Overview
What is Lake Point like?
Short answerA new city of about 2,950 on the Great Salt Lake shore, where I-80 meets SR-36, with Salt Lake City 25 minutes east and Tooele 16 minutes south.
Lake Point is a small, new city of about 2,950 people. It sits at about 4,250 feet, where I-80 meets SR-36, at the north end of Tooele Valley. The Great Salt Lake is just north, and the Oquirrh Mountains rise to the east. I-80 Exit 99 is about 4 minutes from the city office. Downtown Salt Lake City is about 25 minutes east. Tooele is about 16 minutes south.
The ground is old, but the city is not. Settlers came in 1854 and called the place E.T. City, for Ezra T. Benson. A few years of failed crops sent most of them away by 1857. The settlers who stayed formed an irrigation company. In 1879, the residents finished a canal of a little over 4 miles, dug with teams of animals and hand labor. The E.T. Canal company still serves the town. The name changed to Lake Point in 1923.
For most of a century, there was no city government. On November 2, 2021, voters chose cityhood by 623 to 155, which is 80.1 percent yes. Lake Point became a city in late 2022, and the state counted it as Utah's 250th city. A five-member council runs it, elected at large. There is no mayor. The Census has no 2020 count for the city, because it did not exist yet. Its estimates put the people living inside today's city line at about 2,300 in April 2020 and 2,947 in 2025. That is up about 28 percent.
A new city does not run every service itself. Sewer comes from the Lake Point Improvement District. Fire service comes from the North Tooele Fire District. The Tooele County Sheriff handles police. A cemetery and park service area runs the cemetery and park, and the city contracts for trash. So a buyer deals with more agencies, and the city cannot fix a utility problem on your street alone.
The city's 2024 General Plan says residents want a rural feel, one-acre lots and limited government. Its surveys found that growth had come too fast. For a buyer, the record shows a town of larger lots, mostly newer homes, and a water question that comes before almost every other. The home checks topic starts there. The housing market topic and the neighborhoods topic cover the rest.

What is the weather like in Lake Point?
Short answerHot dry summers, cold winters, and light snow. Winter highs run about 36 to 42°F.
Lake Point has four seasons. Summers are hot and dry. Winters are cold, with less snow than most of the Wasatch Front. Spring is cool and wet, and fall is clear and mild.
No weather station sits in Lake Point today. The closest one with official normals is Garfield, about 5 miles east on the same lake shore. It is about 58 feet higher than the city office. Garfield stopped reporting in 2014, but NOAA still publishes its 1991 to 2020 normals. The numbers below come from that station. Treat them as a close guide, not a reading from your own yard.
Spring
Highs 53 to 71°F
Cool and wet, with April and May the wettest months. The last freeze usually comes in early April.
Summer
Highs 82 to 91°F
Hot, dry days with warm nights near 70 in July. Lake gnats come with the warm months.
Fall
Highs 48 to 78°F
Clear and mild. The first freeze usually comes in early November.
Winter
Highs 36 to 42°F
Cold but light on snow by Utah standards, with December the snowiest month and nights near 25.
Month by month
These are the normal highs and lows for each month. Notice that July nights stay warm. A normal July low is about 71°F.

Frost and the growing season
The last spring freeze usually comes about April 3. The first fall freeze usually comes about November 4. That leaves about 213 frost-free days. A night at 28°F or colder usually ends around March 11 and starts again around November 13. The USDA plant zone for this area is about 7a. Cold air can settle in low spots, so those may run a little colder than the station does.
About 97 nights a year drop to freezing or lower. A night at 0°F or lower is rare, at about 0.2 nights a year. About 20 days a year never get above freezing.
A normal year brings about 17.7 inches of rain and melted snow. April and May are the wettest months, at about 2.3 and 2.4 inches. July is the driest, at about 0.7 inches.
Highlights
- A normal January day: high 36°F, low 25°F.
- A normal July day: high 91°F, low 71°F.
- Last spring freeze usually about April 3. First fall freeze about November 4.
- About 213 frost-free days in a normal year.
- About 17.7 inches of rain and melted snow a year.
- About 97 nights a year drop to freezing or lower.
The station's daily record reaches back to 1924. It shows a low of 11 below zero on January 12, 1963. That is far from normal.

Snow and summer heat have their own topics below. The snow topic and the summer topic have the numbers.
Snow
How much snow does Lake Point get?
Short answerAbout 23 inches in a normal year at the nearest station, most of it in December and January.
Garfield, the nearest station, gets about 23 inches of snow in a normal year. That is well under Salt Lake City and far under Tooele, which sits higher up the valley. NOAA marks these snow figures as provisional, because they rest on only 11 to 20 years of records. Lake Point likely gets about as much snow as Garfield, or more.
Source: NOAA climate normals, 1991 to 2020, the weather station in each town (Lake Point uses the Garfield station, about 5 miles east on the same lake shore).
December is the snowiest month, with about 7.9 inches. January brings about 5.6. Winter, from December through February, adds up to about 16.4 inches. Fall brings about 4.0 inches and spring about 2.6. No snow falls from May through September.
The biggest one-day snowfall in the station's record is 16 inches, on February 1, 1989. Homes higher on the Oquirrh foothills east of town get more snow than the flat ground. For any home on the hillside, ask the owner what winter is like.
Highlights
- About 23 inches in a normal year, at the nearest station.
- December is the snowiest month, at about 7.9 inches.
- About 16.4 inches fall from December through February.
- No snow falls from May through September.
- The biggest one-day snow on record was 16 inches, in 1989.
- The foothills east of town likely get more than the flat ground.

How hot does Lake Point get in summer?
Short answerJuly highs average about 91°F, with warm nights near 71°F.
Summers are hot and dry. A normal July afternoon reaches about 91°F at the Garfield station. That is about 3 degrees cooler than Salt Lake City. The nights stay warm, with a normal July low near 71°F, so homes cool off slowly.
Source: NOAA climate normals, 1991 to 2020, the weather station in each town (Lake Point uses the Garfield station, about 5 miles east on the same lake shore).
Hot days are common. A normal year has about 57 days at 90°F or hotter, and about 53 of them fall from June through August. About 6 days a year reach 100°F. The hottest day in the station's record is 108°F, on July 13, 2002. July is also the driest month, with about 0.7 inches of rain.
Warm nights
A July night is near 71°F, and August is near 69°F. Plan on air conditioning running late.
Lake gnats
The city's 2024 plan says the lake brings more midges and biting gnats than usual. They come with the warm months.
Dry brush
City notices in 2026 name dry grass and brush areas, and the North Tooele Fire District covers a wide stretch of wild land.
Highlights
- A July high of 91°F and a July low of 71°F.
- About 3 degrees cooler than Salt Lake City in July.
- About 57 days a year reach 90°F or hotter.
- About 6 days a year reach 100°F.
- Midges and gnats come with the warm months near the lake.
The wind and the air have their own topics. The wind topic and the air quality topic cover them.
Wind
Is Lake Point windy?
Short answerIt can be breezy. The wind averages about 8 miles an hour, mostly along the valley from the south or north.
Lake Point is breezy. The wind at the Tooele Valley airport averages about 8.3 miles an hour over the year. The airport is about 5.5 miles southwest, in the middle of the valley, so Lake Point has no wind record of its own. The number comes from about 24,900 hourly readings between October 2023 and September 2026.
Summer is the windiest season at 9.6 miles an hour, and spring is close at 9.3. Winter is the calmest at 6.4. August is the windiest month at 9.8, and January is the calmest at 5.3. Only about 8 or 9 hours in 100 have wind under 1 mile an hour.
Source: hourly readings at the Tooele Valley airport, October 2023 to September 2026, from the Iowa Environmental Mesonet.
Strong gusts are not common. Gusts of 30 miles an hour or more show up in about 4 hours out of every 100 in spring, and about 3 in winter.
The wind runs up and down Tooele Valley. It blows from the south about 32 hours in every 100 that have wind. North comes next at about 14, and south-southwest at about 11. The city's plan also notes that dust storms can happen. The air quality topic covers them.
When it blows
Summer and spring are the windiest seasons. August is the windiest month, and January the calmest.
Which way
The wind runs along the valley, most often from the south. North and south-southwest follow.
On a tour
Ask which way a patio, a barn or a row of trees faces. A fence or tree line along the north and south line changes how the wind feels.
Highlights
- The wind averages 8.3 miles an hour over the year.
- Summer is the windiest season, at 9.6 miles an hour.
- August is the windiest month, and January the calmest.
- Gusts of 30 miles an hour or more come in about 4 hours in 100 in spring.
- The wind runs north and south, up and down the valley.
Straight talk. The record is short, and it comes from the airport, not from town. Treat the numbers as a guide, and notice the wind on your own visit.
Air quality and inversions
Does Lake Point get inversions?
Short answerWinter inversions are part of the Wasatch Front pattern. This page has no measured count for Lake Point, so check the state air site.
An inversion is when cold air gets trapped in a valley under a lid of warmer air. Pollution builds up in the trapped air, and the valley turns hazy. A storm usually clears it out. The valley shares the Wasatch Front pattern of winter inversions.
The city's 2024 plan says air quality concerns may come from natural events like dust storms or inversions. It also says the level of the Great Salt Lake affects the climate and the air. The lake bed to the north is dry ground in the years the water runs low. The plan does not give a count of dust days.
The EPA lists part of Tooele County in two areas. One is the Northern Wasatch Front 8-hour ozone area, which it classes as Serious. The other was the Salt Lake City fine particle (PM2.5) area. The EPA moved that one to maintenance status on December 19, 2025. The EPA list does not say which part of the county sits inside each area.
Highlights
- The valley shares the Wasatch Front's winter inversion pattern.
- The city's plan names dust storms and inversions as air concerns.
- The EPA lists part of the county in an ozone area, classed Serious.
- The fine particle area moved to maintenance status on December 19, 2025.
- The state posts daily air readings online.
Here is what I would do. Check the air on the state's air quality site the way you check the weather. If air matters to you, visit on a still winter morning before you buy. The first 90 days topic covers the car rules.

Homes and money
What it costs, what you can buy, where people live, and what to check.
Cost of living
Is Lake Point affordable?
Short answerHousing is the big cost, and water is the hidden one. The glance box at the top shows the typical home value. There is no grocery store in town.
Housing is the biggest cost in Lake Point, and the glance box at the top of this page shows the Census typical home value. That number is what owners say their homes are worth, averaged over five years. It is not a sale price. Do not price a home here from a ZIP code figure. The ZIP code, 84074, is shared with Tooele, Stansbury Park and Erda, so a quick online search measures a bigger area. In a market this small, a few sales can swing any average.
Your tax bill stacks several layers. It covers the county, the school district, the city's own small levy, and a few special districts. The taxes topic lists each one. Sales tax in the city is 6.90%, a little lower than Tooele City's 7.00%.
Then there is the cost that listing sites never show, which is water. Many homes use a private well with its own water rights. Most of the rest hold shares in Oquirrh Mountain Water Company. A share is a piece of ownership in the company, and it stays with the house. Owners pay flat quarterly assessments, and use over a share's yearly allowance is billed at a much higher rate. So the water setup is part of the price of the home.
Housing
This is the big cost. Older homes on one-acre lots and newer homes in Saddleback sit in different price ranges. The water setup and the lot decide much of the value.
The commute
Downtown Salt Lake City is about 25 minutes from the city office in good traffic. The traffic topic has the commute numbers.
Several bills
Water, sewer, trash, fire and parks come from different groups, not one city bill. The utilities topic lists who serves what.
There is no grocery store in Lake Point. The nearest is Soelberg's, about 5 minutes away, and the shopping topic has the rest of the list.
Next to Stansbury Park or Tooele, you give up a settled town with a public water system. In return you get the closest commute to Salt Lake City on this side of the mountains and, on the older lots, real acreage. The acreage comes with water homework. Ask me for a side by side of the towns you are weighing, and I will run the numbers with you.
Highlights
- The glance box shows the Census typical home value. It is not a sale price.
- The ZIP code 84074 is shared with other towns, so ZIP figures mislead.
- Sales tax is 6.90%, lower than Tooele City.
- Water is a real cost: a well, or shares in Oquirrh Mountain Water Company.
- Your tax bill stacks several layers: county, schools, city and districts.

Taxes
What taxes will I pay in Lake Point?
Short answerSales tax is 6.90% in Lake Point. Utah has one flat income tax rate. A primary home is taxed on 55% of its value, and the county average runs about 0.67%.
Three taxes matter most when you move here: sales tax, state income tax, and property tax. Here is each one in plain terms, with the rates in effect in October 2026.
| Tax | Rate | What to know |
|---|---|---|
| Sales tax in Lake Point | 6.90% | Tooele City and Grantsville are at 7.00%. Erda and Stansbury Park are at 6.90%, the same as Lake Point. |
| Groceries | 3% | Food you buy at a grocery store is taxed at a lower rate. |
| Restaurant meals | 7.90% | Prepared food carries a higher rate. |
| Lodging | 13.47% | This is the tax on a hotel room. Guests pay it. |
| State income tax | 4.45% | One flat rate for everyone, for 2026. |
| Property tax | About 0.67% | The yearly bill on a primary home as a share of its market value. This is the Tooele County average for 2025. Utah as a whole averaged about 0.52%. |
The primary home exemption
Utah gives a tax break to the home you live in. A primary home is taxed on 55% of its market value, up to one acre of land. Second homes and nightly rentals do not qualify, so they are taxed on the full value.
The Tooele County Assessor's office is at 47 South Main Street in Tooele. You can call it at 435-843-3103. From January 1, 2027, Utah law requires an application when a home changes owners. Ask the assessor how and when to apply.
Your tax bill has several parts
A Lake Point bill adds the rates of several groups. They are Tooele County, the Tooele County School District, the city, and a few special districts. The districts cover sewer, fire, mosquito control, and the cemetery and parks. Some parts of town pay all four, and some pay only fire and mosquito control. The school district takes much the largest share. The city's own levy is small.
The 0.67% figure is a county average, so treat it as an estimate. Your tax notice is the final word, and the notice for the exact address is the one to ask the seller for.
Car fees
Utah charges a fee when you register a car, and it depends on the car's age. In 2026 it runs from $150 for the newest models down to $10 for cars from 2014 or older. The first 90 days topic has the registration steps and the emissions rule.
Highlights
- 6.90% sales tax in Lake Point, lower than Tooele City.
- Groceries are taxed at 3%.
- 4.45% flat state income tax for 2026.
- A primary home is taxed on 55% of its value, up to one acre.
- Property tax runs about 0.67% of market value across Tooele County.
- The car fee at registration runs $10 to $150, by model year.

Real estate overview
What do homes cost in Lake Point?
Short answerThe glance box at the top of this page shows the Census typical home value. Only a few dozen homes are for sale at a time, and water decides much of the value.
The glance box at the top of this page shows the Census typical home value. Lake Point is a small market with two sides. One side is older acreage and horse property on private water. The other side is newer homes in Saddleback. Only a few dozen homes are for sale at a time, so I do not publish a monthly market report for the city. Recent sales of similar homes tell you far more than any town number. Ask me for current numbers.
Most homes here are lived in by their owners. The Census counts 577 of 666 lived-in homes as owner-occupied, about 87%. About 89% are single-family houses on their own lot. The median home was built in 2009, and about half were built in 2010 or later. No homes were counted as vacant or seasonal, so this is a year-round town. These are Census estimates for 2020 to 2024, and they carry a wide margin.
One acre is the rule. The main zone is Rural Residential, with a one-acre minimum lot. Smaller lots exist in only two cases: older parcels, and Saddleback, where an old development agreement lets lots shrink if open space is set aside. Overall the agreement holds the count to one home per acre.
Growth follows the freeway. The I-80 commute is what drives building here, and the traffic topic has the commute numbers.
Water comes first
This is not a city-tap town. About a third of homes have a private well and their own water rights. Most of the rest hold shares in Oquirrh Mountain Water Company. The city's General Plan says new private water rights are not available. It also says water rights cannot move between aquifers, the underground water layers. It says this may limit future building. So the water supply is the real limit on how far the town can grow.
On any purchase, get three answers in writing. What serves the lot today, a well or company shares? Do the water right and the shares come with the sale? And for a building lot, can the water company issue a letter that it will serve the home? Here, water is part of the title and the price. Put it in the contract.
Acreage and horse property
Room for animals and quiet, on private water. The well, the water rights, the shares and the septic tank set the value. The water does not always come with the sale, so get it all in writing.
Saddleback homes
Builder homes on the planned east side. This is where most of the recent building happened. Ask about the phase, each utility and the long-term water plan.
The Great Salt Lake
A big neighbor, and a real factor. The lake level and the dry lake bed are live state concerns. The air topic has the details, and the home checks topic covers lots near the shore.
A city still forming
Sewer, fire, parks and police run through districts or the county. Know who serves your street, because the city cannot fix a utility problem alone.
Highlights
- The glance box shows the Census typical value. Ask me for current numbers.
- About 87% of lived-in homes are owner-occupied.
- The median home was built in 2009.
- The main zone asks for one acre or more per lot.

Neighborhoods and communities
Where in Lake Point should I look for a home?
Short answerMost homes sit east of SR-36, on newer Saddleback streets or older one-acre lots. The business strip is at Exit 99, and the lake and wetlands are to the west.
Lake Point is a wedge of land between the freeway, the highway and the lake. SR-36 splits it, and most homes sit east of the highway. The easiest way to read the city is by area, from the north end to the south. Zones and lot sizes come from the city's 2023 zoning map and its 2024 General Plan.
- North endThe SR-36 and I-80 stripAround Exit 99, along the highwayGas stations and the Flying J travel plaza cluster at the ramps, and the land is zoned for business. This is the busiest road in the county, so homes near it hear and see the highway. This strip gets its water from the Stansbury Park Improvement District, not from the residential water company.
- West of SR-36Toward the lakeWest of the highwayRail, industrial land and the sewer lagoons sit here, with wetlands toward the Great Salt Lake shore. The city plans to steer industry and any new road to this side. Look hard at any lot near the wetlands.
- East side, newerSaddleback and the PasturesEast of SR-36, near Saddleback BoulevardThe newer streets are here, including the Pastures at Saddleback. Lot sizes vary under the old development agreement, and the overall count stays at one home per acre. Most recent building has happened here.
- East side, olderThe original E.T. City groundEast of SR-36, along the old north-south roadsThese are one-acre lots with older homes, many on private wells, and some on the water company. The cemetery and the community park are on the south side of this area. Some older lots are on septic, so ask which a home uses.
- East edgeThe Oquirrh foothillsThe east edge of the cityThe ground climbs toward the mountains and public land. Much of it is steep and sits in a conservation zone. A mapped fault runs along the foothills, and the before you buy topic explains it.
- South endAdobe Rock and Mills JunctionThe south end, on SR-36Adobe Rock stands beside SR-36 and is a landmark you see from the road. Past it are Mills Junction and Stansbury Park, about 9 minutes from the city office.
The city names three subdivisions, Saddleback, Bridlewalk and Lake Point Estates. The water company's records also list Lake Point Vistas, Davies Place, Smart Peak Meadow and Lake Point Heights. The details that decide value are not on a listing: the water shares, the well rights, the flood map, and what the lot faces. Tell me what you are after, and I will pull the full story on a property before you drive out.
Highlights
- SR-36 splits the city, and most homes sit east of it.
- The strip at Exit 99 holds the business land and the busiest road.
- Saddleback and the Pastures hold the newer streets.
- The older east side is one-acre lots, many on wells.
- The foothills sit near a mapped fault.
- Near the wetlands, check the flood map and the water table.

New construction
Are there new homes in Lake Point?
Short answerYes, mostly in Saddleback, where Richmond American builds in the Pastures. A new home needs a water share and a letter from the water company first.
New construction in Lake Point means Saddleback. Richmond American Homes runs the Pastures at Saddleback, the one large builder community found in the city. It opened in 2019, and the builder's page for it is live in 2026. Ask your agent what is open today, because plans and inventory change. No other builder community shows up in Lake Point.
The city's 2026 meeting agendas list no new subdivision plats, so new building is slow right now. In June 2026 the council also took up a temporary stop on building in the foothill conservation zone. Ask the city if it is in force for any lot you like.
The deciding question, as always here, is water. A new home on the residential side needs a letter from Oquirrh Mountain Water Company saying it will serve the home. The company wants a water share tied to the lot before it writes that letter. The city will not issue a building permit without it. The sewer district must also approve the hookup in writing before the city reviews the permit. No new private water rights are available, so a new private well is not an option.
What a new lot needs
The water company charges a connection fee of $1,150 for a 5/8-inch meter, or $1,350 for a 1-inch meter. It also holds a refundable $500 deposit for the backflow device and the inspection. The sewer district sets its own fees. The city did not post a fee schedule that I could find, so ask the city office.
The water question. Check the water on a Saddleback home as closely as on an older lot. Ask the builder how the development gets its long-term water, not just how it finishes the kitchen.
Buying new works differently from buying resale. Builders often cover the buyer agent fee, and your agent puts that in writing before you sign. The buying new construction guide walks through the contract, the inspections and the timeline.
The build checklist
- Water. Which shares or rights come with the lot, and will the water company issue its letter?
- Sewer or septic. Does the sewer district serve the lot, or does the lot need a septic permit from the county health department?
- Flood map. Lake Point is in FEMA Zone D, so ask for a flood check near the lake.
- Ground. Lots near the foothills may need a fault study first.
- Long-term supply. Ask how the water source holds up as the city grows.
Highlights
- Saddleback is the main place for new homes, with Richmond American in the Pastures.
- The water company needs a share and a will-serve letter before a permit.
- The company connection fee is $1,150 or $1,350, by meter size.
- No new private wells: new private water rights are not available.

Before you buy
What should I check before I buy a home here?
Short answerStart with water. Then check the flood map, the fault zone, the water table near the lake, radon, and the septic or sewer.
A few checks matter more in Lake Point than in most towns. Water comes first, and the housing market topic covers it. The rest are about the ground and the lot. Utah law does not require agents to check or disclose geologic hazards, and home insurance usually leaves out losses from them. So the checks are yours to ask for, and I can point you to each one.
Water and sewer
Ask whether the home is on a private well or on Oquirrh Mountain Water Company, and get the water right and the shares in writing. Sewer comes from the Lake Point Improvement District, a lagoon system. Some older lots are on septic, so ask which a home uses. Septic permits come from the Tooele County Health Department.
Flood maps
Lake Point is in FEMA Zone D. That means the flood risk is undetermined. The area was never studied, and the maps date from 2009. The city's plan says new maps could change many properties, and the city wants the maps redone. Ask for a flood check near the shore and along drainages. Ask an insurance agent what flood cover is offered for the address.
Faults and ground
The Oquirrh fault zone runs along the foothills, about a mile east of the city office. The northeast corner of the city sits inside a state fault study zone. A lot inside that zone needs a fault study before you build. The city's plan also names alluvial fans, a high water table and wetlands near the lake. An alluvial fan is a spread of loose soil washed down from the mountains. Wetland lots may need careful work, parcel by parcel.
Radon, dust and wind
Radon is a gas that seeps up from the ground. In ZIP code 84074, 35.9% of 1,399 short-term tests were at or above 4 pCi/L. That is the Utah state record through 2019. Test every home you buy. Lake bed dust is in the air topic, the wind in the wind topic, and the midges in the summer topic.
Fire, hydrants and noise
The city plan says some areas may not have a fire hydrant within 1,000 feet. One fire station sits in Lake Point, run by the North Tooele Fire District. The city's own plan notes brush and dry grass fire risk. A railroad runs west of SR-36. The highway carries the most traffic in the county. Visit a lot at rush hour before you offer.
Highlights
- Water first: a well or company shares, in writing.
- FEMA Zone D means the flood risk is undetermined. Ask for a flood check.
- A mapped fault runs along the foothills, about a mile east of the city office.
- Near the lake, check the water table and wetlands.
- Test every home for radon.
- Ask about hydrants and about road and rail noise.

Financing your move
How do I pay for a home here?
Short answerGet pre-approved before you shop. The whole city sits on the USDA rural map, so USDA loans are open to buyers who qualify.
Buyers do better when they sort out the financing before the search, because the two sides of this market finance very differently. A new builder home in Saddleback is straightforward. An older acreage parcel on a private well, with water shares and septic, gets a closer look from the lender. The water and the well details can shape both the appraisal and the loan.
The best first step is to get pre-approved. That means a lender checks your finances and tells you how much you can borrow. It shows you what you can spend, and it makes your offer stronger. With only a few dozen homes for sale at a time, being ready the day the right one appears matters. An appraisal is the lender's check on what a home is worth. Few sales nearby make that check harder, so the appraisal matters even more.
Conventional, FHA, VA and USDA loans can all work here. USDA has a map of eligible rural areas. On that map, the whole city of Lake Point sits outside the ineligible area, so USDA rural loans are open to buyers who qualify. Check any address on the map, because income limits and other rules decide the rest. The loan guides on this site explain each loan type in plain English.
If I am your lender, I can tell you early if a home could be hard to get a loan on. In Lake Point, a partner agent I trust does the work on the ground.
Highlights
- Get pre-approved first. It shows what you can spend and makes your offer stronger.
- On USDA's map, all of Lake Point sits outside the ineligible area. Check each address.
- Wells, shares and septic each bring their own loan questions.
- The appraisal matters more where few homes sell.

Daily life
Work, doctors, schools, roads, and getting set up.
Employment centers
Where do people work in Lake Point?
Short answerMany Lake Point workers have jobs outside town. About 4 in 10 work in another Utah county, and the visible business in town is at Exit 99.
Lake Point is a commuting town, and its own plan says so. The General Plan calls the city well placed near the job centers of the Wasatch Front. A city survey found little wish to make Lake Point the job center of north Tooele County. So many people work somewhere else, and the traffic topic has the commute numbers.
The Census counted 1,464 workers in Lake Point for 2020 to 2024. About 883 of them work inside Tooele County. About 577, roughly 4 in 10, work in another Utah county. The Census table does not name it, but Salt Lake County is the one next door. The count is small, so the margin is wide.
Tooele County had 20,571 jobs covered by unemployment insurance in March 2026. The average weekly pay was $1,018. The Utah average was $1,415, and Salt Lake County's was $1,666.
Work in and near Lake Point
The visible business in town is at Exit 99, where I-80 meets SR-36. The 24-hour Flying J and the TA travel center sit there, with fuel stops and fast food around them. The General Plan wants new shops and businesses on open land along the highway. The big Lakeview Business Park often comes up with Lake Point, but it is in Grantsville, about 16 minutes away.
This list names employers near Lake Point that were running in 2026. It is not a ranking. The state posts its largest employers only on a dashboard that cannot be read as text.
| Employer | What it is | Where |
|---|---|---|
| The travel centers at Exit 99 | Flying J and TA, with fuel, a travel store, truck service and food counters | Lake Point, about 4 minutes |
| MountainWest Medical Center | The valley hospital | Tooele, about 12 minutes |
| USU Tooele | A Utah State University campus | Tooele, about 20 minutes |
| Tooele County School District and county offices | Public schools and county government | Tooele, about 16 minutes |
| Lakeview Business Park | A large business park in Grantsville | Grantsville, about 16 minutes |
| Tooele Army Depot and Dugway Proving Ground | Two defense sites farther out in the county | South and west of the valley |
Highlights
- 1,464 workers live in Lake Point, and about 4 in 10 work in another Utah county.
- The General Plan steers new business to open land along SR-36.
- Exit 99 is the visible business: two travel centers and a fast-food cluster.
- Lakeview Business Park is in Grantsville, not Lake Point.
- Tooele County pay averaged $1,018 a week in March 2026, against $1,415 for Utah.

Healthcare
Is there a hospital in Lake Point?
Short answerNo. MountainWest Medical Center is in Tooele, about 12 minutes away, with an emergency room. The Level I hospitals are in Salt Lake County.
Lake Point has no clinic or hospital of its own. The nearest care is south on SR-36, in Stansbury Park and Tooele. The big Salt Lake hospitals are about half an hour east on I-80.
MountainWest Medical Center is the valley's hospital. It is at 2055 North Main Street in Tooele, about 12 minutes from town. It has an emergency room that is open all day and night, and it is part of University of Utah Health. The state lists it as a Level IV trauma center. Trauma levels run from I, the most complete, to V.
For a doctor visit, the University of Utah Health Stansbury Health Center is at 220 Millpond Road in Stansbury Park, about 9 minutes away. It has family medicine, pediatrics, specialists, a pharmacy and a lab. Urgent care is open Monday to Friday from 8 a.m. to 6:30 p.m. and Saturday from 8 a.m. to 7 p.m. It is closed Sunday. The phone is 435-843-3000.
Clinic and hospital
Close to home
The Stansbury Health Center in Stansbury Park is about 9 minutes away. MountainWest Medical Center in Tooele is about 12.
For the most serious care
The next size up
University Hospital in Salt Lake City is about 34 minutes away. Intermountain Medical Center in Murray is about 31. Both are Level I trauma centers.
Highlights
- No hospital or clinic in Lake Point.
- MountainWest Medical Center in Tooele, about 12 minutes, has an emergency room and a Level IV trauma rating.
- Urgent care in Stansbury Park is open Monday to Saturday, closed Sunday.
- The Level I hospitals in Salt Lake City and Murray are 31 to 34 minutes away.
The catch. Serious injuries and rare conditions often mean a drive to Salt Lake County. If someone in your home needs a specialist often, plan for that drive.

Schools and education
What schools serve Lake Point?
Short answerThe Tooele County School District. Every point checked maps to Old Mill Elementary, Stansbury Junior High and Stansbury High. Confirm by address. I do not rate schools.
Lake Point is in the Tooele County School District. There is no public school inside the city. The district's 2025 to 2026 boundary map put every point checked in Lake Point in the same three schools.
Old Mill Elementary is in Stansbury Park, at 130 East Brigham Road. It serves kindergarten through sixth grade and had 665 students in fall 2025. Stansbury Junior High is in Erda, at 140 East Bates Canyon Road. It opened for the 2025 to 2026 year, serves grades 7 and 8, and had 635 students. Stansbury High is in Stansbury Park, at 5300 North Aberdeen Lane. It serves grades 9 to 12 and had 1,683 students.
The district had 15,737 students in the fall 2025 count. Elementary boundaries changed in 2024 and the secondary boundaries changed in 2025, so confirm the schools for any address you are serious about. Do not assume a Tooele school.
| School | Grades | Students, fall 2025 | Where |
|---|---|---|---|
| Old Mill Elementary | K-6 | 665 | Stansbury Park, 435-833-9754 |
| Stansbury Junior High | 7-8 | 635 | Erda, 435-884-7760 |
| Stansbury High | 9-12 | 1,683 | Stansbury Park, 435-882-2479 |
Excelsior Academy, a charter school in Erda, is another public option. It had 1,409 students that fall. A charter school is a public school that is run apart from the district.
I do not rate schools, and I would be wary of anyone who says which one is best. Look at boundaries and programs yourself. The links below go to the district and to independent sites.
What to know
- No school in Lake Point. Students go to Stansbury Park and Erda.
- Old Mill Elementary (K-6), Stansbury Junior High (7-8) and Stansbury High (9-12).
- 15,737 students in the district in fall 2025.
- Confirm by address, because boundaries moved in 2024 and 2025.
- The district phone is 435-833-1900.
Counts come from the Utah State Board of Education (fall 2025). Ratings and boundaries come from independent third parties and the district, not from me.
Higher education
Is Lake Point a college town?
Short answerNo. USU Tooele is about 20 minutes away, and the University of Utah is about 35 minutes east.
No college sits in Lake Point, but the valley has two. Utah State University runs a campus in Tooele, about 20 minutes away. It lists more than 85 degree and certificate programs and more than 25 graduate programs, and the diploma is the same as on any other USU campus. The address is 1021 West Vine Street, and the phone is 435-797-8463.
Tooele Technical College is also in Tooele, at 88 South Tooele Boulevard. It offers certificate programs. The bigger campuses are east on I-80. Salt Lake Community College's Taylorsville Redwood campus is about 29 minutes from the city office, and the University of Utah is about 35.
Highlights
- USU Tooele is about 20 minutes away, with degrees from certificates to graduate programs.
- Tooele Technical College offers certificate programs.
- Salt Lake Community College is about 29 minutes away, and the University of Utah about 35.
Drive times are map estimates from the city office in normal weather.
Traffic and commute
How bad is traffic in Lake Point?
Short answerTown is quiet. The busy road is SR-36, and about 43 percent of commuters travel 30 minutes or more.
Inside Lake Point, traffic is light. The one busy road is SR-36, which carries I-80 traffic into the valley. The General Plan says the highway through Lake Point has the heaviest traffic counts in the county.
I-80 Exit 99 is the town's interchange, about 4 minutes from the city office. The next exits are 94 to the west, which is the Midvalley Highway, and 102 to the east, which is SR-201. Exit 104 goes to Saltair and the Great Salt Lake State Park.
How people get to work
Of 1,464 workers in the 2020 to 2024 Census count, 835 drove alone and 205 carpooled. About 393, or 1 in 4, worked from home. Almost no one rode a bus. Of the 1,071 people who travel to a job, about 36 percent get there in under 20 minutes. About 43 percent travel 30 minutes or more, and about 1 in 8 travel 45 minutes or more. The most common trip is 30 to 34 minutes.
The Midvalley Highway
The Midvalley Highway opened in October 2021. It runs from I-80 at Exit 94 to SR-138, on the Grantsville side, with one lane each way. It gives Grantsville a second way to the freeway. It does not reach SR-36 yet, and the extension to SR-36 has no money set aside. So for Lake Point, SR-36 is still the main road south.
The slow part of the day is I-80 into Salt Lake County and the SR-36 interchange at rush hour. Winter storms add time too. Check the state project page before a move day.
Highlights
- Exit 99 is about 4 minutes from the city office.
- SR-36 is the busiest road in the county, by the General Plan's count.
- About 43 percent of commuters travel 30 minutes or more, and about 1 in 8 travel 45 or more.
- About 1 in 4 workers works from home.
- The Midvalley Highway reaches SR-138 and Grantsville, not SR-36.
Before you go. Rush hour on I-80 and at the SR-36 interchange adds time. If you will commute, drive your own route at the hour you would go.

Public transportation
Does Lake Point have public transportation?
Short answerYes, on weekdays. UTA Routes 451 and F453 stop at Lake Point Junction. There is no weekend service.
Yes, but only on weekdays, and it is a commuter service. UTA's Route 451 Tooele Fast Bus stops at Lake Point Junction, at the Flying J, 1635 South Saddleback Boulevard. It runs five trips toward Salt Lake in the early morning and five back in the evening.
Route F453, the Tooele SLC Flex, runs through the middle of the day. It has eight trips each way, about once an hour, and it stops at Lake Point Junction too. Both routes also stop at the Benson Grist Mill park and ride in Stansbury Park. Neither runs on Saturday or Sunday. Check the current schedule, because times change.
UTA also runs a ride-on-request service in Tooele County, UTA On Demand, on weekdays from 7 a.m. to 7 p.m. UTA lists Tooele, Stansbury Park, Erda and Grantsville for it, and it does not name Lake Point. Ask UTA before you count on it. The phone is 435-843-4114.
Highlights
- Routes 451 and F453 stop at Lake Point Junction, by the Flying J.
- Route 451 has 5 trips each way, early morning and evening.
- Route F453 runs about hourly through the middle of the day.
- No weekend service.
- Very few Lake Point workers ride a bus now, so most people drive.
The catch. The bus works best for a Salt Lake commute on a weekday schedule. For anything else, plan on a car.
Source: the UTA schedule feed valid August 16 to December 5, 2026. Routes change, so check before you rely on them.
Airports
Does Lake Point have an airport?
Short answerNot in town. Salt Lake City International is about 20 miles and 25 minutes away.
Lake Point has no airline airport. Salt Lake City International is the one most people use. It is about 20 miles away, and the drive takes about 25 minutes. That is the shortest airport drive in Tooele Valley.
Provo Airport is about 67 miles away, about 1 hour 10 minutes. Bolinder Field, the Tooele Valley Airport, is for private planes. It is about 5 miles northwest of Tooele, with one runway, no tower and no airline flights. It has flight training and skydiving from March to November.

Utilities and getting set up
Who do I call to set up utilities?
Short answerSeveral places. Water, sewer, trash, power and gas each come from a different provider.
Lake Point is a new city, and most services come from districts and companies, not city hall. That means several bills. This table says who serves what.
| Service | Who provides it | How to start |
|---|---|---|
| Water, east of SR-36 | Oquirrh Mountain Water Company, owned by its shareholders | (801) 508-0397 |
| Water, highway business strip | Stansbury Park Improvement District | Ask before you buy |
| Water, private well | Your own well and water rights | Not a utility |
| Sewer | Lake Point Improvement District | Ask the district |
| Electricity | Rocky Mountain Power | Set up at your address |
| Natural gas | Enbridge Gas Utah | Set up at your address |
| Trash | ACE, under the city contract | 800-724-9995 |
| City office | Lake Point City, 1528 Sunset Road | 801-725-5096 |
Water
About a third of homes have a private well and their own water rights. Most of the rest hold shares in Oquirrh Mountain Water Company. It is run by its shareholders and draws from three deep wells in the Oquirrh Mountains. The shares stay with the house. The company checks the meter before closing, and a share transfer costs $75. Each share sets a yearly water allowance, and using more than that is billed at a higher rate. Bills come quarterly.
Power and gas
Rocky Mountain Power serves every point checked in the city. Enbridge Gas Utah serves natural gas across the valley. Confirm both when you set up service, especially on older lots at the edges. A new home has its own water steps, and the new construction topic lists them.
Sewer and septic
Sewer comes from the Lake Point Improvement District, which uses lagoons southwest of the I-80 and SR-36 junction. Some older lots are on a septic tank instead. The Tooele County Health Department handles septic permits.
Trash and recycling
ACE picks up once a week under the city contract. The city's page names both Thursday and Friday, so confirm your day with the city. The first can is $14 a month and each added can is $10. A new account is $60 and a new can is $70, one time. Billing is every three months. Cardboard and newspaper go in the bin at the fire station, 1528 Sunset Road, and at Sheep Rock Trail in summer. There are no recycling cans at the curb.
The city office is at 1528 Sunset Road, in the same building as the fire station. Office hours are not posted, so call first.
The housing market topic says what to ask about water before you make an offer, and the home checks cover fire hydrants and the ground. Call 811 before you dig.
Highlights
- Several bills: water, sewer, trash, power and gas each come from a different place.
- Water shares stay with the house and are checked before closing.
- Recycling goes to the bin at the fire station. There are no curb cans.
- Trash is $14 a month for the first can, billed every three months.
- Rocky Mountain Power is the electric company.

Internet and cell
What internet can I get in Lake Point?
Short answerFiber from Xfinity and Beehive Broadband reaches most of town. Check the exact address.
Internet in Lake Point is better than its size suggests. The state broadband map lists providers at 23 points inside the city. Eighteen of them had wired service. The other five were on the wetland and lake edge.
Fiber is a glass cable that carries internet very fast. Xfinity fiber showed at 17 of the 23 points, and Beehive Broadband fiber at 16. Terabit Networks fiber showed at 7, in the middle of town. Quantum Fiber showed at 4, on the east side near Saddleback. CenturyLink phone-line internet showed at 11 points, and Xfinity cable at 4.
These are single points, and the map shows what a company reports, not what a given house can order. A home on a large lot at the edge may not be able to get the same service as a house in a new subdivision. Check the exact address before you count on it.
Highlights
- Xfinity fiber showed at 17 of 23 points, and Beehive fiber at 16.
- Fiber reaches most of the town.
- The points with no wired service were on the lake and wetland edge.
- For a home office, check the address first.
For cell service, check each carrier's own coverage map for the address you like.

After you move
What do I need to do after I move to Lake Point?
Short answerStart the utilities, get a Utah driver license in Tooele, and register your car within 60 days. Tooele County has no emissions test.
Moving day is only the start. Here is the short list for your first 90 days in Lake Point. The county offices and the license office are in Tooele, about 16 minutes away.
- Turn on the utilitiesCall the water company at (801) 508-0397 about the share transfer, and set up Rocky Mountain Power and Enbridge Gas. Call the city at 801-725-5096 for ACE trash, and the Lake Point Improvement District for sewer. Do this about a week before you move in.
- Get your Utah driver licenseThe office is at 1929 North Aaron Drive, Suite G, in Tooele. It is open Monday to Friday from 8 a.m. to 5 p.m. Call 801-965-4437 for an appointment. Moving a license from another state takes a written test and maybe a driving test. The fee is $52, or $39 for ages 20 and under.
- Register your carUtah gives you 60 days after you set up a permanent home. The motor vehicle office is on the second floor of the Tooele County Building, 47 South Main Street, 435-843-3190. It is open Monday to Friday from 8 a.m. to 5 p.m., with no title work after 4:30. A car titled in Utah for the first time needs a quick VIN check.
- Skip the emissions testTooele County does not require one. Salt Lake County, next door, does.
- Claim the primary home tax breakApply with the Tooele County Assessor, 47 South Main Street, 435-843-3103. The taxes topic has the full rule.
- Register to voteRegister online at vote.utah.gov, or in person with ID. The Tooele County Clerk is in the same county building, 435-843-3140.
- Sign up for schoolCheck the boundary map first, then call the district at 435-833-1900 or the school itself.
Quick facts
- 60 days to register a car after you set up a permanent home.
- No emissions test in Tooele County.
- Driver license and motor vehicle offices are both in Tooele.
- Five utility calls: water, sewer, power, gas and trash.
- ZIP code 84074 is shared with Tooele, Stansbury Park and Erda.
Rules and office hours change. Check each office before you go.
Groceries and shopping
Where do people shop in Lake Point?
Short answerLake Point has fuel and fast food at Exit 99 but no grocery store. Soelberg's in Stansbury Park is the nearest, and Tooele has the big stores.

The lake and its marina, an island trail, a wilderness peak, a pioneer mill, and Salt Lake City 25 minutes east.
Outdoor recreation
What is there to do outside?
Short answerThe Great Salt Lake and its marina are about 12 minutes away. Stansbury Island and Deseret Peak are longer outings, and the foothills rise behind town.
Lake Point's outdoors starts at the shore of the Great Salt Lake. The lake is close, an island trail and a wilderness peak are a drive away, and the foothills rise right behind town. Here are the places to know first.
About 12 minutes
Great Salt Lake State Park and Marina
The lake's main marina, off I-80 at Exit 104. It has a boat launch, beach access, a campground, and a visitor center. Day use is $10 a vehicle. The lake level decides what is usable in a given year.
15 minutes to the Exit 84 turnoff, then 45 minutes to an hour
Stansbury Island
A big island in the lake, reached by a gravel causeway. Its trail on Bureau of Land Management land, or BLM land, is steep and rocky, and spring and late fall are the best seasons. Part of the island is private, and there are no services, so carry water.
About 50 minutes to an hour
Deseret Peak Wilderness
The Stansbury Mountains' high point is 11,031 feet, in national forest. Loop Campground sits at the top of South Willow Canyon, and trails start across from it. The gravel road up the canyon is steep and narrow, and it is not suited to trailers.
Right behind town
The Oquirrh foothills
They rise just east of town. The city's 2024 General Plan calls for new trailheads and ATV links. The city site lists no trail map, so confirm access to any route before you count on it.

NextWhat locals knowWhat locals know
The stuff only a local tells you
No brochure says this part. Here is the honest version of buying in Lake Point, the way the homework reads it.
Water comes first
Ask about water before you ask about the kitchen. A home runs on its own well or on shares in a water company, and the city's plan says no new private water rights are available. Water has run this place since settlers finished the E.T. Canal in 1879. The housing market topic has the questions to ask.
A young city means several bills
Lake Point became a city in late 2022, and it does not run every service. Sewer, fire, the cemetery and park, and police each come from a separate agency. Expect more than one biller. The city cannot fix a utility problem on your street by itself, so learn who serves your street before you buy. The utilities topic lists them.
The ZIP code is shared with Tooele
Lake Point shares ZIP 84074 with Tooele, Stansbury Park, Erda and Grantsville addresses. Online market numbers for that ZIP can describe the bigger area. Ask me to price a Lake Point home against sales in Lake Point itself. The housing market topic has more.
The lake is a neighbor that moves
The Great Salt Lake sits just north. It hit a record low in 2022, and its level keeps moving. The city's plan names dust storms as an air concern, and the lake bed is dry ground in low years. Weigh it honestly, and check the level before you plan around the water. The outdoors topic has the details.
The highway is the price of the short commute
The city's plan says SR-36 carries the heaviest traffic counts in Tooele County. Fuel stops sit at the Exit 99 ramps. Homes near the highway see and hear it, and homes on the east side sit farther away. Visit at rush hour before you decide. The traffic topic has the commute numbers.
The flood maps are old
FEMA lists Lake Point as Zone D, which means a flood hazard is possible but undetermined. The panels date from 2009 and were never studied. The city says it wants them redone. Near the lake and in the drainages, ask your lender about a flood check before you write an offer. The home checks topic has the rest.
FAQ
More questions people ask about Lake Point
Lake Point is its own city. Voters chose cityhood on November 2, 2021, by 80.1 percent, and it became a city in late 2022. It has its own five-member council and its own boundary. It shares ZIP code 84074 with Tooele, Stansbury Park, Erda and Grantsville addresses, which is why some mail and some listings still say Tooele.
The Census estimates about 2,950 people in 2025. The city did not exist at the 2020 Census, so there is no 2020 count for it. The Census estimate for the same ground in April 2020 was about 2,300. That is up about 28 percent in five years.
One acre is the main rule. The main residential zone is RR-1, which sets a one-acre minimum. Smaller lots exist on older parcels and under an old county development agreement that covers Saddleback. That agreement allows smaller lots only if open space is set aside, so the overall pattern stays at one home per acre.
No. The nearest is Soelberg's Market near Mills Junction, about 3 miles and 5 minutes away. It is closed on Sundays. For a bigger shop, you drive to the north end of Tooele, about 16 minutes south. The shopping topic lists the stores.
No city water system exists. About a third of homes have a private well and their own water rights. Most of the rest hold shares in Oquirrh Mountain Water Company. The Lake Point Improvement District handles sewer, and the city contracts for trash. The utilities topic has the setup steps.
