Moving to Kanab, Utah

Kanab is the main city of Kane County, in the far south of Utah. It sits at about 4,970 feet, right under the Vermilion Cliffs. US-89 runs through town as Center Street. US-89A leaves south toward Fredonia, Arizona, which is about 12 minutes away.

The town began as a fort. Jacob Hamblin started Fort Kanab in 1864, and it was abandoned in 1866. Levi Stewart and others resettled the site in 1870, and that is the permanent town. The name comes from a Paiute word for willow, after the willows along Kanab Creek. Floods starting in the 1880s cut the creek into the deep channel it runs in today. In 1912, Kanab elected an all-woman town board, reported as the first in the country.

Then came the movies. More than 100 films and TV shows were shot in the canyons around town, from about the 1920s to the 1970s. Stagecoach, Gunsmoke, The Lone Ranger, and Planet of the Apes are on the list. That is why people call Kanab Little Hollywood. Parry Lodge has hosted travelers since 1931 and still stands on Center Street.

Kanab had 4,683 people in the 2020 Census and about 5,300 in 2025. That is growth of about 14 percent in five years. It is still a small town with a full set of basics. The hospital, the library, City Hall, and the restaurant row sit within about a mile of each other on the original grid. The county offices and the schools are here too.

The big parks are the weekend. Zion's east entrance is about 40 minutes away. Bryce Canyon, Lake Powell, and the Grand Canyon's North Rim are day trips. The cost of that is distance from a big city. The nearest big-box stores are in Page, about 1 hour 25 minutes east, and St. George, about 1 hour 40 minutes west. The larger medical centers are in St. George.

Kanab has four real seasons. Summers are hot and dry, winters are cool with light snow, and spring is the windiest time of year. The town sits about 2,100 feet higher than St. George, so summers run cooler and winter nights get colder.

Kanab has its own weather station, right in town, with records back to 1899. The numbers below are its normal highs and lows for 1991 to 2020.

The town gets about 15 inches of rain and melted snow in a normal year. There are two wet seasons. One is winter, from December to February. The other is the late summer storm season, from July to September. June is the driest month.

Frost lasts into spring. The last spring freeze usually comes around April 29, and the first fall freeze around October 22. That leaves a growing season of about 175 days. A normal year has about 121 nights at 32°F or colder.

Kanab gets real snow, but not much. The town station logs about 22 inches in a normal year. That is far more than St. George and less than half of what falls in Salt Lake City or Cedar City. Nearly all of it comes from December to February.

Snow here does not stay long. Only about 1.5 days a year stay below freezing all day, so the sun melts most of it fast. A trace can fall in October, and November brings about 2 inches. March and April bring about 2 inches each, and none falls from May through September.

Summers in Kanab are hot, but a little gentler than the low desert. A normal July afternoon reaches about 94°F. St. George reaches about 102°F in the same month. Kanab has about 71 days a year at 90°F or hotter, and about 8 at 100°F or hotter. The station record is 108°F.

Nights make the difference. A normal July night cools to about 61°F. The air is dry, so a day in the 90s feels easier than the same number in a humid state. You can open the windows at night.

Storms come from July to September. June is dry, with less than a third of an inch of rain. Each month from July to September brings 1.25 to 1.6 inches. Storms build in the afternoon, drop heavy rain for a short time, and move on.

Some, and spring is the windy season. The nearest wind record is at the Kanab airport, about 3 miles south of City Hall. It averages about 6 miles an hour over the year. About 35 percent of the hourly readings are calm.

April and May average about 7.6 miles an hour, and March about 7. August and September are the calmest months, at about 5. The wind comes most often from the north, then from the southwest, then from the east.

The airport is a close guide for town, not a reading from your street. Wind changes with the lot, so walk the yard on a breezy day before you buy.

An inversion is when cold air gets trapped in a valley under a lid of warmer air, and smog builds for days. The Salt Lake Valley is the place known for it. No one has measured it in Kanab. Kane County has no state air monitor, so there are no inversion numbers for the town.

The nearest state monitors for fine particles are in Hurricane, in Washington County, and in Enoch, in Iron County. Neither one is near Kanab, so I do not use their numbers for the town.

The air issue to watch here is smoke. Smoke from fires in the region is an occasional summer problem. No one counts how often it happens. Check the air before a hard hike or a long outdoor job.

Housing is the biggest cost in Kanab, and it runs below most of the bigger cities in Washington County. Land stretches your dollar the furthest. The glance box at the top of this page shows the Census typical home value.

Two things differ from St. George. Sales tax in Kanab is higher, and the taxes topic shows each rate. Groceries come from two hometown markets, not a big-box store, so some staples cost a little more.

A big-box run means a long drive to Page or St. George, and the fuel is part of the cost. City water, sewer, storm water, and trash come on one monthly bill. There is no natural gas here, so homes heat with propane or electricity.

Most people coming from a coastal city or a resort town find their housing money goes far in Kanab. The honest cost on the other side is distance. I can run a side by side with where you live now.

Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one in plain terms, with the rates in effect in October 2026.

The primary home exemption

Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, not the full value. Second homes and nightly rentals are taxed on the full value.

Car fees and tests

Kane County has no emissions test. A car that is new to Utah needs a quick VIN check when you first title it.

City fees to know

A new home pays one-time impact fees to the city. Two of them, for a standard meter, are $3,341.62 for water and $1,742.39 for wastewater. The glance box at the top of this page shows the Census typical home value, which is what owners say their homes are worth. Kanab is a small market, so I do not publish a monthly market report for it. Ask me for current numbers.

It is also a market with a wide spread. In-town homes make up the core. Around them sit lots, view homes, and acreage in Johnson Canyon, so the homes for sale often look pricier than what actually sells.

Kanab is mostly a town of detached houses. About three in four homes are detached, and about one in nine is a mobile home. The rest are townhomes and small apartment buildings. About three in four homes are lived in by their owners. The median home was built in 1995, and about 39% were built since 2000. Those are Census estimates for 2020 to 2024.

Some homes here are second homes, and Kane County as a whole is a second-home county. About 41% of its homes are held for seasonal use. Most of those sit in the Duck Creek area and the high country, far from Kanab. Kanab's own share is much lower.

Kanab is also close to several national parks, so nightly rentals are part of the market. The city requires a business license and a fire inspection for a nightly rental. Some newer projects also limit rentals through their deed, so check the property you want. Outside the city, Kane County licenses nightly rentals, and in most zones only one home per lot may be rented that way. Only a few homes are for sale in any single month. A ready pre-approval and some patience matter more here than in a bigger market.

Kanab is small, so no home is far from the next. The feel still changes as you cross town. The original streets sit in the middle, the creek runs along the west side, and the cliffs rise behind the north edge. Here is each area in plain words, from the center outward.

Locations come from Kanab City's zoning matrix (updated October 2023), the Kane County Water Conservancy District, and the school district.

New homes in Kanab come mostly one at a time or in small projects. No large builder works here the way big builders do around St. George, so timelines run on local crews. Two projects stand out, and the city has been reviewing its lot rules.

Catori Canyon sits west of Kanab Creek. It had 34 townhomes by January 2026, after 19 more were finished that month. The city has approved 80 more townhomes and 23 houses. Its early townhomes are mostly vacation rentals, but the 2026 units are meant to be owned and lived in. The project has a pool, a hot tub, a pickleball court, and a playground.

Ventana Resort Village sits near Jackson Flat Reservoir, on the south edge. In early 2026 only its first plat, two townhomes, was approved. In August 2026, a hotel phase was under review. The opening that was expected in late 2025 slipped.

The city has been reviewing its rules for lot size, small lots, guest houses, and accessory dwelling units. That can change what builders are allowed to build. Local developers also told the newspaper in early 2026 that the market was in a holding pattern, with slower sales and adjusted timelines.

Buying new works differently from buying resale. You pick a lot, choose your finishes, follow a build schedule, and sign the builder's contract. I walk you through each step, so the loan lines up with the build schedule and nothing surprises you once the walls go up. Builders often cover the buyer agent fee, and I put that in writing before you sign.

Every town has its own list of things to check. Kanab has a few. They come from the creek that runs through town, the radon in the ground, and how the water and heat reach a home. None of them should scare you off. They are the questions I would ask about any home here, and most have a free tool for a single address.

I will walk through each of these with you on any home you like, and tell you what I see.

The best thing you can do before you shop for a home is get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger when the right home comes up. Kanab has only a few homes for sale in a given month, so being ready to move the day one appears matters.

Buyers in Kanab use every kind of loan, including conventional, FHA, and VA. USDA loans have a map of eligible areas. On USDA's eligibility map, the spots checked in Kanab and Johnson Canyon sit outside the ineligible area. Check any address on the USDA map. Acreage, manufactured homes, and homes with a well or nightly-rental plans each bring their own loan questions. If I am your lender, I can tell you early if a home could be hard to get a loan on. Tourism is the most visible work in Kanab. Hotels, restaurants, tour companies, and shops are busiest from spring to fall. The town is also the main city of Kane County, so county government, the school district, the city, and the hospital all employ people here.

Best Friends Animal Society is the largest employer in Kane County. In 2022, more than 400 of its workers were based in Kanab. Its sanctuary covers nearly 5,800 acres in Angel Canyon, about 12 minutes north of town. The Bureau of Land Management, or BLM, also has a field office and a visitor center here.

Many people bring their work with them. The census survey for 2020 to 2024 estimates that about 22% of Kanab workers work from home, or roughly 1 in 5. The traffic topic below has the commute times.

The local job market is small, and some of it is seasonal. Maybe you need a local job, not remote work or a trade you can take with you. Then look at the actual openings before you commit.

Kanab has a hospital, which is rare for a town of its size. Kane County Hospital is at 355 North Main Street, about 3 minutes from City Hall. It is a county-owned critical access hospital with 25 beds. A critical access hospital is a small rural hospital that stays open to serve a wide area.

The hospital has an emergency room open all day, every day, and an ambulance service. It also offers surgery, labor and delivery, imaging, lab work, physical therapy, and wound care. A primary care practice works inside the hospital. Cancer care now starts here too. The hospital lists outpatient chemotherapy and infusion, plus video visits with cancer specialists. It reported its first patient finishing 12 rounds of chemotherapy in 2026.

Visiting specialists come to Kanab on a schedule. Orthopedic surgery and urology are confirmed for 2026. Ask the hospital about any other clinic you need.

No separate urgent care clinic is listed in Kanab. After hours, the hospital's emergency room is the place to go. For the largest hospital and the deepest specialty care, St. George Regional Hospital is about 1 hour 40 minutes west.

The Kane County School District runs the public schools in Kanab. The district has seven schools and about 1,400 students across the whole county. Three of them are in Kanab, and all three are inside city limits.

Kanab Elementary teaches kindergarten to grade 6. It is a newer building at 1357 South Vermillion Drive, in Kanab Creek Ranchos on the southwest side of town, across the creek. Kanab Middle School is at 690 South Cowboy Way, and Kanab High School is at 59 East Cowboy Way. Both are on the south side. The district's other schools are in Big Water and elsewhere in the county.

The district also runs Kane Digital High School and adult education. Kanab High is also where Utah Tech University teaches its classes in town, which the next topic explains. The district site lists no charter school in Kanab.

I do not rate schools, and I would be wary of anyone who tells you which one is best. Look at the boundaries, programs, and ratings yourself, with what matters to you in mind. The links below go to the district and to independent sites.

Kanab is not a college town, but it has a small college center. Utah Tech University runs its Kanab Center inside Kanab High School, just west of the main entrance. It offers college credit courses, nursing assistant (CNA) training, and concurrent enrollment. Concurrent enrollment lets high school students earn college credit while they are still in school. Ask the center what it offers this term.

For a full campus, you drive. Utah Tech University is in St. George, about 1 hour 40 minutes west. Southern Utah University is in Cedar City, about 1 hour 45 minutes northwest. The district also lists an online concurrent enrollment partnership with SUU. Many degrees can be done online, and Kanab's fiber internet handles that well.

Traffic in Kanab is light for most of the year. US-89 runs through town as Center Street, on its way between the Zion side and Lake Powell. US-89A leaves south toward Fredonia and the Grand Canyon's North Rim. Those two roads are the ones you will use most.

Spring to fall is the busy season for visitors, and no traffic count exists for Kanab. The census survey shows how short most trips are. About 59% of commuters get to work in under 15 minutes, and about 78% in under 20. About 5% drive an hour or more.

Time a drive on a weekday morning from the street you are looking at. It will tell you more than any count.

Kanab has no public bus. No scheduled shuttle to St. George or Las Vegas is confirmed either, so I do not list one. Plan on a car for daily life, and for every trip out of town.

Inside town, the original grid is walkable. The hospital, the library on Main Street, and Center Street are close together. Farther out, the schools on Cowboy Way and the subdivisions on every side of town are a drive or a long walk.

If you will not drive, ask about the trips you need before you move. The nearest airline flights are in Page or St. George, both over an hour away, as the next topic shows.

Kanab Municipal Airport is about 3 miles south of City Hall, a 6 minute drive. It serves private and small planes, called general aviation, and has no airline flights. For an airline, the nearest choices are Page and St. George.

Page, Arizona is the closest. Contour Airlines flies from Page to Phoenix. Since July 2, 2026, it also flies nonstop to Las Vegas four days a week, on Monday, Thursday, Friday, and Sunday. The drive to the airport is about 1 hour 30 minutes.

St. George Regional Airport (SGU) is about 86 miles and 1 hour 40 minutes away. Delta flies to Salt Lake City. United flies to Denver and Los Angeles. American flies to Phoenix and Dallas-Fort Worth. Harry Reid International in Las Vegas (LAS) has the widest choice, and it is about 3 hours 30 minutes away.

Kanab is far from other towns, and that is part of its character. Most daily needs are in town. Bigger errands mean a long drive, and the national parks are the reward on the other side. Here is how long common trips take from City Hall.

Drive times come from a road-routing model, run from City Hall in October 2026. Real trips vary with weather and the season, and the last miles to Wire Pass are dirt.

Almost nobody puts this on a real estate site, but it is what you need in your first week. Kanab City sends one bill for water, sewer, storm water, and trash. Power comes from a different company. Kanab has no natural gas, so homes here heat with propane or electricity.

In July 2026, the city's fee schedule listed a base water charge of $40 a month, which includes the first 7,000 gallons. A utility deposit is $110, and a new connection is $50. Sewer and storm water are billed on the same bill. Rates change, so ask City Offices for the current numbers.

Fiber is the main choice for home internet in Kanab. South Central Communications, called SC Broadband, is a local cooperative. Kanab was the first town in its upgrade from older copper lines to fiber. The company offers gigabit plans, which are very fast, and some plans have matching upload and download speeds.

Fiber reaches most homes in town, but the street you pick matters. Outside town, service depends on the property. Cell service is solid in town and along US-89, and it drops fast in the canyons. Check the exact address on the maps below before you make an offer.

Moving day is only the start. Here is the short list for your first 90 days in Kanab, in the order most people do it. Group your errands, because some offices keep short hours.

1. Turn on the utilitiesKanab City bills water, sewer, storm water, and trash. Power is Garkane Energy. There is no natural gas, so line up propane if the home uses it. Start them before you move in.
2. Get your Utah driver licenseA Driver License Division office is in Kanab at 468 East 300 South. It is open only on the second and fourth Tuesday of each month, from 9:30 a.m. to 3:30 p.m. Check the state site for the current schedule, and bring proof of who you are and proof of your Utah address.
3. Register your carUtah gives you 60 days to register after you set up a permanent home. Kane County does not require an emissions test. A car that is new to Utah needs a quick VIN check.
4. Register to voteDo it online at vote.utah.gov, or ask the Kane County Clerk.
5. Claim the primary home tax breakUtah taxes a primary home on 55% of its value. Ask the Kane County Assessor how to claim it. A second home or nightly rental pays on the full value.
6. Sign up for schoolContact the Kane County School District. Check the boundary information for your address first.
7. Learn your trash serviceTrash rides on the city utility bill. Ask City Offices at 435-644-2534 about your pickup day.
8. Get a library cardThe Kanab City Library is on Main Street. Ask the library what it needs to see before it issues a card.

Kanab has two hometown grocery stores, Honey's Marketplace and Glazier's Market. Glazier's has a taco shop and a deli inside. Between them, they cover the weekly shop. For warehouse and big-box stores, you drive to another town.

Lumber Plus, at 227 West 300 South, is the hardware store. An Ace Hardware, at 850 South US-89A, was under construction in July 2026, with no opening date set. The Kanab Downtown Farmers Market runs into October.

Kanab sits in the middle of a huge amount of public land. Most of it is managed by the BLM, which is the Bureau of Land Management, the federal land agency. The famous places are on a short list, and most are a day trip. Here is what is close.

Closer to home, the Kanab Trail starts at the end of 100 East, past Jacob Hamblin Park, and climbs about a mile and a half to the rim above town. It is for hikers only. The K-Hill and Tom's Canyon trails, for walkers and horses, sit on the edge of town too. The BLM Kanab Visitor Center, at 745 E US-89, is the place to ask about permits and road conditions before any canyon day. Check its hours before you go.

In July 2026, a presidential proclamation made Grand Staircase-Escalante National Monument smaller. It is now about 181,500 acres in two units, far east of Kanab. The cliffs near Kanab are no longer in the monument. They are still BLM public land.

Kanab is a good base for the parks. Zion's east entrance is about 40 minutes away, and Bryce Canyon is about an hour and a half. Lake Powell and the Grand Canyon's North Rim are each a long day trip.

The North Rim reopened in May 2026 after the 2025 Dragon Bravo Fire. There is no lodging there. The rim closes for winter, so check the park page before you plan a trip.

Kanab has no ski lifts. The closest is Brian Head Resort, about an hour and 40 minutes away, up in the mountains northeast of Cedar City. That is a long drive for a day on the snow, so plan a full day or a weekend.

Yes, there is one course in town. Coral Cliffs Golf Course is a public nine hole course at 755 E Fairway Dr, on the east side of town. It is open all year. In February the course becomes the launch field for the Balloons and Tunes festival.

For 18 holes, you drive. The St. George and Hurricane area has the nearest 18 hole courses. Hurricane is about 1 hour 10 minutes away, and St. George is about 1 hour 40 minutes.

Disc golf is closer. Jackson Flat Reservoir, on the south edge of town, has an 18 hole disc golf course.
