Buying here

Weigh the village against the walk to TRAX.

A townhome near a Red Line station trades yard space for a direct train ride to downtown Salt Lake City. Others sit closer to Oquirrh Lake or a village center. Tell me your budget, and my South Jordan partner agent will flag the next good one.

What townhomes mean in South Jordan

Townhomes are not a niche in South Jordan; they are one of the city's core property types. South Jordan carries one of the widest housing ranges of any single Utah city, and attached homes sit at the affordable end of that range. The volume is on the west side, in the 4,000-acre Daybreak master-planned community, where compact, walkable lots and a transit-oriented plan put townhomes and cottage homes in real numbers next to traditional single-family. That is where you find the deepest attached supply in town.

The thing that makes the South Jordan townhome story specific is the rail. The UTA Red Line ends with three South Jordan stations, terminating at Daybreak Parkway, so the villages along that line are genuinely transit-adjacent. A townhome within a walk of a station pairs lower-maintenance living with a one-seat ride toward downtown Salt Lake City and the University of Utah, which is a real selling point on the west side rather than a brochure line. Outside Daybreak, attached housing is lighter and tends to sit near the central corridor around Bangerter Highway and The District retail center.

Buying a townhome is a different loan process than buying a detached home, and it is worth knowing that going in. Lenders look at attached homes differently. The whole project can matter to a lender as much as the unit, and not every loan program treats them the same way. I will not quote you rates or terms on a web page, but I will walk you through how the attached side works before you fall for a specific unit, and the lending piece is exactly where I stay on the file. Start with the South Jordan guide for the whole picture, then reach out when a unit below looks right.

The trade-offs are honest ones. A townhome means shared walls and little to no private yard, and you are buying into a community where exterior upkeep and shared spaces are handled for you rather than by you. That is the appeal for a lock-and-leave buyer and the catch for someone who wants a workshop and a garden. If your real want is room to spread out, a side yard, or no shared structure at all, the single-story page and the no-restriction homes page are the better next stops.

What counts as a townhome here

  • Attached, shared-wall: a multi-level unit sharing one or both side walls with a neighbor, usually with its own entrance and an attached garage or assigned parking. The Daybreak villages carry these in volume.

  • Cottage home: Daybreak also builds compact detached and cottage-style homes that live like a townhome: small lot, low upkeep, walkable to a village center. Confirm whether a listing is truly attached or a small-lot detached.

  • Transit-adjacent: the villages along the Red Line put a townhome within a walk of a TRAX station, which is the west-side draw. Confirm the actual walk to the platform, not just the village name.

  • Lock-and-leave: exterior maintenance and shared spaces are handled for you, which is the lifestyle trade. Less yard and a shared wall in exchange for less to maintain.

Where the townhomes actually are

Attached homes turn up across South Jordan, but they cluster in a clear pattern: the master-planned west side carries the deep supply, and the central corridor adds a lighter mix. Here is where to look.

Daybreak villages, west side

The 4,000-acre Daybreak community is where the townhome and cottage-home supply runs deepest, organized into villages wrapped around Oquirrh Lake. Compact, walkable lots and a transit-oriented plan put attached homes next to single-family on the same streets. These are the newest homes in the city, built 2004 to present.

Along the Red Line villages

The villages near the three South Jordan TRAX stations, ending at Daybreak Parkway, are the most transit-adjacent attached homes in town. A townhome here pairs lower-maintenance living with a one-seat ride north, which is the west-side draw. Walk the actual distance to the platform before you commit.

Near SoDa Row and Downtown Daybreak

The village centers anchor the walkable side of Daybreak: SoDa Row for coffee, dining, and a summer farmers market, and the newer Downtown Daybreak mixed-use district with the 2025 Salt Lake Bees ballpark. Townhomes within a walk of either trade yard space for stepping out the door to errands and games.

The central corridor near The District

Around 11400 South and Bangerter Highway, near The District retail center with Harmons, Target, and the Megaplex 20, the attached housing is lighter than Daybreak's but puts you at the everyday-errands heart of the city with bigger surrounding lots on the detached side.

Oquirrh Lake-adjacent positions

Some attached homes sit near Oquirrh Lake, the 67-acre man-made lake with beaches, docks, and a 3.4-mile loop. A townhome near the water trades square footage for a short walk to the shoreline and the trail network, and the lake-adjacent positions carry a premium.

New construction in Daybreak

Daybreak is still being built as of 2026, planned for about 20,000 homes at full buildout across multiple builders. New attached plans release in phases, so a brand-new townhome may mean waiting for the next release rather than buying a resale. The newest villages are where the current construction is.

Before you tour: what to actually check

Attached vs. small-lot detached: Daybreak builds both townhomes and compact cottage homes that look similar. Confirm on the listing whether the home actually shares a wall or simply sits on a small lot, because it changes the financing and the feel.

The shared wall: tour at a normal hour and listen. Sound transfer between units varies a lot by build era and construction, and a quiet showing on a weekday morning is not the same as a Friday night.

Parking and the garage: confirm whether the unit has an attached garage, a tandem garage, or assigned surface parking, and where guests park. On the compact Daybreak lots this matters more than buyers expect.

Financing the attached type: lenders look at townhomes differently than detached homes, and the project can matter to a lender as much as the unit. Get the financing sorted early so a unit you love does not stall at the loan stage.

The actual walk to TRAX: if the transit angle is why you are here, measure the real walk to the Red Line platform from the front door, not from the village entrance. Village names cover a lot of ground.

West-side records check: much of the west side sits on reclaimed former Kennecott land. EPA says the developed parts of Daybreak were cleaned up to residential standards (soil removals from 1994 to 1997 and more soil work from 2006 on), and EPA and the state still review the cleanup every five years, with standard residential disclosures. Treat it as a routine records review on west-side homes and read the parcel paperwork.

Quick answers

Townhome shopping, answered

The deepest attached supply is on the west side, in the Daybreak master-planned community, where compact walkable lots and a transit-oriented plan put townhomes and cottage homes in real numbers next to single-family. The villages along the TRAX Red Line, which ends at Daybreak Parkway, are the most transit-adjacent. Outside Daybreak the attached housing is lighter and tends to sit near the central corridor around Bangerter Highway and The District. The live listings above are the honest count on any given week.

Yes. South Jordan carries one of the widest housing ranges of any single Utah city, and townhomes are a core type rather than a niche, concentrated in Daybreak and around the Red Line villages. They sit at the more accessible end of the local market alongside condos. The exact count of resale listings on the market swings week to week, which is what the grid above reflects.

Lenders look at attached homes differently, and the project itself can matter to a lender as much as the individual unit, so not every loan program treats them the same way. I will not quote rates or terms on a web page, but I will walk you through how the attached side works before you commit to a specific unit, and that lending piece is exactly where I stay on the file. Reach out and I can map it before you tour.

If you want room to spread out instead, the single-story page and the no-restriction homes page are better starting points.

From many of the Daybreak villages, yes. The UTA Red Line has three South Jordan stations and ends at Daybreak Parkway, so attached homes in the right villages put a station within walking distance and a one-seat ride toward downtown Salt Lake City and the University of Utah. Measure the real walk from the front door to the platform before you commit, because village names cover a lot of ground, and I am happy to have the local agent confirm it.

Tell me your budget, the part of South Jordan you like, and whether the TRAX walk or the lake matters, and I will connect you with a South Jordan-area partner agent and flag matching listings as they go live. Daybreak is still building, so new attached plans also release in phases, and I can keep an eye on both the resale grid and the next new-construction release for you.
