A town of about 5,100 people, 81 miles from the nearest big shop and two and a half hours from a full metro, whose year is shaped by a visitor season that arrives in May and leaves in November. Here is what the first year actually involves, with the honest trade spelled out.

The year has two halves, and they are not summer and winter.
Everything about daily life in Kanab is shaped by the visitor season, and the first year here is mostly learning its shape. Center Street runs hard from roughly May through October. Restaurants are busy, the highway through town carries a constant stream of vehicles with out of state plates, and the trailheads are full.
Then it stops. From November the town empties out, some businesses cut their hours or close for a stretch, and the streets belong to the people who live here again. Locals will tell you winter is when Kanab is actually Kanab, and February's balloon festival is the weekend most of them look forward to.
What that means practically: locals move their errands to the morning in high season, plan any drive on US-89 with the traffic in mind between May and October, and treat the winter months as the time to get things done. It is not a hardship. It is a rhythm, and most people settle into it within a year.

The practical part
Work, schools and the hospital.
The local economy stands on three legs. Tourism is the seasonal one. The county seat functions are the steady one: county offices, the city, the school district, the hospital, and a BLM field office managing half a million acres from the edge of town. Best Friends Animal Sanctuary is the third and employs more than 400 people, which makes it the largest employer in the county. A manufacturing plant in town adds to that.
A growing share of new arrivals bring their work with them, which the fiber network handles without complaint, and the average commute here runs about fifteen minutes. The honest note is that the local wage market is small and seasonal in places. If you need a specific local job rather than remote income or a portable trade, look at the actual openings before you commit to the move.
Schools are run by the Kane County School District, which enrolls roughly 1,400 students across seven schools countywide. All three of the town's schools are inside city limits: Kanab Elementary near the centre, and Kanab Middle and Kanab High on the south side along Cowboy Way. I do not rate schools and I would be wary of anyone who tells you which is best. Boundaries, programmes and ratings are worth reviewing yourself against what matters to your household, and the district, GreatSchools and Niche all publish current information.
Health care is the quiet reason the town works as a standalone place to live. Kane County Hospital on Main Street is a 25 bed critical access hospital with a 24 hour emergency room, surgical services and a labour and delivery unit, which towns of five thousand generally do not have. A family medicine clinic operates inside it and visiting specialists rotate through. The honest limit is advanced care: cardiology procedures, cancer treatment and major trauma mean St. George, 81 miles west. If a specific specialist relationship is central to your household, map that drive before you commit.
Confirm the water situation on any specific property. Kanab City runs its own wells and sewer inside town. Johnson Canyon and other outlying areas use the county water district or private wells, and that is a per property question rather than a per town one. It is one of the first things I check on anything outside the city limits.
The trade
Living 81 miles from a big shop.
This is the part to be honest about, because it is the thing people underestimate. Two hometown grocery stores cover the week comfortably. What they do not cover is warehouse and big box shopping, and that means Page at 74 miles or St. George at 81. Locals keep a running list and make a planned day of it, usually stacking it with an appointment.
The airport in town is general aviation only, so flying means Page, St. George Regional at 81 miles, or Las Vegas at about 200 miles for a real choice of routes. There is no local bus service, though a regional shuttle line connects Kanab with St. George and Las Vegas. Plan on a car.
Winter adds a shovel. At about 4,970 feet Kanab gets around 22 inches of snow in a typical year, which rarely lingers but does arrive, and if you are moving up from St. George that is a genuine adjustment. The high desert sun is intense year round, including in January, and that catches more people out than the cold does.
None of this is a reason not to move here. It is the arithmetic, and people who go in with their eyes open about it tend to settle well. People who assumed a town of five thousand would have everything sometimes do not.
You trade a shopping centre for three national parks. Whether that is a good trade is genuinely a matter of what you want out of a week.
The housing side
A small market with a wide spread.
Kanab is a small market and that changes how buying works here. The core is in town housing: the original grid, the Ranchos across the creek, and the newer bench subdivisions where most recent building has gone. Around that sits a large acreage and view property market running east into Johnson Canyon, and that mix is why active listings often look pricier than what actually sells in a given month.
Inventory is thin in any single month, so the right home may be one of a handful of active listings at a time. Being ready to move when one appears matters more here than it does in a bigger market. There is also a Kanab specific wrinkle worth flagging early: this is a national park gateway, the city licenses short term rentals, and what is allowed varies by zone. If rental income is part of your plan, the zoning on a specific property is a question to settle before you fall in love with it.
