Ventana Resort Village

The phased master plan along Kane Plex Drive, moved forward in 2023, mixes single-family homes, townhomes, and apartments over a long buildout, and its newer product includes two-story plans. Phases and what is actually released change, so confirm current availability before you count on it.

Before you tour: what to actually check

Levels and the floor plan: confirm the stories count and whether there is a basement, because a two-story over a basement is three levels and prices and lives very differently from two over a slab.

The bench grade: on a sloped bench lot, look at how the grade meets the garage and the entry, and whether a lower level is a true walkout with windows or sits below grade.

Stairs and the primary suite: check whether the primary bedroom is up or down. A two-story with all bedrooms up is a different daily life from one with a main-floor primary, so see it in person.

In town or on a well: a two-story inside the city is on Kanab City wells and sewer; on the edges or in the county it may be on the county water district or a private well and septic, which changes the inspection and the loan.

View and future building: if you are paying for a cliff or canyon view, check whether a neighboring bench lot could build up and block it before you bank on the sightline.
