Davis County, Northern Utah

Moving to West Bountiful, Utah.

I am Scott Buehler. I have lived in Utah for more than 20 years, and I work in real estate and lending. West Bountiful is a small Davis County city of roughly 6,000 people in the South Davis corridor, wedged between Interstate 15 on the east and the Great Salt Lake wetlands and Legacy Nature Preserve on the west. It grew from 1848-era pioneer farmland into a town in 1949 and a city in 1962, and it is its own place, not Bountiful and not Woods Cross, with an oil refinery inside its limits, an agricultural-zoning district that still allows large animals on the right lots, and a quiet residential grid in between. My own base is Southern Utah, so for the on-the-ground work in West Bountiful I connect buyers with a trusted local partner agent and stay on the file for the homework and the financing side. Here is the honest version of the place.

Overview

What West Bountiful actually is.

West Bountiful began as farmland west of Bountiful, settled in 1848 by pioneers who crossed the plains that year, and it stayed agricultural ground for a century before it organized itself. It incorporated as a town in 1949 and became a third-class city in 1962, and today it is a primarily residential Davis County city of roughly 6,000 people on just 3.31 square miles in the urbanized South Davis corridor along the Wasatch Front. Two things define its geography: Interstate 15 runs along its eastern edge, and the Legacy Nature Preserve and Great Salt Lake wetlands form its western edge. In between sits a numbered street grid of single-family homes.

What sets West Bountiful apart from the fully built-out suburbs around it is what it kept. The city still maintains an Agricultural Specialty zoning district that preserves open space and allows limited large-animal keeping on qualifying lots, which gives parts of town a semi-rural, larger-lot character. It is also the actual location of the HF Sinclair Woods Cross Refinery, which carries a Woods Cross name but physically sits inside West Bountiful, along with the South Davis Sewer District's North Plant. Few residential cities this small carry that mix of quiet grid, greenbelt, and heavy industry side by side.

For a buyer, the practical version is this: West Bountiful is a small, close-in Davis County city where the housing runs from established mid-century homes to newer construction and some agricultural-zoned acreage, where a specific address's relationship to the refinery and the wetlands is worth checking before the price, and where you are eleven miles from downtown Salt Lake City with I-15 and FrontRunner doing the commuting work. It is its own city, not Bountiful and not Woods Cross, and the rest of this guide walks through all of it honestly.

Climate & weather

Four seasons, and a winter catch.

West Bountiful gets the standard Wasatch Front climate: hot, dry summers, a real winter with snow, and shoulder seasons that make the valley worth living in. Using the adjacent Bountiful station as a close proxy, July afternoons average in the low 80s and cool into the high 50s at night, January days hover around freezing with nights near 20, and snowfall runs somewhere around four feet across the season. The one buyer-material wrinkle is the inversion: on cold, snowy stretches a layer of warm air can pin cold valley air down for days and trap pollution near the surface, a documented regional pattern rather than a local quirk.

Summer

Highs in the low 80s

Warm and dry, cooling off at night. Late summer brings afternoon thunderstorms building over the Wasatch, and the lake breeze off the wetlands on the west side.

Fall

Crisp and clear

Cool nights and warm days, with the mountains coloring up to the east. Generally the cleanest air of the year, before the cold settles in and the inversion season begins.

Winter

Snow, and inversions

January nights near 20 and snow in waves, roughly four feet a season. The cold also brings the Wasatch Front inversion, when haze can sit in the valley until the next storm scours it out.

Spring

Green and breezy

The valley greens up, the mountains stay snow-capped, and the wetlands to the west come alive with migrating birds. Windier stretches move the air and clear the winter haze for good.

Seasonal figures are approximate, drawn from the adjacent Bountiful station and aggregators that disagree on the details, and should be confirmed against official NOAA station normals before you rely on them.

Cost of living

What your dollar buys here.

West Bountiful sits in the close-in South Davis corridor, so housing here carries a Salt Lake-metro price rather than a rural one, and the published numbers vary by source. Early-2026 snapshots have shown a median sale in the high-500s on one national portal and a median value north of $650,000 on an aggregator, with the spread widening because some larger custom and agricultural-zoned lots stretch the top end. None of them are wrong; they are measuring different slivers of a small market. Label any figure with its source and date, never blend them, and price each property against its own comparables.

The structural costs sit in the normal Utah range. Davis County's effective property-tax rate is low by national standards, and Utah taxes a primary residence on 55 percent of its value, which softens the bill further. Day-to-day shopping and services are close, since you are minutes from Bountiful's stores and the broader Salt Lake metro. The trade for that convenience is a metro-level home price and a tight, mostly built-out city where new inventory is limited.

Housing

Established single-family homes, newer construction, and some larger agricultural-zoned lots, in a small market where every median is a snapshot of a handful of sales. Price against comparables, not city-wide statistics.

Property tax

Utah taxes a primary residence on 55 percent of its value, and Davis County's effective rates run low, with West Bountiful cited around six-tenths of a percent. Confirm the current certified tax-area rate with the county.

Sales tax

The combined sales-tax rate for West Bountiful is cited around 7.25 percent, blending the state rate with local options. Confirm the current quarter's rate and the city's specific tax code with the Utah State Tax Commission.

The honest comparison: against Bountiful you trade a larger, more established neighbor for a smaller, quieter city with its own government and its own agricultural-zoning character. Against Woods Cross you are the residential side of the same refinery corridor. I am happy to run the real numbers side by side for the cities you are weighing.

Areas & orientation

How the city lays out.

West Bountiful reads as one numbered street grid between the freeway and the wetlands, but the land sorts into a few distinct settings that price and live very differently. A handful of named subdivisions appear across town; confirm any specific area name and its current status before relying on it.

The established grid

The numbered-street core

The settled heart of the city along streets like 800 West and Pages Lane, with mid- and late-20th-century homes, mature trees, City Hall, the city park, and West Bountiful Elementary. In-town lots on city water and South Davis sewer, close to everything.

The new streets

Newer subdivision blocks

Pockets of newer single-family construction filling in the grid, including builder communities on the remaining larger parcels. This is where most of the city's recent inventory lives, since the older blocks are largely built out.

The greenbelt

Agricultural Specialty lots

The city's Agricultural Specialty zoning district preserves open space and allows limited large-animal keeping on qualifying lots, so parts of town carry larger, semi-rural parcels. What a property can do here is set by its zoning, so confirm the parcel before you assume.

The two edges

The freeway side & the wetland side

The east edge runs to I-15 and the refinery corridor; the west edge runs to the Legacy Parkway, the trail, and the Great Salt Lake wetlands. The two sides feel very different, so drive any edge parcel and see exactly what it faces before you fall for a photo.

Parcel details vary, and the things that decide value here, the zoning, the refinery proximity, the wetland setback, and what a lot looks at, are not obvious from a listing. Tell me what you are after and I will pull the full story on any property before you drive out.

Real estate overview

The market, and the homework that shapes it.

West Bountiful is predominantly single-family detached housing, running from established mid- and late-20th-century homes on the grid to newer construction and some larger custom or agricultural-zoned lots. It is a small, close-in market, so published medians swing by source and a single high-end sale can move the number. Demand is steady because the location is the product: you are minutes from Bountiful and roughly eleven miles from downtown Salt Lake City, with I-15 and FrontRunner both at hand. The catch is supply, since the older blocks are largely built out and new inventory is limited to a handful of infill and builder lots.

Due diligence here is location-specific. Start with the address's relationship to the HF Sinclair refinery and the I-15 corridor on the east, and to the Great Salt Lake wetlands on the west, because both matter to a specific parcel and neither shows up in a listing photo. Confirm the zoning, especially whether a property sits in the Agricultural Specialty district, since that decides what you can do with it. Check the FEMA panels on low ground near the wetlands, and verify which city and district services actually reach the parcel. None of it is exotic, it is just the homework that separates a good buy from a surprise.

In West Bountiful, location-check the parcel before you fall for the price.

The HF Sinclair Woods Cross Refinery physically sits inside West Bountiful, and the city straddles I-15 on the east and the Great Salt Lake wetlands on the west, so where a specific home sits relative to all three is buyer-material. Refineries are a visible industrial presence that can occasionally produce odor or flares, and the Wasatch Front sees winter inversions that trap air near the surface; as of November 2025 the EPA removed the region from its inversion-smog nonattainment list, a recent improvement rather than an all-clear. Drive the parcel, note the prevailing wind and the corridor, and review current state air-quality monitoring for that location. These are facts to weigh for yourself, not reasons to rule a place in or out.

Established homes on the grid

Mid- and late-20th-century houses on in-town lots with mature trees and city services. Condition varies with age, so inspect the bones and the updates, not the curb appeal.

Newer construction

Infill and builder homes on the remaining larger parcels, the main source of new inventory in an otherwise built-out city. Standard suburban product with a close-in Salt Lake metro address.

Agricultural-zoned lots

Larger parcels in the Agricultural Specialty district that allow limited large-animal keeping under the city ordinance. Zoning, lot size, and setbacks set the value, so confirm the parcel.

Location & the corridor

The quiet decider on every property here. Confirm how a parcel sits relative to the refinery, I-15, and the wetlands before you write the offer.

Market conditions move through the year, and in a market this small a handful of sales can swing every average. For the current snapshot, ask me for the latest update.

New construction

What is being built.

Unlike its fully built-out neighbors, West Bountiful still has some active new construction, largely because it kept a few larger and agricultural-zoned parcels. Builder communities have appeared on that remaining land, and some areas offer bring-your-own-builder lots for custom homes. No production builder has blanketed the city the way they have farther north in Davis County, so new construction here mostly means a home in a small infill community or a custom build on a larger lot. Confirm which specific developments sit inside the city limits and are currently selling before you count on any of them.

The gating questions are location and zoning. A lot's value rides on its zoning district, its relationship to the refinery and the I-15 and wetland edges, and which city and district services reach it. If you are weighing a lot or a build, sort those answers first, then have the design conversation.

Outdoor recreation

A city park, a trail, and a wetland.

West Bountiful's recreation is the close-in suburban kind: a substantial city park, neighborhood parks, a paved regional trail along the west side, and the Great Salt Lake wetlands right out the back door, with the Wasatch canyons a short drive east.

West Bountiful City Park

550 W Pages Lane, next to I-15

The city's main park, with a roughly 0.8-mile walking trail, a large covered bowery and several smaller ones, two playgrounds, a basketball court, sand volleyball courts, and baseball fields. Open daily during posted hours. Confirm current amenities with the city.

Legacy Parkway Trail

Along the city's west side

A paved multi-use trail following the Legacy Parkway from North Salt Lake to Farmington, built in 2008. It runs along West Bountiful's western edge with open views of the Wasatch Mountains, Antelope Island, and the Great Salt Lake wetlands, popular for walking, running, and cycling.

Legacy Nature Preserve

Great Salt Lake wetlands, west edge

Roughly 2,100 acres of Great Salt Lake wetlands set aside for wildlife on the city's western edge, viewable from the Legacy Parkway Trail. It is a birding and open-space resource and part of why the west side feels so different from the freeway side.

Neighborhood parks & courts

Across the city grid

Smaller neighborhood parks such as Charnell Pocket Park and Birnam Woods Park add playgrounds around town, and the city maintains pickleball courts on 800 West. The South Davis area also has a regional recreation center a short drive away; confirm the current location and hours.

Seasonal closures, lake levels, and access rules change year to year, so confirm current conditions before you plan a property purchase around any of them.

Things to do

Trails, parks, and the city next door.

Day to day, West Bountiful's recreation runs to its own parks, the pickleball and sand-volleyball courts, and the Legacy Parkway Trail along the west side, with birding in the Great Salt Lake wetlands from the trail. Because the city is small and close in, most shopping, dining, and bigger entertainment is a short hop away in Bountiful, Woods Cross, and the broader South Davis corridor, along the 500 South and Main Street commercial strips and at the South Davis Recreation Center.

Beyond the immediate area, you are well placed for the rest of the Wasatch Front: Salt Lake City roughly eleven miles south for downtown, the airport, pro sports, and the University of Utah; Antelope Island and its bison herd out on the Great Salt Lake to the north; and the Wasatch canyons and ski resorts within day-trip range east and north. Bountiful's historic downtown and the Bountiful Utah Temple are landmarks just east. Confirm current hours and attraction details before you plan around them.

From The Local

Seven guides to a city named for none of the three big things standing inside it.

Beyond the practical tour above, I keep a set of West Bountiful guides on The Local, the editorial side of MovingUtah. The 45,000 barrel a day refinery that the whole state files under Woods Cross and that its own operator places here, with the two federal settlements and the street that runs through the property. The eighteen hole golf course the city owns and staffs as a department, which is 88 per cent of every acre of park land it holds. The mile of 800 West that went on the National Register in 2004 under a name a sweet Spanish onion crop gave it. The single community park doing the work of a whole system, and the booking window that opens in January. The four trail doors a highway paid for. And what this address quietly buys in from the much larger neighbour it is named after.

The whole companion lives at West Bountiful on The Local, and The Local itself covers the rest of the state.

Schools & education

Districts and options.

West Bountiful is in the Davis School District, the second-largest district in Utah, headquartered in Farmington. West Bountiful addresses are generally assigned to West Bountiful Elementary in town, then to Bountiful Junior High and Viewmont High School in neighboring Bountiful. That last assignment is worth confirming, since searches often assume Bountiful High while West Bountiful is cited as a Viewmont feeder. Boundaries change, so verify the current arrangement with the district's boundary tool for any specific property rather than assuming.

I do not rate schools, and I would steer you away from anyone who tells you which one is best. Boundaries, programs, and ratings are something you should review yourself against what matters to your household. The links below go to the district and to independent sources so you can look at current assignments and ratings directly.

Ratings and boundaries come from independent third parties and the district, not from me.

Higher education

Campuses within reach.

West Bountiful is well placed for higher education in both directions. To the north in Davis County are Weber State University's Davis campus in Layton and the Ogden main campus, along with Davis Technical College's career and technical programs in Kaysville and Clearfield. To the south, the University of Utah and Salt Lake Community College sit in and around Salt Lake City, roughly eleven-plus miles away. Verify exact distances and the nearest SLCC campus before planning a commute, and weigh the I-15 corridor's rush-hour traffic against the semester calendar.

Healthcare & medical

Care close at hand.

The everyday answer is the adjacent city of Bountiful. Lakeview Hospital, a community hospital on Medical Drive with a 24/7 emergency department and a range of services, is a short drive east; confirm its current ownership and branding, which sources report inconsistently. South Davis Community Hospital, also in Bountiful, focuses on skilled nursing, long-term acute care, and rehabilitation rather than general emergency care. For larger regional and specialty care, the major medical centers in the Salt Lake metro to the south, including the hospital in Murray, are within a reasonable drive. Verify all hospital names, ownership, and drive times from West Bountiful before relying on them.

Veterans relocating on a PCS can find VA access notes in the military PCS guide.

Employment & economy

What keeps the city running.

For a residential city this small, West Bountiful carries an outsized slice of industry inside its limits. The HF Sinclair Woods Cross Refinery, with crude capacity around 45,000 barrels per day, physically sits in West Bountiful despite its Woods Cross name and is operated by HF Sinclair, a longstanding industrial employer and tax presence in the South Davis corridor; do not confuse it with the separate Marathon refinery to the south. The South Davis Sewer District's North Plant is also in the city. Beyond those, the city is mostly residential, so the local job base is modest relative to the population.

Most working residents commute, and the location makes that easy: Interstate 15 and FrontRunner connect to jobs in Salt Lake City, the broader South Davis corridor, and northern Utah, with downtown Salt Lake roughly eleven miles south. Remote work is an address-level question. Providers in the area likely include the regional cable and DSL carriers, with fiber coverage varying block by block, so verify the actual service and speed at a specific address before you stake a job on it.

Getting around

A freeway, a parkway, and a train.

West Bountiful is framed by transportation. Interstate 15 runs along the east edge as the main north-south route, with the Legacy Parkway providing a truck-restricted alternative on the west side toward North Salt Lake and Salt Lake City. FrontRunner commuter rail actually passes through West Bountiful, but the nearest station is the Woods Cross station just south, at 750 South 800 West, with free park-and-ride. From there the line connects south to Salt Lake City and Provo and north to Ogden. UTA bus service covers the South Davis area; confirm current routes for a specific address. Distances below are approximate, so verify drive times, which move with rush hour.

Bountiful Adjacent · minutes east
Woods Cross FrontRunner station Just south · verify time
Salt Lake City (downtown) ~11 mi · verify time
Salt Lake City Intl (SLC) ~12-15 mi · verify time
Layton (WSU Davis) North on I-15 · verify time
Ogden North on I-15 / FrontRunner

For flights, Salt Lake City International is the full-menu airport a short drive south, roughly twelve to fifteen miles, which makes West Bountiful one of the more convenient close-in Wasatch Front addresses for travelers. Confirm current drive times before you rely on them, since the I-15 corridor moves with rush hour.

Utilities & getting set up

The "I just moved in, now what" list.

Almost nobody puts this on a real estate site, and in a small city the boundaries between providers are the part that saves you surprises. Here is who to call.

Water & sewer

West Bountiful City provides culinary water and handles utility signup, while sewer is run by the South Davis Sewer District, whose North Plant sits inside the city. A separate secondary or pressurized irrigation system is common in Davis County, so confirm the provider and whether it serves a specific parcel.

Power, the thing to confirm

West Bountiful is served by Rocky Mountain Power, not a municipal utility, which matters because the neighboring city runs its own city-owned power. Confirm the electric provider for a specific address when you set up service so you are calling the right utility.

Natural gas

Dominion Energy, formerly Questar Gas, is the standard natural-gas provider for the region. It bills separately from the city. Confirm the account and any transfer details when you move in.

Internet, trash & fire

Internet and fiber coverage varies by address, so verify service and speed for the exact home before relying on it. West Bountiful City handles garbage and recycling signup, and South Davis Metro Fire is the regional fire and EMS agency. Confirm haulers and pickup days with the city.

Start with West Bountiful City (550 North 800 West) for water, garbage, and utility signup.

What locals know

The stuff only a local tells you.

No brochure says this part. Here is the honest version of buying in West Bountiful, the way the homework reads it.

  • There is a refinery in the city. The HF Sinclair Woods Cross Refinery physically sits inside West Bountiful, not in Woods Cross. It is a longstanding industrial neighbor that can occasionally produce odor or flares, so check how a specific address sits relative to it.

  • Winter brings the inversion. Like much of the Wasatch Front, cold spells can trap haze in the valley until a storm clears it. The EPA removed the region from its inversion-smog list in November 2025, a real improvement, but review current air-quality data for the spot you are considering.

  • Some lots still allow large animals. The Agricultural Specialty zoning district permits limited large-animal keeping on qualifying lots under a point-based ordinance with setbacks. It is not citywide, so confirm a parcel's zoning before assuming you can, or cannot, keep horses.

  • It is not Bountiful. West Bountiful is its own city, with its own government, parks, and services, served by Davis School District but distinct from its larger neighbor. Buyers searching "Bountiful" routinely conflate the two; the schools, taxes, and services differ.

  • The train passes, but stops next door. FrontRunner runs through West Bountiful, yet the nearest station is in Woods Cross, just south, with free park-and-ride. Factor the short drive to the platform into a commute rather than assuming a stop in town.

  • Confirm who provides your power. West Bountiful is on Rocky Mountain Power, but a neighboring city runs its own municipal electric, which trips up newcomers. Confirm the utility for the exact address so you set up service with the right one.

FAQ

Questions people ask about West Bountiful.

West Bountiful is its own Davis County city, directly west of Bountiful and north of Woods Cross, between Interstate 15 and the Great Salt Lake and Legacy Nature Preserve. It is a separate city with its own government, parks, and city services, not part of Bountiful. Downtown Salt Lake City is about 11 miles south. Confirm current drive times before you rely on them.

Davis School District. West Bountiful addresses are generally assigned to West Bountiful Elementary, Bountiful Junior High, and Viewmont High School, but boundaries change, so check the Davis School District boundary tool for a specific address, and see GreatSchools and Niche for ratings. Confirm the current feeder assignment, since Viewmont rather than Bountiful High is the cited high school for West Bountiful.

Yes. The HF Sinclair Woods Cross Refinery, with crude capacity around 45,000 barrels per day, is physically located in West Bountiful even though it carries a Woods Cross name. Buyers weighing a specific address should consider proximity and review current state air-quality monitoring; the refinery is a longstanding industrial presence in the South Davis corridor. Confirm current operator details.

In the city's Agricultural Specialty zoning district, limited large-animal keeping is allowed under a point-based ordinance, where large animals such as horses generally require a minimum lot area and the barns and corrals must meet setback rules from neighboring dwellings. It is not permitted citywide; it depends on the property's zoning. Confirm the current ordinance and a specific parcel's zoning before relying on this.

Most residents use Interstate 15 or the Legacy Parkway, with Salt Lake City about 11 miles south. FrontRunner commuter rail runs through West Bountiful, but the nearest station is Woods Cross station at 750 South 800 West in Woods Cross, just south, with free park-and-ride. FrontRunner connects south to Salt Lake City and Provo and north to Ogden. Confirm the drive time to the station for a specific address.

Predominantly single-family detached homes, ranging from established mid- and late-20th-century houses on the street grid to newer construction and some larger custom or agricultural-zoned lots in the Agricultural Specialty district. Because the market is small, published medians vary by source, so confirm a current, dated price range from a labeled source and price each property against its own comparables.

West Bountiful City provides culinary water and handles garbage signup; sewer is handled by the South Davis Sewer District, whose North Plant sits in the city; and natural gas is Dominion Energy. Confirm the electric provider, since a neighboring city runs its own municipal power, and confirm the secondary irrigation and internet providers. Verify each provider for a specific address.

Like much of the Wasatch Front, West Bountiful can experience winter temperature inversions that trap valley air pollution, and there is a refinery in the city. As of November 2025, the EPA removed the Wasatch Front from its inversion-smog nonattainment list for the first time in about 15 years, a recent improvement rather than an all-clear. Buyers should review current state air-quality data for a specific location.

Financing your move

Get your numbers first.

West Bountiful rewards buyers who sort the financing before the search. The housing mix runs from established homes to newer construction and the occasional larger agricultural-zoned parcel, and each can follow its own underwriting path, so knowing from day one how a specific property will finance keeps a purchase smooth instead of surprising. In a small, close-in market where inventory is limited, being ready to move when the right home appears is its own advantage.

I am dual-licensed in real estate and lending, so I can flag early whether a specific property will finance cleanly and keep the search and the financing on the same timeline. For plain-English explainers on loan types, the loan guides on this site walk through each one.
