Moving to Beaver, Utah

Beaver is the main city of Beaver County, a town of about 3,700 people at about 5,900 feet. I-15 runs along the west edge of town. The Tushar Mountains rise to the east, and Beaver Canyon opens right behind Main Street. Cedar City is about 50 minutes south. The town sits about halfway between Salt Lake City and Las Vegas, at about 200 miles from one and about 227 from the other.

A group from Parowan settled Beaver in February 1856, and the town was incorporated in 1867. The Army built Fort Cameron just east of town in the early 1870s. Beaver is not a suburb of anywhere. It runs its own county, and the courthouse, the school district offices, and the hospital all sit in town. The population grew from about 2,000 in 1990 to about 3,700 now.

Stone is what you notice first. A stonemason from Scotland, Thomas Frazer, was called to Beaver in 1868. He and others built houses of black volcanic rock, and later builders used pink tuff, a soft stone made of volcanic ash. The county courthouse, finished in 1882, has a black rock base with red brick above it. About a hundred places in town are on the National Register of Historic Places, which is the national list of historic buildings.

Two famous people were born here or nearby. Butch Cassidy was born in Beaver in 1866, and he grew up near Circleville. Philo T. Farnsworth, who invented electronic television, was born in 1906 just north of town.

Do you want a small town with its own hospital, four seasons, and mountains at the back door? Then Beaver is worth a look. The honest trade is distance. Cedar City, the nearest big-town run, is about 50 minutes away, and the market here is small, so finding the right home can take patience. Beaver has four real seasons. Summer days are warm and the nights are cool. Winter days are mild and the nights are cold. Spring is windy, and it comes later here than in the low desert to the southwest.

No weather station in Beaver has official normals for 1991 to 2020. The nearest one is in Circleville, 21 miles east on the other side of the Tushar Mountains, at about 6,050 feet. The old Beaver station, which ran from 1893 to 1990, tracked Circleville within about 1°F in every month. So the Circleville numbers work well for temperature.

Circleville gets about 9 inches of rain and melted snow in a normal year. A small rain gauge in town reports about 14 inches, but it has only four years of records. August is the wettest month, when late summer storms roll in.

Frost lasts well into spring. The last spring freeze usually comes around May 23, and about one year in ten it comes as late as mid June. The first fall freeze usually comes around September 27. That leaves a growing season of about 125 days, so plan your garden around a late start. A normal year has about 186 nights at 32°F or colder.

The nearest official snow normal is about 19 inches a year, measured at the Circleville station. Beaver likely gets more than that. The old Beaver station averaged about 40 percent more snow than Circleville in the years both ran. That points to about 25 to 30 inches a year in town today, though no one has measured it.

Snow here comes in storms and melts off between them. A normal year has about 7 days with an inch or more of new snow. January is the snowiest month, and none falls from May through September.

Beware the 120 inches that many weather sites list for Beaver. That number comes from a station 8.7 miles up the canyon at 7,275 feet, about 1,400 feet above town. It is mountain weather, not Main Street weather.

Summers in Beaver are warm, not harsh. A normal July afternoon reaches about 90°F. St. George reaches about 102°F in the same month. A normal July night cools to about 54°F, so you can open the windows after dark.

Hot days do happen. A normal year has about 35 days at 90°F or hotter, and about 1 at 100°F or hotter. July has about 16 of the hot days, August about 10, and June about 6. The highest reading at the Circleville station was 106°F, in July 2002.

Storms build on late summer afternoons. August brings about an inch and a half of rain, and September brings about an inch.

Some, and spring is the windy season. The nearest wind record is at Beaver Municipal Airport, about 4 miles southwest of City Hall. It averages about 7 miles an hour over the year. The airport station has only run since 2021, so treat the numbers as a close guide.

April, May, and June are the windiest months, at about 8 miles an hour or a little more. December and January are the calmest, at about 4 to 5 miles an hour.

An inversion is when cold air gets trapped in a valley under a lid of warmer air, and smog builds for days. The Salt Lake Valley is the place known for it. No one has measured it in Beaver. Beaver County has no state air monitor, so there is no air quality number for the town.

Cold air does settle at night here. A normal year has about 186 freezing nights, and the day to night swing is large. But I cannot point to a measured haze problem, so I will not call one. The nearest state monitor is in Iron County, near Cedar City, and I do not use its numbers for Beaver.

Smoke is the air issue to know about. In summer 2026, smoke from the Cottonwood Fire in the mountains east of town could be seen from the interstates. The outdoors topic tells the story of that fire. Smoke from fires in the region can drift in on any summer.

Housing is the biggest cost in Beaver, and it runs low for Southern Utah. Cost-of-living indexes score Beaver below both the U.S. and Utah averages, and housing is the main reason. The glance box at the top of this page shows the Census typical home value.

Beaver is a small market of about 1,400 homes. A couple of unusual sales can swing a monthly median, so treat any single number as a snapshot. Homes range from 1800s stone houses to mid-century ramblers, newer homes on empty lots, and acreage on the edges.

Sales tax in Beaver City is a point above the rest of the county, and the taxes topic shows each rate. Beaver City also runs its own power utility. The city says its rates run below what a big utility charges. Ask City Hall what a typical bill is. The utilities topic has the details.

The honest cost on the other side is distance. A big shopping run means about 50 minutes to Cedar City or about an hour to Richfield, and fuel is part of your budget. I can run a side by side with where you live now.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, up to one acre of land. Second homes and nightly rentals are taxed on the full value. The Beaver County Assessor has the form for the break.

Car fees and tests

Beaver County has no emissions test. A car that is new to Utah needs a quick VIN check when you first title it. Utah also charges a fee at registration that depends on the age of the car.

The glance box at the top of this page shows the Census typical home value, which is what owners say their homes are worth. Beaver is a small market, so I do not publish a monthly market report for it. Ask me for current numbers.

Few homes are for sale at any time. Beaver has about 1,400 homes, and about 79% are lived in by their owners. So few sell in a year that a couple of unusual closings can bend the medians.

Beaver is a town of detached houses. About nine in ten homes are detached, and about one in sixteen is a mobile home. The median home was built in 1975. About 28% were built in 1939 or earlier, and those are the stone and brick houses of the original town. Those are Census estimates for 2020 to 2024.

Few homes in town are second homes. Across Beaver County, about one home in nine is held for seasonal use, and most of those are cabins up the canyon. Cabins and condos near Eagle Point are their own small market. Read the 2026 fire and flood before you look at one.

Because so few homes list, a ready pre-approval and some patience matter more here than in a bigger market.

Beaver does not have named master-planned communities like the bigger Southern Utah cities. It has a few formally named neighborhoods, and many small plats. The easiest way to read the town is by place. The original grid is at the center, the freeway is on the west, and the canyon road is on the east. Small farm towns sit around the valley. Here is each area, from the center outward.

Locations come from Beaver County parcel records (October 2025), the Census city boundary, and OpenStreetMap. Lot sizes are typical sizes from those records, not zoning minimums. Drive times are by road from City Hall.

New homes in Beaver come one at a time or in small plats. I know of no large builder selling homes in town in 2026, so timelines run on local crews. The county parcel records show where the new homes have gone.

Inside the city, the records show about 74 new homes from 2021 to 2025. Parkside has the most, with 9, then Porter with 7. Mountain Shadows and Vivian Oaks have 4 each, and Amaral Ranch has 3. About 29 more went up on single lots in the old town or on unplatted land. In the county ring around town, the records show about 53 new homes over the same years, mostly on unplatted acreage.

In July 2026, the city planning commission took up a permit for a duplex from the Beaver Housing Authority. The county adopted a new general plan in 2026.

The cabins and condos near Eagle Point are not where new building is happening now. Anything on the mountain waits on the rebuild and the road. Read the 2026 fire and flood for what happened.

Buying new works differently from buying resale. You pick a lot, choose your finishes, follow a build schedule, and sign the builder's contract. I walk you through each step, so the loan lines up with the build schedule and nothing surprises you once the walls go up. Every town has its own list of things to check. Beaver has a few, and two matter most: the radon in the ground and flood insurance. None of them should scare you off. They are the questions I would ask about any home here, and some have a free map you can check for a single address.

Beaver also sits on the Beaver Basin fault zone, which USGS lists as an area of faulting across the basin. For soils and rockfall, look up the exact address on the state hazards portal. Have an inspector look at the foundation of any older home.

The best thing you can do before you shop for a home is get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger when the right home comes up. Beaver often has only a handful of homes listed in a given month, so being ready to move the day one appears matters.

Buyers in Beaver use every kind of loan, including conventional, FHA, and VA. USDA loans have a map of eligible areas. On USDA's eligibility map, Beaver sits outside the ineligible area. Check any address on the USDA map. Acreage, manufactured homes, homes with a well, and homes near the river each bring their own loan questions. Beaver is the main city of Beaver County, so much of the steady work is public. The school district, the county, the city, and Beaver Valley Hospital all employ people here. The city also runs its own power, water, golf course, and airport. Across the county, local government is the largest block of jobs.

The private side runs on the freeway and the farm. Travelers at I-15 exits 109 and 112 support motels, fuel stops, and restaurants. A cheese plant makes cheese from milk on nearby farms, and it counts as manufacturing. Irrigated hay, cattle, and dairy ground fill the valley.

The census survey for 2020 to 2024 lists the work Beaver residents do. Education and health care come first. Transportation, warehousing, and utilities are next, then manufacturing, construction, and food and lodging.

Some of the county's biggest industries sit 30 or more miles west, near Milford. Smithfield once ran one of the country's largest hog operations there. It wound down most of that work from 2022 to 2024. Energy has grown since. The Blundell geothermal plant makes about 38 megawatts, and wind farms north of Milford add 306 megawatts across two counties. Fervo Energy is building a large geothermal plant there, called Cape Station. Utah FORGE, a federal geothermal test site, runs a long test there.

Beaver has its own hospital, which is rare for a town this size. Beaver Valley Hospital is at 1109 North 100 West, about 4 minutes from City Hall. It is a critical access hospital, a small rural hospital that stays open to serve a wide area. Federal rules cap these hospitals at 25 acute-care beds. The city owns it, and a rural hospital tax on city sales helps pay for it. The phone is (435) 438-7100.

The emergency room is open 24 hours a day, with stroke care by video and ground or air transfer when a patient needs more. The hospital also lists labor and delivery, surgery, X-ray, CT, ultrasound, and MRI. Other services include lab work, physical therapy, behavioral health for ages 5 and up, home health and hospice, and long-term care. The current building opened in 2000.

The Beaver Valley Hospital Wellness Center, at 251 West 1175 North, has a pool and a gym. Beaver Medical Clinic is at 1059 North 100 West, beside the hospital.

For more care, Milford Memorial Hospital is about 35 minutes west. It is a 23-bed critical access hospital with an emergency room, and it lists no obstetrics or surgery. Cedar City Hospital is about 50 minutes south, and it is the next step up for specialty care.

The Beaver County School District runs the public schools for the whole county, not only the city. The district enrolled about 1,471 students in 2024-25, according to federal data. It runs a full set of schools in Beaver, from preschool through high school.

Belknap School teaches kindergarten through grade 6, with about 451 students. It is at 510 North 650 East. Beaver High School, at 195 East Center Street, teaches grades 7 through 12, with about 442 students. There is no separate middle school. The district also runs a preschool in town.

The district's other schools are in Milford and Minersville. A district bus route brings Minersville students to Beaver. Federal data for 2024-25 lists no charter school in the county.

I do not rate schools, and I would be wary of anyone who tells you which one is best. Look at the boundaries, programs, and ratings yourself, with what matters to you in mind. The links below go to the district and to independent sites.

Beaver is not a college town. The nearest campuses are down I-15 in Cedar City, about 50 minutes south. Southern Utah University is the regional four-year school, and it had about 15,800 students in fall 2025. Southwest Technical College, also in Cedar City, serves Beaver County with trades and certificates.

Snow College has a campus in Richfield, about 1 hour away. Utah Tech University is in St. George, about 1.5 hours south. Some people live in Beaver and take classes or work in Cedar City, though the trip is a planned drive, not a casual commute. For the university town itself, see my Cedar City guide.

Traffic in Beaver is light. I-15 runs along the west edge of town, with two exits, 109 on the south end and 112 on the north end. Main Street is the old highway, about 3.8 miles long, and it links the two exits. State Route 21 leaves the center of town to the west, toward Minersville and Milford.

The census survey for 2020 to 2024 shows how short most trips are. About 70% of commuters get to work in under 15 minutes. About 13% travel 45 minutes or more, which fits a drive to Cedar City or Milford. About 13% of workers, around 219 people, work from home.

Winter is the main slowdown. The freeway south toward Cedar City climbs above 6,000 feet, and in the worst storms it has closed for a few hours. Leave extra time on storm days. State Route 153 up Beaver Canyon is closed after the 2026 fire and flood, so check UDOT before you head that way. The flood also closed I-15 near town on July 19, 2026. Beaver has no public bus. Plan on a car for daily life and for every trip out of town. Beaver is a car town, and that is most of the transportation story.

Some ticket sites list a Salt Lake Express stop near Exit 112. Check the carrier's own schedule before you plan around it. The Beaver County Council on Aging runs meals and senior services from its center, which the first 90 days topic lists.

If you will not drive, ask about the trips you need before you move. The nearest airline flights are in Cedar City, as the next topic shows.

Beaver Municipal Airport is southwest of town, about 15 minutes from City Hall. The city owns it. It has a lighted runway of about 5,000 feet, a GPS approach, and self-serve fuel. It serves private and small planes, called general aviation, and has no airline flights.

Cedar City Regional Airport (CDC) is the nearest airport with airline service. SkyWest, flying for Delta, flies from Cedar City to Salt Lake City. For more choices, Salt Lake City International (SLC) is about 3 hours 10 minutes north. Harry Reid International in Las Vegas (LAS) is about 3.5 hours south. St. George also has an airport, about 1.5 hours away.

Some trips are worth knowing too. Cove Fort is 24 minutes north, where I-70 splits off toward Richfield and the east. That makes Beaver the last full-service town south of one of the West's big highway junctions.

Almost nobody puts this on a real estate site, but it is what you need in your first week. Beaver City bills power, water, and sewer on one account. Gas and trash come from other providers. Here is who to call.

City Hall is open Monday to Thursday, 8 a.m. to 5 p.m., and closed Friday to Sunday. Some addresses in town are on Rocky Mountain Power instead of the city, so confirm the power provider for the exact address. The city runs small hydroelectric plants on the Beaver River, and it says it has served the town since 1892.

Several providers serve Beaver. SC Broadband, the brand of South Central Communications, offers fiber and cable across the central part of town. CenturyLink offers DSL over copper lines. Fixed wireless comes from AT&T, InfoWest, T-Mobile, and Verizon, and satellite is available everywhere.

Wired service does not reach every edge of town. A spot on the southwest edge, toward I-15, showed only fixed wireless and satellite. Outside town, service depends on the property. Check the exact address before you make an offer.

Moving day is only the start. Here is the short list for your first 90 days in Beaver, in the order most people do it. Group your errands, because some offices keep short hours.

1. Turn on the utilitiesBeaver City handles power, water, and sewer at City Hall, 30 West 300 North. Enbridge Gas Utah handles gas. Start them before you move in.
2. Get your Utah driver licenseA state Driver License Division desk opens in the County Administration Building, 105 East Center Street. It is open only on the first and third Thursdays, from 9:30 a.m. to noon and 1 to 3:30 p.m. The phone is 435-438-5416. Otherwise the nearest full-time office is in Cedar City.
3. Register your carUtah gives you 60 days to register. The County Assessor's desk at 105 East Center Street handles it, Monday to Thursday 8 to 5 and Friday 8 to noon. The taxes topic covers the fees and tests.
4. Register to voteDo it online at vote.utah.gov, or visit the Beaver County Clerk at 105 East Center Street. The phone is 435-438-6463.
5. Claim the primary home tax breakThe County Assessor posts the residential declaration form. Starting January 1, 2027, Utah requires a new owner to apply for the break. The taxes topic explains how it works.
6. Sign up for schoolContact the Beaver County School District at 291 North Main. Check the boundary information for your address first.
7. Get a library cardThe Beaver City Library is open Monday to Thursday 11 to 6 and Saturday 11 to 3. Cards are free for Beaver County residents.
8. Find the senior centerThe Council on Aging center is at 81 East Center Street, 435-438-5313. It is open Monday, Wednesday, and Friday, with meals at 4 p.m.

Beaver has the basics on or near Main Street. For a bigger shop, you drive. Cedar City is the normal big run.

In Beaver

Family Dollar is at 920 North Main Street, and a Dollar General is in town. Beaver Drug and Gift, at 98 North Main Street, is the pharmacy. Fishlake Lumber, an Ace Hardware store, is on the north end of town. O'Reilly Auto Parts and Big O Tires cover cars.

The nearest big stores

Beaver is not a shopping town. In return, you get a Main Street where you will know people.

This is the part that sells people on Beaver. The Tushar Mountains start at the edge of town. They are Utah's third-highest range, after the Uintas and the La Sals. Delano Peak, at 12,174 feet, is the high point, more than 6,000 feet above City Hall. Beaver County lists 13 kinds of outdoor play, from fishing and horseback riding to stargazing and rockhounding.

Summer 2026 changed the mountain side of that picture. The Cottonwood Fire started on June 22, 2026, near Cottonwood Campground, about 5 miles east of town. It burned about 97,000 acres in Beaver and Piute counties. On July 19, a flash flood came off the burn scar and destroyed sections of SR-153, the road up Beaver Canyon. The flood also damaged homes in the Grove area of town.

SR-153 is closed between mileposts 3 and 14.5. UDOT has funded $18 million in first repairs, half federal and half state. General use of the road is not expected until at least 2027. About 145 to 150 cabins and condos burned at Eagle Point, and the resort is closed for the 2026-27 season. The Fishlake National Forest around Beaver reopened on August 22, 2026, but some roads stayed closed. Check UDOT and the forest before any trip up the mountain.

What is open now

The high lakes are Kents Lake, Anderson Meadow, Three Creeks, Puffer Lake and LeBaron. They all sit up SR-153, so from Beaver they are cut off. LeBaron was the one developed campground still open after August 22, and it is reached from the Junction side on an unpaved road. For hikes, fishing and camping that you can reach today, start with Minersville and the forest roads the Forest Service has reopened.

Beaver is not next door to a national park, but Zion and Bryce are day trips, and Capitol Reef is a longer one. Zion has two parts, and both are in reach. Kolob Canyons, in Zion's northwest corner, sits right off I-15. Bryce Canyon is about an hour and 20 minutes away. Capitol Reef is farther, so plan an overnight.

Cedar City is the last big town before Kolob Canyons, so fuel and groceries fit on the way. Parks fill up in summer, so check each park's page for entry rules, shuttles and closures before you leave.

Beaver has its own small ski area, but it is closed for the 2026-27 season. Eagle Point Resort is up Beaver Canyon, and the Cottonwood Fire and the July flood hit it hard. The canyon road, SR-153, is closed. The fire destroyed Canyonside Lodge and the Tushar Ridge Warming Station. It also damaged four of the five chairlifts and burned about 300 of the resort's 600 skiable acres. The outdoors topic tells the full story of the fire and flood.

Eagle Point reopened in 2010 on the old Mount Holly and Elk Meadows terrain. The owner hopes to reopen for the 2027-28 winter, depending on road access and lift parts. In a normal year the resort lists about 1,500 feet of vertical, 43 runs, and more than 350 inches of snow. The top is at 10,600 feet. Its own website is the place to check status, not the pass offers.

While Eagle Point is closed, the open option is Brian Head Resort, about 55 minutes away. It usually opens for the season in November.

Yes. Canyon Breeze Golf Course is the city's nine hole course, at 371 N Hwy 153, about 6 minutes east of City Hall on SR-153. It opened in 1963 and plays about 2,800 yards at par 34. The seventh hole is a 485 yard par 5. Its tee box sits inside the town's horse racing track.

The season runs from about March 1 to about November 1. The course was open in June 2026. Since the flood, call the course for its status before you plan a round. Eagle Point's summer golf is also closed.

Beaver eats like a freeway town. Most places sit at the two I-15 exits: 112 on the north end and 109 on the south end. A few more line Main Street between them. For a bigger choice, Cedar City is about 50 minutes south.

• Dairy stopThe Creamery165 S 500 WA store, a cafe and an ice cream counter in front of the Beaver cheese plant. The cafe serves breakfast and lunch. Local dairy farmers started the plant in the early 1950s. The current store opened in November 2018 and replaced a smaller cheese store. Cheese curds are the classic order. In August 2026 it was open daily, with the shortest hours on Sunday.

Beyond these, the town has home-style diners, burger drive-ins, Mexican places and pizza shops, on Main Street and at both exits. They are not named here, since none had a current page or news report showing it open in 2026. Ask me, or call ahead before you drive over.

Beaver's arts scene is its history, built in black volcanic rock and pink tuff. The overview tells the story. A walk through the old grid is the best way to see it. These are the places to stop.

Beaver High School's auditorium is the town's big performance room. For a larger stage season, the nearest bigger towns are Cedar City and St. George.

Beaver's calendar is built around summer. Pioneer Day on July 23 and 24 is the biggest event, and the county fair follows in August. Summer 2026 was not a normal year. The fire and the flood canceled the city's Fourth of July celebration and fireworks, the Pioneer Day rodeo, and the Crusher in the Tushar gravel race. The flood destroyed the rodeo arena. • January to MarchNo major town festival is listed. Skiing is at Brian Head while Eagle Point is closed. Canyon Breeze Golf Course opens around March 1.
• April to JuneNo major town festival is listed.
• JulyA city Fourth of July celebration with fireworks is normal. The Crusher in the Tushar gravel race, from Beaver to Eagle Point, is normally in mid-July.
• July 23 to 24Pioneer Day. In a normal year it has a two-night rodeo, a Main Street parade, a car show at the park after the parade, foot races, a 5K and fun run, a lunch in the park and fireworks.
• AugustThe Beaver County Fair is held in Minersville, at the county fairgrounds. It has a rodeo, a demolition derby, 4-H and livestock shows, a carnival and a pageant. It went ahead on August 20 to 22, 2026.
• September to OctoberThe forest roads fill with hunters, and the aspen turn color. Canyon Breeze closes around November 1.
• Late November and DecemberThe city holds a Santa visit and a lighted parade on Main Street, free. In 2025 it fell on the Saturday after Thanksgiving. Check the city for the date each year.
