. Look at the door height and the ceiling, especially if a future lift or overhead storage is the plan.

Lot width and the driveway: a wide three-car front needs a deep or wide driveway to be usable. On the tighter west-side lots, confirm there is room to actually park and turn around.

Where the bay sits on the price: the third bay tends to land a price range above the typical home value here, so set the budget with that in mind and let the live grid show what your number actually reaches.

Quick answers

Three-car shopping, answered

They are common among the larger, higher-priced homes, less so at the low end. The third bay tends to show up about one step above the citywide typical home value, on the newer and larger detached homes, where the lot is wide enough to carry it. The U.S. Census puts the typical South Jordan home value at about $650,500 (ACS 2020-2024), and most three-car homes sit a price range above that. The homes under $700K page is roughly where these homes cluster.

On the wider lots. The older east side (Old South Jordan along Redwood Road), the central subdivisions around The District, and the 1990s-2000s middle subdivisions all run larger lots than the compact, walkable west-side Daybreak lots, so the third bay has room there. Daybreak does offer three-car plans on its larger-lot positions, more often as a tandem. The live listings above are the honest count on any given week.

A three-wide has three doors across the front, each its own bay, and parks three vehicles best. A side-load faces the bays to the side of the lot for a cleaner front and more driveway. A tandem stacks the third spot deep behind one of the front two, which is great for a workbench or a boat but awkward for a third daily car. Read the garage dimensions, since the bay count alone hides which layout you are getting.

Often, but verify it rather than assume. Look for a 240-volt circuit or panel capacity in the garage. On a new build you can usually have an EV-ready circuit roughed in before the slab is poured; on a resale, have an electrician price the upgrade. Tell me this is a must-have and the local agent will flag homes that are already set up for it.

Not always, and they are different searches. A three-car garage covers enclosed parking; open pad or side-yard room for an RV or boat trailer is more realistic on the larger east-side and Old South Jordan lots and is a separate filter. If you need both, start with the RV parking page and tell me, and I will have the local agent cross-reference the two.

Tell me the budget, the part of town, and whether you need a true three-wide or a deep tandem, and I will connect you with a South Jordan-area partner agent and flag matching listings as they go live. Pair that with a conversation about financing on my side and you can tour the good ones before the weekend crowd does.
