The numbered-street core
Streets like 800 West and Pages Lane hold the settled middle of town: mid- and late-20th-century homes on established lots, City Hall, the city park, and West Bountiful Elementary within walking distance. Everything here sits on city water and South Davis sewer.
Infill
The newer subdivision blocks
Because the older grid is largely built out, most of the current listing activity comes from newer single-family construction filling remaining parcels. This is the closest thing West Bountiful has to a growth area, and where most of the newer inventory turns up.
Agricultural Specialty
The larger, semi-rural lots
Parts of the city carry Agricultural Specialty zoning, which allows limited large-animal keeping on qualifying parcels under the city's point-based ordinance. Not every lot in this zone qualifies for horses or livestock, so a specific parcel's standing needs to be confirmed before you shop with that use in mind.
The two edges
Freeway side vs. wetland side
The east edge runs up against I-15 and the refinery corridor; the west edge backs onto the Legacy Parkway Trail and the Great Salt Lake wetlands of the Legacy Nature Preserve. A block or two can be the difference between a freeway hum and an open wetland view, so it is worth driving a specific address on both a weekday and a weekend before you commit.

Ramblers from the city's mid-century build-out sit on some of the largest lots in the numbered-street core, an option the newer two-story infill mostly does not offer.

West Bountiful home values land across a wide band by source: in early 2026 one portal showed a median sale near $575,000 while another put the typical home closer to $655,000, so read it as a range, not a number. What that buys is shaped by the city's character, because West Bountiful still carries agricultural zoning in pockets: an established home on a standard lot, or a larger property with room for animals and a garden on the flatter ground toward the Great Salt Lake.
Because the whole city is under 3.5 square miles and mostly built out, this market moves in small numbers, not big trends. A handful of new listings in a given month can swing the mix from mostly established resale to mostly newer infill and back again, so the picture on this page can look different from one visit to the next even without prices changing much. Selection widens from spring into early fall the way it does across the Wasatch Front, and thins over the winter, but a well-priced home on the numbered-street core does not sit around waiting either way.
Where the inventory shows up tells you more than when it shows up. The newer subdivision blocks on the remaining infill parcels are where most fresh construction turns up, while the Agricultural Specialty lots on the semi-rural side trade less often and, when they do, draw buyers specifically after that zoning rather than casual browsers. Homes that back onto the refinery corridor along the east edge tend to move slower and sell for less than comparable homes toward the Legacy Parkway and the wetlands on the west, a gap worth watching if two listings otherwise look similar on paper.
