Overview
What is Kanarraville like?
Short answerA small town of about 490 people at about 5,550 feet, under the Hurricane Cliffs. It has two I-15 exits, no store in town, and Cedar City about 18 minutes north.
Kanarraville is a small town of about 490 people, at about 5,550 feet. It sits at the south end of Cedar Valley, at the foot of the Hurricane Cliffs, the long red wall along the east side of town. Kanarra Creek comes out of its canyon at the east edge and runs west through the streets. The whole town is under a mile across.
I-15 runs about a mile west of town. Two exits serve it, one on each side. Exit 51 is the Cedar City door, about 9 minutes north. Exit 42 is the way south, about 8 minutes away, toward St. George, New Harmony, and Kolob Canyons. Cedar City, the main city of Iron County, is about 18 minutes north. It has the groceries, the hospital, the schools, and most jobs.
Settlers came here in 1861 and 1862 for the water of Kanarra Creek. Many were families from Fort Harmony, whose fort was washed out by the great flood of 1862. A hard wind storm in 1865 leveled much of the first settlement, so they moved to the present townsite. The name comes from Canarrah, a Paiute leader who lived near the settlement. Farming, ranching, and coal mining kept the town going. It was incorporated in 1934.
Today the Kanarra Falls hike brings visitors to the east edge of town, about 3 minutes from Town Hall. A new post office opened in town in the fall of 2025. There is still no grocery store, school, or clinic in town.
Homes in town sit mostly on lots of about half an acre, with larger acreage around it. Most were built one at a time, so the town has no production subdivisions. If you want quiet, red rock at the door, and a short drive to a full city, Kanarraville is worth a serious look. The cost is the drive for every errand and a very small market.

What is the weather like in Kanarraville?
Short answerFour real seasons. July highs reach about 90°F, January highs sit near 45°F, and the last spring freeze comes around May 9.
Kanarraville has four real seasons, and none is extreme. Summer days are warm and the nights are cool. Winter is cold, with snow that comes and goes. Spring is breezy and late. St. George, about 40 minutes south, sits far lower and feels like a different place.
No weather station sits in Kanarraville. The closest one with official normals is New Harmony, about 8 miles southwest and about 380 feet lower. Town days probably run about 1°F cooler than these numbers. Like Kanarraville, New Harmony sits on a slope at the foot of a mountain. Its nights likely match town better than the flat Cedar City airport does.
Spring
Highs 56 to 73°F
Cool and breezy, with spring snow still possible. The last freeze usually comes in early May.
Summer
Highs 84 to 90°F
Warm days and cool nights in the 50s. Storms build on late summer afternoons.
Fall
Highs 55 to 81°F
Clear, mild days and crisp nights. The first freeze usually comes in mid October.
Winter
Highs 44 to 48°F
Real winter, with storms in January and February and nights in the low 20s.

Frost lasts into spring. The last spring freeze usually comes around May 9. One year in ten it comes as late as May 29. The first fall freeze usually comes around October 11. That leaves about 155 frost-free days, so plan a garden with that in mind. About 148 nights a year drop to freezing or lower.
Many locals call fall the best season. The days are warm, the nights are crisp, and the canyon is good for hiking before the water turns cold.
A normal year brings about 17.5 inches of rain and melted snow. That is more than Cedar City gets. Winter storms bring most of it, and August adds a bump from summer storms. The driest month is June.
Highlights
- Normal highs run from 44°F in December to 90°F in July.
- The last spring freeze is usually around May 9, and the first fall freeze around October 11.
- The frost-free season lasts about 155 days.
- About 148 nights a year fall to freezing or lower.
- A normal year brings about 17.5 inches of rain and melted snow.
Good to know. The sun is strong at this height, even on a cold winter day. It is easy to underdress for a bright morning that is still freezing. Bring a hat, sunscreen, and layers in every season.
Snow
How much snow does Kanarraville get?
Short answerAbout 38 inches in a normal year, mostly in January and February. That is far less than Cedar City, which gets about 60.
A normal year brings about 38 inches of snow at the New Harmony station. That is real winter, but far less than Cedar City, which gets about 60. January and February are the snowiest months here. Cedar City peaks in December and March.

- January10.9 inches
- February11.7 inches
- March3.8 inches
- April2.1 inches
- May to Septembernone
- October0.3 inch

Brian Head, about 55 minutes away, is the place for deep snow and skiing. Town snow is a lighter thing. Expect to shovel a few times a winter and to wait for a storm to pass.
Highlights
- About 38 inches in a normal year.
- January and February are the snowiest months, at about 11 to 12 inches each.
- About 11 days a year bring an inch or more of new snow.
- Cedar City gets about 60 inches, so Kanarraville is the lighter of the two.
- Snow falls from October to April, and never in summer.

How hot does Kanarraville get in summer?
Short answerWarm, not harsh. A normal July afternoon reaches about 90°F, about 36 days a year reach 90°F or hotter, and nights cool into the 50s.
Summers here are warm, not harsh. A normal July afternoon reaches about 90°F. Nights cool into the upper 50s, so you can open the windows by dark. St. George reaches about 102°F in the same month.

Hot days do happen. A normal year has about 36 days at 90°F or hotter, and about one day at 100°F or more. July has about 16 of the hot days, August about 11, and June about 7.
Late summer brings storms. They build on hot afternoons in July and August, and August averages about 1.8 inches of rain. A storm can send fast water down Kanarra Creek and the slot canyon. Watch the forecast before you go up the canyon, even on a clear day.
Highlights
- A normal July high is about 90°F, with nights near 58°F.
- About 36 days a year reach 90°F or hotter.
- A 100°F day is rare, about one a year.
- Storms come mostly in July and August.
- Summer nights cool into the 50s.

Wind
Is Kanarraville windy?
Short answerSome. The wind averages about 7 miles an hour at the nearest airport, and spring is the windy time.
Some, and spring is the windy season. Nothing measures wind in Kanarraville, so the nearest record is at the Cedar City airport, about 16 miles away by road. It averages about 7 miles an hour over the year. Spring is the windiest time, at about 9 miles an hour. Winter is the calmest, at about 6.
In spring, gusts of 30 miles an hour or more show up in about 8 percent of the hours at the airport. In winter it is about 3 percent. Kanarraville sits on a slope at the foot of the cliffs, so the wind here can feel different from the open ground at the airport.
When it blows
March to May is the windy time. Winter is the calmest time of year.

Air quality and inversions
Does Kanarraville get inversions?
Short answerNothing measures it here. Cold air settles on the flat low ground on clear winter nights, and wildfire smoke is the air issue in summer.
An inversion is when cold air gets trapped in a valley under a lid of warmer air, and haze builds for days. The Salt Lake Valley is the place known for it. Nothing measures it in Kanarraville, so I will not call it a problem here.
Cold air does settle on the flat low ground on clear winter nights. The town sits on a slope above that ground. The nearest state air monitor is in Enoch, about 20 miles north. Iron County is not on the EPA list of places that fail the air standards.
Iron County has few bad air days, and most come in summer. Fine particles, the tiny bits in smoke and haze, climb out of the good range mostly from June to September. The worst day since 2020 was in August 2021. From 2020 to 2025 the county had 6 winter days out of the good range. Salt Lake County had 249.
Smoke is the air issue to know about. In summer 2026 the Cottonwood Fire in Beaver Canyon, about 75 miles north, put up smoke that drivers could see along I-15. No monitor in town counts smoke days. Fire rules matter too. The town board noted a Stage 2 fire restriction in August 2025, and burning trash is illegal across Utah.
Highlights
- Nothing measures trapped haze in Kanarraville.
- The nearest state monitor is in Enoch, about 20 miles away.
- Iron County bad air days come mostly in summer, and winter ones are few.
- Wildfire smoke is the air issue to plan for.
Check the air on any day at the state's air quality site, the way you check the weather.

Homes and money
What it costs, what you can buy, where people live, and what to check.
Cost of living
Is Kanarraville affordable?
Short answerHousing is the big cost, and it runs lower than in St. George. Heat and the drive to a big grocery store cost more here. The glance box at the top shows the typical home value.
Housing is the biggest cost in Kanarraville, and it runs lower than in St. George. The glance box at the top of this page shows the Census typical home value. Compare it with the same box on the Cedar City and St. George pages.
This is a small rural town, so many homes come with land. Prices swing a lot from one property to the next. A house on an old town lot is a different purchase than a home on acreage. The costs that run higher here are heat and distance. At about 5,550 feet you have a real winter, and the nearest big grocery store is in Cedar City, 15 to 18 minutes north.
The town posts its water and trash rates, and the utilities topic lists them. Homes use septic tanks, so there is no sewer bill. The taxes topic shows each tax rate.
Housing
This is the big cost. Older homes on town lots sit at the low end. Acreage and custom homes on the hillside under the cliffs sit higher. Land drives much of the price.
Property tax
Utah taxes a primary home on 55% of its value. In Iron County the average bill is about 0.42% of a home's value a year, which is low by national standards.
State income tax
One flat rate, 4.45% for 2026. The legislature has lowered it more than once in recent years.
Coming from California, Nevada, or a big coastal city, your housing money may go much further here. That is most true if land is part of what you want. I can run a side by side with where you live now, and show you what each place costs and what you give up.
Highlights
- Housing is the big cost, and the Census typical value sits in the glance box above.
- Heat is a real cost at about 5,550 feet, so plan for winter bills.
- Groceries mean a drive of 15 to 18 minutes to Cedar City.
- Water, trash and a septic tank replace a sewer bill.

Taxes
What taxes will I pay in Kanarraville?
Short answerSales tax is 6.65% in Kanarraville. Utah has one flat income tax rate. A primary home is taxed on 55% of its value, and the Iron County average bill is about 0.42%.
Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one in plain terms, with the rates in effect in October 2026.
| Tax | Rate | What to know |
|---|---|---|
| Sales tax in Kanarraville | 6.65% | This is the rate in town. Cedar City and Parowan are at 6.75%. |
| Groceries | 3% | Food you buy at the grocery store is taxed at a lower rate. |
| Restaurant meals | 7.65% | Prepared food carries a higher rate. |
| Lodging | 12.97% | This is the tax on a hotel room or a nightly rental. Guests pay it, and an owner who rents nightly collects it. |
| State income tax | 4.45% | One flat rate for everyone, for 2026. |
| Property tax | About 0.42% | The average yearly bill in Iron County, as a share of a home's market value, for 2025. |
The primary home exemption
Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, up to one acre of land. You qualify if it is your main home for at least 183 days each year. Second homes, cabins, and land without a home you live in are taxed on the full value.
Ask the Iron County Assessor how to claim the break. Starting January 1, 2027, Utah law requires an application. The assessor's office is in Parowan, and you can call it at 435-477-8320.
Town fees and car fees
The town said in April 2026 that it had not raised its property tax since 2007. Its board talked about a small rise for the 2026 to 2027 year, and about a local sales tax on falls tickets and local business. Ask the town clerk what was decided.
Iron County has no emissions test. Utah charges a fee at registration that depends on the age of the car. The first 90 days topic has where and when to register.
Highlights
- 6.65% sales tax in Kanarraville.
- Groceries are taxed at 3%.
- 4.45% flat state income tax for 2026.
- A primary home is taxed on 55% of its value.
- Iron County's average property tax is about 0.42% of a home's value a year.
- There is no emissions test for cars in Iron County.
Good to know. If you plan to rent a home nightly, add the lodging tax and the full-value property tax to your math before you offer. The housing market topic says why to ask the town about nightly rentals first.

Real estate overview
What do homes cost in Kanarraville?
Short answerThe glance box at the top of this page shows the Census typical home value. Only a handful of homes are for sale at a time, and many come with land.
The glance box at the top of this page shows the Census typical home value, which is what owners say their homes are worth. Kanarraville is a small market with few homes for sale at a time, often only a handful. So one or two unusual sales can swing the average, and I do not publish a monthly market report for it. The home itself matters far more than any headline number, and patience pays off. Ask me for current numbers.
The Census counts about 170 homes in Kanarraville. About 87% of the homes people live in are owned by the people in them. About 82% are detached houses, and about 8% are mobile homes. The median home was built in 1992. About 21 homes are held for seasonal or occasional use. Those are Census estimates for 2020 to 2024, and they carry a wide margin.
County records from July 2024 show 193 homes inside the town line. A typical lot under a home is about 0.46 acre, and most are between 0.3 and 0.6 acre. Much of what sells here is really land with a house on it. So water, septic, and access matter as much as the house.
Nightly rentals and second homes
No nightly rental rule for Kanarraville is posted online, because the town is still putting its code online. If you want to rent a home nightly, call the town clerk at 435-867-1852 before you count on that income. Land outside the town line follows Iron County rules. The vacation rental guide covers the Utah rules.
The town allows an accessory dwelling unit, which is a small second home on the same lot. In 2025 the planning chair said one resident would have to split her lot before adding a second one. So the town allows one per lot. Ask Planning and Zoning before you plan more.
Near the trailhead
In spring and summer, hikers arrive early and park near the town center to reach the Kanarra Falls trailhead. Homes on 100 and 200 North and near Main Street see the most cars. If you buy near the center, expect more cars and foot traffic on warm weekend mornings. Some owners like the energy. Others want a parcel farther from the trailhead. It is worth deciding which you are.
Homes on town lots
Older single-family homes on the original town grid, often on about half an acre. This is the easiest way into Kanarraville.
Acreage and horse property
Larger parcels with room for pasture and outbuildings. Where creek water comes with a parcel, water shares and irrigation rights matter.
View and custom homes
Newer and larger homes on the east side, toward the Hurricane Cliffs, with red rock and valley views.
Land and lots
Open lots and larger parcels around town, for those who want to build or keep animals.

Neighborhoods and communities
Where should I live in Kanarraville?
Short answerMost homes sit in the old town grid, with newer homes under the cliffs. Acreage and two county subdivisions spread out around town.
Kanarraville is a small town on a gentle slope under the Hurricane Cliffs, about a mile east of I-15. The easiest way to read it is by place, from the center outward. Every home inside the town line sits east of the freeway. Lot sizes and build years come from the Iron County parcel records.
- Town centerThe old townsiteMain Street, 100 to 300 North and SouthThis is the biggest part of town, with 125 homes built from 1895 to 2023. A typical lot is about 0.45 acre. Here you find the shortest walk to the creek, the park and the falls trailhead, and the most cars on hiking days.
- West edgeKanarra FieldsAbout 0.3 mile west, off 200 NorthThe one recorded subdivision inside town, with nine lots of about 0.46 acre and eight homes. They were built from 1993 to 2016.
- East sideUnder the cliffsThe east, north and south edges of townAbout 60 homes sit on parcels that are not in a platted subdivision. A typical parcel is about half an acre, and a few run one to five acres. The ground rises toward the cliff base. Homes here are newer on the whole, with a typical build year of 2000, and they have red rock views.
- County landThe acreage around townOutside the town line, north, south and westAbout 67 homes sit on parcels that are mostly 20 acres each. These parcels use Iron County permits and a well, so confirm both. Land to the north runs toward Hamilton Fort and the farm ground there.
- SouthChekshani CliffsAbout 3 miles south, about 6 minutesAn Iron County subdivision of 73 lots and 55 homes, with a typical lot of about 1.4 acres. Homes were built from 1997 to 2023. Addresses here read New Harmony.
- West of I-15Harmony Mountain RanchAbout 3.5 miles northwest, about 12 minutesAn Iron County subdivision of 53 parcels and 29 homes, near the Pine Valley Mountains. A typical parcel is about 20 acres, and homes date from 2005 to 2023.
- Small platsOther county plats0.4 to 3.3 miles outKanarra Kove has two homes on about six acres near Exit 51. Oak Valley Estates has seven lots and no homes. Two small plats hold big parcels: one home from 2023 on 20 acres at the south edge of town, and two lots of about 90 acres.
Highlights
- The old townsite holds most of the homes, on lots of about 0.45 acre.
- Kanarra Fields is the one recorded subdivision inside the town line.
- Many of the newer homes sit under the cliffs on the east side.
- County acreage is mostly 20-acre parcels that need a well.
- Chekshani Cliffs and Harmony Mountain Ranch are named county subdivisions.
Town water and the town's rules stop at the town line, so county land needs a well and a water right. The home checks topic has the water rules.
Because the market is small, what is for sale changes fast. Tell me what you are looking for, and I will keep an eye out for the right place. You can also browse every Kanarraville home for sale. Cedar City, 18 minutes north, has more shopping and services.
Locations and lot sizes come from the Iron County parcel roll (July 2024); lot sizes are typical sizes in those records, not zoning minimums. Distances are from Town Hall.
New construction
Are there new homes in Kanarraville?
Short answerA few, one lot at a time. No large builder is selling in town, so a new home usually means buying land and building.
No large builder is selling homes here today, and no new subdivision plat turned up in town records for 2025 or 2026. Homes go up one at a time. County records show 10 homes built inside town from 2020 to the middle of 2024. Another 31 went up on county land within a few miles in the same years.
If you want a new home, the path is usually land first, then a build. You do not pick a finished home off a list. That makes the lot, water, septic, access, and the build contract the whole job, and a build often takes a year or more. Permits for town lots go through Iron County Building and Zoning. Communities from large builders are in the Cedar City area, and the Cedar City new homes page shows them.
What a new lot needs
Town water costs $2,500 to connect, plus a $5,753 water impact fee. An impact fee pays for the cost a new home adds to the town system. Septic and power cost extra, and they are set outside the town. The town also proposed a stormwater impact fee in June 2026, so ask the clerk what is in effect.
Some open lots on the county roll are side lots and pasture, not building lots. The roll shows 35 open parcels in the old townsite and 37 on the edges. Another 18 lots are open in Chekshani Cliffs. Check the zone and the lot size with the town before you fall for any of them.
Buying new works differently from buying resale. I am licensed in both real estate and lending, and on any one purchase I take one role. If I am your lender, I can line up a construction loan early so nothing surprises you at the framing stage. Builders often cover the buyer agent fee, and I put that in writing before you sign.
Lot and access
Check the zone, the setbacks, the road, and any easements. Look at the creek and the flood maps before you fall for a view.
Water, power and septic
Town water connects at fixed fees inside the town line. A septic system needs a permit from the health department. On acreage, confirm the irrigation shares too.
The build contract
Read the schedule, the allowances, and what happens if the build runs late. Ask how the plans handle snow at about 5,550 feet.
Highlights
- No large builder is selling in town today.
- County records show 10 new homes in town from 2020 to mid 2024.
- Some open lots are side lots or pasture, so check the zone first.
- Septic permits go to the Southwest Utah Public Health Department.
- Permits for town lots go through Iron County Building and Zoning.

Before you buy
What should I check before I buy a home here?
Short answerStart with flood and water. The state flood map and FEMA disagree here. Then check the soil, the septic permit, and radon.
Every town has its own list of things to check. Kanarraville has a few, and the two I would start with are flood and water. None of them should scare you off. They are the questions I would ask about any home here, and some have a free map you can look up for a single address.
Ask about water
Flood: two maps disagree
FEMA maps no special flood zone in Kanarraville, so a lender's flood check will say you are not in one. The Utah Geological Survey map shows a high flood hazard over the whole town. The town sits where Kanarra Creek spreads out below the canyon. Water and mud ran down 100 North and 300 East in summer 2025, and some basements flooded. The town bought land for falls parking and flood control, and its stormwater plan starts with a detention basin at the new lot. Ask any seller about water in the basement or yard.
Look up the address
The fault and the cliffs
The Hurricane fault runs along the cliff base about 0.4 mile east of Town Hall. It has moved within the last 15,000 years. About 19 town parcels on the east side fall within 300 meters of the mapped line. Rock fall is rated Very High on only three lots in Chekshani Cliffs. Look up any home near the cliffs.
Inspect closely
Collapsible soil
Much of the ground here can settle when it gets wet. The state map shows highly collapsible soil under 41 town parcels. The state geologists call collapsible soil and flooding the costliest hazards in Cedar Valley. Water against a foundation, a leaking line, or a flood sets it off. Ask an inspector to look at the foundation and the grading.
Ask about basements
Soil, groundwater and corrosion
The state map also shows shallow groundwater under most of the old townsite, so ask about basements. It shows highly corrosive soil under nearly every parcel, which matters for buried metal pipes and concrete.
Ask the town
Town water
Town water comes from one spring near the falls and from wells. The spring ran about 34 gallons a minute in early 2026. The town fixed one well that year and is updating its water plan. Kanarra Creek is irrigation water, not the town's drinking water. Town water reaches homes inside the town line only.
Ask first
Septic, not sewer
No town sewer turned up in the records, so homes use septic tanks. Septic permits go through the Southwest Utah Public Health Department. Ask for the tank's age and its last pumping before you buy.
Look up the right
Wells on county land
Private wells on acreage fall under the Cedar Valley groundwater plan from January 2021. It cuts water rights by priority date, in phases from 2035 to 2080. Ask for the date on the right.
Test the home
Radon
Radon is a gas from the ground that you cannot see or smell. ZIP code 84742 had too few state tests to quote. In Iron County, 15.7% of tests were at or above 4 pCi/L, the level where the EPA says to fix a home. A test is cheap, so test every home.
Also worth a look
- Flood: FEMA maps no flood zone, and the state map shows a high hazard.
- Fault: the Hurricane fault runs along the cliff base east of town.
- Soil: collapsible soil is mapped under many parcels, so check the foundation.
- Water: town water inside the line, a well and a water right outside it.
- Septic: there is no town sewer.
- Radon: test every home before you close.
Freeway noise matters only on county land. No town parcel sits within 300 meters of I-15, but 52 county parcels between town and the freeway do. Hiker traffic near the center is covered in the housing market topic.
I will walk through each of these with you on any home you like, and tell you what I see.

Financing your move
How do I pay for a home here?
Short answerGet pre-approved before you shop. It shows what you can spend and makes your offer stronger.
The best thing you can do before you shop for a home is get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger when the right home comes up. In a small market like Kanarraville, where good homes are scarce, being ready the day the right home appears matters.
Buyers here use every kind of loan, including conventional, FHA, and VA. USDA loans have a map of eligible areas. On USDA's map, Kanarraville sits outside the ineligible area, but Cedar City is inside it. Check any address on the map. Acreage and land-plus-build purchases have their own loan questions. Septic, the water source, and the flood maps all come up with a lender. If I am your lender, I can tell you early if a home could be hard to get a loan on. The loan guides on this site explain each loan type in plain English.
Flood insurance can be bought in Kanarraville, because the town is in the federal flood program. The home checks topic explains why to ask an insurance agent about it early.
Highlights
- Get pre-approved first. It shows what you can spend and makes your offer stronger.
- Buyers here use conventional, FHA, and VA loans.
- On USDA's map, Kanarraville sits outside the ineligible area. Check each address.
- Acreage, land-plus-build and septic each bring their own loan questions.

Most people who live in Kanarraville drive to work somewhere else. About 6 in 10 workers have a job in Iron County, mostly in Cedar City. About 3 in 10 work in another Utah county, mostly toward St. George. Construction is the biggest kind of work among residents. Education, health care, and government follow.

Healthcare
Is there a hospital in Kanarraville?
Short answerNo. There is no clinic in town either. Cedar City Hospital is about 22 minutes north, and St. George Regional Hospital is about 41 minutes south.

There is no school in Kanarraville. The Iron County School District serves the town, and students ride the bus to Cedar City. The district's maps place Kanarraville with East Elementary, Cedar Middle, and Cedar High.
East Elementary teaches kindergarten to grade 5 at 255 East College Avenue. It opened a new building for the 2026 to 2027 school year and offers a dual immersion program, where students learn in English and a second language. Cedar Middle is at 2215 West Royal Hunte Drive and teaches grades 6 to 8. Cedar High is at 703 West 600 South and teaches grades 9 to 12. By car, East Elementary is about 18 minutes from Town Hall, Cedar Middle about 16, and Cedar High about 17.
The district offers full day kindergarten, and a child must be 5 by September 1. You enroll online. Two charter schools sit in the valley as well: Gateway Preparatory Academy in Enoch and American Preparatory Academy in Cedar City. Both teach kindergarten to grade 8.
I do not rate schools, and I would be wary of anyone who tells you which one is best. School boundaries changed recently, so check the district map for the exact address you are considering.

Traffic and commute
How bad is traffic in Kanarraville?
Short answerLight. About 31% of commuters get to work in under 15 minutes. Falls days are the busiest near the trailhead.
Traffic in Kanarraville is light. Main Street is the old Highway 91, and it runs through a town less than a mile across. Most of the cars you see are neighbors and, in hiking season, visitors headed for the falls.
The freeway is not in town. Two I-15 exits serve Kanarraville, one each way. Exit 51 is north of town, about 9 minutes away, and it is the way to Cedar City. Exit 42 is south of town, about 8 minutes away, and it is the way to St. George, New Harmony, and Kolob Canyons.

Utilities and getting set up
Who do I call to set up utilities?
Short answerThe town runs the water. Rocky Mountain Power supplies power. Homes use septic tanks, not a sewer.

Weekends
A slot canyon at the edge of town, Zion's quiet entrance 11 minutes south, and Cedar City for the rest.
Outdoor recreation
What is there to do outside?
Short answerKanarra Falls is about 3 minutes from Town Hall and needs a $15 ticket. Spring Creek, about a mile south, is free.
Kanarra Falls starts at the edge of town, and the quiet hills around Kanarraville are close too. The national parks are in the national parks topic, and the ski resort is in the skiing topic.
Trailhead about 3 minutes
Kanarra Falls
A creek walk up a narrow red slot canyon, about 4 miles round trip. The town says to plan up to 4 hours. You wade in ankle to knee deep water for about 2 miles. At 1.6 miles a 20 foot climb, now a steel staircase, takes you past the first big waterfall. The town does not maintain the trail past that point. The last waterfall is at 1.9 miles, and the land beyond it is private. The town runs the hike under a lease from the state school trust lands, and 10 percent of the money goes to Utah schools. Dogs are not allowed, and the trail has spotty cell service.
About a mile south
Spring Creek
A free canyon about a mile south of town, with no ticket needed. Bear left off Old Highway 91 onto Spring Creek Road at the town limits. A turnaround lot on BLM land, with a vault toilet, is about half a mile on. The narrows are about 1.5 miles up the canyon. The spring has long since dried up, so you find water only in a wet year.
Above town
The Hurricane Cliffs
The cliffs rise right above town, and Kanarra Creek and Spring Creek both cut through them. BLM land lies around the canyons. Kanarra Mountain rises behind them, and its springs feed Kanarra Creek. The town lists no public trail there.
In town
Town Park and Cobble Crest
The two town parks are the places to gather in town. The entertainment topic has what each one offers.
Planning a Kanarra Falls day
The town sells tickets online at kanarrafalls.com. The fee is $15 for ages 8 and up, and children 7 and under are free. A ticket does not include sales tax or a booking fee, and it cannot be refunded. For 2026 the town board set the daily cap at 250 hikers. That total has two parts: 200 general tickets sold on kanarrafalls.com, and commercial tickets that guide companies must buy from the falls managers. The board looks at the cap again each December.
From April to October, most days sell out about a month ahead. Spring and summer weekends often sell out several weeks ahead. A few tickets may be sold at the trailhead if the day is not sold out, but I would not plan on it. Bring a state or government ID to check in. Flash floods are most common in July, August and September, usually in the late afternoon. The town may close the hike on short notice. Snowmelt makes the water rise fast from mid April to the end of May. The canyon is the town's watershed, so the town keeps dogs out of it.
The town started tickets on May 1, 2018, at $8. About 45,000 people had hiked the canyon in 2017. The cap and the fee have grown since then. If the falls are sold out, the town suggests Taylor Creek in Kolob Canyons as a back-up.
Highlights
- Kanarra Falls is about 4 miles round trip, and the trailhead is about 3 minutes from Town Hall.
- From April to October, most days sell out about a month ahead.

The stuff only a local tells you
No brochure tells you this part. After more than 20 years living in Southern Utah, here is the honest version of life in Kanarraville.
Cedar City is your downtown
There is no grocery store, school, or clinic in town. One barbecue spot on Main Street is open a few days a week, so call ahead. The nearest fuel is out by the freeway exits. Locals keep a good pantry, keep the tank full, and fold errands into the run to Cedar City.
The falls bring a crowd
On spring and summer weekends, hikers fill the trailhead parking early. Parking is free and the town sells tickets to manage the numbers, but it still changes how the center of town feels on a busy morning.
Water is the whole story
The town started here because of Kanarra Creek. Inside town you hook up to town water. On acreage outside town, a parcel needs its own well and a water right, and the date on that right matters. The home checks topic explains why.
Septic, not sewer
The town has no sewer on record, so homes use private septic systems. The Southwest Utah Public Health Department permits them. A septic inspection matters more here than in a city. Build a little extra care into any rural purchase.
Ask where the water runs
The town sits on the fan below Kanarra Canyon, and the state flood map and the FEMA flood map do not agree. Walk the lot, look at where the ground slopes, and ask about drainage. The home checks topic explains the two maps and what to look for.
Kolob is the local trip
The Kolob Canyons entrance to Zion is about 11 minutes south. Many locals head there for an evening hike. Check the park site for fees and winter closures before you go.
A very small market
The county roll shows about 190 homes inside the town line. Often only a few are listed at once, so the right place may take patience. When one comes up, have your financing lined up so you can move.
Town Hall keeps short hours
The office is open weekday mornings, 10 a.m. to noon. The fire department is run by volunteers. Call ahead, be kind to the clerk, and plan paperwork around those hours.
